There are two ways people get involved in real estate: either they stumble upon it or they purposefully do it. Today's guest, John Errico, somehow experienced both at different points of his real estate adventure.   John got involved in real estate in an almost accidental manner. Tired of paying rent, he and his wife, who was also an attorney, decided to buy a two-family property and ended up house-hacking it. Eight months after this first purchase, they bought their second house, then soon the third one – and the rest is history.   A serial entrepreneur and a Yale and Cornell Law graduate, John left his full-time law practice in 2013 to run venture-backed technology startups in California and New York, including a company in the real estate space. In 2014, he began building a real estate portfolio in the New York City area that eventually spanned out to Union City, New Haven, and now, Atlantic City.    In 2018, John and his partner, Ryan Goldfarb, started Liberty Hudson Capital. Soon, they will be up to 100 doors in Atlantic City. They also recently closed a 48-unit old hotel building in the area, and their plans for it are exciting. I identify with this book because I have two teenage children. It's very important to raise your children to be financially literate especially in today's economy. Finn'sThis book provides an overview of the challenges and unique financial circumstances women experience before turning to five steps to successful investing for women. Tener comportamientos de millonario y realmente serlo son dos cosas bien diferentes a la hora de administrar nuestras finanzas personales. Y de esto habla precisamente “El millonario de al lado” un espectacular libro del que hablamos por allá en el episodio 20 de este podcast y que dice que los verdaderos millonarios distan ser de lo que nos han hecho creer Hollywood, la TV y en general los medios de comunicación. Este libro fue escrito por Thomas Stanley y William Danko y publicado por primera vez en 1996, como producto ojo, de una investigación exhaustiva que este par de autores hicieron a más de 500 millonarios norteamericanos y la realización de entrevistas individuales y colectivas a más de 11,000 personas de grandes patrimonios e ingresos altos, con el fin de determinar las características del verdadero millonario norteamericano y como habían llegado a serlo. ¿y que crees? encontraron que los verdaderos millonarios viven muy por debajo de sus posibilidades, es decir, se caracterizan por llevar un estilo de vida de bajo perfil. La gran mayoría vive en barrios normales, visten ropa comprada en tiendas populares, la mayoría de ellos no compran vehículos de lujo, sino se inclinan más por vehículos de fabricación nacional de los cuales en su gran mayoría son usados y los conservan durante 10 años o más. Asimismo se caracterizan por concentrar sus energías en ahorrar e invertir más que en gastar a manos llenas como nos lo han hecho creer, pues para ellos tener independencia económica es más importante que exhibir un status social alto. Bueno, pues el asunto de todo esto es que el marketing y la sociedad de consumo ha construido un prototipo falso de lo que son los millonarios o al menos las personas prósperas, haciéndonos creer que si tenemos ciertos comportamientos o compramos ciertas cosas nos convertiremos en esas personas, construyendo toda una simbología de prosperidad, sólo con el fin de hacernos consumir más. Bueno, pues de estos símbolos falsos es de los cuales quiero hablarte en este podcast, para que seas consciente de los mismos y no caigas en la mentira detrás de toda esta simbología.

#190: More than 20 years ago, affluence researchers Dr. Thomas Stanley and Dr. William Danko surveyed a vast number of millionaire households in the United States. What they discovered was groundbreaking at the time. The average U.S. millionaire, they found, lives a frugal lifestyle. They are disproportionately clustered in modest, middle-class neighborhoods. They drive used cars. They don’t spend money on jewelry, watches, boats or other high-ticket items. They’re self-made, meaning they did not inherit their wealth; they’re first-generation millionaires. In 1996, the researchers published their findings in a book called The Millionaire Next Door: The Surprising Secrets of America’s Wealthy. The book became a mega-bestseller and, to this day, remains a top personal finance classic. Fast-forward to 2012. Dr. Thomas Stanley’s daughter, Sarah, followed in her father’s footsteps. She’s grown up to become a researcher, earning a Ph.D. in applied psychology and exploring the world of behavioral finance. She became the Director of Research for the Affluent Market Institute, the research company her father founded, and she launched her own research firm, DataPoints. In 2012, Dr. Sarah Stanley Fallaw and Dr. Thomas Stanley decided to update their research on millionaire households in anticipation of the 20th anniversary of the publication of The Millionaire Next Door. They wanted to see what attributes are different, 20 years later, and what qualities remain the same. They crafted another large-scale survey of millionaires. Yet before they could complete the project, tragedy intervened. In 2015, Dr. Thomas Stanley was killed in a car accident. He was hit by a drunk driver. His daughter resolved to finish the research that the two of them started together. She sent out the survey they created, gathered and analyzed the results, and published a sequel, The Next Millionaire Next Door, co-authored with her late father. The book is Dr. Thomas Stanley’s final, posthumously-published book. The book was released in October 2018, twenty-two years after the original. After 31 years on the marketing faculty – nine as chair – Bill Danko achieved emeritus status in 2007 at the School of Business, State University of New York at Albany. During his tenure, he studied consumer behavior, and in particular the topic of wealth formation. He is the co-author of The Millionaire Next Door, a research-based book about wealth in America that has been ranked as a bestseller by The New York Times for more than three years. His academic publications have appeared in the Journal of Consumer Research, Journal of Business Research, Journal of Advertising Research, and other leading journals. Dr. Danko earned his Ph.D. at Rensselaer Polytechnic Institute's (RPI) Lally School of Management and Technology in 1983. “In recognition of conspicuous attainments and service in collegiate activities,” Professor Danko was inducted into the Omicron Delta Kappa society in 2005. He resides in upstate New York with his wife, and is the father of three adult children, none of whom ask him for money. If you ever find yourself on highway 4 near ebbetts pass be sure and stop in. First Exposure to the Outdoors My folks were from Scandinavia, my dad was from the North mother was from Denmark. They were both skiers so we would go ski when I was about three years old. That's probably my first exposure to getting outdoors and playing in the mountains. As time marched on they had me in Cub Scouts and Boy Scouts. Our Boy