In E288, Andrew announces his decision to pivot towards a new media venture, driven by the need to adapt to market conditions and redirect his focus, time, and resources into new content avenues. Reflecting on the journey that began in 2019, Andrew shares how his podcast, inspired by Gary Vee's book Crushing It, was born out of a desire to communicate his ideas, build a platform, and foster connections in the real estate world. The podcast grew rapidly, resonating with listeners who were eager to learn about real estate investing, particularly in the early days when he focused on accessible strategies like BRRRR and multifamily investments. Over time, the content evolved as Andrew's interests expanded into larger-scale developments and more complex projects. However, the podcast's momentum has shifted in recent months, with listener numbers declining since the peak in May 2023. Andrew notes a change in enthusiasm both from his audience and potential guests, leading him to reassess his priorities. While he acknowledges the immense value the podcast has provided, both in terms of personal growth and the impact on his listeners, he believes that it's time to explore new opportunities. Andrew remains excited about his future ventures, particularly in Florida, where his real estate business is thriving. He's also enthusiastic about expanding his glamping business, Grotto Getaway, and exploring new content formats on YouTube, where he plans to deliver more focused, short-form content on current events, economics, and real estate. Despite stepping back from the podcast, Andrew assures his audience that he'll remain active on social media and through his other projects. He leaves the door open to possibly returning to podcasting in the future but is committed to his new direction for now. In E287, Andrew interviews Ara Poladian on the show for the second time. Since we last spoke, Ara transitioned from his engineering job into contracting and has been thriving in real estate. Over the past three to four years, Ara has leveraged his structural engineering background to excel in construction project management. Initially starting with duplex conversions, Ara rapidly expanded into multifamily investments, securing lucrative projects even during challenging times like the pandemic. His strategy involves acquiring properties with significant structural issues at a discount, then applying his expertise to add value. Despite the ups and downs, he emphasizes the importance of learning from every experience and staying grounded. He continues to advocate for a balanced approach to work and personal life, making time for his four children and ensuring his investments align with long-term family goals. In E282B, Andrew welcomes back Zac Willms, we're discussing a topic we've been eager to share – an equity offering for our campground glamping site. This has been a year in the making, and we're finally ready to bring in partners. We need to be clear and precise because this involves a Canadian Securities offering, so it's crucial to mention that this is for accredited investors only and isn't a solicitation for the sale of securities but for informational purposes. We're working with an exempt market dealer who will handle the securities and provide necessary documents like the term sheet. For more details click here. Our glamping site, located in the lush, green Tobermory area, specifically Miller Lake, Ontario, is about 20 minutes from Tobermory. It's a unique camping experience with trailers and picturesque views, making it ideal for those looking for a memorable stay. We're excited about the potential here and believe in the project deeply. For those unfamiliar, glamping combines the beauty of camping with the luxury of modern amenities – think glamorous camping with luxury mattresses, pillows, and no hassle of setting up tents. This investment opportunity offers a chance to be part of an innovative and growing market. We're looking to expand significantly from our current 26 sites to the 70 permitted by bylaw. The funds raised will help us add new units and amenities like geodesic domes, pools, and more, enhancing the overall experience and extending stays. Our team has worked hard to build a reputation for quality and customer satisfaction, evident from our positive reviews on Airbnb and Google. The site has transformed from a party site to a serene getaway, attracting repeat visitors and strong word-of-mouth promotion. We're committed to maintaining this standard and continually improving the site. In E278B, I share updates on my projects, including the success of my book "Real Estate Titans," the upcoming Audible version, the Bank of Canada's rate cut, changes to the CMHC MLI Select program, a $1.5 million raise for Tobermory hospitality, and significant progress in our Florida off-market acquisitions with Matt Piche, despite some challenges. First, a big thank you to everyone who bought my book, "Real Estate Titans." We hit bestseller in both digital and paperback! I'm also working on narrating the Audible version myself, which should be ready in a couple of months. Now, some big news: the Bank of Canada announced a quarter-point interest rate cut. This could boost real estate investing sentiment and increase buying activity, but we have to watch what the US does too, as our rates can't drop too far without risking inflation. The CMHC MLI Select program has updated its rules. Restrictions on refinancing multi-family buildings are gone, and new requirements for energy efficiency, affordability, or