Today our guest is Derrick Lawson, co-executive director of CATLL and CASCD and a former principal at all three school levels. Derrick shares practical strategies for building relational capacity with staff and students at the start of the school year, and why the first days of school should be spent on connection, not content. He also explains how school leaders can build staff capacity for relationship-building by modeling connection activities, creating shared resources, and embedding brief connection routines into every staff meeting throughout the year. In this conversation, Derrick offers important reminders for educators and leaders: Students will not learn at their best until they feel seen, heard, and valued, and that environment has to be built intentionally before content can stick. Teachers who say relationship-building "isn't their thing" often just lack a structure or script. Giving them ready-made activities and modeling them first removes that barrier. When leaders model connection activities with staff, teachers replicate them in their classrooms. What you put in front of people is what you are most likely to see spread. Ten years from now, students and staff will not remember individual lessons, they will remember how you made them feel. The Sacramento Local Agency Formation Commission (LAFCo) meeting held on June 3, 2026, focused on administrative updates, a significant office relocation, and a strategic discussion regarding fire district consolidations in the South Delta. Administrative Actions and Budget The Commission addressed several routine and administrative matters: Consent Calendar Corrections: The action summary for the April 1st meeting was amended to include the approval of an annual update for the Florin County Water District, which had been omitted. Consulting Contracts: Commissioners questioned a monthly retainer for CV Strategies. Staff clarified that the $2,500 monthly fee (averaging 15 hours of work) covers background administrative matters even when meetings are cancelled and ensures the agency is not charged for overages during busier months. Financial Status: The Executive Officer reported that the agency is currently 94% funded for the year, pending a few remaining checks. Relocation to 1000 G Street The Commission unanimously authorized a new five-year lease for administrative offices at 1000 G Street, Suite 380. Cost Savings: By co-leasing the space with the California Association of LAFCos (CALAFCO), Sacramento LAFCo will only pay 72% of the rent, leveraging a significant cost-sharing opportunity. Improved Facilities: The new location offers better amenities, including larger conference rooms for public meetings and special district advisory committees. Public Member Recruitment The recruitment process is underway for the public member and alternate public member positions, whose terms expire at the end of the year. Process: Recruitment is "passive" to ensure neutrality, with notices sent to all local public agencies and media outlets. Deadline: The application deadline is July 3, 2024. Municipal Service Reviews (MSR) and Fire District Concerns A major portion of the meeting involved updates on the five-year MSR project plan, which aims to ensure no agency's service review is more than 10 years old. Current Projects: Updates are currently in progress for various agencies, including the Florin Resource Conservation District, Metro Fire, and countywide cemetery districts. South Delta Fire Districts: Commissioner Hume raised concerns regarding the Delta Fire, River Delta Fire, and Isleton Fire districts, citing leadership instability in Isleton and potential legal/safety issues with out-of-county contracting. Future Study: The Commission agreed to agendize a request for the August meeting to authorize a specialized study. This study will examine economies of scale and potential consolidation of these districts to improve service delivery and public safety in the southern portion of the county. The meeting adjourned to a closed session following these discussions.

The Modern Therapist's Survival Guide with Curt Widhalm and Katie Vernoy
Before You Refer to the Hospital: De-Escalation, Safety Planning, and Wraparound Care for Teens in Crisis When a suicidal teen is in crisis, is the hospital really the safest call? What outpatient therapists need to know. Curt Widhalm, LMFT, leads this episode from his work running a comprehensive DBT private practice in Los Angeles that specializes in higher-acuity adolescent cases, including teens with serious suicidality, self-harm, and emotional dysregulation. These are exactly the clients most often routed toward psychiatric hospitalization or platform-based care, and Curt argues the default-to-hospital reflex frequently makes things worse, not better. Drawing on recent research and his clinical experience, Curt walks through the iatrogenic harms of adolescent psychiatric inpatient care, why post-discharge is the highest-risk window for completed suicide, and how clinician anxiety can drive premature 5150 holds and crisis referrals. Katie Vernoy, LMFT, joins with years of LPS-designated assessment experience from community mental health, naming what really happens when a teen gets sent in, including the relational rupture that often starts the moment a crisis evaluation is requested. Together they show outpatient therapists, including solo practitioners, how to build the clinical infrastructure that makes hospital diversion a real option: standardized risk assessment, collaborative safety planning that starts at intake, verbal de-escalation, family-integrated care, and wraparound treatment teams that include both formal providers and informal natural supports. This is a continuing education podcourse. Therapists can earn 1 CE credit through the Modern Therapist Learning Community at moderntherapistcommunity.com. What you'll take away: - How to recognize when a teen client really needs