Leslie Conzatti is a blogger, author, and avid enthusiast of all things book-related. Residing in the Pacific Northwest, she currently works as an elementary school paraeducator--leading small groups, supervising children outside the classroom, and providing in-class support for teachers. Since 2013, she has been running a writing/review blog called "The Upstream Writer", where she posts original serials, excerpts from current and past projects, updates on her writing, and featured reviews of independently-published titles. Our guest today is an amazing example of taking one customer and turning them into a boatload of raving fans who want to work with you and help you scale your business fast. Leslie Logan is a PMA Certified Pilates Teacher and has been studying and teaching since 2005. She also has eight years of retail management experience, and six years managing studios and was voted ‘Best Pilates in Los Angeles’ by Los Angeles Magazine. She’s here to share how she built such a successful business off the back of good relationships.    Leslie’s journey to breaking through her first six figures started with managing a high-end boutique that she actually enjoyed. There, she learned about sales and relationships, but she knew she had a hard ceiling working for someone else. When she was invited to a pilates workout by a friend, she instantly knew she was hooked. When she moved to LA, but couldn’t find a class that fit her--so she started her own. Faster than she could imagine, she was booked to the point where she was working 7-days a week. She pivoted from her day-to-day job to teach as well.    Getting booked early and often was a product of Leslie’s foundational mantra: get your first client obsessed with you, and they will get you every client. She poured herself into the first relationship she found and it paid off in the biggest way. She knew that when they walked out the door, people who ask them why they’re standing taller, feeling better, and looking great. Before she knew it, these clients were recommending her to dozens, who further referred her. It’s important to note that while she was pouring herself into these relationships, she wasn’t waiting around for referrals. She continued to be consistent and show up where she needed to at the same time. When she speaks to her potential clients, she tells them exactly what she does in a context that makes sense to who she is speaking to. For example, if she’s speaking to a business person, she may mention how Pilates can help with back pain, posture, and other related issues.    When Leslie began managing a studio, she noticed many women in her industry were trying to sell the service or business, not the time with them or the attention and care they would receive. She discovered that if you can make people feel heard and seen, if you can show them that what you offer will bring them value and improve their lives, you can build a foundation of clients who return to you consistently. Demonstrate that you’re the only person who can do what you do the way you do it. Build trust through honesty--people will stick with you for years if you can set expectations, hit goals, and meet needs.    Leslie discusses setting rates based on how much you want to work. Her formula is this: think about how much you want to gross in a year, take that number and divide it by how many weeks you’d like to work in that year. Include holidays, important weeks, and events as well! Then, consider how many days a week you’re comfortable working, and again, how many hours a day you’re able to work. You’re left with an hourly rate. This way, you’re not basing how much money you make on working more. Get specific if you’re considering making your side-hustle your primary income. How much do you need to make to fill the gaps? How much time will it take in comparison?   Remember, people don’t buy businesses, they buy stories. Building genuine relationships is the first step in a long journey to bringing value and serving those who are interested in what you’re passionate about.    Leslie’s final tip is to have the confidence to trust yourself. Episode Notes:On last week’s episode, Leslie and Leslyn shared some of the major problems that married couples can face and decided to continue this topic to focus on some of the healthy relationship aspects that help maintain a happy marriage. Leslie starts off the episode by sharing some advice that has saved her relationship a few times. When Leslie and her husband disagree on something, whoever feels the strongest on the situation will be what they decide on. This requires maturity and a real commitment to being honest about who truly cares more about the situation. Leslyn adds she often advises couples to rank how they feel on a scale of one to ten and the person who ranks high should be the one making the decision. If both parties have strong opinions on the situation a compromise must be created.To have a magic marriage, one must make it their job to learn how to communicate effectively. Leslie and Leslyn explain this point by discussing communication when it comes to wants and needs in the relationship. Following effective communication, magic marriage couples also show daily appreciation. Many couples that Leslyn has in her office often say they do not feel appreciated. Not feeling appreciated, outside of infidelity, is the single biggest complaints seen in unhealthy marriages. People who feel appreciated do not have broken marriages and it is critical to practice daily appreciation with your partner to maintain a healthy relationship.The number one recommendation that Leslyn offers to her couples is that they must have something as a couple to look forward to. This can be a vacation, a project around the house, a weekend away, or even a dinner date night. Couples should find something that they are jointly looking forward to, this can unite the couple to a similar vision of the future. Checking in and making sure you are on the same page with regularity also relates to the last point as being united to a