Hello darkness, my old friendI've come to talk with you againBecause a vision softly creepingLeft its seeds while I was sleepingAnd the vision that was planted in my brainStill remainsWithin the sound of silence That first chorus of that song has haunted me over the last few days.  I'm not sure why or what is causing it to play on repeat.  Every dream in the last week has had that song playing over and over in my head/dream.  I was told that the story behind the song is a blind man, who was Garfunkel's best friend in college and had a sudden on-set of blindness.  However, Paul Simon actually wrote the song.  I'm still trying to figure out why it has been playing over and over in my head.  Maybe it is because I'm stressed and having anxiety over the whole job search thing.  I was approved for my unemployment and that is some stress relief, but that is not going to carry us through the month of September. I read something this week that said maybe I'm looking to hard or have too much I'm trying to do at once in order to see what might be waiting.  I can identify with Darkness.  There have been times in my younger years where when I dreamed there was only darkness and a voice would talk to me, but I could never see the face of the man talking.  I was never afraid of the man speaking and he was not evil or dangerous.  I always believed he was trying to teach me something or show me something that I needed.  Going to therapy is not something new to me.  I've been several times and it was needed for different things.  It's funny how every time you go to see a therapist they always ask the same questions. “Do you ever think about hurting yourself or killing yourself?”  My answer is always the same.  “No I could never kill myself because it would hurt too much.”  Pain is physical, mental and emotional and usually at the same time.  When I was doing research on my OCD and the symptoms, one of the things I read was that picking at injuries and keeping them open is a side effect.  It is almost automatic for me.  I've been so stressed and going through menopause again or continuing, and so I have a lot of open places on my back.  I wake up to blood on my gowns or on the sheets or the mattress.  The pain makes me feel.  I know that sounds stupid, but it does.  I'm trying to control it which totally defeats the term OCD.  In the last few days, a lot have healed enough that I can't open them back up, which is good.  I've also bought some scar cream to help me get rid of the scars and hopefully it works.  I'm not sure that is part of the darkness in my life or not.  I've been laid off once this year and fired once this year.  I was so stressed out working for the company I was fired from that I had to start taking something for depression and anxiety.  Sleeping pills help me to stop my brain for working overtime or at least slow it down.  I am not a cutter and never have been, but the research I did on the OCD showed me a lot.  I guess the darkness could be considered my depression I'm suffering.  The other thing that is causing stress and is no one's fault is the health of my husband.  We have doctor's appointments on 17th to see what if anything can be done to help him walk again, Also to see if we can get some help for him or for me so that I don't have to worry so much about him.  If he can't get better he will wind up in a wheelchair.  Wow! There's an epidemic of loneliness which is causing all kinds of physical and mental illness. Generation Z (adults ages 18-22) and Millennials (adults ages 23-37) are lonelier and claim to be in worse health than older generations. In an article entitled How Your Church Can Respond to the Loneliness Epidemic, the former surgeon general, Dr. Vivek Murthy, is quoted as saying that loneliness causes “an insidious type of stress” that leads to chronic inflammation and an increased risk of heart disease, arthritis, and diabetes. Loneliness has the same effect on mortality as smoking 15 cigarettes a day.”The most common expressions of loneliness I’ve heard over the years are:I need a friendI need helpI need to shareI need intimacyThese are painful cries that are causing painful lives. Loneliness is a big problem. Marriage is God's bigger solution. It’s no surprise that loneliness has grown as marriage rates have declined and marriage break-ups have increased.Let's gaze and be amazed at God's solution of marriage – both to someone of the opposite sex, and also spiritual marriage to Christ (Eph. 5:22-33).MARRIAGE IS FOR FRIENDSHIPAdam was lonely: God said, “It’s not good for man to be alone” (18).So God gave him a best friend: Eve was to be his companion. Marriage gives us a best friend,But Christ is the best friend.“A friend is great, but I need help in my daily life.”MARRIAGE IS FOR HELPAdam had no helper: He named all the animals alone. God gave him the best helper: God said, I will make a helper fit for him” (18)Marriage provides a helper,But Christ is a better helper.“I appreciate the help, but I have a craving to live a shared life.”MARRIAGE IS FOR SHARINGAdam was different to animals: God saw that for all the animals surrounding Adam, he could not share his life with them nor they with him (19-20)God gave him someone to share life with: Adam immediately recognized Eve as someone he could share his life with. “This at last is bone of my bones and flesh of my flesh.” She’s exactly like me.Marriage lets us share our lives,But Christ lets us share our secrets.“I'm a bit embarrassed to admit this, but I need physical intimacy too.”MARRIAGE IS FOR INTIMACY (25)Adam was distant from animals: He was so different to the animals; they could not give him the intimacy he craved.God gave him closeness: They became one flesh (24). They were both naked and both unashamed (25).Marriage unites us physically,But Christ unites us spiritually.Could God have designed anything better than marriage between one man and one woman? Companionship instead of loneliness. Help instead of helplessness. Sharing instead of solitariness. Intimacy instead of distance.Now of course, sin has entered since then. This has not only increased our need for marriage but also damaged marriage. Some never find someone to marry. Some end up in terrible marriages. Some marriages break up. Our response must not be to give up on marriage (or re-define it) but to seek spiritual marriage to Christ above all.LIVING THE BIBLEFind friendship, help, sharing, and intimacy in God's gift of marriage, and ultimately in God’s gift of marriage to Christ.

