Gary’s father’s death pushed him into the real estate investment path. In 2007, he emigrated to Canada from the UK, and that’s when he got serious about doing real estate full-time. Utilizing his electrical engineering background, Gary became an owner and a contractor of several single-family properties. Through joint venturing, he managed to create a portfolio, eventually refinancing and moving on to a different phase of his life. Gary Spencer-Smith Real Estate Background: A full-time investor for the past 8 years 20 years of investing experience The portfolio consists of 24 single-family homes, 5 cabin holiday resort, 110 person restaurant, houseboat, and converted a 24,000 sqft dealership into offices, storefronts, storages, and a warehouse, Based in British Columbia, Canada Say hi to him at: Best Ever Book: for more info on groundbreaker.co Best Ever Tweet: “I looked at what real estate could do for my life, and that was like a switch.” - Gary Spencer Smith.

[03:22] Gary and Patrick get rockin' and rollin' with their conversation. Gary gives us the Coles notes about his family, his side hustle that became his full-time gig, and what that has led to for his “retirement career.” [05:12] Gary shares how his real estate ride got started in the UK, his mindset around the practicality of real estate and buying his first property in Canada. [07:58] Connection to Canada. Hailing from Newcastle, Gary had close connections to Canada (without knowing where it was) and his first visit as a teenager sealed the deal; he was home. Gary briefly shares what transpired in between the 14 years that brought him to British Columbia to stay. [13:11] Gary lives up to the REIN's cycle of immigration! He explains how he purchased his first home on Vancouver Island, then how he graduated to his first rental property. [15:06] The inspiration. Gary brings it back to the simplicity of what fires him up about real estate. Becoming a REIN Member and committing to ACRE, the proven systems, and the community is what elevated Gary's game. The methodology and authenticity Gary experienced not only resonated but propelled him to use the information to fuel his action. [21:24] Gary buys a resort! He describes the resort, how he came to own it, and the full-circle experience of getting drunk with his cousins at 16 at the pub which now he owns. Gary shares that it is not all unicorns and sunny skies and at times he feels like the duck with his feet going a mile a minute underneath the water. Their involvement in a community like REIN helps Gary and his partner Kryssie feel supported and assured. [28:16] A values conversation at the beginning would have brought much needed clarity to this partnership but the foundation of a great contract cannot be stepped over. The contract is what proved to be a saving grace for the majority partnership. [30:02] Owning a resort during the global situation of 2020 brought both challenges and unexpected blessings. Gary describes how things quickly turned upside down and like the rest of the tourism & hospitality industry they had to navigate uncharted territory to open, do business and thrive. [34:22] How Gary approached the sudden need to raise capital. He explains how they had structured the vendor-take back financing from the previous owners, then a pivot to restructure the investor side. [36:23] Although owning the resort and living that lifestyle was not his dream at the outset of moving to the lake, Gary describes his realization once they were operational and his moment of clarity with how it aligns with lifestyle values now. And just as importantly, for right now. The inescapable reality regardless of where one sits within this global situation is that we don't know where things will be in the next week, month or year and being present to what matters to us is important. [42:25] Gary hits that home in the simplicity of planning. We can have a direction, and know what the next three steps are, but once we take those three steps, everything may change and “the plan” will likely look different. If we remove the complication that it must look a certain way, we experience less struggle. Next three steps. [44:20] Gary tells the story of his entrepreneurial journey,

Gary Spencer-Smith is an English born Canadian resident, who has developed a multi-million dollar real estate portfolio, and has gone on to build a coaching program to teach people what is possible in real estate. I’ve always been fascinated by the opportunities this business gives us…the opportunity to earn healthy revenue and create our own schedules. And then what? What do we do with the income we generate? How do we put our money to work, and build wealth that lasts, so we don’t have to stay on the hamster wheel forever (even when we LOVE what we do!) In this interview, you’ll be inspired to dream a bit bigger…and more importantly…to inspire your clients to dream bigger! Success in this business isn’t built on transactions only. It’s built on the value we provide our clients, the guidance, the trust…that’s what keeps them coming back and referring us to friends and family. Our job is to make an IMPACT on our clients’ lives…whether we’re helping them achieve their lifestyle dreams through homeownership, or we’re educating them on all the ways we can leverage our real estate investments to achieve financial freedom! I hope you enjoy hearing from Gary as much as I did! Please let us know if you’d like us to share any of the resources mentioned in the show. Here’s to your continued success and happiness!

