We hiked through the ancient rice terraces of Banaue, a UNESCO World Heritage Site that's been dubbed the 8th Wonder of the World. Carved into the mountains of Banaue on the main island of Luzon, Philippines, these 2000 year old rice terraces are well worth the 10 hour night bus north of Manila. As predicted, Adam falls victim to heatstroke, but who's to blame? Was it the midday sun? Was it the questionable hiking gear? Or was it the work of the Engkanto?Adam also flirts with the idea of changing career, as he tells the story of him being approached by a model scout whilst showering; a meeting that was "unprofessional at best."We'd love to hear from you! Dante and Virgil encounter the awaited angel as they begin their ascent to the third terrace of Purgatory proper. They hear two snippets of song. They find the climb easier. ... of all people! Raphael is a German political scientist, whose book "Peace to the Terraces, War to the Federations and Leagues" is a pathbreaking materialist critique of "modern soccer" - the game as purely an entertainment market commodity. The book is only published in German so far, and we were in the process of rolling out his thoughts with the ongoing conflict between German fans and the German Bundesliga as a case in point (you know, the one with tennis balls and remote-controlled cars thrown on the pitch in recent weeks...). About halfway through, the bomb dropped: sooner than any of us expected, the Bundesliga collapsed and nixed the negotiation with the private equity firm that was interested. We let out a "holy shit!" and analyzed what this might mean, and what concrete solutions Raphael's thoughts provide for the future. This episode was to air on March 4th - given what happened today while we talked, I rushed it live. This may mean no TAoF episode on March 4th then, check social media for updates. For now, you wont regret this window into a very german conflict with a lot of promise for soccer fans around the world - the fans to whom this beautiful game truly belongs!HELPFUL LINKS :Raphael's book, in GermanRaphael Molter on X/TwitterProtests in Rostock - remote controlled cars with flares on themProtests in Dortmund - chocolate coins and tennis ballsMatt Ford, Bundesliga scraps major investment deal amid fan revolt (dw.com)Gabriel Kuhn, Soccer vs. The State (an interview with him on TAoF from last year)Please leave a quick voicemail with any feedback, corrections, suggestions - or just greetings - HERE. Onsite agent Kimberly Johnson with Fortress Builders joins the Atlanta Real Estate Forum Radio podcast to discuss a new Acworth community, Terraces at Logan Park! Johnson joins show host Carol Morgan and shares details about the builder's can't-miss refinance program. A Realtor for 23 years and counting, Johnson provides detailed services tailored to her client's needs. Over the last 15 years, she has partnered with Fortress Real Estate, the exclusive listing company for Fortress Builders. A local builder and developer in Cobb County, Fortress Builders is a frontrunner in the industry with over 50 years of experience constructing single-family homes, townhomes, condominiums, active adult developments and master-planned communities. Johnson said, “I've been with them for so long because when you find a builder that builds a quality product, and they do what they say they're going to do…you want to stay with them.” The Fortress team strives to do more than simply build and develop subdivisions for residents in metro Atlanta. The builder aims to curate a community for homeowners to enjoy and thrive in as the years pass. In one of its newest communities, Terraces at Logan Park, Fortress Builders excels at constructing a community filled with thoughtfully designed residences to call home. The new Acworth community draws prospective buyers in with its stellar location, walkability, spacious floor plans, top-notch design appointments and interior features. The standard interior package boasts hardwood flooring across the first floor, quartz countertops with under-cabinet lighting in the kitchen, stainless steel appliances, a two-car rear-entrance garage, a vanity suite bathroom featuring three vanities, recessed lighting and much more! The community also showcases a private park with sidewalks and a gazebo, perfect for leisurely strolls. One significant change in buyers' wish lists that Johnson sees is a request for an at-home workspace as more and more people continue to work from home. Other top attractions include better pricing outside the ITP area, local hotspots and amenities. The Cali floor plan features an office space with a built-in desk, ideal for work-from-home days and homework assignments. Johnson said, “Buyers are also looking for that light and bright color scheme as well!” According to Johnson, now is the time to purchase a new home, especially in Cobb County! With buyers expecting the Fed to shift towards rate cuts in 2024 and 2025, this will bring much-needed relief to home sales. For buyers who don't want to wait and are looking to purchase now, the Fortress Builders preferred lenders are offering prospective buyers a no-lender fee refinance within five years of your closing date. Terraces at Logan Park is down to its final nine opportunities. Click here to secure your spot in this connected community!
