Qui se cache derrière ce nom, Chinese Man, figure mystique à la fois omnipotente et invisible ? Pourquoi et comment, depuis plus de 15 ans, reconnaît-on toujours sa signature alors même que sa musique est multiple ? Pour le savoir, je me suis invitée à Marseille, dans les locaux de Chinese Man Records, juste avant le concert du groupe Chinese Man à la Fiesta des Suds. Chinese Man, "l'homme chinois" en français, a trois têtes : Sly, Mateo et High Ku. Trois têtes bien faites qui se sont connues à Aix-en-Provence à l'heure où certains vont à l'université. Trois passionnés de cinéma, de musiques et de danse qui, au début des années 2000, à Marseille, avec d'autres de leurs amis, ont monté le collectif Chinese Man Records. Aujourd'hui, Chinese Man, ce sont deux albums (Racing with the Sun en 2011 et Shikantaza, en 2017), des projets en solo (BOLD, Matteo, Rumble) etde nombreux projets collectifs comme les compilations The Groove Sessions (avec des artistes maison tels que Youthstar, Taiwan MC ou ASM) qui puisent leurs influences dans le hip hop, le trip-hop, mais aussi le dub, l'électro ou encore le reggae. Pour célébrer les 15 ans du collectif devenu label, producteur et tourneur, Chinese Man a invité deux autres groupes de la famille Chinese Man Records, Scratch Bandit Crew et Baja Frequencia, a composé le 5e volume de ses The Groove Sessions. Morning afternoon, evening whatever the case may be Donna here for you Personally! With the Daily Faith Walk Episode 39 " IF YOU W.A.I.T. YOU CAN GO". I realize this word wait contains two conflicting ideas. One would call it the "One-Word Oxymoron", but it is also an acronym for Walk Align In Time with the Holy Spirit, which we will discuss in this episode quite a bit.  Now it does sound like a play on words, but in fact it is an "act of obedience "based on Kingdom Living Principles.  QUESTION: Why should you W.A.I.T. so you can GO? (Walk Algin in Time with the Holy Spirit)  In today's society, waiting is a bad word. We see waiting as procrastination, indecisive, a distraction or laziness. But sometimes we must W.A.I.T. on achieving our dreams and goals.   Walking Align in Time with the Holy Spirit requires you to have the right view, intention, right actions, and right motive. For example, you are at a 4-way stop sign, after coming to a complete stop. The next move toward your goal, which is the stop sign on the right, but the stop signs on the left has your dreams and straight ahead is the world stop sign, loaded with obstacles, challenges, past failures, and doubts. In some cases, you have the right of way, but the next time it may be the world's time to go first. That is when the W.A.I.T. comes into play.  The good book tells me that the Holy Spirit has come to lead and guide us into all truth. (John 16:13).  Here's a couple of quotes on waiting, I know you are just waiting to hear!!! (ha-ha) I crack myself up.  I. "To wait is not to sit with folded hands, but to learn to do what we are told." -- Oswald Chambers.II. "Waiting is the hardest work of hope." --Lewis B. SmedesLike the old saying, “Anything of value is worth waiting on.” Your goals and dream are no different, beside God would not invest His time in teaching you wisdom, knowledge, and understand of waiting without REWARD. On today's episode of the Forever Cash Life Real Estate Podcast, we're going to talk about how to deal with difficult title companies. I'm going to share a recent experience of mine with a really terrible title company. Let's just say I've never seen anything this bad in the 19 years I've been flipping land. I'll share some valuable advice, in case you find yourself in a similar situation. What Title Companies Are Facing Right Now The current situation in the U.S. has title companies swamped with deals from everywhere. It's like 2005-2007 again, and title companies are overwhelmed. I get this. It's like a perfect storm. Interest rates are still at a record low Homeowners are refinancing like crazy The real estate market is exploding But does this give them an excuse to be incompetent and do terrible business? No. In fact, I've dealt with some really great title companies lately. They're doing their job and doing it well, in the midst of all that's going on in the market. What Can Happen When a Title Company Doesn't Do Its Job When you're in the land flipping space, the title company is a very important entity. They can make your land deal go smoothly or do the exact opposite. In the past few weeks, we've done five deals and dealt with four different title companies. Two of the title companies were absolutely fantastic, and two absolutely sucked.  