It's easy to identify hot markets in real estate, and those that invest there create massive changes in their financial futures, but hot markets usually come with high prices. This makes the hot market strategy a game reserved for the already rich to get richer. That's why the rare moment when a blazing hot market is still underpriced needs to be shared with the Fortune Builders community as urgently and loudly as possible! So we're bringing in the big guy- Than Merrill himself!Than has been investing in Jacksonville for a long time (and made a killing), but he's been talking to an old friend, Gregg Cohen (co-founder of JWB Real Estate Capital), about the powder keg that's about to blow up real estate prices in Jacksonville, FL. It turns out that Jacksonville's best days are still in front of it AND it's still a shockingly low-priced market to get into!So he invited Gregg to join him on a webinar, exclusive to the Fortune Builders community to educate you and arm you with knowledge like:- what makes JAX such a hot market (eye popping stats)- why it's only getting better (insider info)- how to pick up a cash flowing JAX rental property in under 30 days (no matter where you live)- and more!Gregg Cohen and his partners are members of Fortune Builders that founded JWB Real Estate Capital 18 years ago. Since then, they have built a completely vertically integrated turnkey rental property investing company with over 125 employees, manage 6,000 homes, and own 20 city blocks of downtown Jacksonville. After covid, the virtual workplace exploded as businesses pivoted to remote work, seeing massive time and cost savings. Yet, despite these undeniable benefits, many entrepreneurs still hesitate to trust remote work and virtual assistants. What exactly is holding so many people back? Are we clinging to outdated notions of how work should be done? The truth is, virtual assistants are not just capable—they excel at providing the flexibility and efficiency a business needs. Project Management from a Contractor's Perspective If you have been flipping houses for years or just starting out, investors of ALL levels will benefit from listening to this episode! Phil Tudor is a real estate investor AND a general contractor. Before he begins every project, he sets clear expectations with his contractors. In this episode, he shares his pre-project systems along with his during project systems. Make sure you listen all the way through because he has some amazing tips and tricks that will help you to find and retain talented contractors! Phil Tudor has a very extensive background and upbringing in the construction industry from the mentoring and guidance of his father who ran a construction company for 30+ years and is now in code enforcement and a building inspector. In 2015 Phil founded his own construction, landscaping, and painting business which he still operates today. Phil started by doing property preservation work for Fannie Mae REO properties which included removing debris, general maintenance, small repairs, and winterizing properties. After acquiring 60 properties and becoming the #1 contractor in Southern New Jersey for Fannie Mae, he leveraged that into providing renovating services for investors and residential homeowners. In 2017 Phil was determined to become a real estate investor himself and joined Fortune Builders, a top-rated real estate education company. During that time he founded Steadfast Homes and acquired and renovated 3 properties in his first year. That new real estate company went on to partner with Anchored Homes and help do 30+ flips, and 30+ rentals within 2 years. Phil applied his personal construction knowledge, his Fortune Builders education, and leadership skills to oversee all construction projects within the Anchored Homes-Steadfast Homes partnership. He oversaw and managed up to 10 projects at a time! These projects' renovation budgets ranged from 10k – 125k.
Anne Barnett is our second guest who credits her entry into Real Estate Investing to Fortune Builders. In terms of experience, Anne may be considered a rookie, but she by no means made some rookie moves when acquiring her first rental property. She shares how she applied a Warren Buffett quote to purchase a property that seemed problematic to others. Anne's failing forward teaches us the importance of background checks. Even if you need to find a renter in a week, we learn why this crucial step shouldn't be skipped. If you are considering adding some VAs to your team, you do NOT want to miss this episode! He continued his education in 2016 when he joined Fortune Builders – the #1 Real Estate Education company. John Paul’s journey through real estate has been guided by the personal and professional skills the military has instilled in him. He has excelled in the real estate industry by implementing the education and executing the action items and coaching to the highest level. During his first year of real estate John Paul founded Anchored Homes which he used to complete four flips and four wholesales. He has gone on to grow a team of 8 team members that work remotely across the world and has completed 100+ real estate transactions while adding 40+ rental units to his long term holdings portfolio. After only two years of being a student of Fortune Builders, John Paul was recognized as a top-performing student and community influencer and was invited to become a Real Estate and Marketing coach. As a coach John Paul was top-rated by students, peers and staff for his incredible energy, creativity and genuine interactions. In 2020, John Paul co-founded Social Soaring, a Social Media Management company for Real Estate entrepreneurs, with his Marketing Team Lead from Anchored Homes. He set out to create an affordable customer service oriented company that would help these busy entrepreneurs execute on their online presence. In 2020, John Paul co-founded Best Skip Tracer, a company that provides contact information for lead lists typically provided by Real Estate professionals. As a real estate entrepreneur John Paul has bounced around as a customer between several skip tracing companies that have all charged premium rates for low quality, recycled information. Setting out to find a better solution for Anchored Homes he collaborated with his business partner to develop a solution and then replicate it for other entrepreneurs so they didn’t have to experience the same pain. In 2020 John Paul co-founded Love My Stay, a Short Term Rental Business in Florida, that he operates with his wife (Carrie) and their lifelong friends. John Paul is using the rental arbitrage strategy that allowed him to quickly build his portfolio with little money out of pocket. The company specializes in helping landlords have a better experience with a premium tenant, like Love My Stay, that will bring the property to its full potential and then offer it up as a short-term rental to traveling professionals and families. John Paul currently lives in Virginia and operates all of his businesses remotely.
