Real Estate Investing With Jay Conner, The Private Money Authority
***Guest AppearanceCredits to:https://www.youtube.com/@FusionNotes "Raising Private Money, with Jay Conner"https://www.youtube.com/watch?v=PF4zvLVu04Q&t=4s Raising private money is a crucial step for many real estate investors looking to grow their businesses. Understanding the mindset shift needed and how to strategize effectively can make a world of difference. In this episode, we'll delve into key insights from a recent discussion between Jay Conner, the Private Money Authority, and Dan Deppen, host of the Note Investor podcast.Adopting the Right MindsetSwitch from Asking to AttractingOne of the foremost strategies Jay Conner emphasizes is changing your mindset from asking for money to attracting it. This mental shift transforms investors from beggars to educators. By leading with a servant's heart and imparting knowledge about private money to potential lenders, investors can attract funds without ever directly asking for them. This approach not only alleviates the fear of rejection but also positions you as a valuable resource to your lenders.Building Your Private Money ProgramKnow What You're OfferingHaving a clear, consistent program to offer potential private lenders is foundational in raising private money. Jay maintains a uniform program for all his lenders, covering interest rates, securing the funds, and the duration of the notes. This consistency helps build trust and makes the offering straightforward and attractive. Knowing exactly what you are offering allows potential lenders to clearly understand the benefits and terms, assuring them of the safety and profitability of their investment. The Power of TeachingEducating Potential LendersEducating potential lenders is crucial. Most of Jay's private lenders had never heard of private money or self-directed IRAs until he taught them. He conducts educational events and one-on-one meetings to explain how private money works and the benefits of using self-directed IRAs for investment. By taking on the role of a teacher, you can demystify the process for your lenders, showing them the promise of high returns and the security of their investments. This educational approach ensures that lenders are not just willing but eager to be part of your investment ventures.Leverage Networking GroupsExpand Your ReachNetworking groups, like Business Networking International (BNI), are potent channels for expanding your reach. These groups consist of individuals committed to helping each other grow their businesses through referrals. Leveraging these groups can amplify your message and attract more potential lenders. Regular attendance and participation in such groups can lead to valuable connections and opportunities to present your private money program in a supportive setting.Utilizing Self-Directed IRAsUnlocking Retirement FundsSelf-directed IRAs are a powerful tool for raising private money. They allow individuals to use retirement funds to invest in real estate or notes. Collaborating with companies like Directed IRA, where experts help prospective lenders set up their accounts, can significantly streamline the process. Self-directed IRAs offer a flexible and tax-efficient way for lenders to achieve high returns on their investments, thus making your program even more appealing.Maintaining and Managing RelationshipsBuilding Trust and Encouraging ReferralsTrust is paramount in maintaining relationships with private lenders. Once you've secured a lender and completed a deal, fostering that relationship can lead to valuable re

Six-Figure Note Investing in 2025: Scott Carson's Proven StrategyScott Carson recently released a webinar revealing a proven strategy for making six figures in real estate note investing. He addresses the common investor frustration of being stuck in a 9-to-5 job, while dreaming of financial freedom. This webinar isn't just about theory; it's a practical guide packed with real-world examples and actionable strategies. Get ready to ditch the cubicle and embrace the life of a savvy note investor!Carson begins by emphasizing that this isn't a get-rich-quick scheme (sorry, no magic money trees here!). Instead, he presents a wealth-building strategy that, while demanding some effort, offers incredible potential for passive income and financial independence. He uses the analogy of building wealth through note investing as a strategic move to becoming a successful real estate mogul. It's about building wealth, not just making a quick buck!Carson's 5 Key Strategies for Note Investing Success:Here are the five key takeaways from the webinar to get you started on your path to making serious money:Understand the Power of OPM: Carson stresses the importance of using other people's money (OPM). This can be funding from family, friends, IRA investors, or private