future goal is important. It’s important to connect and check in to make sure that you are on the same page on a regular basis to maintain a healthy, happy relationship.The next way that helps maintain a healthy relationship is to always be invested in sharing at least one interest. As life goes on, it may not even seem obvious when an interest is no longer shared. When this happens, it is important to recognize when an interest has completely diverged, and course correct by reconnecting with another shared interest. Checking in with each other also shows up physically, where Leslyn believes things such as cuddling or checking in, in a similar manner is important to maintaining a happy marriage.Scheduling relationship maintenance time is also crucial to a healthy relationship. This can be in the form of date nights, a weekend away, or checking in with a marriage counselor or coach. Leslyn suggests that this must be on your calendar with a plan in place, a budget to follow, and completion of the time together. Having your partners back and showing loyalty benefit the couple immensely as well as forgiving often when it comes to mistakes. It’s important to remember that accidents and mistakes happen once, but when it repeats that action becomes a choice and now is a problem in the relationship. The last point to maintaining a healthy relationship is to let things go. Bringing up old stuff in the relationship will never amount to moving forward in the relationship.This week’s try this at home is to check in with your relationship to take part in a relationship tune-up. To have a healthy relationship, you communicate well, appreciate each other, have something to look forward to, regularly check in, share interests, cuddle often, have date nights, stay loyal, forgive, and let things go. After spending a week in Italy with Vegan Chef Leslie Durso, there was no way I could NOT bring her on the podcast!  Leslie describes herself as a “level 5 Vegan,” meaning that she’s intense about all things vegan - no meat, no dairy, no animal byproducts, plant based...the whole package.   But I would expand her description and tell you that she is a Level 5 Human Being. She shows up in her life and in her business so powerfully and gracefully that I wanted to make sure you got the chance to know a bit more about her and her philosophies.   When Leslie started her blog in 2010, she had no credentials.  She was not a trained chef. She was not a nutritionist. She had not gone to culinary school.  But she did have the desire to establish herself as an expert in her field and an insane drive to bring plant based eating to the world.  A few months later, and with the realization that tens of thousands of people were coming to her site, she got serious and creative and started her career as a Vegan Chef.   Now, Leslie partners with the Four Season Hotel, implementing vegan menus, hosting retreats and running their wellness programs.  She runs Vegan Retreats (like the one I just came back from) in her beloved country of Italy. She has a TV show called Accidentally Vegan on the Fab Fit Fun TV Network.  She’s appeared on The Food Network, The Discovery Channel, The Hallmark Channel, Everyday Health and Mother Nature Network and has written for MindBodyGreen, VegNews, CNN.com, Redbook, Glamour and Maxim, just to name a few.   You could say she’s earned a bit of credentials.  ;) But her credentials are not what we talk about.  We talk about how she has stayed true to herself - her ethics, her values and her goals - during her business journey.   We discuss… How she got focused and serious with her blog and how she monetized it through advertising and promotions. How her modeling and acting career lent itself to her current work. Why she decided she didn’t need to go to culinary school and how she instead went on a mission to be mentored by great chefs all around the world. How she leads her life with the belief that she is doing good in the world and showing up to provide value and how she lets that belief system fuel her career. The difference between dreams and goals and how doing the next best thing, just one step at a time has accumulated into a LOT of progress for her! This week on Voices Radio, Eric and Channing conduct another really great film review on two films that stood out to them in very particular ways, for them, as organizers and more so as people who think deeply and critically about life in all of its many complexities.  Film is very important in the telling or human story through our individual lenses; its struggles, complexities, visions, successes, contributions to our species, teaching capabilities, etc. The best part of film takes place when the viewers have the opportunity to dissect the film, extract lessons, bring to light greater truths, correct the ill-perceived, and lend a hand in re-shaping humanity for the better.  Channing’s review/critque is on a film called Mapplethorpe; A film about Robert Mapplethorpe, a queer artist and photographer. The film takes a look at his life, from his rise to fame in the 70’s through his decline and death in 1989. Channing discusses Mapplethorpe’s illustrations through his eyes, as a Black, Queer, male, and what they really mean to him, rather than what the element of Mapplethorpe’s fame has disillusioned.   Eric reviews Captain Fantastic; A film about a husband (Ben Cash) and wife (Leslie Cash) who completely devote their entire lives to raising their 6 children in the wilderness of Washington State, completely isolated from society. They are trained to be physically fit and athletic, to think critically, co-exist with nature, and live without technology. When Leslie dies suddenly, Ben is forced to take this sheltered children into the outside world for the first time.  Eric, as a father and organizer, focuses aspects of the film that make him think about raising his children, and how people in general expose their children to some really difficult aspects of life.  Tune in to Voices From the Frontlines, watch the films, and tell us what you think.

