The average rate on the popular 30-year fixed mortgage rose to 7.72% on Tuesday, according to Mortgage News Daily. Mortgage rates follow loosely the yield on the 10-year Treasury, which has been climbing this week following strong economic data. Rates have not been this high since the end of 2000. At the beginning of this year, the 30-year fixed rate dropped to about 6%, causing a brief burst of activity in the spring housing market. But it began rising steadily again over the summer, causing sales to drop, despite strong demand. The current trend appears to be even higher, with the possibility of rates crossing over 8%. The Federal Reserve did not raise interest rates two weeks ago but indicated the possibility of another hike this year and fewer cuts than expected next year. Turn it into a marketing lever A lot of people are afraid of pre-inspections because they think there’s a liability issue with disclosure. Actually, a pre-inspection solves a lot of potential problems and puts us in the driver seat for our clients, allowing us to control the delivery of information and eliminate the negatives during the positioning phase. There are 3 marketing strategies every real estate agents should employ There are three different way we can market a property, and most agents only scratch the service of one. Preemptive (hyping it up before it goes on market), broad-based (marketing to everyone), and piling on niches. How to create a market of one A lot of people think scarcity is dictated by the market, but we can actually drive scarcity up and down. We can do this by creating points of scarcity about the property we’re trying to market. Ask yourself what makes this property unique and what people can’t get anywhere else. The seven steps to fetching higher commissions are pre-inspection, professional staging, professional photography, marketing, creating scarcity, driving urgency and negotiation. As we put these pieces together, we form a complete marketing strategy that will exceed our clients’ goals. Our goal when speaking to a potential client is not to rationalize the value of these things based on the cost. It’s about the impact and the value they receive and the return that comes from them. In this episode, Kim and Mike talk to Todd Tramonte about how you can organize your to-do list so that you can start to do more of what you love doing and less of what you don't. Key Takeaways! Todd works for a residential real estate company where they help a couple hundred families buy and sell homes in the DFW, Texas area. They operate in a unique way, like a law firm or an accounting firm would, with high levels of specialization. (1:11) Master to-do list. He recommends that you get all of the stuff that you are trying to remember out of your head and write it down. This is your master to-do list. (3:19) Once you discover your superpower or your unique giftedness, you need to be doing this all the time. Try to minimize everything that keeps you in the way of doing what you do best. (4:44) Irritations, Tolerations, and Fascinations. Make a list of all the things in your business that you hate to do, called your irritations. Then in a different column, right down the things that you can tolerate doing, your tolerations. Finally, right down a list of all the things that fascinate you and bring value to other people when you do them, which are called your fascinations. (5:41) With your irritations, you need to move them into 1 of 3 categories (9:28) Automate it. Take something that you must do frequently and automate it with technology or something else. Delegate it. Make someone else do the task. Eliminate it. Take this task and get rid of it if possible, especially if it isn't necessary anymore to your success. With your tolerations, you need to move these into 1 of the 3 categories from above: automate it, delegate it, or eliminate it. (11:41) With your fascinations, try and do more and more of these tasks! (12:49) Revisit these lists quarterly so that you can make sure that your tasks are still in the right columns. (12:56) Everyone has unique different irritations, tolerations, and fascinations. Don't feel guilty about making someone else do the stuff that you despise, because that might actually be something they love doing. (14:01) Todd personally has delegated leading meetings that he had in his toleration/irritation columns to other people who used it as a way to grow as leaders and he got to spend that time doing more fascinating and productive things. Building a team from scratch is hard, especially if we have nobody to guide us. What should we know about building a team and leveraging systems? Is money the only measure of success in real estate? In this episode, Todd Tramonte shares his path of how he built a successful team and what we can learn from his journey. If you are the best technician in your business, you don’t really have a good business -Todd Tramonte 3 Things We Learned From This Episode Put systems in place to maximize your productivity before making hires (09:30:12-20) Many team leaders make the mistake of hiring more agents, and end up being overstaffed, when what they actually need is to be more productive. When we don’t have systems in place, our agents’ efforts will be scattered, and their productivity levels will drop. This is not because they are understaffed, but because they are overwhelmed by not having a clear roadmap and a system to follow. Chase freedom, not money (14:50-15-33) Nobody wants money. We want what the money will get us. Many agents are handcuffed to the money and have no time for the things that matter. Investing our time in cross-training and focusing on the growth of agents will allow us to delegate some of the responsibilities and get more time for ourselves and families. Be perseverant in your follow-up (41:40-32:45) Don’t think of yourself as someone who annoys prospects with messages and calls. We have a solution to their problem-- they just don’t know about it yet. Have a system in place, and don’t be afraid to make phone calls or send messages because our clients will be the ones who get the most out of it if they hire us. We shouldn’t get handcuffed to our business. We can prevent it by investing time in the education and cross-training of our agents. Don’t allow only one person in the business to “hold the keys”, even if that person is yourself. This is the start of how we step out of production and into more time for ourselves and our families.
