If Warren Buffett is the king of capital allocation—Henry Singleton is the ghost. Singleton built one of the most successful conglomerates in American history, transforming business while remaining virtually unknown. Today, I'm thrilled to welcome back Jed Emerson, our first-ever repeat guest on the show.Jed is a true impact pioneer and has spent decades thinking about and exploring how to create impact and value that is in alignment with who you are – your values, your goals, and your purpose.Jed's impact journey began in the gritty Tenderloin district of San Francisco, California, where he founded a homeless youth center at the height of the AIDS epidemic. This experience led to his dissatisfaction with the nonprofit sector, where funding was too often hinged on politics, persuasion, and perception rather than on real performance. He wanted to rewrite that script.By a stroke of serendipity, Jed crossed paths with George Roberts  – the “R” in the renowned global investment firm Kohlberg Kravis Roberts (KKR). Roberts was searching for a way to do good with his wealth that didn't feel empty or disconnected from his business roots.Together, they launched an experimental private equity fund where he learned firsthand that social progress and financial savvy don't have to sit at opposite ends of the table. They can be integrated into what Jed later called “blended value.”Fast forward to the present, and Jed is now the Chief Impact Officer at AlTi Tiedemann Global, which is a global wealth management firm, guiding next-generation family members who are questioning the purpose of their inherited wealth. But don't be fooled into thinking this is a victory lap story. Jed remains as restless and inquisitive as ever, living by his five-year cycles of asking (and answering) life's biggest questions about capital, community, and our collective future. And if you need any proof that Jed is never short on surprises, his book, ‘The Purpose of Capital' inspired a music video. Yes, you read that right: a music video about impact investing.Jed discusses impact investing's key challenge: ensuring tangible outcomes aren't lost to good intentions and slick marketing. He explains why every investment carries an undeniable social and environmental footprint. If you're ready to rethink the purpose of wealth and capital, join us to hear Jed's mix of pragmatic investing and ethical commitment to improving our world. His story will remind you that success isn't just about returns. In today's episode, I wanted to take a 1-week break from the interview model to talk about some investors and strategies that I admire and that have (or are in the process of) changing the industry. These are some important figures and strategies to study and understand on the road to becoming a better investor. Key Highlights: Robert Smith and Vista Equity Partners: Recognized for his pioneering insight into software companies' valuation, Smith's approach to leveraging these high-gross-margin businesses has positioned Vista as a leader in software investment Seth Klarman and Baupost Group: Klarman's philosophy of being able to price anything, regardless of the asset type, showcases the depth of value investing and the principle of margin of safety. His influential work, "Margin of Safety," is a must-read for aspiring investors Nelson Peltz and Trian: Through Trian, Peltz exemplifies how activist investors can drive significant changes within companies by advocating for more efficient operations and shareholder value maximization Pete Stavros and KKR: 50 years after Henry Kravis, George Roberts and their mentor Jerome Kohlberg started pursuing the first leveraged buyouts, KKR continues to innovate with strategies like Stavros' decision to offer shadow equity to employees. This action has shown in several pilot investments to lead to substantial operational improvements and value creation

Why has value-add multifamily investing in tertiary markets provided scalable opportunities for real estate entrepreneurs like George?   Summary: Former data scientist George Roberts shares key lessons from his journey transitioning from single family to becoming a full-time multifamily syndicator. Topics discussed include leveraging virtual assistants, investing in tertiary markets, assessing economic fundamentals, smaller multifamily deals, vetting potential partners, and going "all in" as an entrepreneur.   When he is not running one of his active investments, you can find George hosting  “The Foundery – Where Leaders are Forged Daily!” a podcast devoted to the role that entrepreneurship, leadership, and mindset play in success in the commercial real estate space. He also hosts the weekly “CRE Network at Noon Eastern” Zoom meetup for investors and other commercial real estate players every Wednesday at noon Eastern.   [00:02:00-00:04:00] From Single Family to Multifamily Syndicator   George started with single-family investing while working in tech, then made a strategic shift into multifamily to invest at scale. He immediately hired a virtual assistant agency to build efficient systems and processes. George focused on passive multifamily investing so he could keep his full-time job initially.   [00:04:00-00:07:00] Virtual Assistants Enable Lifestyle and Growth   Instead of writing SOPs, George records videos of processes for the VA to follow. This saves massive time. The VA handles podcast editing and other tasks, freeing up George's time for higher priorities.   