lenders. Remember: "OPM" doesn't stand for "Oh, Poor Me," it stands for "Other People's Money"!Target High-Value Assets: Focus on assets with a fair market value of at least $50,000. This provides a buffer for potential issues and allows for greater profit margins. The Art of Negotiation: Don't be afraid to negotiate! Carson advises that investors often don't ask for what they're worth.Re-performing vs. Non-performing: Carson covers both strategies, highlighting the higher returns of non-performing notes (with the caveat that they require more effort to resolve). He reminds listeners to always weigh risks and rewards.Marketing is King: Aggressive marketing and consistent networking are crucial for locating deals. If you aren't out there consistently marketing, it's like fishing without a rod!Going Beyond Six Figures:Carson shared a real-life example of his strategies to generate over $300,000 in annual income. This included a sizeable income from note sales, asking from the borrowers, and a substantial amount in monthly cash flow. This is not a theoretical exercise; this is real-world success! The Importance of Patience and Consistency:Carson emphasizes the importance of patience and persistence. Building wealth takes time; it's a marathon, not a sprint. He highlights the importance of consistent effort in marketing, finding deals, and nurturing relationships with investors. Conclusion:Carson's webinar offers a realistic and actionable blueprint for note investing success. By implementing his strategies and embracing a mindset of consistent action, aspiring investors can position themselves for significant financial gains and ultimately achieve financial freedom. Remember, it's not about the size of the fish; it's about having the right bait and knowing where to cast your line.Watch the original VIDEO HERE!Book a call with SCOTT HERE!Love the show? Become a Note Investor in 2025: The Note Guy's Action PlanHappy New Year, fellow real estate enthusiasts! This year, let's stop dreaming about building our real estate empires and start making it happen. This week on The Note Closure Show, Scott Carson, aka The Note Guy, laid out a no-nonsense roadmap for becoming a successful note investor in 2025. No more wishing, no more waiting—it's time for action!Scott emphasizes that note investing isn't a get-rich-quick scheme (sorry, folks, no overnight millionaires here!). It's a marathon, not a sprint, requiring patience, strategy, and a healthy dose of grit. He debunks the common misconception that wholesaling equates to note investing. Wholesaling is flipping deals for a quick profit; note investing is strategically acquiring and managing notes for long-term returns. Think of it like this: wholesaling is dating; note investing is marriage. One's a fling, the other is a commitment—and it yields far greater rewards.Scott's Key Strategies for Note Investing Success in 2025:Choose Your Niche: Note investing offers diverse niches. Do you want to focus on performing or non-performing notes? Residential or commercial? Owner-financed or institutional debt? Pick a niche that aligns with your experience, time commitment, and risk tolerance. Don't try to be a jack-of-all-trades; master one niche before branching out.Build Your Buy Box: Don't just buy any note that comes your way. Define your ideal note, including location, property type, loan amount, and terms. This is crucial for maximizing your ROI and minimizing risk. Scott's "buy box" strategy keeps him focused on notes with high cash flow potential.Master the Marketing Game: Forget outdated marketing strategies. Scott prioritizes direct outreach to lenders and banks through phone calls, email blasts, and—most importantly—LinkedIn. It may take some time to build a strong network but it's worth the effort. It's all about building relationships and letting lenders know exactly what you're looking for.Leverage the Power of Referrals: Your network is your goldmine. Build strong relationships with lenders, banks, and other note investors. Referrals often lead to the best deals.Embrace the Marathon Mindset: Note investing takes time, patience, and due diligence. Don't expect overnight riches. Focus on consistent marketing, due diligence, and building your portfolio. It's about steady progress and long-term returns.Humor and Relatable Moments:Scott's talk was peppered with hilarious anecdotes about the challenges and rewards of note investing, including his own mistakes (like the near-decade-long foreclosure process on a badly chosen junior lien). He emphasized that learning from mistakes is part of the process. You'll also find it funny when he calls out investors for making lowball offers on notes, reminding us that aggressive bidding won't always work—sometimes, relationship-building yields better results. The podcast also highlighted the importance of building a strong online presence. Think of it as your digital storefront. A well-designed website and a robust LinkedIn presence, along with some targeted advertising, can attract promising deals and investors alike. This is a must-have in today's digital age.Scott's message is clear: Stop daydreaming and start taking action! 