accessibility are in place. Investors are busy adjusting to these changes. On my end, we're finalizing a $1.5 million raise for our Tobermory hospitality business to add amenities like a pool and sauna at our Grotto Getaway glamping site. The aim is to extend guest stays and boost revenue. In Florida, Mat Piche and I are full steam ahead with off-market acquisitions, spending $15,000 monthly on lead generation. We got 90 leads last week and have multiple offers in play. Despite some challenges, we're seeing great progress, including a new team member securing a $180,000 profit deal in her first week. In E278 of the Andrew Hines Real Estate Investing Podcast, I had the pleasure of welcoming Michael Emanuele onto my podcast for the first time, and it was a fantastic conversation. We've known each other online for a while, exchanged some messages, and now we're finally making this happen. Thanks for joining us, Michael. Michael shares that he got into investing during C0VID, starting with stocks and eventually transitioning to real estate. In June 2021, he left his corporate job as a project manager and dove into real estate full-time. He started listening to the REI podcasts and read "Rich Dad, Poor Dad," which was a game-changer for him. He joined a networking and support membership group in Oakville and found it provided an immense value. His first investment was a condo in Oakville, which he rented out initially and then renovated. By 2020, it had doubled in value. He used the equity to invest in more properties, including a pre-construction condo in Toronto and a single-family home in Kitchener. Recently, Michael partnered with another investor in Kitchener and is working on multiple projects, despite facing challenges like low appraisals. He's also started investing in Ohio, USA, to diversify and take advantage of favorable landlord rights and cash flow potential. Michael's journey highlights the importance of continuous learning, networking, and staying adaptable in real estate investing. His story is a great example of how dedication and the right mindset can lead to success in this field. In E275B, I discuss key topics affecting the real estate market today. We start with the surge in spring listings as homeowners face higher mortgage renewal rates and consider downsizing. This influx, coupled with rising interest rates, puts downward pressure on prices, but international money and immigration might offset this. I also compare Canada's economic and bank policies to those in the US, highlighting their impact on housing. Developers are cutting back on new projects due to market uncertainties, which could lead to future housing shortages despite the current rise in listings. Immigration, aimed at countering Canada's aging population, adds another layer to market dynamics. Additionally, I share insights on investing in the US through the E2 visa, covering legal, financial aspects, and potential tax implications for Canadians considering leaving the country. I stress the importance of planning and professional advice, encouraging a balanced view of real estate investing in both Canadian and US markets based on individual goals and preferences. Search for it on Amazon that day and grab a bargain! Now, switching gears to the market—spring has sprung, and with it, a surge of new listings in Ontario. It's a typical seasonal trend, but this year, it's compounded by high interest rates, making the selling and buying dynamic quite interesting. In times like these, it's crucial to adapt and make informed decisions. I've had my fair share of selling properties at suboptimal times—like selling much of my Canadian inventory before and during the 2022 downturn, which wasn't the best timing financially but was right for me strategically. These experiences underscore a vital point about real estate investing: it's not just about timing the market but also about making choices that align with your overall strategy and market conditions. Whether you're selling now or waiting out the current fluctuations, understanding the interplay of various factors like interest rates and market demand is key. And that's what we dive into with "Real Estate Titans," aiming to equip you with the knowledge and strategies from some of the top investors in the industry. Thanks for tuning in, and make sure to catch the book launch. There's plenty to learn whether you're just starting out or looking to scale up your real estate ventures. In Episode E273B, I share what's been on my mind in the investment world. It's a timely check-in on what's working, what's not, and the broader investment landscape. Firstly, let's talk about the challenges in Canada. Many investors are looking abroad due to frustrations with the capital gains tax increase and policies that seem to favour institutional ownership over individual landlords. This shift could eventually lead to a landscape dominated by corporate players, so adapting business-like operations could be key for small landlords to thrive. Today, I also want to highlight some positive opportunities, especially in Ontario. Despite the challenges, there are entrepreneurs making substantial moves. For instance, there's a massive development in the Bruce Peninsula area turning 60 acres into a mix of residential units, which is quite the endeavor in the current climate. Lastly, I dive into my activities in Florida, where we're seeing traction with several properties. It's about staying diligent, negotiating where possible, and leveraging opportunities to maximize returns.