George encourages his VAs to improve their expertise in areas like video editing continually.   [00:07:00-00:10:00] Investing in Tertiary Markets   George targets smaller tertiary markets with economic upside and migration patterns. He can find below market value deals from mom-and-pop operators in these markets. Less competition allows for negotiating attractive purchase terms.   [00:10:00-00:13:00] Assessing Fundamentals of Tertiary Markets   George analyzes positive demographic and migration trends pointing to growth. He also examines indicators like transportation access and development. Favorable supply/demand dynamics are key.   [00:13:00-00:17:00] Smaller Multifamily Deals Offer Advantages   Deals from 20-80 units have less competition from institutional players. This allows for finding off-market opportunities and negotiating attractive terms. Smaller deals provide flexibility if the market shifts. Book recommendation: The 7 Habits of Highly Effective People What inspires George?: Adventure!   Quote:   "When things go wrong, if you're, you have a little less leverage versus the amount of money that you could have put on the side for that rainy day. George Roberts, data scientist and principal at Roberts Capital, shares his insights on how to get your foot in the door with a GP team, steps to becoming a thought leader, and why he thinks interest rates may fall sooner rather than later. Key Takeaways: Economic Insights and Challenges: George discusses the challenges posed by the ever-increasing national debt and its potential impact on interest rates and the economy. He emphasizes the importance of understanding historical data and market sentiment when making investment decisions. George highlights that success in commercial real estate requires a deep dive into market specifics, as real estate is hyper-local, and what works in one area may not work in another. Multifamily Investment Strategies: George's journey from single-family to multifamily investments underscores the value of partnerships and networking in the real estate industry. He explains the importance of driving for deals, being patient, and playing the long game in finding lucrative opportunities. George sheds light on the concept of "value over price," urging investors to focus on the fundamentals rather than simply chasing after deals. Catherine Glynn is artistic director of Audacious Raw Theater in Lanesboro. She was able to see a preview of the play that opens Commonweal Theatre's 35th season: “Bernhardt/Hamlet” by Theresa Rebeck. Glynn calls the play “a love letter to the theater and the art of collaboration.” The play is a work of historical fiction about actress Sarah Bernhardt, who was wildly celebrated in her time. Set in Paris in 1899, when Bernhardt's theater has become riddled by debt. In order to save it, she decides to play the lead role in “Hamlet.” All of Paris is up-in-arms over whether she can pull off a “pants role.” Bernhardt herself is daunted by Shakespeare's language. Glynn notes that this a perfect show to cap off Women's History Month, having been written, directed, costumed and sound-designed by women. Glynn says that the role of the famous actress is beautifully played by Commonweal company member Adrienne Sweeney, who herself is no stranger to playing roles originally written for men. Sweeney played Ebeneezer Scrooge in the theater's staging of “A Christmas Carol” in 2021. After final preview performances tonight and Friday, the show opens April 1 and runs through June 24. George Roberts, artistic director of Homewood Studios, recently attended the opening of a gallery exhibit at the new, nearby Northside Artspace Lofts. The building was designed as an affordable space for artists to live and work, complete with dance space and gallery. Roberts said he appreciated the variety of works in that gallery show, which is titled “Works in Progress.” The exhibit “speaks about supporting young and new artists to have a space to show their work. And it speaks about a place where more accomplished mid-career artists have a place to act as mentors,” says Roberts, adding that beginning works that “show promise” were happily positioned next to accomplished, finished works.  The exhibit “Works in Progress” is on view through May 7. Roberts notes that, since the building is also residential, the doors are locked. But if you ring the doorbell to enter, the gallery is accessible and easy to find. Educator and art lover Kris Prince of Minneapolis plans to be at the Sundin Music Hall Friday evening to hear the Minneapolis Guitar Quartet perform in St. Paul.  Prince calls the quartet “wonderful, entertaining” performers, and she loves the range of styles and sounds the four produce with their guitars. Their upcoming series of performances includes music from Spain, Finland and Macedonia; new arrangements of music by Bob Dylan, Nick Drake and Japanese jazz composer Hiromi Uehara. They will also perform a new, commissioned work by Twin Cities composer A.J. Isaacson-Zvidzwa. In addition to Friday evening's concert, founder Joseph Hagedorn, Maja Radovanlija, Ben Kunkel and Milena Petković will kick off a series of performances this spring. The Minneapolis Guitar Quartet will perform Sunday, April 2, at the Walker Community UMC; Thursday, April 13 at the White Bear Center for the Arts; and Saturday, April 29 at the Heart of the City Music Factory in Anoka.

