A conversation with Paul McMahon, co-founder SLM partners, about forestry being the gateway drug for natural capital for institutional investors to put money to work. Why? Because they are used to investing in forestry — it is a well-established investment sector with very long-time horizons. Rotations here are 30+ years, but it's also one with many challenges: current practices usually mean cutting down a forest after 30 years and completely replanting it. That basically scars a landscape for life — mostly monocultures.Interestingly, alternatives have been popping up over the last few decades. Continuous Cover Forestry (CCF), where you selectively harvest and let natural processes do most of the work, requires highly skilled foresters, but it can deliver superior returns alongside all the environmental benefits. These are production forests you want to be in — and forest bathe in. “There are dropkicks everywhere”. That's what someone said to me when we were talking about this situation around Eastgate Mall. This person I was talking to goes to Eastgate all the time and they were saying that they feel more nervous going to Riccarton Mall. And I agreed with them. Sometimes the atmosphere outside Riccarton Mall can be pretty threatening. Which is why I think there is a strong argument for police to have a permanent presence not just around Eastgate - but all the big malls. Riccarton's one of them where I think there is a definite need. That might be because, of all the malls, that would be the one I go to most often. So why Eastgate is in the news today, is that the owner of five shops in the area around the mall has had a gutsful after having to call the police 70 times during the last three months. He's called them for all sorts of things - assaults, drug use, attempted break-ins, vandalism and loitering - but they haven't always turned up. And that's got local community leaders saying the police need to be stationed in the area permanently. Which they used to be. But it seems they've been diverted to the foot patrols in the central city. Which are great - and very noticeable. Just the other day, I was in the centre of town and a couple of cops walked past me. I turned the corner and there were two more walking towards me. So that's brilliant. But it seems that it may have come at the expense of places like around Eastgate Mall - going by what this landlord is saying today and what the local community board leader and local city councillor are saying. City councillor Yani Johanson and the head of the local community board, Paul McMahon, both reckon that the strife around Eastgate could have something to do with officers being reassigned to the CBD. “We need the community policing team back”. That's what McMahon is saying. He's saying: “There was a Phillipstown policing team, which included Eastgate, and the community constables were a regular presence.” He goes on to say: “But the new government re-prioritised police to beat policing, and that means more police in the central city and fewer police for places like Eastgate.” City councillor Yani Johanson is singing from the same song sheet. He says he goes to Eastgate often and he's aware and concerned about the anti-social behaviour going on there. He says more needs to be done and having more of a police presence is something people would welcome. I bet it would. But, like I say, if you're going to have more cops at Eastgate - you need to do it elsewhere too. Problem is, though, police resourcing. As Inspector Glenda Barnaby puts it - she's the metro area prevention manager - she's saying today that police can't be everywhere, all the time. Which is a fair point. She's also saying today that what she calls “vigilant reporting” from the public is key to the police being able to respond and do something about bad behaviour. But tell that to the guy in the news today who has called them 70 times in the last three months The thing is - whether we like it or not - malls have become central meeting points in communities. Back in the day, people would congregate in places like your old town squares. These days, people go to malls to congregate as much as anything. And wherever people congregate in large numbers - you're going to get all sorts, aren't you? Which is why I agree with these two council guys who want a heavier police presence at Eastgate. Auckland Council's considering a rule change that put a freeze on new liquor stores in almost two dozen areas around the city and also force off licences and grocery stores to stop selling alcohol from 9pm. Now, some Christchurch community leaders want tighter alcohol controls on their turf too. Meanwhile, Otago Uni research shows in 2018, alcohol was responsible for nearly 130,000 ACC claims, 29,000 hospitalisations, and an estimated 900 deaths. Waitai-Coastal-Burwood-Linwood Community Board chairperson Paul McMahon speaks to Lisa Owen.