Significantly tighter credit, the potential abolition of negative gearing and increase in the capital gains tax rate, falling property prices, new apartment supply… these are some of the head winds facing property investors today.Given these challenges should you give up and not invest in property? I don’t think so. In fact, good investment opportunities tend to reveal themselves during times where there is negative sentiment and/or uncertainly.I would like to share with you four tactics that you can employ to mitigate many of the above risks and ultimately enjoy quality long-term returns.Tactic 1: Invest with owner-occupiersIt is prudent to invest in a location and type of property that suits owner-occupiers equally as well (if not better) than investors. By doing so you increase your pool of prospective purchasers which will help drive property price appreciation. Also, if future changes in tax legislation negatively impact investor demand, the owner-occupier market will still underpin demand for your investment property.The chart below from CoreLogic (from 2016) sets out the percentage of units and houses owned by investors. Most inner-city high-rise residential towers are often marketed to investors and due to the sheer quantity of these apartment towers, they are probably responsible for skewing the percentages somewhat. However, this sector is a good example of one that you must avoid like the plague – for lots of reasons including that fact that this it is dominated by investors.Chart: https://www.prosolution.com.au/wp-content/uploads/2018/09/Corelogic-units-v-houses.pngTactic 2: Invest before 2020The Shorten government has stated that its ban on negative gearing and higher capital gains tax rate will only apply to properties that are purchased after a yet to be determined date. That is, these new rules will not apply retrospectively to property you already own. Assuming the election occurs in May 2019, I expect that it will take at least one year to draft and pass legislation. As such, perhaps the earliest practical start date for these new tax rules would be 1 July 2020. Therefore, if you purchase an investment property before this date you will still enjoy the current negative gearing benefits and 50% capital gains tax discount.Tactic 3: Level up on qualityAs discussed in my recent article in The Australian newspaper, if the ALP’s tax policies are implemented as proposed, they will reduce the after-tax long-term return on property by 26% from 12.6% p.a. to 9.3% p.a.The best way to mitigate the negative impact of higher taxes is to generate higher returns. And you cannot expect above-average returns from below average quality assets. Therefore, you absolutely must invest in the highest quality assets that you can afford.In my book, Investopoly, I talk about how notionally there are sub-grades with the class of investment-grade properties and these will have an impact on the potential investment returns that you can enjoy. Therefore, if you are going to invest in a property, borrow the full cost (using equity in existing property) and putting all existing and future surplus cash in a linked offset account is the best approach.In regard to repayments, consider opting for principal and interest repayments as it will save you approximately 0.48% p.a. in interest (as interest only loans attract higher interest rates). Better still, you might consider running your repayments through a line of credit so that is soaks up the principal portion of the repayment. This will give you the best of both worlds i.e. the lowest interest rate whilst minimising the cash flow cost of the investment through only funding interest only.The point with this tactic is that due to much tighter credit, getting your loan structure right is even more important today.Remember, we are playing the long gameI have written about this a lot previously but it’s a good reminder. A lot of the potential risks facing investors today have been experienced before. They will have an impact in the short run, but not in the long run. The property market has generated very good returns over the past 3 to 4 decades. Over this time, it has endured many changes in tax (far more severe than what are on the cards today), double-digit interest rates, economic shocks, market crashes and so on. The risks today are nothing new. If you are investing in property you are best to take a very long-term view and ignore any short-term worries. Long term investors that are focused on quality are always rewarded.Uncertainty your friendI recall attending an auction in October 2008. Two weeks prior to this auction, Lehman Brothers filed for bankruptcy and the share market was in free-fall (it lost 35% of its value between September 2008 and March 2009). According to the media, the end of the world was nigh. It was a very volatile time. Anyway, back to the auction, I bought the property for $1.21 million. In a normal market it was probably worth $1.4-1.5 million. This property would be easily worth $2.5 million today (due to personal circumstances I don’t own it anymore). My point is, during times of uncertainly and low consumer sentiment, opportunities can arise but only if you are looking for them.Therefore, perhaps now is not a bad time to start investing in property. That said, I don’t think there is good or bad time to invest. You do it when your circumstances allow it. Ignore the media and run your own race.

