In April, the unemployment rate increased from 4.4% to 14.7%, the largest one month increase in history.  It is likely that the unemployment rate hits 20% in May and some forecast a 25% unemployment matching that of the Great Depression rate. However, the more concerning percentage is the estimate by many economists that 40% of the jobs lost will be permanent.  No matter how the numbers turn out, there will be a significant impact to mortgage defaults, especially on modified and FHA mortgage loans.  Joining the podcast today to discuss the outlook for real estate note investing is Cody Faller, Founder and Chief Investment Officer of Faller Financial.  Faller financial works with investors across the country from large banks and hedge funds to individual note buyers.

Dave Van Horn is President at PPR, The Note Company. – An operating entity that manages several funds that buy/sell and hold residential mortgages, both performing and delinquent. He just recently shared his message at Harvard Faculty Club at the annual Business Experts Forum.Troy founded Pinnacle Investments in 1996. He has written more than 250 articles on real estate investing and has spoken at more than 60 industry conventions as well as participated in over 27 radio talk shows about real estate note investing.Pinnacle Investments is a nationwide principal buyer of 1 st lien performing and non-performing real estate notes.Troy has assembled a team of professionals whose main focus is to quickly assemble and close each and every transaction. He has done over 14,000+ real estate note deals since 1996, through a combination of both single and bulk transactions.Troy built the first distressed asset fund on Wall Street for non-performing residential mortgages back in early 2007 to capitalize on the market crash. He spent two years running the distressed asset fund which operated and produced a solid 91.15% IRR for himself and the investors that were involved, in late 2008 he sold off his majority interest in the fund to a Wall Street Capital group.
