Most real estate investors think their retirement is “handled” because they've got money sitting in a 401(k) or IRA.That's exactly what Carter believed……until his family lived through a nightmare that changed how he sees money forever. In 2008, his mom was just 18 months from retirement when nearly $1 million inside her retirement accounts disappeared during the crash. She'd done everything right. Worked. Saved. Trusted the system. Owned rental properties. And still, the plan collapsed, because the money was never really under her control. That's what sparked Carter's obsession with learning how investors can protect capital, reduce taxes, and stop outsourcing their future to Wall Street. If that story rattled you, the next step is simple…Take control of your retirement. That's exactly what the team at Unified Wealth helps real estate investors do, legally and strategically, with smarter structures, tax planning, and self-directed accounts. If you've got money sitting in an old IRA, 401(k), or TSP and you're not sure it's actually working for you, this is worth a serious look.CLICK HERE to book a free wealth consultation >>Catch you later!LINKS & RESOURCES1,000 FREE Seller LeadsGet your first 1,000 seller leads FREE from our partner BatchLeads and start closing deals immediately. Spencer Reese welcomes Ross Alcorn from Itinerary Boss https://itineraryboss.com/ to discuss credit card points and miles strategies, with special focus on small business owners. Ross shares how he saved $19,000 on his honeymoon, reveals tactical business spending strategies, and explains how military service members can leverage TDY travel and small business expenses to fund dream vacations. Guest: Ross Alcorn - Charlotte, NC-based travel strategist, former sales rep road warrior (6-7 years), real estate investor, and founder of Itinerary Boss. Key Topics Covered Getting Started - The Low-Hanging Fruit: Sign up for FREE hotel loyalty programs (Hilton, Marriott, IHG, Hyatt) Add loyalty numbers to TDY/TAD stays retroactively if needed Military discount: Epic Pass for active duty/spouses ~$200 (normally $1,200) Start with no annual fee cards to build credit and learn the basics Never carry a balance - if you're paying interest, you're doing it wrong Business Spending Strategies: Most common mistake: Using Amex Platinum for everything (only 1x points on most purchases) Capital One Venture X Business: Uncapped 2x points, no preset credit limit Cards earning 3-4x on ad spend (Facebook, Google ads) Use Melio (M-E-L-I-O) to pay vendors who don't accept cards via ACH (2.9% fee) Negotiate early payment discounts (net 15 vs net 30) to offset processing fees Millions in business expenses going uncharged to credit cards The 2.9% Fee Debate: Worth it if redeeming points at 1.5+ cents per point value Effective 25-40% cash back when factoring welcome bonuses + transfer value Business expenses are tax deductible Ross personally pays fees on all expenses knowing he'll redeem at 2-6 cents/point Real-World Example - $19,000 Honeymoon Savings: Cards used: Chase Sapphire Reserve, Capital One Venture, Chase Sapphire Preferred, Chase Ink Business Unlimited Flights: Qatar Q-Suites business class using 200K points (Chase + Capital One) Stayed 11 nights using Hyatt points at Alila properties in Bali Built point stash over 1-1.5 years through group travel booking + daily spend + business welcome bonuses Strategy: Booked award availability 355 days out when British Airways/Qatar released schedules Flexibility: Mixed business and premium economy on return flight Transfer Partners & Redemption: NEVER redeem for Amazon gift cards, statement credits, or low-value portal bookings (0.6-0.7 cents/point) Transfer to airline partners for 2-6+ cents per point value Don't use Amex points for hotels (poor value) Example: 175K Amex points = potential $12,700 business class seats to South Africa Tools: Points.Yeah.com for flight availability and award searching Military-Specific Advantages: Overseas duty stations = less competition for award space (Frankfurt, Tokyo, Seoul) Different inventory than US-based flyers TDY/TAD stays earn hotel points and elite status Annual fee waivers on personal cards (not business cards) via MLA/SCRA Chase Sapphire Reserve: $0 annual fee for military/spouses Strategic Tips: Always volunteer to pay group bills/dinners (earn points, get reimbursed) Premium economy fine for daytime flights under 8-9 hours Business class essential for overnight/long-haul flights (9+ hours) Plan 1-2 years ahead for big trips - comfortable pace to build points Opening velocity: Ross