House Speaker George Roberts from 1975-1980 has a lot to look back on. Under his leadership the te built the Legislative office building where public hearings are held. Prior to this the state, and the House committees rented or squatted in various spaces around the city of Concord because there were very few spaces for a growing state legislature within the Statehouse. Yet while George is proud of the "LOB" he is most proud of the ways in which he worked to bring women into the mainstream of leadership in the House, a tradition continued by John Tucker. Roberts was also convinced that creating civility among the political parties was often a matter of small things; like seating. He alternated R & D members so that each had two people from the opposite party on their left and right on the theory that if they saw the humanity in members of the other party they would be more civil even when they disagreed.

What I learned from reading All I Want To Know Is Where I'm Going To Die So I'll Never Go There: Buffett & Munger – A Study in Simplicity and Uncommon, Common Sense by Peter Bevelin. This episode is brought to you by: Tiny: Tiny is the easiest way to sell your business. Quick and straightforward exits for Founders.----Follow one of my favorite podcasts Invest Like The Best and listen to episode Mitch Lasky—The Business of GamingFollow the podcast Gamecraft to learn more about the history of the video game industry. ----[2:01] Buffett and Munger have a remarkable ability to eliminate folly, simplify things, boil down issues to their essence, get right to the point, and focus on simple and timeless truths.[3:00] The Almanack of Naval Ravikant: A Guide to Wealth and Happiness by Naval Ravikant and Eric Jorgenson.  (Founders #191)[4:00] Warren Buffet or Charlie Munger are the very wise grandfather figure that I never had.[5:00] To try to live your life totally free of mistakes is a life of inaction. —Warren Buffett[5:00] The sign above the players' entrance to the field at Notre Dame reads ´Play Like a Champion Today.' I sometimes joke that the sign at Nebraska reads 'Remember Your Helmet.' Charlie and I are 'Remember Your Helmet' kind of guys.' We like to keep it simple. (You must structure your life and business to be able to survive the inevitable bad decisions you're going to make.)[5:00] Wisdom is prevention. —Charlie Munger[6:00] We make actual decisions very rapidly, but that's because we've spent so much time preparing ourselves by quietly sitting and reading and thinking. —Charlie Munger[7:00] If you get into the mental habit of relating what you're reading to the basic underlying ideas being demonstrated, you gradually accumulate some wisdom. —Charlie Munger[7:00] At Berkshire, we don't have any meetings or committees, and I can think of no better way to become more intelligent than sit down and read. I hate meetings, frankly. I have created something that I enjoy: I happen to enjoy reading a lot, and I happen to enjoy thinking about things. —Warren Buffett[7:00] We both hate to have too many forward commitments in our schedules. We both insist on a lot of time being available to just sit and think. —Charlie Munger[8:00] I need eight hours of sleep. I think better. I have more energy. My mood is better. And think about it: As a senior executive, what do you really get paid to do? You get paid to make a small number of high-quality decisions. — Invent and Wander: The Collected Writings of Jeff Bezos, With an Introduction by Walter Isaacson. (Founders #155)[9:00] I think people that multitask pay a huge price. When you multitask so much, you don't have time to think about anything deeply. You're giving the world an advantage you shouldn't do. Practically everybody is drifting into that mistake. I did not succeed in life by intelligence. I succeeded because I have a long attention span. —Charlie Munger[9:00] Jony Ive on Steve Jobs: Steve was the most remarkably focused person I've ever met. (Video)[11:00] It is just that simple. We've had enough good sense when something was working well, keep doing it. Start out with failure, and then engineer its removal.[15:00] Munger: I figure out what I don't like instead of figuring out what I like in order to get what I like.[15:00] Repetition is the mother of learning.[17:00] Munger: You can see the results of not learning from others' mistakes by simply looking about you. How little originality there is in the common disasters of mankind. (Business failures through repetition of obvious mistakes made by predecessors and so on.)[18:00] Munger: History allows you to keep things in perspective.[18:00] Everything that needs to be said has already been said. But since no one was listening, everything must be said again.[19:00] Berkshire was a small business at one time. It just takes time. It is the nature of compound interest. You cannot build it in one day or one week.[20:00] Pretend that every single person you meet has a sign around his or her neck that says, “Make me feel important.”[22:00] Buffett: In almost 60 years of investing we found it practically useless to give advice to anyone.