Scout troop was very active, we did 80 mile canoe trips and 60 mile backpack trips. That led to interest in rock climbing and things of that nature and and then I also sort of fell into cycling and as I became young man my parents supported me in that so I was well rounded. Things we talked about PSIA Fisher Rossingnol Bear Valley XC Ski and Adventure Company Columbia College Climate Change Advice, tips The outdoor industry has all sorts of different career pathways. I've had my ski school director here who went on to run Ski Areas and he took on Rossignol and was the CEO and president then he went back to k2. Wherever you start whether it's working in a ski shop or repping for a company there are definitely opportunities that come up. Another buddy of mine Casey Sheehan, we did all sorts of cross-country skiing together and he's run a couple of small companies like Kelty and Patagonia. Now he's run a small brand up there called Keen. He also launched all conditions gear and he's just regular guy with door interests like us. But you stay smart about it and play your opportunities and don't be afraid to move around a little bit. There's some pretty good careers that come out of this industry and a lot of different ways to play it. You've got cycling and bike shops, you've got ski shops at resorts, you've got city shops. My brother worked for REI. All these well managed companies will bring you up and train you and put you kind of wherever you want to be. Just jump in and follow your passions. When we think of millionaires, we typically think of those we see on TV or instafamous driving nice cars, Hollywood Hill mansions, flashing wads of cash and blowing their money on parties. Last week we talked about the book about Billionaires, I know that most of us will not be able to achieve that. So I wanted to do a book about millionaires, how that can be realistically achieved. What we may not realize is that many of today's millionaires living below their means, save and budget their income and spend wisely. They main concept of The Millionaire Next Door book is that our societies concept of a millionaire is based on false assumptions and that most actual millionaires live a very simple lifestyle. Most of us, when we expect to get a tax refund, get a nice commission or bonus check, we are already planning what to do with it before we even receive it. The authors suggest, sticking to some basic money habits and we too can be on our way to becoming a millionaire. The authors Thomas and William were obsessed with studying the wealthy, or as they call them “affluent”. And what they found was 7 key traits of most of the millionaires they studied. Allow me to leave you with my final thoughts. We need to realize that our dream of accumulating wealth is not a pipe dream reserved for a few, like most of us may think. 80% of the millionaire households are ordinary people who have accumulated their wealth over one generation. The lessons in this book are quite straight forward but a great reminder to us all. We need to manage your finances responsibly, save more and spend less and not take on too much debt that we cannot afford. And being consistent about making smart investments as early as possible to take advantage of compound interest. We all need to find our own balance between denying our selves of what we need an want and over consumption take control of our finances today.

Ah, retirement. The golden years. Time to kick back and enjoy a little well-earned rest and relaxation. Not so fast. For many older Americans, their later years are filled with financial worry. And much of it is self-inflicted. Here are four key mistakes retirees make that can leave them living on financially shaky ground Investing Too Conservatively I still remember my high school golf coach stressing the importance of hitting through the ball instead of to the ball. Something similar can be said about investing in retirement. It would be a mistake to think of your retirement date as something you invest to, after which you shift dramatically into an ultra-conservative investing mode. Play it too safe with your nest egg and inflation will wreak havoc on your hard-saved money. With the odds increasingly stacked for living a long life, it's important to continue investing in a way that you're likely to at least outpace increases in the cost of living. That usually means maintaining some level of exposure to stocks. One way financial advisers suggest minimizing the fear of stock market investing in your later years is to develop a healthy cash savings account before retirement — a very healthy savings account. More specifically, they recommend having one-to-two years' worth of living expenses in savings. During times of market decline, the idea is to withdraw from that savings account for living expenses instead of drawing on your investment account, thereby giving your investment account time to recover. Investing Too Aggressively Of course, the opposite is true, as well. You don't want to hit retirement, realize you don't have enough in your IRA or 401K, and try to make up for lost time by investing like you're a 20-year-old with plenty of time to ride out the markets ups and downs. The time-tested principles of asset allocation still apply. Take a good risk tolerance questionnaire and set your stock/bond mix accordingly. Carrying Too Much Debt Into Retirement Ideally, you want to retire your mortgage by the time you retire from your job. Having to continue paying on what for most people is their single largest expense can be burdensome, especially with health care expenses looming as a great unknown. Today, however, more seniors than ever are still making payments on their homes. According to the Consumer Financial Protection Bureau, about 30% of homeowners age 65 and older have mortgages. And not only that. Many seniors are still paying off student loans. In 2014, about 17% of outstanding student loan debt was held by borrowers in their 50s, according to the New York Fed. Some of that debt was incurred for the borrowers' own education, perhaps because they went back to school later in life or they refinanced earlier loans. Some of it was for their kids or grandkids. If you still have mortgage, student loan, or credit card debt, it can be helpful to your sanity and your solvency to delay retirement until such debts are paid off.  (or have a spending plan, zero in on your retirement expenses) Keeping the Bank of Mom and Dad Open According to a Merrill Lynch study, 68% of parents age 55 or older have provided some form of financial support to their adult children in the past five years. That support included helping to make their rent or mortgage payments, pay their cell phone bills, cover their car payments, or pay their health care costs. Many other parents stand ready to help. According to a study by BMO Harris Premier Services, nearly 50% of parents said they'd be willing to put off their retirement if their adult children needed financial help. Some 25% said they would take on debt, and 20% said they'd raid their retirement accounts if necessary.
