Rebecca is a Certified Financial Planner who worked in finance for over a decade before attending law school at the University of Florida, then proceeding with her LLM in Federal Taxation at NYU.[4:00] Rebecca's law practice centered around tax minimization for high net worth individuals. She describes a revelation she had during a meeting with a client where she decided to strike out on her own, “marrying” her love of both law and finance.[6:00] In Rebecca's practice, Walser Wealth Management, she regards market volatility as the first of two major threats to wealth building and maintenance. Tax issues present the other major issue to keeping wealth. [8:00] Rebecca shares how her background informs the way she serves her clients: “Our practice is unique not only because we help build wealth financially, but because we also make sure the wealth is built in the right tax bucket.” She believes approaching tax and traditional wealth building holistically is essential. Everyone's situation is different.” - Frazer Rice, Real Estate Nerds Ep. 41"]Self-Directed IRAs and Real Estate: Managing ExpectationsRebecca shares how self-directed IRA deals can sometimes go sideways, and the best management solutions for when they do.[10:00] Rebecca describes pairing with a group to establish manage self-directed IRA accounts, including finding deals. She experienced some difficulties in terms of on-the-ground property management. Poor property management can get expensive fairly quickly. Many of Rebecca's clients like real estate's “hands off” investment approach when property management is active and professional.[12:20] Scott discusses Rebecca's vetting process for the nationally-recognized company that managed her clients' properties. He wonders if contractual solutions could have improved her situation, or whether to simply take a different approach moving forward.[14:26] Rebecca points to the nature of expectations in this type of asset (real estate in a self-directed IRA) and its unique problems as learning moments in her own story. Scott suggests real estate investors may have, or at least desire, a heightened sense of control over their asset than a typical investor would feel over a stock or a bond.[18:00] The two investors agree one one critical point: “Real estate should be looked at like any other investment: whether it's working or whether it's not.”[19:30] Scott brings up client management. He finds “high transparency and frequent touchpoints” useful for problem-solving with clients. Rebecca agrees both are important in professions where you're managing other people's money, as she and Scott are. Today's guest, Trevor Robinson, has seen many ups, downs, and everything in between. He left college to strike out as an entrepreneuer, and through calculated risks, clever strategy, and a willingness to learn from mentors and self-directed study, has established an impressive portfolio before even reaching age 35. Listen To Episode 37 of The Real Estate Nerds Podcast NowTrevor Robinson's Unconventional Path To EntrepreneurshipTrevor sits down with Scott to discuss his background and some of the highs and lows of his investing career.[1:00] Trevor Robinson is a 32-year-old Missouri-based investor who took an unusual road to real estate. He had a realization during business school that drove him to drop out and pursue investing. His first endeavor, a tattoo shop, failed, but Trevor persisted with an electronics repair shop. He took those profits and went all in on real estate: “I knew real estate wasn't a get-rich-quick scheme but it was a get rich scheme.” [2:33][2:45] Scott explores the fact that Trevor rejected traditional ideas of working life. Trevor discusses how he assessed the risk of leaving school--and offers a critique of student loans. [5:00] The two investors discuss the necessity of failure. Scott admires the entrepreneurial spirit: “When I see people who failed while shooting for the stars but landed on the moon, I think that's pretty damn good.” [5:50][Tweet: All I could see was the upside. I was literally manipulating myself into buying it because I didn't want to lose the deal.”]On Failure and Required Real Estate ReadingScott asks Trevor for some of the details about deals of his that haven't gone as planned, as well as his analysis of what he could have done better. Both investors agree that we can all experience profound growth from unsuccessful deals, given a healthy attitude towards failure and willingness to assess our mistakes honestly. Trevor also shares some of the books that have informed his investing strategy. [6:45] Scott asks about the bad deals Trevor has experienced. Trevor discusses some of the “steals” he found over the years before diving into one of his earliest failures. He believes his first bad deal was a remodel in a low income area that needed $50,000 worth of repairs.[8:05] Trevor points out some of the challenges of investing in low income areas, highlighting tenant issues that he struggled with. He finds that low income items like trailer parks do not appreciate as well as other asset classes. [9:17] Trevor reflects on how he got himself into the early lackluster deal. The seasoned investor attributes his failures to youth and eagerness: “All I could see was the upside. I was literally manipulating myself into buying it because I didn't want to lose the deal.”[10:00] Scott and Trevor discuss the personality type that is necessary for managing low-income property. Trevor learned that he is not personally inclined to manage these types of properties, and now leverages his time and effort in other areas.[12:00] Ultimately, Trevor grosses $1900 per month on this particular deal. He decided to hold the property, but found “Everything that could go wrong with it went wrong with it.” He goes on to advise new investors to learn from his mistakes and stay from these types of properties. He also shares some of the positive insights he gained from this early stage of his career, specifically, how to get the lending faucet “turned on.”[13:40] Trevor elaborates on his strategy for getting financing: “I went after duplexes in C+ working class areas, mixed in with some single-families, and I'd primarily target under-rented ones...fix them up and raise the rents to have a tremendously high cash flow.” He goes on to explain his method for using equity to make additional investments. Trevor's approach has worked well for him. He has diversified his portfolio to include commercial and multi-family properties, and is generally successful with lenders. He shares the attitude that has helped him in this area: “Your bank is pretty much your partner on the deal.”[16:00] Trevor explains that reading about other investor's losses has saved him millions. He also reveals his personal strategy: “I learned from doing it and talking to other investors.” He also credits some of his success to paying attention to real estate failures. Scott agrees that this is the spirit of The Real Estate Nerds Podcast: learning from others' mistakes.[17:00] Scott presses Trevor for more details about his investing education. Trevor is a voracious reader and has some recommendations for new investors. In his own experience, he has found that: “You don't want to read “Get Rich Quick” books. You want to read those humble books about someone who lost it all.” On the subject of his favorite investing books, Trevor believes Manny Khoshbin's Contrarian Playbook is one of the best things a new investor can read. He points out that the book is written in very plain English, making the ideas extremely accessible. [19:35] Confessions of a Real Estate Entrepreneur has also been a highly influential book for Trevor. He believes books are as important as online tools, such as Reddit. He and Scott agree that anyone can improve themselves by simply investing in their own education. Developing a habit of reading[Tweet="“You don't want to read “Get Rich Quick” books. You want to read those humble books about someone who lost it all.” "]How Trevor Robinson Gets His Best DealsScott and Trevor focus on some of Trevor's more clear-cut wins. Trevor also shares about some of his most essential team members, tools, and tactics for how he finds the deals he wants..