Kalyn McKittrick & Heather Teems
We've all been there. A text goes unanswered. A phone call remains unreturned. And after months of effort, energy and a little blood, sweat and tears, with someone who you thought was very important to you....you've suddenly been ghosted. Oh you thought we were talking about dating? Nope, this is the wild west world of real estate. Heather and Kalyn finally broach the topic of being ghosted by past clients and the toll and emotional impact that can take on you after more than a decade in the business. Along with sharing our own personal and most recent stories of being ghosted, we ask each other the hard hitting questions: Why does this happen? When can we expect to hear from this person? And most importantly - when will we get over it? Lastly, don't worry, we explain in-depth our long absence from the podcast and want to give a massive thank you to all our loyal listeners! Tune in for some laughs, stories and hopfully a little closure.
It's Season 6, Closers! Welcome back and happy new year to everyone still tuning into another year of the We Need Closure Podcast. In true new year fashion, hosts Heather and Kalyn have asked their favorite broker and business owner, Matt Lewis, to join them for an unofficial 'state of the union' on all things real estate. Matt joins us fresh off the Inman Connect Real Estate Conference in New York, giving us all the hot topics on how AI is playing a major role in how consumers will continue to search for homes, how agents need to adapt to partner with the incoming technology and even a local report of the Fort Worth market for 2025. Tune in to hear Matt's latest advice to those REALTORS and agents in the industry - new and old - in addition to his favorite type of real estate investments. As always, to our listeners near and abroad, thank you for listening!
Welcome to a very special episode of We Need Closure. Hosts Kalyn and Heather welcome the most VIP guests to date: their children. Partly because it's time, but partly because they had no child care this week. If you found last week's episode to be slightly chaotic, buckle up listener, because you're in for a real treat. Asking the tough, hard-hitting questions, Heather and Kalyn dig deep to identify how our children feel about our jobs, what they think we actually do for a living and what NAR actually stands for. If you are a true fan, and are able to make it to the end of the episode, enjoy some bloopers from a very charming 4 year old, Madeline, who, like her mother, is very comfortable in front of the microphone. Cheers!
For those of us in the real estate industry, we are all guilty of a few cliche marketing tricks now and then. Emailing our clients to set back their clocks for daylight savings time? Been there. Proudly posting a "SOLD" post minutes after the check hits your account? Done that. But how far have we come and where has the evolution of marketing, client retention and new business trends brought us to? Hosts Kalyn and Heather discuss the trends in an industry that is not only evolving but upping the game in the world of social media, event strategy, gift giving and providing an overall experience for our best clients. Of course, the personal stories will keep laughing as Heather recaps a failed client appreciation party, Kalyn admits to having a full blown identify crisis in the world of real estate and more.
Have you ever wondered what it's like inside the brain of a real estate professional? Welcome to the circus, kids. Kalyn and Heather are personally very representative of our current real estate market - tired, frustrating, confusing and exhausted. Just adding in a nice, short sweet episode to get you through the week, we're highlighting everything from Kalyn's jury duty notice (you can't make this stuff up), Heather's single foray into commercial real estate, the hell on earth that is Spirit Halloween and more. Join us for some laughs to cope with your Halloween Hangover.
So, what's your sign? We're jumping on the astrology band wagon this episode to answer a single burning question: Did we choose the right career path based on our astrological signs? Knowing truly nothing about the art of reading the stars, Kalyn and Heather outsourced this question to a knowledgable and avid astrologer who gave us all the insight on our sun, rising and moon signs to identify our strengths within real estate, how our signs affect our working relationship and maybe eve some what fantastical - what does the future hold? All in the name of fun for our favorite spooky month of October, listen in to learn a little more about your two favorite REALTORS and why their birthdays set them up for this crazy career. Also of note: Heather breaks into a gym, Kalyn found the perfect pumpkin patch, why we're trademarking "Disappointed at Diseyland" and more!
What's scarier - a haunted house or jury duty? Welcome to one of our favorite episodes of the year - the all-things-fall episode where the hosts do their geeking out in their favorite season! Sharing all the life updates, tune in to hear about Heather's desperate attempt to get picked during jury duty and Kalyn's closing of her longest listing ever (RIP). The hosts discuss their current binge-worthy shows, unpopular opinions, THE Fall Gift tradition and true spooky real estate stories to get you ready for the Fall and Halloween season.
