Conversations of substance with people I admire, mostly in the field of residential real estate in the San Francisco East Bay Area. This show is both industry facing, and consumer facing, which makes it somewhat unique. Listeners can access content about the state of the East Bay real estate market. The podcast also features local top-producing agents, brokers, rising stars, or agents who have simply niched down and can share their strategies.Outside of real estate there are many conversations with local business owners, historians, politicians, and non-profits, people whom I believe provide value to the local community and enrich my experience of living here.I've been a California licensed real estate agent since 2003 selling real estate mostly in the Berkeley/Oakland/Albany/El Cerrito area. DRE#01398898

Starting August 17 we enter into a new era of real estate practice in terms of how the buyer's broker gets compensated for the hard work of the individual buyer's agent. There's a lot of information packed into this short episode. For convenience, please find a transcript to the episode here.I'm going to keep strictly to the facts here. This is not the right time or place to offer an opinion, or to speculate about how all of the following will unfold. Frankly, it will take several months at minimum for each State, each region, each metro, each city, and possibly even each neighborhood to find their new normal.Although these changes are national, I can only discuss the forms that we're using in California since I'm licensed only in California and have access only to the California Association of Realtors forms library. For Buyers: Please find a guide from the National Association of REALTORS® here. For Sellers: Please find a guide from the National Association of REALTORS® here.Declan Spring is a licensed CA REALTOR® DRE#01398898

This podcast episode is cross branded with a new weekly podcast I'm hosting and producing on behalf of Bridge Association REALTORS®. I thought I would take the opportunity to highlight the second podcast I've been hard at work on, The Bridge Association of REALTORS® Podcast, by publishing an episode to the Let's Talk, with Declan Spring podcast.Today I'm chatting with Bridge AOR affiliate member and mortgage lender Evelyn Freitas, with Guaranteed Rate. Evelyn has been a mortgage lender since 2004, entering the profession after 18 years in small business management and accounting. Evelyn fell in love with the work of helping people achieve their financing and family goals through home ownership and realized that the skills she had developed in her previous career found a higher expression in the service of these goals. We discuss what it is buyers' should ask when qualifying a loan agent, what types of products and services are offered by various lenders, and what level of care and communication buyers' and REALTORS® should expect from a loan agent. We also talk about the recent CalHFA Dream for All program and its sudden and incredibly quick withdrawal from the market, and I ask Evelyn if other types of down payment assistance or equity sharing programs exist. Today we're talking all about disclosures, with my guest Jenny Cook. As my Transaction Coordinator, Jenny is a vital member of my team managing the day-to-day task of ensuring my real estate transaction files are compliant with CA Department of Real Estate rules & regs. I can't think of a better person to talk through disclosures with me and save me from being accused of mansplaining! There are numerous real estate websites consumers can go to for property information. Some of them are owned by real estate brokerages, some not. The general information they provide is useful but it's not the property specific disclosures that licensed agents have access to. At a certain point it becomes essential to work with a real estate agent to gain access to disclosures and to also understand how to interpret the disclosures. This podcast is an effort to help you understand how to approach reading a disclosure packet once you've received it from your agent.Think of this as a workshop! Please follow along with us as we read through a disclosure packet. Click here to download the disclosure packet we're referencing in the podcast. I've also included some key disclosure documents that we discuss in the podcast. This podcast is designed to be listened to along with Episode #23 on Home Inspections and Episode #27 on Pest Inspections.

It's been 2 years since the real estate market roared back to life after the initial COVID lockdown in March 2020. Interest rates dropped in 2020, and as people took the time (and had the time) to reevaluate their lives and what, where, and how they wanted to feel about life, the real estate industry was about as hot as it could get. But is the wind starting to blow from another direction as we head into the summer of 2022? It's hard to say definitively that the market has or is shifting but it sure feels like it... I thought I would take my concerns about a changing market to my colleagues as I sat today at an open house. Ben Stewart has 18 years experience as a financial advisor and portfolio manager. He founded Stewart Wealth Management in 2007, after spending seven successful years as a Vice President at Wachovia Securities. I greatly enjoyed chatting with Ben! He has a very matter-of-fact approach to investing and is so incredibly down to earth and comfortable with sharing his vast insight. He never over complicates the conversation with opaque lingo or flashy "solutions".Ben serves his clients with high energy, a pro-active work ethic, and a creative investment approach to build wealth. He strives to take the mystery out of the complex world of investments with simplified communication and effective stratgeies . Ben has specialized knowledge in not only stock and bond markets, but also real estate investments. Ben grew up in Novato, California and graduated from California State University of Sacramento in 1996.
Aman Daro is becoming a regular on the podcast, and with good reason. If you've ever received statistical charts from me or any Red Oak Realty agent showing aspects of the real estate market in the East Bay most likely they were conceived of and compiled by Aman Daro. Aman Daro is COO at Red Oak Realty but is more fondly thought of as "the data guy". I encourage you to listen to episode #5 of the podcast, my first conversation with Aman, to better understand his mission at Red Oak Realty and his approach to tracking data and uncovering market trends. In this conversation with Aman we talk about “the pandemic market”, roughly described as the period from mid-March 2020 to July 4th, 2021; the return of seasonality since July 2021 and into the Fall market; how to set seller expectations for the Fall market; efforts to gauge buyer demand in the Fall market. We also speculate cautiously about what buyer demand will look like through the end of the year; the record number of home sales in the inner East Bay in 2021; a likely decrease in the number of units sold in 2022 and why it's important to prepare for media spin and understand the context for a decrease in total units sold; algorithm predictions & pitfalls; iBuyers & the East Bay, and more.Aman Daro is CA licensed real estate agent DRE##1350412

