In today's Wholesale Hotline (Astroflipping Edition) Jamil shares a full-circle story of a homeless family he unknowingly displaced through a wholesale deal—and how it sparked his mission to create affordable co-living housing options for those priced out of the market.. Show notes -- in this episode we'll cover: Jamil outlines how co-living offers both community impact and investor upside, turning standard 3-bed homes into 6-7 bedroom cash-flow machines—often yielding 25–32%+ cash-on-cash returns. Why co-living thrives in overlooked areas: homes on busy streets, near public transport, in C & D-class neighborhoods with $2,000+/mo rents for 3/2s, and in cities with 100K+ populations. Breakdowns of real case studies, including converting standard homes with no additions into high-yield co-living properties—netting up to $3,000/month with little to no money left in the deals. Jamil makes a bold call for balance in real estate: “If you take a unit off the market, put one back on.” Investors, he says, have both an opportunity and a responsibility to be part of the solution. ➖➖➖➖➖➖➖➖➖➖➖➖➖➖➖ ☎️ Welcome to Wholesale Hotline & Astro Flipping breakout

Frederik Hendriksen is the co-founder of Rensair, pioneering the world's first air quality ecosystem to cut carbon, costs, and pollutants through next-generation ventilation technology. Rensair's connected solutions optimize existing HVAC systems, reducing energy costs while delivering cleaner, healthier indoor air—without expensive infrastructure upgrades. Their tech traces back to Frederik's father, a ventilation engineer, who originally developed a standalone air purification system for hospital operating rooms, and to help Frederik's twin brother manage severe asthma. Inspired by this innovation, Frederik and his team are now hacking HVAC to tackle the climate crisis and transform building ventilation, ushering in a new era of carbon efficiency, cost savings, and clean indoor air.(01:49) - The tech behind Rensair(04:29) - Impact of HVAC on building energy consumption(06:00) - Rensair's energy efficiency solutions(13:31) - Feature | Market Stadium - Book a demo: Optimize your Multifamily & Single-family market analysis(17:51) - Business model & partnerships(19:20) - Challenges & opportunities in Climate Tech(24:23) - Leveraging AI for indoor air quality(29:44) - Feature: Blueprint 2025: The Future of Real Estate - Register now(31:55) - Greenland & Climate change(34:16) - Collaboration Superpower: Niels Ryberg Finsen (Wiki)

With today's technology, becoming a real estate investor is possible without ever seeing the properties you buy. This is the path many would-be investors take when they live in more expensive areas like California. Today's guest is one such investor. On this episode of Zen and the Art of Real Estate Investing, Jonathan sits down with Michael Albaum, a professional real estate investor with over 12 years of experience. Michael is an Airbnb Superhost and the founder of myFI, which stands for financial independence. Jonathan and Michael begin their conversation by delving into Michael's path to remote investing through a property in Southern California. Michael shares how he began to scale his business as he better understood costs in various parts of the country. You'll hear how coliving with roommates helped Michael get his business off the ground, the importance of finding an unbiased party to evaluate properties for you remotely, and what drew him to multifamily and mixed-use properties as he expanded. He also outlines the difference between financial independence and financial freedom, the benefits of retaining a W2, and Michael's recommendation to put in offers on homes even when you know they will be rejected. Finally, he shares why he loves midterm rentals and what he sees changing for them in the future. Real estate can be prohibitively expensive for investing in some parts of the country, but Michael Albaum teaches others how to find investing opportunities in lesser-known areas and create opportunities to build a legacy. In this episode, you will hear: Michael Albaum's path to remote investing and his early interest in real estate The fears surrounding remote investing and how systems can help mitigate the fear His first property in Southern California and how his dad helped him evaluate the property with numbers instead of emotions Scaling the business and understanding costs in various parts of the country Coliving and community living while investing in real estate Finding an unbiased eye to help evaluate properties for you when buying remotely Moving into multifamily and mixed-use The difference between financial independence and financial freedom and the role a W2 plays in that Why it's okay not to have all the answers when you start and making offers you know will be rejected The importance of firsthand experience Michael's plans for the future and his focus on his coaching and education business What he likes about midterm rentals versus short-term and long-term Follow and Review: We'd love for you to follow us if you haven't yet.