inpatient care, and when escalation will cause more harm than help - How to use standardized risk assessment tools (C-SSRS, LRAMP) without losing the therapeutic relationship - How to build a safety plan that actually works, and what to leave out (hint: no-suicide contracts) - What to teach parents about verbal de-escalation and environmental modifications at home - How to construct a mini Intensive Outpatient Program inside a solo or small-group practice - Who belongs on a wraparound treatment team, and how to find informal supports that families often forget to mention - How systemic barriers and health disparities shape access and outcomes for Black, Hispanic, and lower-SES adolescents Timestamps: 00:15 - CE intro and how to earn 1 CE credit 05:17 - Why outpatient therapists need real de-escalation protocols 11:23 - What actually happens during a crisis evaluation, with Katie's LPS-designated insights 18:46 - Iatrogenic harm and post-discharge suicide risk in adolescents 26:27 - Distant admissions, capped beds, and reentry into school and community 30:43 - Building safety plans from the first session, not the first crisis 34:32 - What belongs in a comprehensive adolescent safety plan 41:05 - When a teen says "I want to die," and why language matters 47:27 - Family-integrated care in solo private practice 48:56 - Building a mini IOP without the institutional overhead 55:29 - Wraparound teams and the role of informal natural supports 59:51 - ROIs, HIPAA-compliant communication, and minor consent 1:01:00 - Health disparities and access for marginalized adolescents Earn 1 CE credit: Therapists can earn 1 CE credit for this episode through the Modern Therapist Learning Community. Is the Bay Area housing market heading for a crash in 2026 — or quietly setting up one of the smartest buying windows we've seen in years?Join Spencer Hsu, a top 0.5% real estate agent in the U.S., as he breaks down what's actually coming for Bay Area real estate in 2026 — based on over 20 major forecasts from Fannie Mae, Zillow, Redfin, Realtor.com, the California Association of Realtors, and real on-the-ground data from helping 65+ clients move in 2025.While headlines continue to swing between “market crash” and “rate cuts will save everything,” the reality is far more nuanced. 2026 isn't shaping up to be a boom or a bust — it's a normalization year, and that creates opportunities most buyers and sellers are overlooking.
Send us a textDr. Jeffrey Gould and Dr. David Stevenson recount founding California Perinatal Quality Care Collaborative (CPQCC) in the mid-1990s, transforming California's fragmented perinatal care system. Initial success required organizational development expertise—not just databases—to transform stakeholders into partners by identifying mutual value. They created California Association of Neonatology, secured Packard Foundation support, and unified competing academic centers and private practitioners. CPQCC's disciplined approach—pods meeting biweekly, shared data, non-hierarchical teams—contributed to California achieving the nation's lowest maternal mortality while national rates climb. Gould emphasizes quality improvement as structural intervention building relationships and improving working conditions. For aspiring leaders, they advise: identify what teams value, use data to reveal challenges, build consensus around shared goals. The Industry Relations Podcast is now available on your favorite podcast player! Overview Rob and Greg break down the newest developments in NAR governance, the fallout from the failed referral-fee disclosure vote, and the rapid moves by industry players like eXp and CAR to implement their own transparency standards. They also examine broader structural questions: Should MLSs raise the bar? Is the NAR brand salvageable? The conversation then turns to Zillow's decision to remove climate-risk scores, shifting public sentiment, and the growing political and economic pressures facing housing, affordability, and real estate professionals. Key Takeaways NAR's proposed change to the Code of Ethics regarding referral-fee disclosure failed—not at the board level, but at the delegate body, highlighting severe governance issues. eXp and the California Association of REALTORS® are moving ahead with their own transparency and disclosure updates, signaling a break from NAR's direction. The discussion raises whether MLSs should (or realistically can) "raise the bar," with Rob arguing it could undermine the MLS value proposition. Greg and Rob note that weakened enforcement and membership incentives make it difficult for NAR to rebuild the Realtor brand without major structural reform. Zillow has removed on-site climate risk scores after industry pushback, which Rob frames as Zillow aligning with shifting consumer and cultural sentiment. The hosts raise concerns about affordability, generational frustration, and political volatility—warning that real estate professionals must better understand and respond to consumer mood. Did Zillow really offer Compass up to $1.6 BILLION a year if they'd let Zillow help "double-end" pre-marketed listings? In Episode 343 of tWiRE, we break down Robert Reffkin's viral post, what that alleged offer actually was, and what it says about portals, power, and who really controls the consumer relationship in today's real estate market. Then we zoom out to everything shaking the 2025 housing market this week: Zillow quietly scrubbing climate-risk scores from listings, new pushes for referral-fee transparency, and fresh affordability data showing just how hard it is to rent or buy on a normal income. In this episode, we cover: Compass vs. Zillow Reffkin's claim that Zillow dangled a $1.3–$1.6B "revenue uplift" if Compass let the portal route every buyer to a Compass buyer's agent on pre-marketed listings. Why Compass says it walked away, what this means for double-ending deals, and how real estate agents should talk about