With some ideas, they sound better than they actually are. Which is how I'm feeling about this idea that Christchurch should do what Auckland has just done and ban supermarkets and bottle stores from selling alcohol after 9 o'clock at night. I don't think it's a good idea. Because I just don't think it would make people buy less alcohol, they'd just buy it at different times if they couldn't buy it after 9 o'clock. And what about people who do buy alcohol at night and don't cause any problems? Why should they be punished? So that's where I'm at on this. As an aside, I can't actually remember the last time I bought alcohol after 9pm. I buy alcohol just like a lot of other people, but I cannot remember buying it late at night from the supermarket or a bottle store. Nevertheless, even though I probably wouldn't personally be affected by a 9pm shutdown of booze sales in shops and supermarkets, I still can't support the call that's coming today from community board leader Paul McMahon. Paul is the chairperson of the Waitai-Coastal-Burwood-Linwood Community Board, in Christchurch. Now I'm not saying he doesn't know what he's talking about, because, as well as being a community board member, he works in alcohol harm prevention. He's a local advocate for alcohol reform. He says about 75 percent of alcohol is purchased from off-licence premises. And he says, from his experience, most harm comes from alcohol purchased after 9pm - and, the later it gets, the worse it gets. Now I would say that, generally, that's the case with all alcohol consumption. What's that saying? “Nothing good ever happens after midnight”? It might even be earlier. But you get what I mean, the later people drink, the more likely they are to find themselves in trouble. And so what Paul McMahon is saying today is that nothing good ever happens after 9pm, which is when he wants bottle stores and supermarkets to have to stop selling the beers and the wines and RTDs and the spirits. On a practical level, I reckon most supermarkets in Christchurch are closed by 9 or 10, anyway. So why bother with a one-hour ban for the ones that stay open later than 9? Christchurch city councillor Sam MacDonald is saying that he doesn't think anything needs to be done with bars and restaurants, because he thinks they're doing a pretty good job of keeping people under control, but he's open to looking at tighter restrictions on off-licence alcohol sales. The thing is though, is what is it exactly we're trying to find an answer to? If it's an answer to the problem of people drinking way more than they should and causing problems for themselves and trouble for other people, then I don't think reducing the hours when bottle stores and supermarkets can sell alcohol is the answer. Pauline M. Sorensen, 90, of Highland Springs, passed away on Saturday, February 17, 2024. She was an administrative assistant at St. John's Catholic Church where she was a member for many years. She was preceded in death by her mother, Marie Florida McMahon; father, Frederick McMahon; sister, Barbara Fitzgerald; and brother, Paul McMahon. She is survived by her children, Steven M. Sorensen (Bobbie), Timothy W. Sorensen (Crystal), Michael B. Sorensen (Ann) and Christopher A. Sorensen (Anne); seven grandchildren; eleven great-grandchildren; and sister, Sally Adkins. The man who was stabbed while out walking his dog in Christchurch last week has died in hospital. He was attacked in Bexley Park early last Monday morning, and found shortly after 6 o'clock when his dog returned home without him. An 18-year-old male and 23-year-old female have appeared in court on assault charges which police say are now being reviewed. Paul McMahon the local Community Board Chair spoke to Kim Hill.

Renee works with investors to identify and invest in sustainable, profit-generating environmental and real asset strategies. We discussed what have been the developments in regenerative agriculture in the last years: - holistic grazing - cover-crops - no-till systems Progressive smaller HNIs are taking interest in regenerative agri holistic grazing management, key line farming, mixed cropping etc. The main challenges: - gap between the funds and the soil/ground - the need for more good risk/return deals - longer timeframe for most conservation practises to generate good returns Investment proposals have to be boring for large institutional investor investment committees to approve them. It is much easier to explain a large monoculture GMO corn/soy rotation or invest in feedlot cattle than a regenerative agriculture opportunity. Nature and regenerative agriculture are more complex thus more difficult to explain and get funded. Some take aways from the discussion: -You have to start with the admin before you contemplate shifting. They are the power brokers and are connected to the board and the finance. Sometimes they simply don't understand. How to make time for conversations? It is a sales situation. IT Director on Admin team. Being part of management team helps build relationships to these power brokers. -The IT Director needs to have an educational background to know. -Schools hiding behind the IB and AP programs. Safe and often not questioned by many parents. Why would an administrator take a risk on Learning 2.0 instructional techniques? -How to shift the IB and AP learning outcomes to be project assessed? -How to retrain our communities about what is learning? -Get shifted educators at the admin conferences to help educate the leaders.