Were you as excited as we were to get back to business? Don't answer that. After two years of rocking and rolling on this podcast, we are entering into Season 5! Kicking things off in an inappropriate fashion, Kalyn drops the 'F' bomb while the hosts discuss all things involving life, work and that time Heather was leading a double life as a stand-in on Yellowstone. Hear all the insider info on what it's like to work on a television show set, how we are really coping in this market, Kalyn's launch into the world of commercial real estate and more! Get excited for our new format, exciting stories and as always, the things that we are loving right now. (Which may or may not include the Pottery Barn x National Lampoons Christmas Vacation collab - hey Pottery Barn - we have some notes!)
On this week's episode, Heather and Kalyn tackle the least favorite part of their jobs and the insurmountable stress around it: The Inspection Report. Whether you are purchasing a new home in all it's glory or a 100-year old gem in a historic neighborhood, the inspection will not only be necessary, it will find flaws with your soon-to-be home sweet home. We discuss the roller coaster of emotions among clients when they open the report but the imporance of having a seasoned agent to walk you through the process, translate this almost impossible document and what is a "big deal" versus "Home Depot project". Whether you are looking to buy a home soon or an agent hoping to improve your process with clients in this inevitable phase of the home buying process, we've got you covered. And in the spirit of never taking ourselves too seriously, the story of the week happened to none other than Kalyn and Heather - having an almost "candid camera" run-in while Heather did her job and Kalyn mom'd it up. You simply can't make this stuff up.
On this week's episode of We Need Closure, Hosts Heather and Kalyn completely fan-girl over their favorite home stager and interior designer, Jessica Brandrup, owner of Modern Design Collective in Fort Worth, TX. Jumping right into the nitty-gritty details of Jessica's creative process, Heather and Kalyn pepper their guest with all the questions: How much inventory do you have to have to be a successful stager? How do you tackle difficult projects? And most importantly - how do you make money?! Loving every second of this conversation, the gals explore all things staging, design and even accept a few compliments from the expert herself. With a background in marketing, public relations and an art aficionado, Jessica delivers all the amazing details of owning a business, the process of staying creative and always delivering the best results for her clients. For more information about Jessica Brandrup's services, visit https://www.moderndesignstaging.com/ or check out her company on instagram at @moderndesignstaging.
Who's ready for summer? We are only in the first week of summer and there's already enough to fill an entire episode for our darling listeners. Tune in this week to hear all about Kalyn's trip from hell, why Heather actually went to Hell (Las Vegas), the time she saw her beloved Justin Timberlake in concert and how Heather saved Kalyn's tushy by assisting in a big, imporant real estate deal. (Do we think we see a future Real Estate Team for this duo?) Turning our attention to the tense real estate market, we share our opinions on the reality of the current market for seller's, what we are seeing, how we are advising our clients and why it's more important than ever to have a great real estate agent right now. Always fun, always chaotic but always fun - and there's even a cameo from our children who visited our podcast summer camp for the day. Thanks as always for listening!
In honor of our 50th episode, we've invited our friend, fellow agent and truly saint-like Fort Worth resident, John Staab to the podcast today! In the words of Heather, we can' thelp but "love/hate" this kind soul as he not only gets all the good listings, he has a passion for helping others and takes significant action to help make our world a better place. In following the "one-for-one" model, learn how John has committed to his pledge of giving back to the communities in Zambia, Africa, donating the funds for housing with each home he sells here in Texas. He's even added a commercial component to help local business owners provide for their families by investing in their farms and other trades. Although we love the philanthropic efforts by our friend John, he doesn't disapoint in bringing a story that will leave you blushing or giggling - truly all in a days of work of a Fort Worth real estate agent. John Staab is the Broker and Owner of Motive Real Estate Group - to learn more about his "A Home for a Home" Giving efforts, learn more on his website: https://www.motiverealestategroup.com/giving/

Multiple Offers - Love them or hate them? On this week's episode, Kalyn and Heather break down the love/hate relationship with the elusive dynamics of a multiple offer situation. We're bringing all the advice, tips, tricks, pros, cons and everything in-between to prep you for a future multiple offer situation. Hint: Get a GOOD AGENT. In addition to the multiple offer war stories, hosts Kalyn and Heather give updates on life, work and the beautiful new line at J. Crew (chefs kiss).