this with their own buyers and sellers. Zillow pulls climate data Why climate-risk scores vanished from listings. MLS complaints about accuracy versus buyers' right to know about flood, fire, and heat risk. What this change means for consumer trust, disclosure, and liability going forward. Referral fees and fine print How the California Association of Realtors is rewriting forms to spotlight referral fees after NAR's failed vote. Why big brokerages are rolling out their own enhanced referral-fee disclosures anyway, and what smart agents should be doing now. Affordability crisis check-in New numbers showing the typical retail worker earns tens of thousands less than they need to afford the typical apartment. A construction labor crunch that is driving up costs, slowing new-home delivery, and deepening the housing affordability crisis. How labor, regulation, and rent burdens are colliding to keep housing out of reach for many renters and first-time buyers. Prices, new construction, and buyer regret Zillow data showing record-level price cuts and what that really means for sellers who still want "spring 2022 money." New-construction's price premium dropping to a record-low 10.2% and why builders are suddenly some of the most motivated sellers in the market. Buyer's remorse falling sharply as days on market stretch, contingencies come back, and buyers get more time to think. Contracts, cancellations, and mortgage rates About 15% of October home-purchase contracts falling through and where cancellations are clustering. Mortgage rates finally ticking lower, why demand barely moved, and what to watch as markets react to the next round of economic news. Whether you're an agent, buyer, seller, or real estate investor, this episode is all about power and pressure in today's market: who controls the listings, who controls the fees, and who is getting squeezed on the ground.

To address this challenge, Orbia, Netafim USA along with California Water Resilience Initiative (CWRI), launched the Ag Modernization Fund, a first-of-its-kind investment vehicle that pools private-sector capital to directly fund irrigation upgrades for growers. Backed by Keurig Dr Pepper, Gilead Sciences, and General Mills, the fund closed in 2025 with $300,000, already supporting five farms spanning 200 acres. These projects, to be completed within the year, are projected to reduce water use by 491 acre-feet — nearly 159 million gallons annually, enough to fill 241 Olympic-sized pools. This fund is also listed on the UN-backed CEO Water Mandate's Water Action Hub, aligning with global sustainability goals to address water stress across 100 priority basins worldwide — 8 of which are in the United States. Most agents chase the dream of selling luxury properties in LA or Orange County, but what if the real fortune is hiding in overlooked, “unsexy” markets? Cyrus Mohseni didn't just stumble into real estate investing; he cracked a code in a place most people would never think to look: Muncie, Indiana. While most agents were fighting for overpriced duplexes in LA, Cyrus was quietly buying homes for the price of a used car, building a 100+ unit portfolio, and reshaping an entire community. Now, he's not just investing in properties, he's working with city leadership, redeveloping neighborhoods, and using the profits to fuel a new venture in real estate tech that could completely rewrite how brokerages operate. Cyrus leads one of the top-producing teams in Orange County, closing $100M a year while simultaneously scaling in the Midwest. He's done what most only dream of: turning small-town, distressed real estate into a scalable system and leveraging those wins into tech innovation that will leave behind the agents who refuse to adapt. How did he end up investing in Muncie? What's the biggest issue that holds tech companies back in real estate? How do agents make sure they aren't out of the business in the next two years? In this episode, Cyrus shares how he built his empire in Muncie, what he's building next in real estate technology, and why AI isn't just a shiny tool; it's the tidal wave that will wipe out 40% of today's agents. Things You'll Learn In This Episode The overlooked goldmine of C+ markets Everyone wants the luxury listings, but Cyrus built his wealth by buying $3,000 boarded-up homes in a small town. Could the markets you've ignored hold the highest ROI? Stop being the operator, start being the visionary Cyrus scaled past the grind of cold calls and open houses by shifting into visionary leadership. Are you still stuck in the weeds, doing what your hires should be doing? AI isn't optional; it's survival Just as DocuSign changed real estate forever, AI will 100x that disruption. 40% of agents won't survive this shift. Will you be one of the ones who adapts, or one of the ones replaced? Building more than wealth Beyond profits, Cyrus is helping Muncie shift from a “city everyone leaves” to a place where Ball State graduates start families and careers. What happens when your investing strategy creates not just returns, but revival? Costa outlines the challenges facing education today, including social disengagement, mental health issues, and the integration of artificial intelligence. He also stresses the need for community engagement, parent involvement, and a shift away from antiquated, adult-centric school systems. He believes the purpose of schooling should be to provide every student with the opportunity to pursue their dreams, regardless of what they are. Costa advocates for changes like different scheduling and focusing on mastery learning over traditional grading. The Role of Community and Social-Emotional Learning: Costa emphasizes the importance of unifying the community and building trust between parents and the school system. He believes social-emotional learning (SEL) is a foundational and essential component of education, helping students develop emotional intelligence and learn how