[21:00] Trevor dives into the details of his best deal. He shares a story about a simple flip in his college town. He had observed the college growing, and bought property that “boxed them in.” This is part of Trevor's greater strategy: “Where you can see growth coming, buy around it.”[22:40] An apartment complex ended up being one of Trevor's better investments, though it took two years.[23:59] “A lot of my deals won't be profitable for years,” Trevor explains. He also shares how investors can leverage loans. He believes his portfolio diversifies over time.[26:00] Scott asks Trevor how he approaches new deals. His appraiser has become a useful ally. Trevor's “dream team” is composed of his banker, appraiser, and insurance agent. These professionals offer useful information about his investments.[28:59] Scott and Trevor break down the costs and other elements to learn about new markets. He also shares his thoughts on which deals are worth pursuing and ways to lower expenses.The Takeaway: Take Risks If You Want FreedomScott and Trevor wrap up this episode with the major lessons investors can learn from Trevor's investing experience and career. He points out the many ways that the U.S. Government, via taxation, pockets taxpayer dollars through sheer ignorance on the part of the taxpayer.[2:00] Frazer recently authored Wealth Actually: Intelligent Decision-Making for the 1%. The book is full of wisdom for those changing asset classes or “moving up” in the real estate world.[2:30] Scott expresses his admiration for the book, relating his own experiences as an asset protection attorney.[3:15] Frazer points out the need for unique, customized plans: “You could be a doctor with a high litigation risk. You could own a construction company. You could have a high inheritance risk with a drug-addicted sibling. Everyone's situation is different.” Each of these circumstances requires a specific type of risk management, and that's where Frazer's latest work is useful[5:30] Scott asks what motivated Frazer's latest book. Frazer immediately points to taxes, and how to mitigate capital gains and minimize tax liability. He also speaks to how to form an adequate estate plan--advice he routinely gives his clients. Since financial literacy is generally overlooked in schools, Frazer has taken the initiative to fill this education gap.[7: 20] Frazer lists a couple of exercises for teaching children about investing, preparing them for a lifetime of responsibility. They learn early on about losing as well. Siblings present an ideal situation, as they can work together on exercises to determine their strengths and weaknesses[10:00] Scott inquires whether these concepts are for children only. Frazer replies that financial literacy is something investors can work on at any age. Scott asks how Frazer explains headier concepts like taxes, real estate investing, and problem-solving. Frasier replies that his financial literacy tools are modified for age-appropriateness.[14:00] Scott asks about whether it is worth the effort to train children in their real estate business for seamless transition. Frazer says yes, and that the lessons about wealth are fairly intuitive--and better off taught. He elaborates more on wealth management with some stories from his experiences with clients.[18:30] On the subject of wealth, Frazer points out that a broad definition can improve your life: “There's a currency of success that has nothing to do with dollars.” Scott agrees, and points out that people can use real estate for passive income to free up time to pursue the things they really enjoy.[21:00] Scott asks a bit more about how children learn from early investing options. The pair of investors chat about Ola's real estate beginnings and the ambition of all real estate investors: freedom.[1:00] Ola is originally from the U.K. but has lived in the U.S. for the past five years. One day he received a call from a friend whose business was taking off. The friend wanted Ola to invest in his business and invited him to learn about the opportunity in Dubai. Ola explains: “I did what any wise man does: consulted my wife.” [2:30] The two argued about the value of the trip, but Ola ultimately decided to go in hopes of learning something valuable.[3:00] Ola ended up making the trip to Dubai, and spent the majority of it in his hotel room dissecting his friend's business. He observed that his friend's real estate business was doing very well back home in London. Ola decided to do the same thing in the United States and was buying his first properties within three months.[4:00] Scott asks how Ola's plan evolved over time. Ola points out that his trip changed everything. When he got back, he began diving into researching many investing books, podcasts, and forums like BiggerPockets. One book that was influential for Ola--and many other investors, was Robert Kiyasaki's Rich Dad, Poor Dad. [6:00] Once he'd finished Rich Dad, Poor Dad, Ola moved on to reading “more tactical content” about real estate investing to construct an investing plan. He settled on multi-family as his asset class of choice, explaining “Our first property was a multi-family. That's how I got into it.”[7:00] Ola knew from the beginning he wanted a business that was in some form passive. He uses this language because he recognizes “Real estate is never totally passive. If you're not a creator or syndicator like myself, you can't just be somewhere on a beach and your business runs. You have to manage the property manager.” He does acknowledge that you can be a passive investor on some deals, but to a degree you will typically be taking some action. When asked about his motivations, he says: “It's about freedom of time and mind.” For him, true freedom of choice was tied to making good money.[9:30] Scott probes Ola on whether money is a prerequisite to certain kinds of freedom. Ola points out the variety of experiences that are only available to those who have achieved a degree of financial stability. Pursuing truly ambitious goals generally does require capital. Ola believes this is also true of “freedom of mind”--and points to some of the experiences that combat the modern problems of anxiety and depression. Money can be used towards fulfilling activities.[11:30] Scott points out that there's a trade-off in freedoms. You may be able to use real estate to quit your job, but you will still have to manage your investments. Ola points out that he sets goals in terms of which freedoms he hopes to pursue: “I don't have to be a billionaire at the expense of spending time with my daughter..I don't have to be a billionaire at the expense of my soul.” He believes balanced goals are as important as goals that are specific and measurable.[14:00] Scott asks about fears or anxieties that Ola has overcome. Ola speaks to a fear that is fairly common among real estate investors: “If I get very successful, will I still be the same person?” He also has fears of failure, but believes both can be addressed through consciously not growing too quickly and simple awareness. [16:00] In reference to anxiety, Ola points to social media. He worries at times about the social media culture of artificial happiness, and projections of unrealistic standards of looks and success. This gives him concerns for his young daughter: “Our kids grow up into a culture of constant polished images of nonreality. It's just not true.” He also recognizes the utility of social media for real estate, and has raised a substantial amount of money on Instagram himself.