did one card every 91 days at peak (very aggressive) Combine household points (Chase, Amex, Capital One allow this) Book tickets in anyone's name, not just your own Credit Card Stacking Strategy: Don't use one premium card for everything Match card to spending category for maximum points Chase "cash back" cards earn Ultimate Rewards points if you have Sapphire Reserve/Preferred Transfer between household members before booking Welcome bonuses are the real value - daily spend is bonus Business Culture Hack: Instead of $5-10K cash bonus, give employees 500K miles + book their dream trip Tax deductible, builds culture, retains talent More memorable than cash bonus IHG Five Free Nights Strategy: Five free nights at properties up to 60K points/night Ross staying 4 nights in Grand Cayman at $800/night hotel = $3,200 saved Fourth night free on award bookings Anniversary free night each year Used for wedding block, earning 26x points on wedding expenses Common Mistakes to Avoid: Not asking vendors if they accept credit cards Using wrong card for spending category (leaving 2-3x points on table) Redeeming points poorly (gift cards, statement credits) Not tracking card benefits and credits Waiting too long to book award travel Not being flexible with dates/airports Tools & Resources Mentioned: Points.Yeah.com - Award availability search, flight ideas map Melio - Pay vendors via card when they only accept ACH Plastiq - Pay rent/large bills with credit card (2.9% fee) Free Points & Miles Cheat Sheet at ItineraryBoss.com Transfer partner guide and credit card multiplier sheets Key Quotes "There's millions of dollars that aren't being put on cards because of just not asking the right questions." "If you're earning 2x points and utilizing those points to transfer, even with a 3% fee, the numbers pencil when you're redeeming at 2-6 cents per point." "175,000 Amex points could be used to get you business class, first class seats - we used 176K Chase points for $12,700 worth of business class seats to South Africa." "Don't redeem for Amazon gift cards, statement credits, or through the portal - you're getting 0.6-0.7 cents per point. That's terrible." "Why give a $10K cash bonus when you could give someone 500K miles and book them a trip to Greece or Bali they'd never do on their own?" Who This Episode Is For Military small business owners and real estate investors Service members with TDY/TAD travel Anyone spending on business ads, inventory, or vendor payments Military spouses running 1099 contractor businesses People planning big trips (honeymoons, bucket list travel) Those currently leaving business value on the table Anyone wanting to turn business expenses into free travel Action Items Sign up for all major hotel loyalty programs today (free) Add loyalty numbers to upcoming TDY stays Check if vendors accept credit cards (or use Melio) Review current card stack - are you earning maximum points per category? Download free cheat sheet at ItineraryBoss.com If planning big trip: Start building points 1-2 years ahead Check military annual fee waivers (MLA/SCRA) Combine household points before booking award travel Contact Guest: Ross Alcorn Website: ItineraryBoss.com Free Points & Miles Cheat Sheet (includes transfer partners + credit card multipliers) Social: @ItineraryBoss (all platforms) Host: Spencer Reese Website: MilitaryMoneyManual.com Instagram: @MilitaryMoneyManual Recorded on Veterans Day. Spencer and Jamie break down the 10 core principles of Bogleheads investing and show how military service members can apply this simple, low-cost approach to build wealth through the TSP and other accounts. If you're overwhelmed by investing advice or tempted by day trading and crypto, this episode cuts through the noise with a proven strategy that's worked for decades. Hosts: Spencer Reese (former Air Force pilot, 12 years active duty) and Jamie (active duty officer) The 10 Bogleheads Principles Develop a workable plan - Create an investment policy statement (even informal) to guide decisions during market volatility Invest early and often - Automate contributions to remove decision fatigue; increase TSP allocation today Never bear too much or too little risk - Age-appropriate asset allocation; avoid the old G Fund default trap Diversify - Don't put all eggs in one basket; TSP funds cover entire US market plus international exposure Never try to time the market - Time IN the market beats timing the market; market dropped 19% in April 2025, now up 38% from that low Use index funds when possible - TSP offers five low-cost index funds; 90% of active