For one of the deals with the not-great title company, we sent them the signed contract, and they started doing the title search. A week went by, then two, then four. Seven weeks later, we finally got the preliminary title report. The property was inherited from a father who had put it in a family trust and made the son and daughter trustees. This isn't difficult to solve. You just need the estate documents, the trust documents, and their information. A decent title company should be able to get this done in two days. It took this title company another eight weeks. I followed up every day, and every single time, the woman on the phone said, “These land deals are so complicated.” This agent was 100% unqualified and inept. I literally woke up in the middle of the night with nightmares about this person.  What a Competent Title Company Will Do For You At the same time I closed another deal. I bought a property for $90k and sold it for $199k. That deal involved multiple LLCs and a family trust. This time the title search took three days, as it should.  At the end of the day, the title company's job is to: Make sure there are no title issues.  Make sure that whoever signs for the sale of the property is truly authorized and the rightful owner on the deed. The title agent for this deal needed more documentation, and I got it all for her. She was thrilled. She sent out closing documents 2 days later, and we closed in 12 days total.  What You Have to Do Yourself If the Title Company Is Incompetent If you're unfortunate enough to be stuck with an incompetent title company, you'll have to jump in and help them do their work. I left a voicemail, then sent multiple follow-up emails every day. They kept dragging their feet. I know the squeaky wheel gets the oil, so I made some noise. The road on the extra mile is empty. You've got to do whatever it takes. We're 15 weeks into this deal. We're too far in. It should have been done in 2 weeks. I'm not going to pull it and go to a different title company. So I jumped in. I have a relationship with both the buyer and the seller, so I told the agent I'd be the go-between. I did more work than the title agent to close this deal.  You Can Go the Extra Mile Even with the Good Title Companies Title searches are taking longer these days, even with competent title companies. They might have 25-50 deals on the docket, and they're prioritizing the ones that make them the most money. If yours isn't a million dollar deal, you can move up the list by making noise.  call leave voicemails send emails follow up repeat, repeat, repeat Basically, you commit to being a bother until they give you what you want. Remind them that, if interest rates go up even a little, refis will stop cold. If you're dealing with a reasonable title company, they will value your relationship and take a long-term view. A Perspective on Victory! I ran the Richmond Marathon on November 15, 2014. It did not go exactly as I planned, but I made some significant, mid-course mindset adjustments, shifted from victim to victor, and turned failure into victory! Listen as I talk you through the marathon, both literally and metaphorically. Show outline: THANK YOU! I got so many Tweets, Facebook messages, and emails wishing me luck and warmth for the marathon! Even though I've run many marathons, this was, in many ways my first marathon Foot surgery 8/13 Cancer surgery 4/14 No running at all for 10 months - ground zero! Marathon breakdown Got plenty of sleep the night before, ate well, hydrated, did all the prep just as planned Got up at 5:00am, had breakfast and coffee, got dressed just as planned Picked up neighbor at 6:15, drove downtown, found parking spot, sat in the car to stay warm It was 22 degrees! Got to starting line, sun was up and had warmed to 26! First 13 miles were great, just ahead of target pace Family met me, swapped water bottles with my son, rolled on Mile 15, turned left to cross the James River heading north brutal, cold headwind 2.5 mile uphill climb Right hip--specifically the top of the sartorius muscle--became very sore while fighting the cold wind and the grade By the time I hit 18 it was screaming at me, which effected my stride/gate, forcing me onto my left leg I could feel my left knee, which I injured many years ago become