[18:00] Scott points out many of us use social media to compare ourselves to others in a negative way. He wonders whether there is a more positive way to use these tools. For Ola, it's all about realism. He thinks if people posted truer reflections of their life, social media could have a more positive impact on the world. “Make sure you're pushing out reality,” Ola advises. [20:30] Scott and Ola reflect on why people go to such great lengths to create ornately artificial impressions of themselves on social media accounts. For those who use social media deceptively, Scott warns, “You're only tricking the people that are at the bottom tier of awareness of society. As an avid podcaster and podcast listener himself, Ola is particularly excited to share about one of his worst deals. While he loves a great success story as much as anything else, he shares our opinion that discussing our worst investments can be extremely valuable.[23:30] Ola had gotten into a partnership and bought a large house in Baltimore, Maryland. He wasn't accustomed to buying houses that large--2500 square feet. He also knew personally he did not want to do a flip, since he preferred more passive investments and flipping is extremely active.[24:40] Ola, despite knowing that he didn't want to do flips, got drawn into the project after being promised high profits near $50,000. He freely admits he got overexcited. They bought the house, and it simply sat for the next three months. They did some very small repairs but the entire project took nearly seven months to finish. For the beginners in the audience Ola points out, “If you're doing a fix-and-flip, you want to be done in about 3-4 months from start to finish.” [25:52][26:00] For each additional month that clicked by, Ola was paying interest to his hard money lender. Contractors weren't completing their work on time. He knew from his projections that his budget would be higher. He knew rebuilding such a large house would be a massive project, but he didn't realize it would take so long.[28:00] If you get into real estate, according to Ola: “You're going to fail...It's okay. Don't give up.” He believes if you tell yourself you can succeed, you will. Things just happen in real estate, and that's okay. It's still a powerful vehicle, even if you get beat up a bit along the way.[30:30] Scott agrees and adds: “You can only say ‘I'm a failure,' when you stop. Otherwise, you're just learning on your path to success.”The Other Side of the Investing Coin: One of Ola's Best Deals and Today's Take-AwaysWe were fortunate to also have time to hear Ola tell us about one of his best deals, which teaches some slightly different lessons. Then, each investor shares their favorite take-way for our listeners from Ola's story.[32:00] Ola shifts gears to tell us about the property involved in one of his best deals, which also happened to be his earliest. In fact, it was his first multi-family investment property in a “good area” of Baltimore.[33:00] Ola's team remodeled the home and installed new appliances. Now, “This thing cashflows like a monster.” He points out that sometimes good deals and bad deals happen right on each other's heels, and real estate can just be an “up and down game.”[34:00] For Scott, one of the major lessons he learned from Ola's story was the importance of moving in the right direction. Fears and anxieties are normal; it's all about which action you take.[35:00] Ola has two lessons: “First and foremost, real estate is an abundance game. There's enough to go around.” He adds that the other major lesson is that real estate isn't a get-rich-quick scheme, but a long-term plan. The answer is YES! Despite a horrific childhood, Michael was determined to create a positive mindset. A big part of that was his relationship with God, and in addition, athletic endeavors became his respite. He didn’t think of playing sports as “therapy” at the time, but that’s what took place as he reflects on his years in school. If you’re a regular listener, then you know that mental health is a very important topic to me. Mindfulness is something we can all learn to practice to help deal with the stress of life. I saw today’s guest on a TED talk, and I knew I had to bring her to the show. A self-described “brain geek,” Dr. Kristen Race has spent the last 12 years exploring the nexus between mindfulness and neuroscience. She is the author of Mindful Parenting, the founder of Mindful Life, and Head of Mindfulness at Solvasa, a pioneer in integrative beauty. Dr. Race has been featured in The New York Times, NPR, CNN, and many more. She’s taught her mindfulness methods to over 50,000 worldwide leaders, including Sheryl Sandberg and Sara Blakely. The accidental entrepreneur What did you want to be when you were young? The truth is that most of us end up being something totally different than those original dreams. Young Kristen wanted to be an Olympic gold medalist, and it didn’t matter to her what sport it would be. Later, she wanted to be a teacher, mainly because of some inspiring and impactful teachers she had. Kristen started her career as a teacher before her path took some interesting twists and turns. From teaching, she moved into mindfulness, which was a natural flow for Kristen. She was drawn to struggling students and wanted to develop helpful tools for them, so she got a master’s degree in Educational Psychology, and then went on to obtain a doctorate in Child, Family, and School Psychology with an emphasis in neuroscience. Working as an intern in both a high-risk, high-need school and a wealthy independent school allowed her to see incredible levels of stress and anxiety in students. A personal autoimmune disease crisis led Kristen to try mindfulness tools with students, so she formalized a curriculum and began training teachers and parents before she moved on to the world of corporate training. None of us enjoy the feeling of failure, but it’s necessary for us to experience growth and learning. When we put too much structure on our kids, we don’t allow them to try new things. Part of learning includes taking risks, failing, and getting back up again. It’s the getting back up again that builds resilience. Kids need to have room to negotiate difficult social situations. We can help kids with the stress response in their brains to stress by teaching them to solve problems, control behaviors, think positively, and engage with others. I hope your 2020 is off to a great start! This is a great time to talk about tips for the new year regarding a vitally important concept: your mindset. Having a positive mindset and exercising optimistic determination are key elements in chasing your dream. We’re jumping into these topics and more with today’s inspirational guest. Jacquelynn Peterson is a 20-year corporate veteran who has turned into a joy and purpose advocate. She knows just how exhausting and painful it is to live someone else’s dream and slave away at work that doesn’t excite you while not knowing where your life is really headed. As a child of Vietnamese immigrant parents, getting good grades, going to college, and getting a good job was her prescription for success. With that in mind, Jacquelynn climbed the corporate ladder for 20 years, from entry-level to six-figure positions. Even at the height of her career, she still wasn’t fulfilled or excited about the direction of her life. A miraculous turn occurred when she defied all logic to find clarity on her life vision while at rock