Blue是F&C Music/Ai Entertainment公司继FTIsland后又一打造的实力派乐队,2009年07月30日在日本出道,2010年01月14日在韩国出道,由两位吉他手兼主唱郑容和与李宗泫,一位贝斯手李正信,一位鼓手姜敏赫组成。2009年8月19日在日本作为独立乐队发行首张mini专辑《Now & Never》,于2010年1月14日发行韩国mini一辑《Bluetory》,正式在韩国出道。2009年起四位成员相继出演了多部高人气电视剧,以演员的身份得到了认可。代表作品:《孤独》《LOVE》《直觉》《Hey you》《I&`&m sorry》等。春夏秋冬爵士民谣风格的乐队,成立于1988年,成员为金钟镇和金泰国hyukoh(赫吴) 由四个1993年生的同龄朋友: 队长兼主唱吴赫(Oh Hyuk)、吉他手Hyun Jae、贝斯 Dong Gun 以及鼓手 In Woo 所组成,而团名正是取自主唱名字倒过来的。其中乐团的灵魂人物吴赫在北京出生成长(直到大学才回韩国),在当时的女友和母亲的影响下开始学音乐,一直以来独自写歌的他,在首张专辑完成后决定组乐团,透过好友的牵线介绍认识了Dong Gun、Hyun Jae以及精通钢琴、长笛、小提琴等多种乐器兼制作的才子鼓手 In Woo(本来竞速滑冰选手,后来腿受伤才放弃改学音乐),2014年5月四人乐团终而成型。而团员们也透露当初听demo带时,主唱吴赫的好声音是吸引他们加入的一大主因。2014年8月发行首张EP专辑 [20] ,是吴赫在中国时期独立完成的,虽然专辑完成后乐团才成军,但其他成员也参与了不少讨论修改完成。这张专辑没有任何宣传,而是透过口碑相传获得越来越多关注。black hole一个韩国非常知名的速度金属乐队。这个乐队1986年发表第一张专辑,算是韩国金属乐队的先行者,乐队的歌主要表现了要寻求自由的意志。吉他手Joo Sang Kyun 是韩国非常受尊敬的音乐人,也是位知名的社会活动家。THE SOLUTIONS2012年出道的四人乐队,详细信息欠奉Nell韩国年轻乐队中的代表性乐队,韩国内部极具知名度的团。由金钟万,李正勋,郑在元、李在京四位成员组成,于1999年组队,主唱的声音同样很有特点,很清澈,带着点忧伤。Nell的音乐做得很有Coldplay和the Verve的感觉,Britpop又带点迷幻,在pc国绝对算的上是独树一帜的音乐风格。他们的歌听来都有一种贴近自然,很大气恢弘的感觉,和主唱清澈的声音相得益彰张基河和脸们张基河,韩国独立乐队主唱兼词曲创作人,毕业于韩国最高学府首尔大学社会学系。因2008年参加了第10届ssamzie声音庆典被大众广为人知,同年在《[1] EBS空间共感》舞台上展现出他独特的音乐及歌词,在网上引起极大回响,独特的音乐风格成为了张基河的象徵。2013年参加了MBC电视台王牌综艺《无限挑战》2013自由路歌谣祭,与HAHA搭档组成Seventy Fingers(HAHA& 张基河和脸孔们)演唱了歌曲《super杂草man》张基河在组合“张基河和脸孔们”担任主唱和词曲创作人,该组合在2008年5月份成立,组合成员有张基河(主唱)、李民基(吉他手)、Jung Joong-yeop(base)、金贤镐(架子鼓)、长谷川阳平(吉他手)、李宗敏(键盘手)和全日俊(架子鼓)。张基河的成名歌曲应该是《廉价咖啡》这首歌,这首歌销售记录突破了1万张。曾经荣获了第六届韩国大众音乐奖的三个奖项。他特有的说唱方式吸引了当时的韩国音乐界很多歌迷热土豆Hot