to be productive social members of society. Challenges of Modern Education: The biggest challenges Costa faces include how to use artificial intelligence, improving literacy skills, and student mental health. Stop Wasting Your Time on Awareness Campaigns Curt and Katie chat about the limitations of performative awareness campaigns and the need for action-oriented advocacy. Inspired by the article Stop Raising Awareness Already by Ann Christiano and Annie Niemand, they critique viral campaigns like Kony 2012 and the CDC's zombie apocalypse campaign, highlighting the importance of targeting the right audiences, crafting compelling messages, and developing a theory of change. Transcripts for this episode will be available at mtsgpodcast.com! In this podcast episode we talk about the limitations of awareness campaigns Curt and Katie talk about what to do instead of focusing precious time, energy, and resources on advocacy that is solely about awareness. We look at what has worked in the past and how to implement that now. Why Awareness Alone Isn't Enough Performative awareness (social media posts, profile filters) often doesn't lead to real change. Examples of failed awareness campaigns: Kony 2012: Viral but lacked sustainable action. CDC's zombie apocalypse: Popular but ineffective at promoting emergency preparedness. HPV vaccine campaign: Faced backlash due to misinterpretation of its message. Some awareness efforts even create harmful counter-movements (e.g., “All Lives Matter” in response to BLM). The Importance of Targeted Advocacy Broad awareness campaigns often miss key decision-makers—advocacy should focus on specific audiences. Examples of effective advocacy efforts: Lobbying for minors' rights to amend therapy records. Medicare reform efforts for mental health providers. California Association of Marriage and Family Therapists (CAMFT) educating legislators about MFTs. Developing a Theory of Change Advocacy needs clear goals and strategic planning. The story of Rosa Parks demonstrates effective timing and targeting in advocacy. Successful campaigns require repetition, patience, and clear calls to action. Practical Steps for Effective Advocacy: · Move beyond awareness—advocate for policy changes, funding, and direct action. · Target specific audiences (lawmakers, healthcare providers, educators). · Craft messages that resonate—ensure they lead to measurable change. · Develop a theory of change—plan advocacy efforts with long-term impact in mind. On June 28, 2022, the Greater Victoria Emergency Response Team (aka GVERT) was working as a quick response team for narcotics surveillance when a call went out of an active bank robbery in progress. Two suspects, covered almost completely in body armor and heavily armed with SKS rifles were robbing the Bank of Montreal branch in nearby Saanich BC. The suspects had herded all of the bank patrons and employees into the back of the bank and then proceeded to wait more than 12 minutes in the entrance vestibule of the bank hoping to ambush and kill the responding officers. In accordance with their policy of remaining covert until suspects left the bank to avoid creating a hostage situation, responding officers from Saanich, Central Saanich and nearby Victoria PD descended on the area and inserted into covert locations around the bank. The GVERT team left the surveillance and headed immediately to the bank. As they arrived on scene and gained situational awareness, the two male subjects, covered head to toe in armor and armed with SKS 7.62 x 39 rifles with high-capacity magazines, exited the bank. The team raced into the parking lot in their surveillance van, deployed a flashbang, and began to exit to effect arrest. As they did the suspect nearest the van calmly turned and opened fire on the van. In just a few seconds, 6 of the 7 operators in the van were shot, some multiple times. All of them were injured and at least one of them was at immediate risk of death. The remaining team members and patrol officers returned fire eventually killing the suspects. What transpired over the next few minutes can only be described as a heroic performance by team members and army of patrol officers and other first responders who quickly transitioned from taking the suspects into custody, to searching for a possible third shooter, clearing the bank, freeing the hostages, dealing with numerous IEDs and most importantly providing care and transport for their injured teammates. This is the first of a two part series that will look at this event through the several different perspectives. This episode will be unlike any previous episode of the debrief because of the sheer number of people we were able to interview. The agencies, patrol officers and teams involved in this incident gave us access to more than a dozen people who responded to the event. As a result, we will be seeing incident from the perspectives of the team commander, team leaders, detached sniper element, assaulters, medics, and even the patrol supervisor for the day. It is our hope that doing so will allow us to understand not only what happened, but how their training allowed them to succeed in an almost unwinnable situation and how their lessons learned from the event informed future training and tactics. In this first part we will look at the timeline of the event itself, in part two we will sit down on video with three of the team members to look back at the events and formally discuss lessons learned. In keeping with the standard policy of the debrief we will not mention the suspects' names or objectives in the hopes that they will be lost to the sands of time. We will however mention the names of responding officers as they are heroes and need to be remembered as such. One additional note, this episode has a corresponding decision-making exercise created by the California Association of Tactical Officers. Please be sure to run that exercise with friends or your team.