[23:00] Munger: One of my favorite stories is about the little boy in Texas. The teacher asked the class, If there are nine sheep in the pen and one jumps out, how many are left? And everybody got the answer right except this little boy, who said, None of them are left. And the teacher said, You don't understand arithmetic. And he said No, teacher. You don't understand sheep.[25:00] Quite often Henry simply talked about his philosophy of running a corporation and the various financial strategies that he came up with as he sat in his corner office each day, often working at his Apple computer. He was a brilliant business strategist, just as he was a brilliant chess strategist and he came up with many creative ideas, ideas that were sometimes contrary to the currently accepted methods of managing a large corporation that prevailed in those days.“He always tries to work out the best moves," Shannon said, "and maybe he doesn't like to talk too much, because when you are playing a game you don't tell anyone else what your strategy is." — Distant Force: A Memoir of the Teledyne Corporation and the Man Who Created It by Dr. George Roberts. (Founders #110)[28:00] Buffett: The difference between successful people and very successful people is that very successful people say no to almost everything.[29:00] If you want to know whether you are destined to be a success or a failure in life, you can easily find out. The test is simple and it is infallible: Are you able to save money? If not, drop out. You will lose. You may think not, but you will lose as sure as you live. Henry James O'Brian Bedford-Jones was a Canadian-American writer of adventure fantasy, science fiction, crime and Westerns in the golden age of pulp magazines. Enormously prolific, he wrote nearly 200 novels, 400 novelettes, and 800 short stories. He used so many pseudonyms that a perfect accounting of all of his works is impossible. While many writers cranked out reams of adventure stories for the pulps in this period, this story is a standout for several reasons. It's firstly a story of pirates who have dark pasts, and are trying to go straight. There's a plucky woman on board, who is anything but a damsel in distress. And the focus on character progression over sensational plot devices is a breath of fresh air. But rest assured, there's plenty of action. This is a pirate story, after all! You will never reach your full potential ... If you go it alone, you will work much harder and for far fewer results than if you figure out how to leverage the effort and cooperation of others.Listen to this episode in which George Roberts is explaining why having a strong network is very important in whatever you do. George Roberts: Building a network is hard! Everything from finding a deal to raising capital requires having a solid network. I just joined a deal that was 5 years in the making. One of my amazing Horizon Multifamily partners forged a relationship with the property manager/handyman of the complex, we were to buy 5 years ago. He followed up twice and got an incoming call after the second "no" saying that the owner was ready to "deal".I have had much success by proceeding through a multichannel approach.  I have built multiple real estate communities, a podcast, a weekly Zoom, an in-person meetup, LinkedIn, etc. Through building multiple communities and providing value everywhere I go, I have built an amazing network!Suggestions for the listeners: Start with a single channel to build up your brand, for example, YouTube or a podcast. Jim Cramer and David Faber led off the show with a look at what investors should do in wake of the recent rally in energy prices: WTI crude surging to a seven-year high and natural gas up 50% over the past three months. The anchors highlighted Goldman Sachs lowering its U.S. growth forecasts for 2021 and 2022 as the firm expects a "delayed recovery in consumer spending" and no improvement in the global chip supply until next year. Jim and David also discussed a rough start for Southwest: Shares under pressure after the airline announced hundreds of additional flight cancellations on top of the 1,800 that took place over the weekend, citing bad weather, air traffic control issues and staff shortages. Southwest also disputes speculation that its high level of cancellations compared to other airlines were due to employee protests of a COVID-19 vaccine mandate. Speaking of the pandemic, Merck and Ridgeback Biotherapeutics announced submission of an emergency use authorization application to the FDA for their oral COVID-19 treatment. The anchors reacted to what former FDA Commissioner Dr. Scott Gottlieb told CNBC about when he believes Merck's COVID pill will hit the markets. Changes at the top of KKR: Co-founders Henry Kravis and George Roberts stepped down as Co-CEOs of the private equity firm. The anchors explored what this means for KKR and the world of P.E. Also in focus: Big banks kicking off earnings season later this week, Chinese stocks continue to rebound, Emerson Electric's $11-billion merger deal with Aspen Technology, and as movie theaters look to rebound from the pandemic -- the new James Bond film "No Time To Die" debuts by grossing $56-million at the box office domestically. It was the weekend's top performer but just shy of consensus estimates.