bottom. She went from drifting aimlessly through her life and career, incurring $150K+ in debt, and enduring a struggling marriage to achieving financial freedom, a strong marriage, and finding a way to do what she loves. Now she’s helping others find clarity on their life vision so they can start living the life they are meant to live with purpose, joy, and direction. A focus on mindset What events have happened to focus attention on your mindset? For most people, going through difficult times and personal struggles are the impetus to turn their mindset around. In Jacquelynn’s case, it was an accumulation of personal life experiences that turned her focus inward. She came from a divorced family and was the only girl among six children of her Asian-immigrant father who always worked multiple jobs. As she was left home with her stepmother and brothers, Jacquelynn figured out how life worked and how she could use self-talk to get through rough days. Through TV shows, she observed life and learned how to interact with others. It was this background that spawned her love of human psychology and human behavior. Do you ever hear that negative voice telling you that you aren’t good enough and that you’ll never accomplish your dreams? You have to differentiate between facts and your assumptions. Jacquelynn says that if you’re going to make assumptions, then assume things that are positive and will serve you well in positive ways. Today’s show is about an unlikely dream and a highly unconventional journey into a man’s world by a strong and creative woman. Her creations spark imagination and motivate children of all ages to turn off the TV, put down the video games, and go outside and play! Barbara Butler is the founder and CEO of Barbara Butler Artist-Builder, Inc. She’s been designing and building extraordinary custom treehouses and play structures for children for over 30 years. Barbara does both residential and commercial work in the US and internationally. Barbara’s mother wanted her to be a lawyer, but she loves working with her hands and learning carpentry skills from her brothers. She moved to San Francisco to pursue her artist’s dreams, and soon landed her first play structure job working in the backyard of Bobby McFerrin (the “Don’t Worry, Be Happy” guy). Creating these magnificent structures became Barbara’s passion, and she still loves her work 30 years later, as she lives her best life as a kid at heart. Barbara’s background Have you always known what you wanted to do with your life? Barbara thought she would be a lawyer, mostly because her mother always told her she’d make a good one. She majored in political science and liked it well enough, but realized she didn’t want to be a lawyer. Barbara didn’t know what to do with her life, so she decided to pursue her love of writing by obtaining an English degree. It was the work she did with her brothers in the summers, learning bricklaying and remodeling, that made her realize how much she liked working with her hands. Painting was also one of Barbara’s interests, so she moved to San Francisco and worked with a friend doing artistic backyard designs - and the rest is history. MC Vikram grew up in a very traditional, South Indian (specifically Malayalee) household where education and church were emphasized greatly. He developed a love for comedy at an early age and decided to take the risk, step out of his cultural comfort zone, and create his own material. Fear of how his content would be received led him to create anonymously, so he could just step away if the reaction wasn’t what he wanted. His leap of faith was worth it as his songs circulated around the world and became extremely popular, changing his life forever. “Welcome to India” Are you afraid to open yourself up to criticism? MC created the parody song, “Welcome to India,” back in 2002, which was the pre-social media generation and an entirely different world. Now, he’s making a comeback with a new generation. His comedy is something he loves doing, not just for himself, but to bring laughter and happiness to others. If you think about your next step too much, then you open yourself up to “analysis paralysis.” MC says that not everything you do will be a success, and the moment you put something into the world, you open yourself up to criticism. MC says that every culture has its expected norms, but Indian culture especially has strict expectations for achievement. Feeling the frustration What drives your dream chase? Tiffany thinks back to a time when she was frustrated with her podcast back in March 2018. She wasn’t receiving any feedback and honestly didn’t think anyone was even listening. She questioned why she was even putting forth the effort, but then she realized she needed to shift her mindset. Her long-term vision stayed the same, but she had to change the way she viewed her target and the way she measured her success. Her advice is to adjust your lens, which can shift your perspective. Tiffany explains that progress requires a certain amount of risk, which is something she learned from a mentor. To grow, we have to risk failure---and those are the moments in which we learn. We have to take chances. Not taking risks is a way of hiding yourself from what might happen on the other side of the risk. Fear hardly ever materializes the way we build it up in our minds. Tiffany says that the reward will outweigh the risk. Value is in the eye of the buyer, and because assessing value is not as simple as it sounds, companies often get this wrong. Ken Rutsky specializes in helping companies tell their story in a way that connects it to the customer. He says that value is all connected to the stories we tell. Defining value We're trying to sell something. Essentially what we're doing is making a trade of the two things they value the most in order of least to more. Money is the thing everybody values, but often buyers value their time even more. They value the time they spend understanding, evaluating, and implementing a solution or a product. We're asking our buyers for two rare commodities, so we have to deliver something that is equal to or hopefully greater in value. As a result, the simple definition of value is what will the customer open his wallet and pay for? Many sales reps perceive that they are creating value but that may not be the case because assessing value is not as simple as it seems. Perceived value Ken said that the biggest mistake sales reps make is overvaluing value. Seems strange to say in a discussion all about value, but it's true. If we're sitting next to each other on an airplane and I'm showing you pictures of my four kids, by the third kid you've probably seen enough. We tend to get excited about our goods and services just like we do about our kids. Many times, we want to show the client thousands of pictures of it. We overvalue what they'll see in it. Instead, we really need to relate our product to our customers. Sales doesn't work the way it once did. Your customer doesn't need you to tell him about your product. They'll go to your website and find out everything they ever wanted to know. In the book Launching to Leading, Ken talks about how salespeople should succeed today. Start by creating that shared context with the customer. Realize, too, that it's the customer's context, not yours. Viewpoint You have to start the conversation about your customer's world. Come in educated about how you can transform your customer's world. In a recent survey of B2B buyers, business buyers ranked product knowledge as the 8th most important factor in the process. They ranked the seller's ability to understand the buyer's business as the number one priority. Number 2 was the ability to teach the customer something he