Send us a textThe commercial real estate landscape is evolving, not dying, and Mike "Big Mike" Zlotnick is at the forefront of connecting passive investors with lucrative opportunities. His simple yet powerful philosophy? "We marry money and opportunity."Contrary to popular belief, many commercial property types are thriving post-pandemic. Open-air shopping centers have become particularly attractive investments as supply remains constrained while demand grows. Even previously online-only retailers like Warby Parker have opened hundreds of physical locations, recognizing that customers still want in-person experiences for certain products. Meanwhile, industrial properties continue seeing strong demand due to reshoring initiatives and manufacturing needs. Multifamily remains a necessity-based investment that performs well across economic cycles. Not all commercial property is created equal, however. Zlotnick candidly warns about office space being a "danger zone" due to remote work trends. This level of transparency characterizes his investment approach, which prioritizes downside protection over home runs. "I would rather never lose money than make 10 home runs and 10 strikeouts," he explains, echoing Howard Marks' definition of risk as simply "the possibility of loss."For those interested in commercial real estate syndication, Zlotnick breaks down the essentials: typically, investors need to be accredited ($200,000 annual income or $1 million net worth excluding primary residence), with minimum investments around $100,000. The syndication structure allows investors to participate passively while experienced operators manage the properties, providing both cash flow and potential appreciation.Perhaps most compelling is Zlotnick's perspective on the educational journey of investing. He poses a thought-provoking question: "Are you learning to invest, or are you investing to learn?" This dual nature of investment education underscores that every decision provides valuable lessons, regardless of outcome.Ready to explore commercial real estate investing with a focus on predictable outcomes? How much of this work is inner work—how we see the world, what we think is possible and not—vs. outer work like planting cover crops, digging swales, showing the financials and nutrient density of almonds, and demonstrating how regenerative farming systems are more alive by measuring biodiversity? In this episode, Jean shares how a few concrete choices ~ specific words, page numbers, prompts, and simple activities ~ turn a hopeful calendar into lessons that actually happen. You'll hear why observation and preparation matter, how to be decisive without overplanning, and ways to lean on open‑and‑go resources or repurpose trusted favorites when energy is low. The victory wasn't without challenges - she nearly lost the opportunity to an underbidder but refused to give up, boldly reaching out to the CEO on a weekend to make her case. A conversation with Maria Jensen, co-founder of Antler Bio, helping dairy farmers identify and address factors limiting their herd's full potential. What if cows could speak? Especially dairy cows. They would probably share not only the horrors of the dairy industry, but also stories of many dairy farmers who truly try their best to care for their animals and yet still fail. Their cows are neither healthy nor happy, their bank accounts look worse every year, and their mental health and marriages are shaky. Intensive dairy, unless you are massive, is a very difficult industry. So how do we change this gridlock? By taking technology from the horse racing industry to let cows and herds speak: to share what's missing, what could be improved. And, surprise, there is plenty of low-hanging fruit in improving dairy cows' lives practically overnight from better minerals to more water points, and of course the holy grail: super-diverse pasture management. This leads to healthier cows, fewer vet costs, and more milk.More about this episode.==========================In Investing in Regenerative Agriculture and Food podcast show we talk to the pioneers in the regenerative food and agriculture space to learn more on how to put our money to work to regenerate soil, people, local communities and ecosystems while making an appropriate and fair return. Send us a textHave you ever pushed yourself to the limit in training only to find yourself broken down, injured, or regressing? The missing piece might be recovery. Recovery is an essential component of your fitness journey equal to your workouts themselves.Recovery isn't about fancy gadgets or complicated protocols. At its core, it hinges on what we call The Three Pillars: Sleep, Hydration, and Nutrition. Sleep stands as the most crucial recovery mechanism. It is the time when your body repairs and restores itself from training. Whether you're struggling with insomnia or just prioritizing TV time over rest, we explore practical solutions to help you get to sleep faster. We discuss different sleep hygiene routines that have actually worked for us. Hydration goes far beyond just drinking water, though a gallon daily is a good target. We dive into why electrolytes matter and how proper hydration affects everything from muscle function to cognitive performance. For nutrition, we break down protein requirements and we discuss why most beginners are likely consuming far less than optimal for recovery.Beyond these foundations, we share our personal approaches to recovery modalities like stretching, foam rolling, massage therapy, and more exotic options like cupping and dry needling. The contrast between our habits is about right: Liz maintains a disciplined mobility practice, while Nate admits that he struggles to maintain consistent recovery protocols. As we age and push our physical limits, recovery becomes increasingly important, not just for performance but for longevity in the activities we love.Take this episode as your invitation to reassess your recovery strategy. This excerpt from a sermon delivered at ColonialKC Church details the history and current work of Elam Ministries, which was co-founded in 1990 to spread Christianity in Iran. The speaker recounts how the ministry grew from a small prayer meeting in 1955, spurred by the Islamic Revolution in 1979 which forced missionaries out of Iran. Despite facing pain and persecution, the ministry focuses on training Iranian leaders, translating and distributing scriptures, and planting house churches, resulting in one of the world's fastest-growing Christian populations—from an estimated 500 Christians of Muslim background in 1979 to over a million today. The message centers on bearing witness to the light of Jesus Christ, which involves sharing a personal encounter with