managers can't beat index funds over 20 years Keep costs low - TSP expense ratios under 0.1%; avoid predatory companies charging 1-2%+ fees Minimize taxes - Leverage Roth TSP and Roth IRA; military tax advantages (BAH, BAS, combat zone exclusion) Invest with simplicity - LADS approach (Low-cost, Automated, Diversified, Simple); Warren Buffett's S&P 500 bet crushed hedge funds Stay the course - Measure performance in decades, not days/weeks; don't panic sell during downturns Key Takeaways Why Bogleheads Philosophy Works for Military: Takes power back from financial advisors and complex products Simple enough anyone can succeed with minimal effort Perfect match for TSP's low-cost index fund structure Removes emotion from investing decisions TSP Advantages: Five index funds (C, S, I, G, F) cover nearly entire investable market Lifecycle funds automatically balance risk by retirement year Expense ratios under 0.1% (incredibly low) Now defaults to lifecycle funds instead of G Fund (huge improvement with Blended Retirement System) Common Military Investing Mistakes: Old G Fund default trap - cost retirees millions in missed gains Trying to time the market or day trade Paying high fees to predatory companies Not automating contributions Measuring performance over days/weeks instead of decades The Math That Matters: First $100K took Spencer 4+ years; second $100K took 2 years (compound growth accelerates) Market will drop 30% in next 10 years (guaranteed) - but timing it is impossible S&P 500 gained 125% over 10 years vs. best hedge fund's 87% in Warren Buffett's famous bet April 2025 market drop: 19% down, then 38% up from that low within months Diversification Made Easy: C Fund: 500 largest US companies (S&P 500) S Fund: ~2,000 smaller US companies I Fund: 5,000+ international companies (20+ developed + emerging markets, excludes China/Hong Kong) Combined: Total US and international market exposure Add VXUS in Roth IRA for China/Hong Kong exposure if desired Automation is Your Friend: Log into MyPay once, increase TSP allocation, never think about it again Every promotion or time-in-grade raise = bump allocation by 1% One decision removes 100 future decisions Eliminate decision fatigue and emotional reactions Fee Impact Example: Predatory companies charge 1-2%+ fees TSP: Under 0.1% Fidelity FZROX: 0% expense ratio Vanguard funds: 0.03% Rule of thumb: Stay under 0.25%, ideally under 0.10% Resources Mentioned Books: "The Little Book of Common Sense Investing" by Jack Bogle "The Military Money Manual" by Spencer Reese (available at MWR Library, Libby app, Amazon) Investment Accounts: TSP (Thrift Savings Plan) - Military 401k Roth TSP and Roth IRA (tax-advantaged accounts) Recommended brokerages: Fidelity, Vanguard, Schwab Key Terms: LADS: Low-cost, Automated, Diversified, Simple Index fund vs. active management Expense ratio and basis points Asset location strategy Investment Policy Statement Previous Episodes Referenced: TSP deep dives (search podcast) Roth TSP vs. Roth IRA explanations "Do Better" episode on predatory companies Real-World Examples Lieutenant with $50K in checking account - proves military pay allows saving, just need to invest it Service member paid off all auto and student loans in 3 months of deployment Retirees with $250-500K in G Fund who missed out on millions Enron, WorldCom, Lehman Brothers - why diversification matters MicroStrategy (MSTR) - current example of concentrated risk Who This Episode Is For Military service members at any rank TSP participants unsure how to invest Anyone tempted by day trading, crypto, or "get rich quick" schemes New investors overwhelmed by options Service members paying high fees to financial advisors Anyone who wants a simple, proven wealth-building strategy Quick Action Steps Log into MyPay and increase TSP allocation (even 1% helps) Verify you're in appropriate Lifecycle Fund (birth year + 60-65 years) NOT in G Fund unless near retirement Set automatic annual increases (1% per year) Open Roth IRA at Fidelity, Vanguard, or Schwab Read "The Military Money Manual" (free at base library) Stop checking account daily - check quarterly at most Contact Website: MilitaryMoneyManual.com Instagram: @MilitaryMoneyManual Book: "The Military Money Manual" (Amazon, $3 Kindle, free at MWR libraries) The Bogleheads philosophy has helped millions become millionaires through simple, low-cost index fund investing. As a military service member, you have access to one of the best low-cost investment vehicles in the world - the TSP. Stop overthinking it, automate your investments, and stay the course.