didn't already know. Don't enter the relationship with the intent to sell something. Instead, have a conversation about their business, and then teach them something. Teaching is critical to establishing your value as a salesperson. If the customer isn't learning from you, he could just as easily go to your website instead. In fact, most customers are 60 percent through the process before they ever want to speak to a salesperson. Find a teaching opportunity. Stories Realistically, it is marketing's job to create the stories, but the sellers are the ones who must deliver them and create context around them. Marketing is a one-to-many art. Great sales reps show up and contextualize the stories. Understand the story of your product and how it transforms your customers' business. You have to do the hard work of understanding all these things. There is no magic shortcut. Empathy Sales leaders must operate with a sense of empathy. Understand that marketing is working hard to provide the stories and the materials. If marketing feels like they aren't getting the things they need, there's a shared responsibility to make that connection. Marketers must have empathy for the pressures and difficulties of selling. Great marketers have empathy for sellers. They understand the need to work as a team. Leaders must create that environment of empathy across the organization. Confidence Sales reps have to be competent and courageous enough to show the product very early in the sales cycle. Whether it's a true demonstration or a case study, sellers have to demonstrate value if they want customers to believe it. Don't wait six weeks into the sales cycle. Demonstrate early and often. Sellers must have the ability to create and demonstrate their own contexts. Teach your customer something and then show them how the product can enable the thing you taught him. It can happen in the first call and then it should happen again and again through the process. The teaching diminishes as the process goes along because the customer already understands the possibility. Your competition may be showing the products sooner because prospects don't have the patience they used to have. [Tweet "You can lose the sales you don't even know if you're shy about your value. I often learn from entrepreneurs and I discovered a lot about storytelling and leadership recently during the Florida State Minority Development Council's expo. On today's episode of The Sales Evangelist, we'll hear from two of the entrepreneurs I met there. The best leaders learn from past leaders, whether the leadership was good or bad. CJ Latimore and Gustavo Hermida work in two different industries, but the things they share here apply no matter what industry you're selling in. Urban development CJ Latimore is a public art specialist who characterizes his work as "telling stories through architecture and urban development. He says it's about hanging on to cultural icons even after certain buildings have been torn down. He boils it down to adding a soul to buildings. It's one thing to have a building that's structurally sound but CJ believes it's vital to track the communities and demographics that existed in the building before it was torn down. Very often, when a building is torn down to make way for something new, the previous demographic is forgotten. So is their story. Storytelling CJ says it's possible to tell a story without saying a single word, and he points to art as the mechanism. [Tweet "The art of your legacy is bringing people together. #StoryArt"] We must bring people together more efficiently and create a sense of timelessness along the way. Begin by getting people to hear your story. Sales reps often try to add value to the company without even knowing anything about you or developing rapport with you. Business etiquette Consider this situation from a business etiquette perspective. If you don't know me and you don't know what my story is about, how can you act to help me? How can you add value? CJ's mission is to build images to help people get what they want in a prestigious way. When he shares that with people, they often ask to hear more. And when you can get people to say they want to hear more, they're ready for your story. Survival thinking He said his biggest challenge was lack of awareness. Because the human brain is hard-wired to think about food, shelter, and clothing, stories that don't incorporate those ideas can get lost. The answer, he said, is to be creative. Tell a story that will make people focus on something else even briefly. In this case, many people don't readily know what they can do with art. Perhaps it doesn't make sense to them. They don't go to shows or museums. The trick is to incorporate your uniqueness and associate it with food, shelter, and clothing. Survival and storytelling Everyone has pain and the quickest way to get someone to listen to you is to provide a solution to help their pain go away. You'll have their immediate attention because no one wants to be in pain. If you can share a way to save money, save time, or educate your prospect about saving money or time, that's what everyone wants. People want more time with their family and more time for vacation. Your job is to stop people in their tracks with the solutions you offer. People will remember you more if you're unique and if there's something about you that's meaningful. If it's true that the brain has as many as 300 impulses per minute, you have to find a way to engage three or four of those with your story. Other people telling your story When you can get other people to tell your story for you, that's an indication that you have a great story and that you've told your story well. People love to spread a good story. Since the beginning of time, people have shared the greatest historical events through story. Start with your story and turn it into a community story. Own your story. Compile multiple stories that work and make them your own. Make them exceptional. Give people the results that they need. Company values Gustavo Hermida said that his biggest struggle has always been aligning his company with the right people who will carry the company's values forward. His goal is to find people with integrity who make a promise and then deliver on it. It's important because people often distrust salespeople automatically. But people are people, and buying people are people. He has built a career on putting himself in other people's shoes to understand what will help the other person feel comfortable making a decision or able to move a partnership forward. Finding the right people He expanded his search to include looking elsewhere for the right people. Although previous experience was a welcome factor, it wasn't the main qualifier he was looking for. He discovered that he preferred hiring the right person and then forming that person. [Tweet "You hire people with character, not characters. #HireWell"] Company growth Gustavo started the company with zero base and limited financial resources. Over the last two years, the company has made the Inc. 5000 list of fastest growing companies in America. He caters to small startup companies because when it comes to multifunction equipment, sometimes leasing companies won't offer financing to companies until they're fully established. He helps those companies build their own credit, which has catapulted his company in terms of growth. Gustavo advises being very careful about the people that are working for you. Ensure that they share your company values. Build a team of different ages and different backgrounds. Motivation comes in many different forms, but find people who are self-motivated. When we convince ourselves that we have nothing more to learn, we fail to ask