It's all about weathering the storm!About Charles CarilloCharles Carillo, the managing partner of Harborside Partners, is an experienced real estate investor with a $200 million investment track record. Inspired by his father's involvement in multifamily properties, Charles began investing himself in 2006 and has since grown his portfolio with multifamily and mixed-use properties. He also hosts The Global Investors podcast, where he interviews other real estate professionals. Here are some power takeaways from today's conversation:[04:17] Charles' real estate investing journey[07:36] What you need to know when dealing with D-class properties[11:00] Real estate investing strategies and dealing with market changes[16:39] Adapting debt structures[20:01] What makes cash flow in real estate so desirable[32:41] Capital calls in real estate investing[35:42] Evaluating real estate syndicatorsEpisode Highlights:[07:36] Why Avoid Investing in D-Class PropertiesWhen dealing with D-class properties, expect ongoing tenant issues, higher maintenance costs, and declining neighborhoods. Financing can be difficult, and intensive management is required. Long-term appreciation may be limited in these areas. To mitigate potential risks, it is crucial to invest in higher-quality properties and adopt a conservative approach to financing. By doing so, investors can navigate these challenges and make sound investment decisions.[20:01] The Power of Cash Flow From Real EstateCash flow from real estate is highly desirable for several reasons. Firstly, it ensures the self-sufficiency and resilience of properties, enabling them to withstand economic downturns. Additionally, cash flow provides a consistent income stream, appealing to investors seeking reliable returns. Furthermore, properties with positive cash flow can be held long-term, benefiting from appreciation over time and generating capital gains. Moreover, cash flowing deals are less risky than those relying solely on appreciation, as tenant income provides greater security. Lastly, cash flow affords operators the flexibility to sell based on market conditions, maximizing sale proceeds. This show is for entertainment purposes only. Whether you're interested in active or passive investing, you'll get key takeaways on how to expand your footprint from this episode featuring Charles Carillo, a real estate investor and entrepreneur. Charles has been involved in multifamily and commercial real estate investments since 2006. He is the managing partner of Harborside Partners, a real estate syndication firm, and has invested in more than $200 million worth of investment real estate to date. He's also the host of the Global Investors Podcast, in which he interviews professionals about investing in U.S. real estate and educates listeners about industry-related topics. Charles grew up in Connecticut and watched his father's practices, which included being a multifamily investor and owning about 100 units in the area. The experience helped him learn the inner workings of property management, such as dealing with tenants and making decisions about repairs. He also saw the time flexibility his father was able to have as an investor. During the conversation, Charles advises starting out small, such as with a two- to four-unit multifamily building. That's exactly what he did in 2006, when he purchased a three-unit property and lived in one of the units. He put into play some of the knowledge he had gained from observing his father to manage the building. He then went on to purchase more properties nearby. Spotting opportunities to expand, Charles forayed into other areas of the country, starting with Florida. He saw the synergies that could come from syndications, and established systems to vet deals and operators. Today, having invested in 13 states, he mentions the value of looking for job growth, population growth, and decreases in crime over the past two decades in a region. He also has implemented strategies to create efficiencies, including using AI as a tool to inform investors and cater to their communication preferences. Along the way, Charles fielded questions from those living outside of the U.S. who were interested in real estate within the country's borders. In response, he shared deal opportunities with them and developed resources related to foreign investing. He also uses a referral network to connect investors with required legal work that is involved. He strives to educate those interested in real estate on the importance of studying locations, learning about markets, and working with the right people to get ahead. Want to make money passively in real estate? Keep your job or stay retired but put your money to work for you. If so, consider investing in a real estate syndication. Today on Flipping America. When I was a kid the Syndicate was a euphemism for organized crime or the bad guys. I couldn't remember specifically why I thought that so I turned to ChatGPT for some help. I simply asked, “Why do I associate the phrase ‘the Syndicate' with criminals?” Here's the response: The phrase "The Syndicate" is often associated with criminal organizations because it is commonly used to refer to a group of individuals or entities that engage in illegal activities, such as organized crime, drug trafficking, or money laundering. In popular culture, the term has been used to describe fictional criminal organizations in movies, TV shows, and novels, which has further reinforced its association with criminality. However, it's important to note that the term "syndicate" can also have legitimate and legal connotations, particularly in business and finance. For example, a syndicate can refer to a group of investors who pool their resources to finance a large project or investment opportunity. The context and usage of the term determine its meaning and associations. In a moment I'm going to chat with Charles Carillo of Harborside Partners and we are going to discuss legal syndication. He's one of the good guys.