Brian "ALF" O'Neill from Wingman Wealth breaks down the game-changing TSP in-plan conversion feature and reveals why this could be a 6- or 7-figure lifetime tax savings for service members who get the strategy right. Main Points Roth vs Traditional Basics- Roth is "tax insuranc" against future taxation Why Military Tax Rates Are So Low What Are TSP In-Plan Conversions? New feature launched January 28, 2026 Convert traditional TSP to Roth TSP while still serving (previously had to wait until separation or age 59½) Can do up to 26 conversions per year Entire converted amount added to taxable income for that year Critical: TSP does NOT allow tax withholding; must have cash set aside externally Conversions are irreversible (no recharacterization allowed) The Combat Zone Golden Opportunity CZTE (Combat Zone Tax Exclusion) drops taxable income to near-zero Can convert large traditional TSP balances at 0-12% tax rates during deployment year Don't have to convert while physically in combat zone—any time during that tax year Example: E-5 deployed full year could convert $50,000+ at minimal tax cost Combat zone contributions also pro-rata (10% CZTE balance = only 90% of conversion taxable) This opportunity disappears after separation—can't replicate as civilian Tax Planning Essentials Paying the Tax Bill Strategic Timing for Conversions Best time #1: End of year (November-December) when you know actual income Best time #2: During market downturns—pay tax on lower value, convert more shares Example: $10,000 balance drops to $5,000, convert at 12% = $600 tax vs. $1,200 Don't tie conversions to deployment timing—tie to when you can see full-year income picture Can dollar-cost-average with multiple conversions throughout year (but probably unnecessary) The "2-1-0" Framework (Advanced) Two: Optimize for two spouses, married filing jointly, similar lifespans One: Optimize for surviving spouse facing higher single tax rates (widow/widower penalty) Zero: Optimize for heirs—prepay tax bill, leave Roth money to children Advanced strategy: High-earning children gift parents money for Roth conversions at parent's lower rate Who Should Convert and How Much Five-Year Rules and Withdrawal Restrictions Common Mistakes to Avoid Implementation Details Related Strategies When Professional Help Makes Sense First-time converters with 5-figure amounts Complex family situations (multiple income sources, kids in college) High-income earners considering large conversions Anyone uncertain about tax projections Use MFAA advisors, Military Tax Experts Alliance, or fee-only CFPs Resources & Links Wingman Wealth: wingmanwealth.com Military Financial Advisors Association (MFAA): militaryfinancialadvisors.org Fighter Pilot Finance Facebook Group (managed by Alf) Nectarine: hellonectarine.com (fee-only advisor consultations) Military Tax Experts Alliance: militarytaxexperts.org IRS Estimated Tax Payments: irs.gov Dinky Town Calculators (free tax projection tools): dinkytown.net/taxes.html Related Podcast Episodes: Episode 2: TSP Deep Dive (most popular episode) Various TSP fund analysis episodes Key Takeaways TSP in-plan conversions launched January 28, 2026—military members can now convert traditional TSP to Roth while still serving without waiting for separation Combat zone deployments create once-in-a-lifetime opportunities—CZTE income drops taxable income to near-zero, enabling $50,000+ conversions at 0-12% tax rates You must have external cash for taxes—TSP does NOT allow withholding from conversions; need savings, refund, or estimated payments ready Most military members face higher retirement tax rates—pension + civilian job + Social Security likely pushes you into 22-24% brackets, making Roth conversions at current 10-12% rates a no-brainer Conversions are irreversible—no recharacterization allowed, so measure twice and do tax projections before converting Market downturns are conversion opportunities—when account value drops 50%, you pay tax on half the value but convert the same number of shares BRS members have automatic conversion candidates—5% government match always goes traditional, creating ongoing conversion opportunities if you're in low brackets State residency matters enormously—converting while legal resident of Texas saves 5-13% vs. high-tax states like California or New York