Answering all the people's burning questions on this week's episode, hosts Heather and Kalyn don't hold back on telling their truths. Will the DFW Market ever become "more affordable"? Have we ever worked with famous clients? What on earth would we be doing for a living if we weren't in real estate? And finally - and most importantly - who would win in a one-on-one basketball game? Always giving the people what they want, Heather and Kalyn discuss all the listeners recent submissions plus the current events of today. And if someone could share with us why the impending solar eclipse is such a big deal, we would appreciate it. Thanks as always for listening!
Looking for all the opinions on the recent settlement of the National Association of REALTORS and the outcome of the 2024 class action lawsuit? You've come to the right place. Tune in for both Kalyn and Heather's heated opinions about the tangible outcomes of the lawsuit, the sensational headlines, where this decision has left the industry and our advice for you as an intelligent consumer or a fellow REALTOR in this sea of uncertainty.
The elephant has officially left the room. After a long awaited reveal, Kalyn divulges the greatest secret she's been keeping from the listeners: She finally quit her corporate job. After 9 years of juggling and balancing both a full-time corporate job and being a full-time REALTOR, the steady paycheck has left the building. But let's welcome her with open-arms to the circus that is residential real estate! Come along for the history behind this decision, how to dip your toe in the world of real estate while working a full-time job and how to embrace your passion - whatever that may look like for you. Heather gives Kalyn a warm welcome into the world of full-time real estate and admits she has never left the country. Yes you heard that right. You don't want to miss this episode!
Admit it. You've been curious about what REALTORS do all day long but too afraid to ask. Lucky for you we have no problem spilling the beans! Spoiler: It might not be what you think. Themes include: a continuous stream of living your life while constantly working, living in yoga pants in case a workout presents itself throughout the day, putting out fires, status updates, negotiations and so much more. Whether you are considering getting into real estate or are a true veteran in the industry, you will both learn something and relate to this episode where you will find that we do everything and nothing all at once. Additional topics include: Cold plunging, what three words would you tell your 18 year-old-self and Kalyn yet again teasing a big secret she has been keeping. Stay tuned for more!
Ladies and gentleman, welcome back to Season 4 of the We Need Closure Podcast! Easily one of the most jam-packed episodes featuring one of our favorite and most knowledgeable guests, co-owner and Broker of LEAGUE Real Estate, Matt Lewis has returned to the podcast for an entertaining yet educational discussion with Heather and Kalyn. As if Matt's stories weren't entertaining enough, our guest brought more terms and keywords than a JEOPARDY board discussing the newest trends to hit the real estate market including: padsplitting, Costco Mortgages, why Matt is bullish on 2024 for real estate, what's 'in' what's 'out' and how to not be a loser this year in real estate. A friendly game of "google me" ensues and the hosts can't help but share the stories that keep this podcast going. Stay tuned for stories of magicians, a final walk-thru with a massive hole in the wall and more.
It's not really Christmas until you listen to the final WNC episode of 2023! Never a dull moment, the hosts have come back together to wish the listeners a Merry Christmas and Happy Holidays while catching up on all life events since last being on the air. Taking a very blunt stance on 2024 real estate market predictions, the hosts discuss their opinions of what's to come in the new year for both buyers and sellers and who ultimately has the crystal ball of what's to come. Ending on a high note, Kalyn and Heather discuss controversial Christmas traditions, songs and pasttimes, their favorite Christmas movies, and their dreaded new year's resolutions. Always a joy to bring you a few laughs, espeically during the holiday season, we thank you from the bottom of our hearts for listening!
While we don't normally claim to be experts on this podcast, we are considering this episode our Masterclass of Finding Your Niche. After much deliberation and consideration, Heather and Kalyn have finally found their niche in real estate. Heather's niche lies in the world of utilizing social media as both a new business and client retention tool while Kalyn's strengths are in the form of communication. A constant source of humor on our social media feeds, Heather gives us all the tips on how to remain authentic while hillarious on Instagram and beyond while also using the tool as a means to gather new business. Kalyn's niche was discovered by Heather but quickly accepted as her one and only talent: talking. And successful chit chat at that. Whether either of these areas are in your wheelhouse or something you would like to improve on, this episode will leave you with a few tips and tricks of how to improve in these areas while remaining authentic in your practices. Other highlights include: Kalyn's backyard project is finally beginning (hope you don't mind the background noise!) and both agents did their jobs this week despite a very weird market. Taking a short hiatus to handle all things life is throwing at us, we can't to be back with you all soon!