enough questions and we sometimes even commit sales malpractice. Brian Robinson has been in sales for more than 20 years, but he said that he only thought he knew how to sell while he was in corporate America. He calls his plunge into entrepreneurialism the hardest thing he has ever done, and while it was successful, he said his eyes were opened when he entered the world of "you don't sell, you don't eat." Brian is the author of the book The Selling Formula, which codifies the steps he used to succeed in that venture. Intentional questions Many salespeople do the old "show up and throw up." We're so anxious to get to the presentation that we neglect to ask the very best questions we can ask to uncover the needs. We're seeking sincere engagement from our prospect, so this is the most critical component. Brian noticed that the best physicians diagnose illness with a list of carefully-crafted questions. That information became especially important when he worked for Johnson and Johnson selling internal devices for laparoscopy. Though the device was clinically superior to anything on the market, he wasn't getting any responses for trial evaluations. He knew the device was superior, so he combed through the features and benefits and put together a list of questions related to them. He structured them in a specific order and the wording of each was intentional as well. Asking questions He tested the questions, and within about 30 days his trial evaluations doubled because of that list of questions. When word got out that he had produced those kinds of results, people started asking for his list of questions. He passed it along and found that when people followed the questions exactly, they got the exact same results: they doubled their results. Brian grew fascinated with the whole idea of going deep on questions. He even developed a personal mantra that questions are the key to life. Although it took several iterations for Brian to get the list and order of questions exactly right, he stuck with it and he achieved success. There's still an opportunity to make it even better, but it's working very consistently now. Malpractice Brian defines sales malpractice as providing a diagnosis before you really understand the underlying issues. You won't be able to give your prospect the best possible answer, and until you've uncovered a need, you won't be able to proceed to the sales conversation. You have to earn the right to have that conversation. If you rush too quickly into the presentation, your sales presentation won't be nearly what it could have been. The key to all of it is how you create your questions. Get started Begin by making a spreadsheet with three columns. The first is your features, the second is the benefits related to the feature, and in the third column write down every question you can think of related to those features. Then take an 80/20 approach. Of the questions you've written, which 20% of questions will elicit 80% of the most critical benefits of your product? Start with general fact-finding questions and move into those 80/20 in the most appropriate order to identify the needs. Imagine you're selling premade home-cooked meals. What are two benefits to that service? One is that you're saving about 60 minutes per meal on grocery shopping, food prep, and cooking time. The other is simplicity. Now generate questions from those benefits. On a weekly basis, how many dinners do you cook for your family? How much time does it typically take you to make dinner? If all you had to do was move something from the freezer to the oven, how would that affect the frequency of your family meals? Now order the questions from general fact-finding to more specific. Then place the most compelling ones at the top 20 percent of the questions you ask. Emotional level Get down to an emotional level. We, unfortunately, avoid this, often because we aren't comfortable going that deep into our conversations. We also tend to approach these conversations with a transactional mindset instead of realizing these are human beings with deep emotional and physical needs. Go the levels that can motivate us to change. We're trying to make a difference as salespeople. Approach each situation with the mindset that you want to go deeper and ask heart-level questions. Strive to be seen as a trusted advisor instead of as a sales rep. You'll have a connection at the human level. Selling the concept If someone is willing to grab this idea and test it in their own sales conversations, the proof is in the doing. People have been shocked at the effectiveness of this practice because, shockingly, people don't think this way. Brian said he camped out on the questions because that's where the gold is. Sometimes management and metrics prompt us to rush the sales process. That causes us to focus on the wrong things. As a result, we end up working twice as hard with less impressive results. Instead of focusing on outcomes, focus on being so connected to the prospect that the outcome will take care of itself. We get comfortable where we are, so we live in ignorance. We are amazingly connected to our comfort level. We're addicted to it. But in order to grow, you have to embrace struggle. Who doesn’t love a good story? Whether you’re reading, watching, or listening---you can be drawn in before you realize it. My guest today knows the power and magic of storytelling---and he’s sharing some of his secrets with us. Shannon Cason has told stories all over the country with The Moth, Snap Judgment, and his own podcasts, Homemade Stories, and The Trouble. He is the chief educator for the Brutally Honest Storytelling Workshop Series and has worked with several companies, including WBEZ, WDET, and Spotify. He is originally from Detroit, and he’s gracious enough to come on the show to share his knowledge and experience as a dream chaser. The magic of storytelling Can you feel it? I’m talking about the moment when you hear a story, and you know whether someone is “putting on a performance,” using a gimmick, or being honest and open. The first thing Shannon noticed about storytellers is that people are drawn to you when you’re authentic and are yourself, especially when polarizing issues are involved. People simply relate more to truth and real life, and we’re drawn to that in stories because it allows us to see ourselves in the story or the experience. That’s the magic of storytelling. Never thinking of this creative endeavor--or any artistic effort--as something that could sustain him financially, he realized that there would be no other job that would bring him as much fulfillment as telling stories and that he could make a living while sharing his stories and chasing his dreams. “I got this idea, but I don't know if it will make me money.” Does that sound like a familiar statement? Have you ever come up with an online business idea, but thought “Nobody would ever pay for that!” Well, don't dismiss your idea so quickly because the internet is an amazing thing. The internet changes everything and you could make thousands of dollars on almost anything you could think of selling if you just take action! Yes, you've heard of so many business coaches, life coaches, social media coaches, and similar types making money online… well, today we have something different, and you're in for a treat! In our Flip Your Life community, we have a lot of different people with different niches, but this one is one of our favorites! Today's guest is Teresa Perleberg. Her online business? How about “Shearing sheep and turning their wool into a statue!” Okay, that may be oversimplifying it, but it just gets better! Teresa lives on a North Dakota farm with her husband and 4 kids, 93 sheep, 50 cattle. Her husband had