What I learned from reading Distant Force: A Memoir of the Teledyne Corporation and the Man Who Created It by Dr. George Roberts. Henry was much more than a salesman, mathematician, engineer, inventor, and chess champion. He was a student. An observer of the history of manufacturing, of the progress and growth of corporations from the days of Henry Ford, the growth of General Motors, the manner of successful corporations in growing by acquisition. [0:01]Henry reminds me of de Gaulle. He has a singleness of purpose, a tenacity that is just overpowering. He gives you absolute confidence in his ability to accomplish whatever he says he is going to do. [2:00]Henry spent time doing exactly what we are doing — learned from entrepreneurs and great people of the past. [3:45]According to Buffett, if one took the top 100 business school graduates and made a composite of their triumphs, their record would not be as good as that of Singleton, who incidentally was trained as a scientist, not an MBA. / Here is a direct quote from Buffett: The failure of business schools to study men like Singleton is a crime. / "Henry Singleton of Teledyne has the best operating and capital deployment record in American business.” —Warren Buffett [8:30]Genius is an oft-misused word, but it cannot be denied that Henry Singleton brought exceptional brilliance to the creation and development of the enterprise he undertook. . .Many of these strategies, new at the time, have now become commonplace in the business world. [12:57]My only plan is to keep coming to work each day. I like to steer the boat each day rather than plan ahead way into the future. —Henry Singleton [14:36]Within eight years of founding Teledyne had bootstrapped their startup investment of $450,000 into a company with annual sales of over $450 million. [17:24]Henry's early faith that semiconductors would become the dominant factor in future electronics, even while this was still being debated by others in the industry. [31:15]Henry's three great ideasRecognizing the future importance of digital semiconductors when this technology was in its infancy.Acquiring and organizing a selection of financial companies to provide a strong financial base [The idea Henry learned by reading Alfred Sloan's of GM's book]His innovative strategy for stock buybacks [40:30]Henry knew where he could create the most value and focused on that. Are you doing the same? [50:16]There is no speed limit: In the company's first six years net income rose from $58,000 to $12,035,000 [52:20]There are ideas worth billions in a $30 history book. [56:10]Henry Singleton the teacher / Claude Shannon on being smart and quiet [1:06:45]By 1977 Teledyne was the largest shareholder in nine Fortune 500 companies. But Henry didn't want control. He didn't even want a board seat. [1:13:40]There are companies that will sell one division and buy another because today this divisions generally sports a low multiple and the one they're buying has a high multiple. That absolutely turns me off. The whole concept is repulsive. We don't do things like that. We look at the economic long term possibilities. —Henry Singleton [1:17:05]----“I have listened to every episode released and look forward to every episode that comes out. The only criticism I would have is that after each podcast I usually want to buy the book because I am interested so my poor wallet suffers. ” — GarethBe like Gareth. Philadelphia: A Railroad History describes the remarkable development of the railroad industry in Philadelphia and the intense competition that pitted the Pennsylvania Railroad against the Reading Railroad, and those two titans against the formidable Baltimore and Ohio Railroad to dominate the regional market. The book details the impact of the rail industry on four local firms—Baldwin Locomotive, the Cramp Shipyard, Midvale Steel and the Budd Company—and on the Philadelphia waterfront and its port. And it concludes with speculation on the impact, challenges and opportunities presented by Conrail’s acquisition by CSX and Norfolk Southern. Philadelphia: A Railroad History also highlights the key roles of the city’s industrial giants during this colorful era, including Steven Girard, Matthias Baldwin, William Sellers, Franklin Gowen, John W. Garrett, George Roberts and Edward G. Budd. Edward Duffy is a graduate of La Salle and Temple Universities. He has worked for Philadelphia’s Department of Commerce, its Planning Commission, its Port Corporation, and the Philadelphia Industrial Development Corporation. Edward Duffy’s interest in railroads dates from his role as liaison between the City of Philadelphia and various rail reorganization agencies in the early 1970s that resulted in the creation of Conrail in 1976.

She considered herself to be “unemployable.” [Jump to page 2 to watch the live interview.] She says she was hurt and frustrated when she was rejected by prospective employers who rejected her application even when they said they were hiring. She boasts, “ I overcame it with self-perseverance and the support of social enterprises giving me the support and tools necessary to be successful.” The social enterprises she mentions were supported by REDF, a nonprofit that supports social enterprises that employ the “unemployable.” Founded in 1997 by KKR’s George Roberts, the organization is led today by Carla Javits. Dalton explains what it felt like to re-enter the workforce. “When I finally learned that I had the ability to be successful, I was worth it and I had value, I was able to put my 100 percent into my life and therefore become a star in the workplace.” Javits exults, “Katelyn’s experience reflects exactly what REDF aspires to do for tens of thousands of people – demonstrating the power that a job can have in transforming the life of an individual and making it possible for them to contribute in a positive way to their family, while also improving their community.” REDF works to replicate Dalton’s experience. Economic mobility, the process of moving up the socioeconomic ladder, is much more difficult in the U.S. than most of us appreciate. A surprising 43 percent of children born into poverty will remain poor over their entire lifetimes, according to REDF.