Back for another week of chit chat, this week's episode is all about assessing your real-life real estate scenarios and how these two REALTORS would handle them. From opinionated agents to best intentioned parents, we breakdown how we would tackle/handle/approach all the scenarios submitted by our listeners and hopefully provide some insight into how to proceed in your next transaction as both an agent and even a client. Desperately wishing we could respond to some instances with, "Well that's cute...", but instead opting for the motto of "Tell me more...", to remain solutions based, proactive and professional (for the most part.), we respond to the most routine of instances to stories that even shocked us. Of course, never taking ourselves too seriously, we hear another instance of breaking and entering from Heather's showings this week, a retraction from a previous episode regarding a Honey Baked Ham and Kalyn's toddler's opinion of these temperatures in October.
On yet another trip down memory lane, hosts Kalyn and Heather share their outrageously differing experiences as new agents in their first year of real estate. Straight out of Pleasantville, Kalyn's experiences in 2015 look quite similar to how and where she conducts real estate today but recaps the pros and cons of juggling a full-time job while entering into a new industry. On the other hand, fearless and brave warrior and REALTOR Heather recalls a very different real estate market in 2011 when she got her license and was also juggling a full-time marketing career. Tales of short-sales, risking her life and finding a baby while showing homes are just some of the experiences our favorite now top-producing agent endured while entering into the world of real estate. Join us for some truly shocking stories, realities and how truly different the market looked in both 2011 and 2015. Why did Heather stay in real estate after such a tough first few years? How did Kalyn manage two demanding jobs? You'll have to listen to find out.
And thank God he found his true calling! Continuing our series on "Finding Your Niche" in Real Estate, Heather and Kalyn welcome their incredibly talented friend and colleague, Luke Syres, Marketing Director and Partner at LEAGUE Real Estate, to the podcast for enlightment, inspiration and a healthy dose of how to find your passion and keep it in the world of real estate marketing. Although Luke's career as a REALTOR was short and sweet, he taught us a valuable lesson in understanding your strenghts and the different avenues of having a career in the world of Real Estate (without becoming an agent). Other highlights of the episode include our hot takes of what's next in real estate marketing, Heather's new found skills from her recent week-long workshop and a truly cringe-worthy story from Luke's first showing as a REALTOR that proved getting out of the business was the right move. Come for the stories, leave with some unexpected insight into maintaining creativity and ideas in whatever field you are in!
TGIF takes on a whole new meaning on this week's episode - Thank God It's FALL is the motto the hosts are living by and they are finally back in their element! Covering all your favorite topics, Heather and Kalyn give life updates, seasonal favorites and what the begining of the fall season means in each of their households. Highlights include: Heather's downward spiral in her most recent move to the new house, Heather missing Kalyn's baby shower and more! Shoutout to one of our favorite lenders, William Adams, for contributing to the reason we were blessed with a slightly hungover Heather on this Friday episode. It's good to be back, y'all.
On this week's episode, fellow LEAGUE agent and friend, Christa Holbert joins the podcast to kick off our new special series, "Finding Your Niche"! Queen of the Ridglea Hills neighborhood in Fort Worth and master aficianado at cornering the real estate business in your neighborhood, Christa gives us the full run down of all the pros and cons to leaning into your niche in this industry. Originally starting her career in insurance, Christa recaps her journey of entering into the insanity of the real estate world in 2009, while sharing how she built her business and found her passion helping her clients find homes all over DFW, but specifically in her own personal neighborhood. Providing all the tips and tricks to help you identify how to make your mark in this business, the hosts and Christa discuss what traits can set you apart to maintain success for the long haul. Being a veteran in the industry, And of course, Christa brings us the goods; stories ranging from shoving herself through a dog door to access a Broker's Open to a tale ripped from the headlines of a Dateline episode - this episode has it all!
WE'RE BACK! And comin' in HOT! No really, we are sweating. It's 109 degrees outside but we are thrilled to be back for the kick-off episode of Season 3 of WNC! The ultimate catch-up, hosts Heather and Kalyn share everything you've missed in their lives this summer (spoilers): Kalyn's still pregnant, sporting circus tents and getting nowhere on her backyard project while Heather got a puppy, gives updates on her beautiful home renovations and is rocking her top producer status in real estate like the boss that she is. The hosts discuss controversial topics including: To turf or not to turf? Do you support the use of Active Kick-Out in MLS? Is your current agent working hard for you or phoning it in - and can you tell the difference? Wrapping up the episode with what type of buyers and sellers we are both seeing in this market, why some zip codes are still piping hot while others are ice cold and why Heather finally decided to drop Zillow advertising. Thanks for welcoming us back with open arms! Get ready for Season 3!