worked multiple jobs to provide for their family, she wanted to help out while still being able to stay homeschooling the kids. It turns out that her discovery of an amazing craft (that utilized her sheep wool) would be the solution to this. She does something really awesome called needle felting. You'll have to listen in to hear Teresa explain what that is in detail, but we absolutely love it! She started selling her needle felted art on Etsy in 2008, then transitioned into making needle felting kits and selling them. And because her audience had shown so much interest in taking their needle felting to the next level by learning more techniques, Teresa had started a membership business on Needle Felting. Her online business has grown to have a stable income which was enough for her husband to quit his night shift job and have more time with the family! They are a couple working on transitioning their experiences as wedding photography business owners to an online membership business model. Neil & Kristen owned a wedding photography business for about 5 years. Kristen ran their business full time, while Neil continued with his full time job and helped out as much as he could. Their business was born from their love of photography, but what they didn't expect were all of the back-end business responsibilities and the many, many hats that entrepreneurs wear to keep everything running smoothly. We got to take our kids on a Disney cruise. We went on a cruise down to the Bahamas with our kids. We got to go to Disney's private island which is Castaway Key. We got to go to Atlantis, which is that big resort that you see on TV all the time. I've always wanted to go there just to see it in person. And we got to go on a Disney cruise, and it was just the best experience I think I've ever had on any trip. We just decided to go, and we went. We had the best time. Isaac, when he was coming back, was like, "Dad, that was the best trip ever. I can't believe I got to actually do something like that.” He said it was like all the things he had ever seen on YouTube. Everyone in our family had a really good time, and the best part about it is it's not a once-in-a-lifetime thing. We're already planning on possibly going on another in the near future. My family always laugh at me because Bandit, of course, was our "free" dog. He has now cost us probably thousands of dollars. Shane thought it would be a good idea to get Coco, and Coco is actually a purebred chocolate lab, and we got her from a breeder in town. She has been just the most adorable thing ever. I don't know if we could have afforded dogs before. We have spent so much money on vets and doctors and dog houses, and kennels and cages and toys. Today's guest Lauren is a Flip Your Life Community member. She's got a blog called the Corner of Hope & Mane where she covers topics related to women's hair loss. Lauren works a 9-to-5 job and right now her blog is just a hobby. In the past year she began working on it a little more seriously and has 50,000 monthly page views along with a 2,500-lead mailing list. She currently makes about $1,000/month through ads and affiliate sales, which is great, but she's ready to take her online business to the next level! The first topic we tackle is generating leads. Right now Lauren only has one lead magnet - that's not enough. One of the ideas we gave Lauren is to look at her top 5 blog posts and create a different content-specific opt-in for each. We also discuss the best way for Lauren to monetize her site through a forum. The topic of her blog really lends itself well to a support forum, and we think there is a lot of value in creating a community where she is the leader and support backbone. Even if she only has a 1% conversion rate, Lauren could easily get 25 paying forum members within a month. At $25/member, that's $500/month! The key is to provide real additional value to them and make no apologies for it. To wrap things up we go into Facebook and Google ads, and how Lauren can best leverage them to drive people to her site. Even though hair loss is considered a very personal subject, we found hundreds of thousands of users who have liked hair loss support groups and products on Facebook. There are also thousands of different searches on Google Lauren could take advantage of through Google ads. Her website is rinaorellanaflamenco.com; not flamingo like the pink things you put in your front yard but the flamenco dancing. JOCELYN: Sounds like fun. SHANE: Flamenco dancing. And her question is, “I am working on my product right now, dance lesson videos and I have a small email list of less than 500 people. I am working on my lead magnet as well. My question is, should I have an email list and an autoresponder series at all if I don't have a product to sell yet? What should that look like? I have heard your podcast on sales funnels and I thought it was fantastic, but I'm wondering how to apply it to myself when I don't even have a product to sell?” JOCELYN: All right, so I think that you should definitely go ahead and have an email autoresponder series even if you don't have your product quite ready yet. The reason for this is to get people just more acquainted with you, and get them to know you, and when you do have your product ready to sell, you'll already have your email list there and you would already have been talking to them. In the meantime, what you can do is just introduce yourself and give a summary of what all is included on your website and where people could find it. And then also you can communicate with them and get them to tell you more about themselves; what they are doing in the dance world, what they need help with, what are their pain points that you could possibly solve with a paid product. SHANE: Yeah, one of the very first things that you should do when you are starting an online business is start collecting emails whether you have anything or not. Even if it's just the old, ‘Sign up for my newsletter' or email list or anything – and you are going to get an opt-in done fast, we want you to do a lead magnet, we want you to have a product mentality first and get something up there that you can exchange for an email address. But you've got to have something on the other end of that email collection that's going to happen over time. Even if it's just – this is not a great way to do it, but even if you are just broadcasting every week, ‘Hey, here's my new blog post', or like Jocelyn said, if you are just asking them a question like, you know, ‘What is the one dance step you have the most problem with?' I'm not exactly sure, anything about flamenco dancing, but something where you could open that dialogue, keep people coming back, you definitely don't want to get people's emails and then never talk to them again until you have something ready which might be months down the road because if you do, those leads are warm, that's why they gave you their email address in the first place, but they do cool off over time. I don't have enough money to buy one of the tools like Lead Pages, so what should I do?” JOCELYN: Hey Zach, we really like Lead Pages because they do show you the conversion rates for each type of sales page and I think that that makes it a little bit easier for people who are new at making sales pages because you don't have to guess and wonder if the sales page actually coverts. However, if you don't have the budget for Lead Pages right now, you can also have someone make a sales page or a landing page for you and there are a variety of different places that you can have this made. You can do it on Fiverr, you can go to 99Designs I think is one that does that, oDesk, Elance, all of these places, you can probably find somebody to make a sales page