weak. I was walking/jogging by 20 and knew I would not reach my goal 20-22 is where most people hit "the wall" anyway, it's not uncommon to find people walking here The wall is where the mind and body want to quit The mind plays games, you can get disoriented, or deeply discouraged Many people bail out at this point Could I have pushed through to keep my pace? Maybe Ryan Hall - London Olympics DNF Is the goal worth serious injury/long recovery if recovery is possible? I decided it wasn't worth it. I'm not a professional, I just do this for fun I had to do mid-course attitude/expectation adjustment For a mile or two, I was very discouraged I allowed myself to feel those feelings instead of telling myself I shouldn't feel them When it passed, I reminded myself of all I have come through in last 15 months At mile 23.5 I had tears rolling down my cheeks Not tears of frustration or pain -- although I was in pain! Tears of joy and gratitude! 15 months ago, I couldn't walk 7 months ago, I couldn't get out of bed without help because of the blood loss and abdominal pain Right now, I am walking the last 3 miles of a marathon I very carefully shuffled my way down the steep hill to the finish line My goal had been 4:00 My actual time was 4:27 I missed my goal by 27 minutes You tell me, is that a failure or a victory? I call it a HUGE VICTORY!!! The bonus was my neighbor! He ran his 1st marathon ever 3-weeks ago in 5:02 He knocked 30 minutes off of his time, passed me at the end and beat me by 45 seconds! A Perspective on Victory! I ran the Richmond Marathon on November 15, 2014. It did not go exactly as I planned, but I made some significant, mid-course mindset adjustments, shifted from victim to victor, and turned failure into victory! Listen as I talk you through the marathon, both literally and metaphorically. Show outline: THANK YOU! I got so many Tweets, Facebook messages, and emails wishing me luck and warmth for the marathon! Even though I've run many marathons, this was, in many ways my first marathon Foot surgery 8/13 Cancer surgery 4/14 No running at all for 10 months - ground zero! Marathon breakdown Got plenty of sleep the night before, ate well, hydrated, did all the prep just as planned Got up at 5:00am, had breakfast and coffee, got dressed just as planned Picked up neighbor at 6:15, drove downtown, found parking spot, sat in the car to stay warm It was 22 degrees! Got to starting line, sun was up and had warmed to 26! First 13 miles were great, just ahead of target pace Family met me, swapped water bottles with my son, rolled on Mile 15, turned left to cross the James River heading north brutal, cold headwind 2.5 mile uphill climb Right hip--specifically the top of the sartorius muscle--became very sore while fighting the cold wind and the grade By the time I hit 18 it was screaming at me, which effected my stride/gate, forcing me onto my left leg I could feel my left knee, which I injured many years ago become weak. I was walking/jogging by 20 and knew I would not reach my goal 20-22 is where most people hit "the wall" anyway, it's not uncommon to find people walking here The wall is where the mind and body want to quit The mind plays games, you can get disoriented, or deeply discouraged Many people bail out at this point Could I have pushed through to keep my pace? Maybe Ryan Hall - London Olympics DNF Is the goal worth serious injury/long recovery if recovery is possible? I decided it wasn't worth it. I'm not a professional, I just do this for fun I had to do mid-course attitude/expectation adjustment For a mile or two, I was very discouraged I allowed myself to feel those feelings instead of telling myself I shouldn't feel them When it passed, I reminded myself of all I have come through in last 15 months At mile 23.5 I had tears rolling down my cheeks Not tears of frustration or pain -- although I was in pain! Tears of joy and gratitude! 15 months ago, I couldn't walk 7 months ago, I couldn't get out of bed without help because of the blood loss and abdominal pain Right now, I am walking the last 3 miles of a marathon I very carefully shuffled my way down the steep hill to the finish line My goal had been 4:00 My actual time was 4:27 I missed my goal by 27 minutes You tell me, is that a failure or a victory? I call it a HUGE VICTORY!!! The bonus was my neighbor! He ran his 1st marathon ever 3-weeks ago in 5:02 He knocked 30 minutes off of his time, passed me at the end and beat me by 45 seconds!
