My guest today is Damien Farrell, founder of West Modular, a construction company that manufactures modular apartment buildings from a 210,000 square foot facility in Tijuana, Mexico. At maximum output, West Modular can produce 1,500-2,000 apartments annually and build them in half the time of conventional construction.Damien brings over $500MM in completed developments to the conversation, including three major hotels—Dream Hollywood ($125M), Thompson Hollywood ($154M), and Tommie Hollywood ($114M)—plus a hospitality portfolio that grew to 20 venues across three states before being acquired by Las Vegas-based Hakkasan Group. His experience and frustration with cost overruns, delays, and change orders on those projects, combined with his experience entitling and permitting over $1B in projects, drove him to discover and commit to what he calls "the future of construction.”What makes this conversation really compelling is Damien's deep understanding of both the technical and financial challenges plaguing development today. While you can argue that this is a better mousetrap—the product itself addresses a myriad of external challenges, outside of the module, that make housing unaffordable and projects difficult to fund.

Peter Dickstein is a 35-year business leader (Founder, CEO, CFO, and strategy advisor). He is Founder of ShadyPower Technologies, developer of a proprietary, patent-pending IOT technology platform for climate-sustainable, enhanced comfort outdoor work and living. He is Co-Founder of TAPS, a machine-learning consultancy focused on sales lead optimization and churn prevention. In the early 90s Peter negotiated a $500MM vendor financing facility for Pyxis Corporation (ultimately acquired by Becton Dickinson for $12BB) with GE Capital that rapidly accelerated Pyxis' market penetration and provided non-dilutive growth capital in lieu of equity. In addition to his general management roles, Peter has initiated, organized, negotiated, and completed numerous equity, debt, and M&A transactions with angel, institutional and strategic investors, and lenders. He has managed functional areas including product development and engineering, sales, service, finance and administration, and external relationships with investors, contract manufacturers, investment bankers, banks, attorneys, and auditors. Peter has served on the boards of Friends of the Urban Forest, the San Francisco Day School, and multiple companies. He is a dual citizen of the United States and Germany. He holds a B.A. from the University of Pennsylvania and a M.B.A. from The Wharton School.

Are you an "Amazonian"? Are you an Amazon Ecommerce Seller? Are you an Instacart Shopper? This is the episode for you!! In this episode, you will learn about the battle between Amazon Fresh's beta test and a small company that invented the grocery shopping early Instacart type business on an island and moved to Seattle. Nater Youngchild has been an entrepreneur since the age of 18, a lifelong adventurer, ex-Amazonian and first-generation college graduate. His first startup was a grocery delivery service in Seattle, WA that ended up competing with Amazon Fresh's beta test and brought him to Amazon. Nater developed the Household Supplies category while at Amazon in the early 2010's. After his time as an Amazonian, Nater launched an Amazon full service agency where he operated hundreds of Amazon Seller and Vendor accounts, driving over $500MM in Amazon sales growth for partner brands. Nater also ran his own brands as a Seller on Amazon and is today focused on offline sales expansion for the brands he owns and operates. Nater built a software tool to make running Amazon businesses effective and efficient called D8a Driven in 2019, and sold that software company to Carbon6 in 2023. Nater is now an investor in Carbon6 and a General Manager for D8a Driven, as well as a resident Amazon expert who supports several of their other great tools built for Amazon Sellers and Vendors. He is married to a Canadian entrepreneur, and they live a life of adventure based out of a travel van and mountain home in the Canadian Rockies. Matt Hawkins Founder & Managing Principal of Entourage Effect Capital (EEC) Matt Hawkins is the founder and managing principal of Entourage Effect Capital (EEC), formerly known as Cresco Capital Partners, a venture capital firm focused specifically on investing in the legalized cannabis industry. Since 2014, the firm has made close to 70 investments out of three funds, co-investment vehicles and special purpose entities. Matt is known and respected in the cannabis industry as having the vision to become one of the first investors in the industry. He brings long standing relationships in the industry that compare to very few others in cannabis. He is Chairman of the Board of Directors of Harborside Inc. (CSE:HBOR) and a board member of Sunderstorm. He has helped orchestrate numerous exits for the firm's investments. He has spoken on countless industry panels and has appeared on CNBC, Fox News, Cheddar, Yahoo Finance, Bloomberg among others discussing the industry. As a result, he is widely considered to be a thought leader in the legalized cannabis industry. Prior to the founding of EEC, he was a partner and President of a private real estate investment company which acquired REO and NPL from banks and financial institutions across the country, with particular interest in multifamily residential and self-storage assets. The company completed more than 55 bank-direct acquisitions, deploying over $500MM of capital since Q4 2008. In 2013 alone, the company bought close to 10,000 Class B and Class C value-add multifamily units across the Sunbelt of the United States. At the end of 2013, Matt and his partners sold their interest. Prior to this, Matt was a Principal/ Co-founder of San Jacinto Partners, a fund focused on the bulk acquisition of single family residential assets and the Managing General Partner of Adjacent Capital, L.P., a private equity/specialty lending fund.