Christ, suffering for one's faith, and being visibly transformed by that faith, illustrating this transformation through several personal testimonies.Support the showThanks for listening! That frustration might soon be a thing of the past. Dan Young returns to Cleaning Business Life with a game-changing announcement that could revolutionize how cleaning companies and home service businesses approach marketing. His new venture, PostPixel, takes the popular social media generator from CleanPixel and supercharges it with complete automation capabilities.Unlike other design tools that require significant time investment, PostPixel analyzes your website, extracts your brand colors, creates a comprehensive brand profile, and then generates professional social media content that's perfectly aligned with your company identity. The most remarkable feature? It schedules everything for you automatically. What used to take cleaning business owners 7-8 hours per month now takes just five minutes."This is specifically for the smaller player to the midsize company that wants to be efficient, wants to do their scheduling at the beginning of the month and not worry about it," Young explains. With pricing starting at $69/month for basic features and $99/month for full automation, PostPixel offers an affordable alternative to agencies charging $800-2,000 monthly for similar services. The technology behind PostPixel represents a significant breakthrough. Rather than generating static images, the system creates editable design files through a custom-built large language model. This allows for unprecedented customization while maintaining the time-saving benefits of automation. https://www.longsproducts.com/fuchsia Huck Clothshttps://b60r0g-vq.myshopify.com/products/pink-huck-towels-doz?_pos=1&_sid=0f160cb51&_ss=r Up your cleaning game, join over 6000 Cleaning Business Owners most of whom are located here in the United States. And between him and I and Chef Lewis of Radnor's stories (who guest hosted with me) we may just scare the shit outta ya. We recite scary movie lines too and shared our favorite scary movies of course and why, we brought old trick or treating stories up and so much more off the wall stories, you'll just have to tune in to see what I mean. Never edited, just classic, spooky Halloween banter between a group of dudes having cold beverages and getting animated as fuck about how Classic those 80's horror films were and how we were just so lucky to have such authentic scary movies being filmed in the 80's. We give up our favorite directors of that genre too. I truly learned a lot from Anthony about horror films in general, again, you just gotta listen! I take the cast off track a few times but that's LIKEITORNOT's style, we always get back on track eventually! Anthony speaks on  "Friday Night Frights" which is his monthly screening party at the Blue Mouse Theater in the beautiful Proctor district, a tradition that's been happening for 11 years now! He also tells us all about the Halloween Parade/Street Festival that's coming up in Proctor a week and half before Halloween. (Which lands on a Friday this year folks!) We talk about costumes we'd worn throughout our Halloween careers and so much more. We could've made this a 4 hour episode easy. Hope you all enjoy this one. Appreciate all of you out there supporting and checking out the podcast as well. Also a huge thanks to Anthony & Chef Lew for sharing their time. I also want to extend a huge thanks to Pizza Time Pizza & Pub for hosting me and the crew these last few episodes, your hospitality is appreciated. Send us a textWhat separates those who achieve lasting success from those who constantly chase quick fixes? The answer lies in understanding two fundamentally different approaches to goal achievement: the lottery ticket mindset versus the blueprint mindset. Most of us have fallen prey to the allure of overnight success—wishing to drop 20 pounds instantly, hoping a single social media post will make our business explode, or wanting financial security without the discipline of consistent planning. This lottery ticket thinking feels good momentarily, delivering dopamine hits similar to gambling wins, but ultimately leaves us stuck in cycles of temporary progress followed by regression. The blueprint mindset, by contrast, embraces the unsexy reality of sustainable achievement. It's about strategizing your controllable inputs, establishing meaningful checkpoints, and committing to consistent action regardless of how you feel on any given day. The horizon you choose fundamentally filters your behavior—when you adopt a long-term perspective, you naturally prioritize durability and commitment over quick fixes. As the saying goes, "Rome wasn't built in a day. Neither are you." Your results won't materialize overnight, but through the compounding effect of small, deliberate actions taken consistently over time. The blueprint approach may not always be exciting or fun, but as you strengthen your ability to follow through on commitments to yourself, you build an unshakable foundation for lasting transformation in any area of your life.Ready to shift from wishing for lottery-ticket outcomes to creating your success blueprint? Start by identifying one small, repeatable habit you can commit to for the next 30 days that aligns with your larger goals. A check-in conversation with Thomas Kliemt, co-founder of Kulturland, which has been growing and they are suddenly, after 10 years in the making, an overnight success. In the first 6 months of 2025, they accelerated their fundraising by 100%, raising the same €2.5m they raised in all of 2024.Once you enable access to land, transition it into the commons as an anti-speculation measure, and remove the huge debt burden new farmers face, who is actually going to farm this land? That's what Thomas' next venture is working to solve, inspired by a highly successful French model which has trained hundreds of farmers in running their businesses through incubator farms: new farmers work their own land for 3 years, run their enterprises, and receive a salary. Afterward, they are ready to take over a farm elsewhere and, remarkably, over 75% of them do. Many of the rest join other farms as employees. This is an incredibly high success rate for any incubator, and the model has already scaled to Belgium, Spain, and Finland. Now Thomas is bringing it to Germany.More about this episode.==========================In Investing in Regenerative Agriculture and Food podcast show we talk to the pioneers in the regenerative food and agriculture space to learn more on how to put our money to work to regenerate soil, people, local communities and ecosystems while making an appropriate and fair return. Garner and A.