Episode Summary Laura’s parents weren’t into personal finance but she did understand being frugal and buying only what you need Leslie’s mom was big on spending money on experiences and things that were important but at the same time spending smart When Leslie first met Justin she noted how he asked even on the first date was asking questions about what her spending habits are Justin also used a coupon in combo with $2 beer night on their 2nd date Laura talked about her first dates with Cody involved using these free vouchers from Cody’s dad Laura sometimes felt like she was being difficult because she knew she was recommending a restaurant or activity that Cody wouldn’t normally do Then they start tackling positives on meeting someone so frugal Leslie talks about how much more travel it has opened up a ton of travel and how it’s not so much about the total of money but more about maximizing the money so maybe you go on two trips instead of one Laura talks about how dating Cody has changed her habits in relation to finances A common theme is being more intentional with money but at the same time teaching the guys to not stress so much over the small stuff Leslie talks about the importance of us splitting things and how you don’t have to feel like one person is pulling the weight Justin and Leslie say they probably speak about money in some form almost daily Laura mentions that sometimes it can seem overwhelming to talk about finances so much but she appreciates it and it’s better to be aware Then the guy’s swap the conversation to how the ladies have changed their lives Cody mentions things like charity and international volunteering Justin talks about opening up a little on the groceries and when something seems important to Leslie to just do it since they’re already so optimized Justin and Leslie discuss how their financial discussions first started which was spurred about because of Leslie changing jobs For Laura, Cody tried initially with straight numbers which didn’t really work but then once he introduced her to travel hacking it had her hooked The approach of bland numbers was also an unsuccessful attempt by Justin but he too realized the outcome was key. Leslie led the launch of Commercial Direct and oversees sales and operations for the entire small-balance commercial lending division of Bayview Asset Management, headquartered in Coral Gables, FL. She has been instrumental in driving productivity and growth for nearly a decade within the Bayview organization. Leslie’s key contributions include building a banker education program, managing the top 50 correspondent relationships, and leading expansion into international markets, as well as overseeing Project Management, Vendor Management and Process Engineering groups within Bayview Loan Servicing. An experienced financial services professional with more than 20 years in the industry, she is a frequent speaker and presenter for national publications and media outlets.   Podcast Highlights   Who is Leslie Smith? Leslie started her career in a banking call center. That experience taught her to be fast on her feet and solve problems really quickly. This is where she developed her “spidey sense” superpower and allowed her to adjust to what her customers need and adapting to that.   She later moved on to another company that was originating commercial loans which is how she got into the loan business.   When Leslie was young, she wanted to be a Supreme Court Justice. Leslie has always aimed high for her career.   Commercial Lending Small balance means a lot of things to lots of people. It typically means $250,000 to $2 million and Leslie’s average loan size is $400,000. Leslie’s company fills an important gap in the market because most lenders are looking to loan out much larger amounts. Business owners that have made it through the recession have a story that says a lot about them. The person on the other side is almost as important as the data analysis that goes into making a deal. Leslie’s business looks at more than just tax returns to understand how healthy someone’s business is. Tax returns are just a snapshot in time and don’t tell the whole story. What could people do better to get access to the financing they are looking for? People often underestimate how important their story is. Lenders want to know what your objective is and what your expected outcome is. Most people that come to Leslie don’t really have a good response to that question. After the credit score, the most common reason someone is declined is inconsistencies in their story. What challenges do women face in the commercial lending world? One of the biggest challenges is representation. It’s hard to come into an industry without seeing someone like you that has done it already. Leslie stopped taking it too personally and instead thinks about the misperception as an opportunity to open people’s minds to what is possible. Early Challenges Hiring the right team is definitely a challenge. Hiring slow and firing fast is very important, as an entrepreneur you don’t have the luxury of wasting money on a lot of bodies. Look for the unicorns, people that can take on a number of different roles. Don’t just focus on your industry, look at other industries and what’s happening around you to make your thinking more free. The most successful entrepreneurs are focused on solving a specific problem. Commercial lending is a problem that many people need a solution to and Leslie is grateful for her chance to solve those problems. Real estate has a place in everyone’s portfolio, one way or another. When You Tripped Up Leslie had a business partner who is also a good friend and he sent her a text that pissed her off. And she spouted off to him via text. When he called to address the issue, she was aware that she was not in a position or frame of mind to have a talk with him, so she sent it to voicemail. When she was in a better place she got ready to text him back and recognized this is not how she conducts her life and she needed to speak with him. Even though she does this work every day, we all fall short at times.  