Tina Kopko is a CA licensed Marriage and Family Therapist and Advanced Certified Grief Recovery Specialist® . She's also a friend with whom I enjoy endless conversation as we hike the lovely local parks in the east bay hills. Today's conversation is an invitation to the listener to take stock of your own mental health. The emphasis in the media in the past 18 months has been mostly on physical health and well being but the enormous toll the past 18 months has had on our mental and emotional well being is every bit as concerning and far more difficult to assess. I hope you enjoy today's conversation and that it's useful to you. To learn more about Tina Kopko and her practice please visit her website at authenticitina.com. Tina Kopko, CA MFT License #53393

Open Houses are back!! In this fairly short conversation I catch up with the wonderful Simon Black, a fellow Red Oak agent and Realtor®. Simon is a consummate professional and a particularly effective and knowledgeable open house host. I though Simon would be the ideal guest to chat with about the very recent update to health guidelines that allowed for the welcome return of public open houses this past weekend. We talk about the logistics of open houses during this new period of COVID guidelines; adjustments to marketing property during shelter-in-place that might become normal in the post-COVID era; Matterport and other digital tools such as floorplans and social media. Simon Black is a licensed CA Realtor® DRE# 01983547
Alissa Custer is a top-producing agent known especially well for her dominance in the City of El Cerrito, CA, where she's perhaps better recognized by her team name and brand MAJ Realtors. I was excited to chat with Alissa because I've watched her rise to prominence with great respect and professional awe/curiosity. I'm deeply grateful for Alissa's extraordinary generosity in explaining step-by-step the details of her marketing efforts and for making the structure accessible to other agents. In our conversation we discuss Alissa's start in California real estate in 2004 working alongside her father, a broker, in San Luis Obispo; her move to the East Bay in 2010, building momentum in her career and gaining an edge, running a business like a business, investing in business, committing to a long term marketing plan, farming (a lot about farming), farming coupled with social, team building, expansion, the power of commitment, and, of course, social media, video, and, my favorite, list vs sales price. This is a shorter podcast than usual. In this, my second conversation with Aman Daro, I wanted to quickly understand if the stories I'm hearing in the field about this being the most intense and hot market ever are in line with actual market data. Or are we just exhausted from adjustments to work life as a result of the pandemic? If you've ever received statistical charts from me or any Red Oak Realty agent showing aspects of the real estate market in the East Bay most likely they were conceived of and compiled by Aman Daro. Aman Daro is COO at Red Oak Realty but is more fondly thought of as "the data guy". Aman Daro is CA licensed real estate agent DRE##1350412

This episode means more to me than I can say. It's truly one of the great good fortunes of my life to count Edna Olmstead among my closest friends. Edna spent 28 years at Red Oak Realty before retiring about a decade ago. I was fortunate to join Red Oak and become her friend right before she retired. You'll forget as you listen to her that Edna is much older than you are! Edna laughs more than most people. Edna cares more than most people. Edna lives more than most people. I hope you'll enjoy this conversation. It was a joy to record.
If you've ever received statistical charts from me or any Red Oak Realty agent showing aspects of the real estate market in the East Bay most likely they were conceived of and compiled by Aman Daro. Aman Daro is COO at Red Oak Realty but is more fondly thought of as "the data guy". I wanted to understand this challenging year in real estate not in an anecdotal way but from a grounding in the data. What I discovered is that Aman Daro is a storyteller. Here's the story of real estate in 2020 from the perspective of Aman Daro, the data guy at Red Oak Realty. We also dip into some speculation about the future of real estate agent careers with the advance of technology, data on the effect of elections on the real estate market, and the CA wildfires. Aman Daro is CA licensed real estate agent DRE##1350412
Herman Chan is a top producing Realtor® with Golden Gate Sotheby's International Realty in Berkeley, CA. We talk about his almost accidental start in the business, his adventures in LA, various aspects of marketing from social media to video and what the term Luxury Real Estate really means. We also talk a little about local real estate stuff like the clear cooperation rule and list vs sales price. Herman Chan is a Broker Associate and licensed CA Realtor® DRE# 001988025
Felicia Mares is a Realtor with Abio in Oakland, CA. Felicia is only 3 years young in the industry and recently turned 30 years old. It struck me that 2020 must be a uniquely challenging year for newer agents who traditionally rely heavily upon open house activity as a source of new clients. I first became acquainted with Felicia through her presence on social media, Instagram in particular. She brings a very strong game! We talk a lot about social media and her journey so far in her new career. We also talk about video, podcasts, virtual staging vs live staging, licensing, training, goals & accountability, and some other local real estate stuff. Felicia Mares is a licensed CA Realtor® DRE# 02028970
Pat Leaper is one of the founders of Red Oak Realty in Berkeley, CA (founded in 1976). Red Oak Realty is where I've hung my license since 2010. There's some great industry and local history here and we also talk about best agent practices, what are the resources and methods that successful agents use, the formation of Red Oak, ethics then and now, real estate practice then and now, alcoholism, being an agent vs being a broker, drive and empathy, ambition and success, coronavirus: impact on the market, list vs sales price, what to ready ourselves for in the next couple of years. Pat Leaper is a licensed CA Realtor® DRE# 00408309