for you for less than your monthly cost of Lead Pages. However, just like I said before, you may not be sure about the conversion rates. But don't stress about it too much because I had, pretty much, the most terrible landing page on Earth on my Elementary Librarian site and it was very successful for a very long time. I have since changed it to a Lead Page and it has increased my sales even more since then. But what I'm trying to say is that don't stress about having the exact, perfect, landing or sales page on your website. Just get something up there to promote your product and tell people about its benefits. SHANE: We actually did a podcast about everything that you can include in a sales page or a landing page and that was flippedlifestyle.com/podcast21 and that'll kind of go through all the elements. I'm not gonna get into that right now about what you need for a landing page, for your digital product or any kind of product that you create. But it's like Jocelyn said, you don't have to use a tool like Lead Pages. It saves you a ton of time to do that, so the cost may look high but you're saving so many hours of your life creating things like landing pages that it's actually really, really worth it and you're actually, probably saving and making more money in the long run by using a tool to create your landing pages. But if you ever have a WordPress site, all you have to do is create a page and put all of the information about your product on that page and put a button to buy it. It doesn't have to look perfect like all the gurus say, it doesn't have to have all these specific, little buttons and bells and whistles and checkpoints and you know, you don't have to have the three columns that are side-by-side. We have made thousands upon thousands of dollars before we upgraded all of our stuff...

SHANE: What's going on guys, welcome back to today's Q&A with S&J. You probably noticed immediately that the audio was a little funky on this episode of the podcast and that is because we are using the internal microphone on my MacBook Pro. We are on the road, we are in a hotel room right now, we are traveling to the Philippines to see Chris Ducker and go to his Tropical Think Tank event. We did not bring our microphones. We do have digital recorders but we do not have that out right now and we had some extra time so we thought that we would go ahead and record a few Q&As to make sure we could keep rolling out the content while we are on the road. JOCELYN: We're actually in a hotel room and I'm sure our neighbors are not too thrilled about this podcast recording but – SHANE: It's 1:00 AM by the way where we are recording this. JOCELYN: Yeah, we're trying to flip our schedule little bit because we are going to the Philippines and it is a 12-hour time difference from us. So, we are staying up all night, or attempting to and recording some Q&A podcast for you guys. SHANE: I thought we can sleep on the airplane on the way there. So, let's jump into today's question; today's question comes in from Sarah and she writes, "I am an attorney working full-time in my own practice and trying to build up my website where I plan on selling digital products to other attorneys. I utilize sites like Fiverr and Elance.com to outsource certain tasks. But I'm a little leery of hiring someone from one of those sites to help me with my website issues. If I provide a freelancer with my username and passwords, so that they can do whatever they want with them, they will also have access to my financial information that I have stored on those accounts. So long story short, what do you do in situations like this? Do you have any recommendations for outsourcing these kinds of projects involving giving someone else either access to your private or financial information, or your username and passwords on WordPress?" JOCELYN: All right Sarah, this is a good question and one that has concerned me as well. But there are ways to give people your information without giving up all of your password information, or your financial information. The first thing you need to do when you are in online business is definitely separate your business and personal financial accounts. That way, in case something does happen, you don't have to worry about all of your personal money being wiped out. SHANE: And you can do this too by setting up just two separate bank accounts or two separate PayPal accounts. Anything like that but what you do is basically anything that anyone would have access to, don't ever keep a lot of money in that. We have accounts where we immediately have money moved every day whenever there's sales made. That way, if someone were to ever get a hold of that information, there's probably only a couple of thousand bucks or a few hundred dollars in that account anyway and everything else is moved by us to an account where they cannot access it so easily.

I am from the frozen Tundra of Minnesota." We do not discriminate, the war was over many years ago, my friend. JOCELYN: It's cool Neil, we like you. SHANE: It's cool, we're cool at Minnesota; see what I did there, 'frozen Tundra', 'cool' with Minnesota? JOCELYN: That was great. SHANE: All right, maybe not. All right, "My question is regarding physical products and services. My wife has recently opened an Etsy shop and I am wondering of you could give some ideas –" I cannot read today "– on getting traffic to her shop. Also, I run a small janitorial business on the side and would like to get traffic to my website. I get maybe 20 visits or so a month to my website. Thank you very much on answering our question." All right, Neil, there's basically two ways; it doesn't matter if you are selling physical or digital products first of all. It doesn't matter if your website sells, you know, widgets, or things, or lawn mowers, or racquetball racquets, or you're selling digital products like e-books or e-courses. Your website exists on the internet, there's only two ways to really get traffic to that site; you can either create a ton of content and let it grow organically or you can pay for it. So what I'm gonna do is talk about how to grow your content organically and then Jocelyn is gonna talk a little bit about paid advertising. Okay, so your wife has an Etsy shop so what she should probably do is maybe start a blog where she can talk about the things that she sells on her website. So, she can create blog posts and have a website where people can come and see and learn about all the things that she creates. Etsy is like an arts and crafts marketplace kind of deal; if you've never heard of Etsy before, where people make things and they sell the things that they make. So I would probably create a blog or something or a website where she can talk about all the things that she makes. We had a client named Sarah over at Printablecharm.com and she sells like printables and things you print out for birthday parties and stuff like that. And she has a website a blog and all those things where she gives people ideas for parties but she sells her stuff over on Etsy. So that would be a great model for you to create content, lots of content where you talk about all the things that you do on Etsy and you are going to grow organically that way and Google is going to find it and you're gonna get search results when people search for those things and you're gonna find blog posts that your wife has written where she talks about those things and she can link over to her Etsy store maybe and sell all that content. There's also a lot of room here where you can share stuff on social media. I know Etsy stuff is very creative; that usually translates very well over to Pinterest; I think Etsy has a greater female audience probably than male audience as well.