Fortunately, she caught herself just before she tripped and made a better choice to call him instead of text him. The “DUH” moment that changed your partnerships forever Leslie was in a relationship at the very beginning of her personal growth journey. And he was her holy assignment. She was determined to learn whatever she could from this relationship. They had been together for about a year and got into a very big argument, with many unkind things said on both parts. When this happened, Leslie called a girlfriend and told her what he did to her. And that girlfriend supported her in her victim mindset and added to it. Ultimately the relationship did end.  When Leslie reviewed what happened she realized that this friend had pushed all of her fear and drama buttons. And Leslie distanced herself from this friend as well. Now Leslie is very mindful about who she surrounds herself with and shares her personal life with. Proudest moment in partnership Early in Leslie’s business she reached out to a colleague to partner with to build her business. And she contacted a woman who was very big and successful in her field even though she figured nothing would come of it. As it turned out, this person was completely on board to help her. This would never have happened if she had not asked.  And it turned out to be such a good friendship and partnership. In this week's Now Playing review, CAPTAIN FANTASTIC. Living off the land in the deep wilderness of Washington state, Ben (Viggo Mortensen) and his wife Leslie are raising their six kids without technology and pop culture but rather rigorous physical and intellectual education. When Leslie dies, Ben must introduce his sheltered brood to the world he's tried to save them from challenging his beliefs of parenthood. Matt Ross, who you'll know as Gavin from Silicon Valley, wrote and directed the film. Think LITTLE MISS SUNSHINE meets Swiss Family Robinson. It's not quiet gem status due to some story cliches and a confused if not slightly sell out ending. That said, it's got charms. Particularly by way of its cast who include Steve Zahn, Kathryn Hahn, a bunch of phenomenal kids and Viggo. If he hadn't proven it already (EASTERN PROMISES, HISTORY OF VIOLENCE) Viggo Mortensen cements his legacy as one of the most brilliant actors of his generation. It's worth seeing this film for his performance alone. Regardless, you'll leave with a smile on your face. Justice 8/10

When Leslie, the co-host of the Mama Bear Dares, traveled to East Africa late last month with the NGO she contracts with, she realized she had a great opportunity to introduce listeners of the Mama Bear Dares podcast to a Tanzanian mother. Her international colleague at Empower Tanzania, new mom and program manager Efrancia Nzota, graciously agreed to be a guest on the show. After a long, hot day of training Maasai women as Community Health Workers, Leslie and Efra sat down at the Nzoroko Hotel restaurant, shared a Coke, and discussed the ways their lives as professionals and as mothers are similar and the ways in which they are different. The conversation that listeners will listen in on in Episode 29 may point listeners to this: Our joys and triumphs as mothers and women are universal. Leslie Samuel joins us today to share his journey and experience with blogging. You can connect with him on his website (Become a Blogger) or on Twitter. Leslie started back when he was teaching high school. He started with freebie-trading, making some money, and then showing others how to do what he was doing. In August, 2008, he learned about blogging. He joined a course about blogging. Whatever you are passionate about or building a business about, you can build a blog, create content, inspire other, and change the world. Because of his blog, Leslie was able to land his "dream job" as a professor. As a result, he got too busy between teaching, pursuing a PhD, and building his online business. He evaluated his situation, and realized that he could not leave his online business and the influence that he's built up. How did you deal with people that were negative or doubters? Leslie didn't really care about those opinions. One thing that was clear to him was that he going where God wanted him to go. He weighed the options carefully. The people that were close to him and knew him were very supportive of the decision. If his wife or family was doubtful, this would not have happened. What are some tips for someone trying to increase their traffic and engagement? Have a very clear understand of who you are targeting. Be clear on what problem you are trying to solve. Get as detailed as you can. Start creating that content! Write down a list of 50 questions, then start writing answers to those questions. Let people know about it. Social media is not for just self-promotion. Work at connecting with people in a real way. Then you can share your content. Connecting with other bloggers and grow together with them. What kind of topics would someone cover when they start blogging? Think of your target market. What questions would they have? They want to be educated about the process. Look for other things that your target market is looking for. What are some top ways people can try to monetize their blog? Affiliate marketing Create your own products Ads What kind of expectations should someone have regarding time and money as they get started blogging? If you are trying to seriously build something, look at 10 hours a week. When Leslie started blogging the second time, he hired out some work so he could focus on other aspects. Financially, it depends on what you are trying to do. There are a lot of things that you can do on your own to save some money.