You can also wear a blazer for the conference. [08:24] The point is to dress for comfort. [09:29] Gary embodies the spirit of fun and working hard. [11:22] The power of pause is fantastic for new hotel takeovers. The first thing we do is start with the power of pause to alleviate anxiety. The power of pause is centering. [13:52] Mindfulness isn't a gimmick, it actually works. [14:27] The power of pause is our corporate mindfulness program that is based in neuroscience, psychology, organizational psychology, and mindfulness. [15:45] If you are healthy at home, you will be healthy at work. [16:44] At Evolution the power of pause begins from the top. [17:22] Gary answers rapid-fire questions. Marvanne Kouvaros wants “everyone to have a smile on their face and a tummy that is full”! When you go backstage at the Boscov’s Berks Jazz Fest you are bound to find Marvanne Kouvaros. She was a school teacher and working with RHS Marching Band when she was first invited to volunteer with Boscov’s Berks Jazz Fest to help move equipment. She wasn’t sure she could do it but was told, “Sure you can! You’re a teacher who works with children. Children need to be corralled and so do musicians at times!” That was over 20 years ago. Today Marvanne Kouvaros is the Head of Hospitality and works closely with Gary Spencer and the production team making sure every venue is staffed and stocked with the proper necessities for each of the musicians. While food is her main concern she has been known to go above and beyond that job description. If an artist needs something and she can make it happen she does. Marvanne Kouvaros recalls making special elixirs and even taking musicians on shopping sprees. At Boscov’s Berks Jazz Fest, everyone really is one big happy family!

And those choices are either to blow in the machine or not. If you do blow in the machine, you're actually creating evidence against yourself. If you don't blow in the machine, you are risking having your license suspended for a full year. So it really depends on the facts and the individual person. If you've had more than one drink, you should seriously consider not blowing in the machine. But again, it's going to depend on your height, your weight, and your tolerance. But those are some of the serious choices that we have to talk about when you call me about your DUI. With more than 30 years of experience, we know how to get results for our clients. Well, speed is not always the defendant's friend. Sometimes, you need time to investigate the case. Sometimes, you need time to gather witnesses, to hire experts. And sometimes, you have to remember that you might be in a very busy jurisdiction that's just does not move fast, or you might have a judge who has lots of cases on their docket. Gary Spencer is the Production Manager for Boscov’s Berks Jazz Fest. He knows what an audience wants and he and his team endeavor to make it happen. Gary started volunteering with the Berks Arts Council in 1994 at Bandshell concerts in City Park. Gary Spencer says “They said they needed volunteers, I went up and knocked on the door. The rest is history. It’s been 22 years now”. Jazz Fest used to be a weekend event, then a 4 day weekend event and in the year 2000 the Jazz Fest ran 10 days. It was supposed to be a one year event in celebration of the 10th anniversary of Jazz Fest. It was so successful it became an annual 10 day event. That’s when Gary got hired to help coordinate and move the project forward. So what does being the Production Manager for Boscov’s Berks Jazz Fest entail. It is a master juggling act to keep multiple stages, performances, venues, artists, bands, and fans happy at the same time. Gary and his team make it happen seamlessly. If there is a snafu, nobody knows it. According to Gary Spencer that is because, “Everyone has the same goals, to have a successful show, and everyone works together”. The devil is in the details and success means very long days for Gary and his team. Early morning sound checks and stage sets to theatre set-ups, lunch and dinner for the artists, tear-downs at the end of the night all done by teams of 10 to 12 volunteers at each venue. What has Boscov’s done for Gary, “It’s changed my life… Getting instant gratification … from culmination to fruition … with this you see joy in people’s faces and feel that buzz, you hear people having fun… everybody’s happy”.