This could be six-figure lifetime tax savings—depending on account size, career length, and strategy execution, potential $10,000-$100,000+ in tax savings November is optimal conversion month—you know actual income for the year, can calculate exact bracket room, and avoid year-end surprises Spencer and Jamie offer one-on-one Military Money Mentor sessions. Overall in December, 13 of 15 funds came back in the black. Only the F and S funds posted negative returns in December as compared to November. Happy New Year! As 2025 comes to a close, the team looks back on the stories from the True Sunlight Podcast that defined the year, and the systems that made them possible. In this special year-end episode, Mandy provides an update on Cory Fleming's ‘Early Release' and LUNASHARK's digital librarian Kate Thomas takes listeners on a journey through twelve audio clips, one from each month, highlighting the investigations, interviews, and turning points that shaped LUNASHARK's work in 2025. From Pastor JP Miller's lawsuit warfare and eventual federal indictment, to the corruption exposed in Scott Spivey's killing, to Karl Stoller's silencing in the Bowen Turner case—this episode traces the patterns of corruption, the protection of powerful men, and the systemic failures that continue to plague America's justice systems. But we also celebrate the wins: Lee Gilley's indictment in Texas, the charging of former Deputy Billy Squires, the federal cyberstalking charges brought against JP Miller, and federal Child Sexual Abuse Material charges for former SC state rep RJ May and former long-time magistrate judge James Gosnell. Gosnell has pleaded not guilty. This isn't just a recap—it's a reminder of why sunlight matters, why this work must continue, and why your support makes accountability possible. As we look toward 2026, one truth remains clear: the work is far from over, but together, we're making a difference…. And That Is A Big Deal!

Main Discussion Points Know Where You Are Before You Start Track your spending using apps like Monarch Money, YNAB, Rocket Money, or simple spreadsheet Face your financial reality- write down all debt and net worth even if it's negative Government shutdown proved why emergency funds matter: 3-6 months of expenses minimum Example: $500 car repair covered by emergency fund eliminated stress entirely Unique Military Financial Advantages Tax-free income: BAH, BAS, COLA not subject to federal income tax or payroll taxes (7%+ savings) State tax residency: Change to tax-free state (Texas, Florida, etc.) when stationed there! Spouse can too under Military Spouse Residency Relief Act TSP match: 5% automatic match after 2 years for BRS members. Don't leave free money on table Healthcare and housing covered through Tricare and BAH/base housing Example: Saving $300/month by changing state residency adds up to thousands annually 2026 Numbers to Know TSP contribution limit: $24,500 (up from previous year) TSP annual additions limit: $72,000 (includes match and combat zone contributions) Roth IRA limit: $7,000 per person ($14,000 for married couples, even if spouse doesn't work) Military pay raise: 3.8% coming. Automate at least 1% of increase into TSP E6 with 8+ years gets roughly $150-180/month extra income from pay raise Priority Order for Tax-Advantaged Accounts Contribute 5% to TSP (get full government match for BRS members) Max Roth IRA: $7,000 for you, $7,000 for spouse Go back and max TSP at $24,500 Only then consider taxable brokerage accounts Total to max everything: $48,500 for married couples Don't stress if you can't max—contributing 10-20% is still excellent and beats average American 5% savings rate Invest Simply Using LADS Method Low-cost, Automated, Diversified, Simple TSP Lifecycle 2075 fund: 60% US stocks, 40% international, minimal bonds—perfect set-it-and-forget-it option Alternative: 80% C Fund, 10% S Fund, 10% I Fund Don't performance chase because last year's winner often becomes next year's loser Boring is beautiful in investing. Let it compound for 20 years Path to Military Millionaire Status E7 example: $500/month starting as E3, by age 45 = $1 million at 7% return Real example from Reddit: E7 with 14 years, $600,000 saved, contributing $20-25k/year In 10 years that E7 will have $1.2 million just from money already contributed (before new contributions) Add military pension: $30k/year plus $40k from 4% rule = $70k annual income in retirement Time is your biggest asset. US stock market doubles roughly every 7-10 years Common Mistakes to Avoid in 2026 Not contributing to TSP at all (minimum 5%, goal 15%+) TSP loans for non-emergencies...change behavior instead New car trap: 7-year car loans becoming standard, shooting yourself in financial foot Lifestyle creep: Give half of pay raise to savings, half to lifestyle improvements Waiting for "perfect time." SHOW NOTES: Welcome to the final episode of The Money Pit, where we celebrate more than 21 years of helping you turn your house into a home you love. In this bittersweet finale, Leslie Segrete and Jim Kenzie reflect on our many years of offering floorboards-to-shingles advice while honoring the legacy of our late friend and long-time co-host, Tom Kraeutler. Thank you for more than two decades of The Money Pit. And remember: you can do it yourself, but you don't have to do it alone. - Preventive Maintenance: We emphasize that consistent home maintenance is the most vital habit for any homeowner, because small tasks like cleaning gutters or changing filters prevent the most expensive disasters. Remember, a home is a living thing that requires constant care and attention to truly reward its inhabitants. - Common Homeowner Mistakes: We do a review of the most common homeowner pitfalls we've seen on The Money Pit, such as the temptation to hire the cheapest contractor, which often leads to poor quality and higher costs in the long run. We also hear from listeners about water and moisture issues; make sure you address those, because they will never resolve themselves and only grow more destructive over time. - Home Improvement Projects That Pay Off: We detail home improvement investments that pay off every time, such as prioritizing energy efficiency through insulation and smart thermostats to increase comfort and reduce bills. Additionally, we recommend focusing on lighting upgrades and safety essentials like smoke alarms and secure railings to ensure a home is a place where families can thrive. Q & A: - George in Arkansas dealt with a chilly bedroom despite a 72-degree thermostat setting. We advise him to add 15 to 20 inches of insulation in his attic and use the back of his hand to find and seal drafts around window jams and outlets. - Cliff in Nebraska wanted to know how to make new wood picture frames look like weathered barnwood. We suggest burning the wood with a propane torch and using a wire brush to remove the soft char, creating a "driftwoody" texture before staining. - Lori in New Jersey asked how to treat a garage floor coated in thick oil and grease. The answer is to pressure wash the floor with a TSP solution and then apply a durable, two-part epoxy floor finish. - Lisa in Texas inquired about the safety of older two-prong outlets in her 1960s home. We explain that while they can be safe with adapters, it is much better to hire an electrician to upgrade the wiring to a modern, grounded system. ASK A QUESTION: Need help with your own home improvement or décor question? We'd love to help! Have you ever wondered what a Social Security bridge strategy is? In this episode, Floyd Shilanski, CFPⓇ breaks down how these strategies can help retirees wait to claim Social Security and boost their lifetime income. Rather than filing for Social Security at 62, some retirees use their TSP, 401(k), or other savings to cover income needs until they reach full retirement age or even 70. Floyd discusses why living longer matters, how waiting can increase your monthly income, and why each person needs a plan that fits their situation. Most importantly, this episode focuses on planning, coordination, and making choices that fit you, instead of following advice from friends, neighbors, or social media. If you're getting close to retirement and unsure about when to claim Social Security, this episode will help you see your options and the pros and cons of each.
Big changes are coming to your TSP catch-up contributions in 2026 and if you miss them, you could accidentally throw off your entire tax strategy.
In this episode, I break down nine practical money moves I believe every service member can use to build long-term, generational wealth.