2025 is the year to seize opportunities. Don't wait for the perfect deal or the perfect moment. Start building your note-investing strategy today, and make this your most successful year yet!Watch the original VIDEO HERE!Book a call with SCOTT HERE!Love the show? Most note investors don't start out investing in notes. Most of the time they start out trying different types of real estate investing until they get frustrated or tied and look for something that gives them the benefit of cash flow without having to be in charge of toilets, tenants, or trashouts. This is even true for Canadian real estate investors looking to invest in the United States and take advantage of our favorable investing and banking laws. Cal Ewing is one of those Candadian investors who is looking to build long term wealth and a better life for himself and his family.Scott Carson sits down with Cal to discuss how he got started as a real estate investor his journey to becoming a note investor and why he likes notes when compared to other real estate investing strategies.Watch the original video HERE!Connect with Cal at http://CalEwing.comCal Ewing was born and raised on a cattle ranch situated on the foothills of the Rocky Mountains in Alberta, Canada but his real estate journey has taken him far beyond his roots. Since his days as a university student in 2009, he has been passionately investing in U.S. real estate, with his first deal taking place in Las Vegas, Nevada amidst the real estate market crash and wave of foreclosures that hit Las Vegas especially hard.Over the years, Cal's investment strategy has undergone a significant evolution, leading him to explore the realm of performing and non-performing mortgage notes on residential properties across the United States. During our podcast, Cal will delve into the reasons behind his affinity for note investing, choosing it over conventional approaches like owning rental properties, wholesaling, or flipping houses.Cal's extensive experience encompasses various aspects of real estate, including tax deed investing, foreclosure excess proceeds recovery, fix and flips, long-term rentals, wholesaling, "wholetailing," buying subject-to, and owner financing. This wealth of knowledge and experience has shaped him into a well-rounded and informed real estate investor. As a Canadian investing in U.S. real estate from his home country for the past 14 years, Cal offers a unique perspective on cross-border real estate investment and the associated challenges. He has firsthand experience navigating the complexities of investing in a different country. Moreover, Cal has weathered the storms—both metaphorical and literal—as a real estate investor. When Hurricane Harvey struck, two of his Houston properties fell victim to flooding, leading to devastating losses. Instead of succumbing to defeat, Cal transformed adversity into resilience, emerging as a stronger investor and discovering valuable lessons about perseverance.Love the show? Would it surprise you that there is a 90% failure rate of people failing to take action after attending an investment workshop or conference? Less than 10% of people take action! All that time, energy, and money spent on learning something only to do nothing. That's like going to school to be a doctor only to just work at 7-Eleven instead. Why is that?My opinion is that educators are great at teaching the nuts and bolts of a topic but horrible on delivering actions and marketing that will help their students achieve success. Or they hold out on the "secret sauce" as a way to limit deal flow or try and sell coaching that doesn't pay off. If you know me, I'm determined to help my students close deals as I am a believer that there is plenty of deal flow to go around IF you'll take action. But taking action is only one step in the process! So tonight on Note Night in America, I'll break down the 5 Tips for Success as a Note Investor. I'll share how you can overcome your fear or failure to take action to help you find success as a note investor! Closing on your first note deal can bring a huge level of confidence that leads to bigger and better things!Watch the original video HERE!Book a call with Scott HERE!Love the show? He began investing in real estate in 2010, mainly focusing on acquisition of single-family homes with owner financing. His investing activities eventually expanded into the acquisition of Non-Performing 2nd Mortgage Notes (NPN) – specializing in notes where the borrowers were in the middle of a bankruptcy.
