On today's episode of THE FINANCIAL COMMUTE, host Chris Galeski welcomes Justin Mitchell, Founder of Realworld Asset Group, to discuss investment opportunities in real estate. Firstly, Justin and Chris review SB 9, an act that was passed in efforts to improve housing supply issues and affordability in California. This act allows homeowners to create up to four homes on an existing parcel. Therefore, real estate investors can turn a lot that is large enough into multiple rental units. Justin recommends investors who are considering this option to look into properties with detached garages since they allow more flexibility when building and adding units. He also urges investors to do their research on zoning rules, which can be specific to different municipalities.Furthermore, Justin says the increase in interest rates will affect multi-family home construction projects as developers try to obtain loans. Regional banks are generally more open to creative financing than big banks, so if more clients continue to leave regional banks, there will be less access to borrowing for real estate developers. Two new polls show Tim Ryan and JD Vance locked in an absolute dead heat heading down the stretch to Election Day.  In this edition of the 21 News Podcast,  managing editor Justin Mitchell talks to Dr. Don Levy of Siena College Research Institute about the trends in this race. Levy talks about the unusual Ohio phenomenon where double-digit percentages of voters say they'll vote for DeWine for Governor and Tim Ryan for Senate, as well as some key shifts in Vance's favor. Bottom line: The race is coming down to whoever can turn out a sliver of the nine percent who still say they're undecided: Will they vote for one of the candidates or will they skip the race entirely? 

VFX supervising Stranger Things is the latest in a series of remarkable achievements for Justin Mitchell. After trying his hand at acting and lighting, Justin moved into animation and VFX, scoring credits on Charmed and Final Destination 2. In 2008, Justin joined Scanline VFX, where he's worked on a succession of incredible projects, including 2012, Super 8, Iron Man 3, Tomb Raider, Cosmos, and The Nevers. Justin talks about how he's seen the industry shift since he started working in it, with Scanline expanding from 10 to 1,300 people, and the emergence of streaming platforms, virtual production, and artificial intelligence. He also reveals how he's learned to lead a team and explains how he uses Scanline's proprietary software to create and revise shots according to directors' wishes.

Justin is the founder and CEO of Yac, a voice collaboration tool for remote teams. Yac is an acronym of 'Yelling Across Cubicles.' He noticed over the years of working remote that the accepted culture of getting stuff done was to have meetings all day. He and his team started thinking about how to increase the amount of communication that happened during the day, without increasing the number of meetings. Yac is the end result of their combined efforts to make this happen. Yac is a byproduct of their partially remote, design and development agency based out of Orlando called SoFriendly. While it did come out of a desire to help remote teams feel more connected, they actually started by scratching their own itch. FASD Hope is a podcast about Fetal Alcohol Spectrum Disorder (FASD), through the lens of parent advocates with over nineteen years of lived experience. Episode 109 highlights the AMAZING advocacy and work of the Adult Leadership Committee of the FASD Changemakers. Two members of the ALC, CJ Lutke and Kat Griffin are featured in this episode.  FASD Changemakers The Adult Leadership Committee (ALC) of FASD Changemakers is a renowned group of citizen researchers and experts who each have diagnosed FASD. It is made up of CJ Lutke, Myles Himmelreich, Katrina Griffin, Justin Mitchell, Anique Lutke and Emily Hargrove, a group who have experienced all the events commonly associated with FASD but have learned how to overcome obstacles, maximize potential and re-define success. They use their combined lived experience to work together as consultants, advisors, trainers, presenters, mentors, group moderators, bloggers, and as various university research project team members. As well, they develop and lead their own survey research, which has received wide attention from researchers, institutions, agencies, organizations, and government and is currently being used to help focus research directions and questions. CJ Lutke, who is 38, was diagnosed with full FAS as an infant and adopted by her foster family at age five, along with an older brother and sister who also have FASD.  She is a well-known speaker on FASD, having presented at and participated in many conferences, seminars, training sessions and other events over 20 years.  CJ actively provides advice and consultation and participates both as an advisor to and working member on research projects.  She has just been appointed to a high-level Access to Justice Committee chaired by the Chief Justice of the Supreme Court of British Columbia.  She is the author of an on-line blog that is hosted by NOFASD Australia and followed globally.  As well, CJ has been a member of the Adult Leadership Committee (ALC) of FASD Changemakers for 15 years.  She was the co-lead on their first ground-breaking Lay of the Land Survey on the health and physical issues of over 500 adults with FASD that has received wide international attention and was published in 2020.  CJ is currently the lead author on their second Lay of the Land Survey on the Quality of Life of 468 Adults with FASD, preliminary results which were released in March of 2021 and has been widely presented including to the ICCFASD Executive Committee of NIAAA and will be presented again at their global open meeting in April of 2022.   CJ believes that those with FASD must challenge perceptions about possibilities and outcomes and change the future.  Her goal is to help others with FASD find their voice and to understand that we are greater when we work together. Katrina (Kat) Griffin, who is 32, was diagnosed with full FAS in infancy and raised in foster care.  She is a well-known speaker on FASD, having presented at many conferences, seminars and events over the past 10 years.  She was also part of a team of teens and adults with FASD providing training on FASD for second year medical students at the University of British Columbia for over 10 years and will be joining that team again this summer.  She also acts as an advisor to and working member on research projects and has just been appointed to an Access to Justice Committee chaired by the Chief Justice of the Supreme Court of British Columbia.   Kat has been a member of the ALC of FASD Changemakers for 10 years and actively worked on their second Lay of the Land Survey on Quality of Life.  She is employed as the FASD mentor for the Asante FASD Diagnostic Centre in British Columbia.  Kat's goal is to help others with FASD find their place and to participate meaningfully as members of society. Dave and Evan meet with Justin Mitchell, Founder and CEO of Yac. Sometimes voicemail can convey a message better than text, but voicemail isn't really a conversational tool. For example, all caps just isn't the same thing as really shouting -- and sometimes shouting is necessary. Sure you can leave a loud voicemail. That's the message, but it probably won't result with an interactive or conversational experience, Put more emphasis on the conversational aspect than the shouting part and you have Yac. It is just in time because distributed teams are all the rage and nothing goes better with rage than all caps - I mean Yac. Justin started working in startups at 16.  At 19 he co-founded and launched his first company and 2 years later helped it IPO on the NASDAQ.  He bounces between design, engineering, and marketing  on his breaks from working on 27 patents.