Are you getting tired of the same old flip-my-house TV shows with unrealistic budgets and unnecessary scripted drama? Funny. We are too! In this week's episode, the hosts dive into the world of real estate, design and home renovation television and the current era that needs to be closed...we want more! But what's next? Don't worry, we're here for the future of real estate television. After a quick audit of what's currently offered on our screens (House Hunters, Flip or Flop, Selling Sunset, etc.) we take a deep dive into our own pitches of all the TV and Docuseries shows that we desperately want to watch. Give us shows that tell the true story and portrayal of REALTORS, the struggle of millenials to purchase a home in 2023, the ups and downs of vacation home rental property owners and our personal favorite: following a REALTOR in their first year of real estate. Would you watch these shows? Are you tired of the flipper flopper fixer upper fake TV? HGTV and Netflix, hear our prayers and pitches because we've got your next big show.
In the great words of Goldie Hawn and our podcast introduction theme song, "What else could we need?" On this week's episode and in the year of 2023, we now know we need ChatGPT...or do we? Heather and Kalyn assume their normal roles of expert realtors with complete ignorance around technology and decide to give the newest version of AI a quick spin. Asking ChatGPT all the important questions: How do I sell my house? How can I be a successful REALTOR? and more. The hosts go on to discuss the robotic answers of the newest tool that all the kids are using, what we agree with, what we don't and how we think we could improve the artificial intelligence that is ChatGPT. Whether you are freaked out by it (like Heather) or blissfully ignorant (like Kalyn), we'd love to hear how you are using this chatty resource in real estate and beyond!
On this week's episode, we're asking you to trust the psychos....we mean, experts! Currently living in a real life episode of We Need Closure, Heather shares all the most recent details of listing her personal home, the anxiety of the process, living out of her car and the lengths she goes to in order to convince buyers she is a completely different person than she really is - calm and organized. The hosts immediately launch into their go-to lists of how to get your home "show-ready" and why hiring the right agent (us) to handle the stressful process of listing your home is in fact the only way to go. Going way beyond lighting a candle or baking some bread, the hosts provide the fundamental elements that make all the difference in getting you the most money when selling your home. We couldn't wrap up an episode without our regularly scheduled embarassing stories for the week and Kalyn was certinaly humbled by her toddler and a sales associate to keep that self-esteem right where it needs to be: rock bottom. Come for the tips, stay for the laughs - it's just another week in real estate paradise.
Big life updates coming at you this week, listeners! What may seem like just another WNC episode, we're here to delight and entertain. We've brought the stories, market updates and major changes happening for both Kalyn and Heather. (Let's just say, one involves a new address and one involves a new family member). Although we aren't reliving the psychotic days of 2021, this market is certainly giving all of us PTSD but the hosts are here, as always, to talk you through it. And it wouldn't be the podcast you know and love without the unhinged stories of our fellow REALTORS - talking homes, lingering drones, gassy guests at open houses and something out of a scene from the cinematic classic, Step Brothers. We've truly got something for everyone this week.
It's always a good episode when we have an actual expert agree to join us on the podcast - and Emily Gilbert with Emily Gilbert Designs is the best of the best! Coming in hot with a story for the ages that all working mothers can relate to, Heather and Kalyn finally get to fan girl about one of their favorite subjects - interior design. What's in? What's out? Will Emily give us a job? And finally, will Emily and Kalyn resolve their differences over the Soggy Bath/Shower Bath Spa Combo debacle of 2023? You'll have to listen to find out. A special shoutout to the TCU Interior Design Program, former quarterback Major Applewhite, overly curated dorm rooms, Coca-Cola wallpaper borders and Heather's new healthy eating regimen. It's a jam-packed episode, folks - enjoy! For more information on Emily's work and how to partner with Emily Gilbert Designs, visit https://www.emilygilbertdesigns.com/.
On this week's episode, we can finally answer the question: What Would Jeff Do? Often mentioned and praised on the We Need Closure podcast, Jeff Anderson, Co-owner of LEAGUE Real Estate, finally joins the hosts to tell all the stories and give all the best advice. Starting off the episode strong, Jeff recaps a terrifying and unbelievable vacation rental experience that leaves Heather and Kalyn speechless (for the first time ever) and provides a cautionary tale to not accidentally disguise yourself as a burglar when trying to access your vacation rental property. Always wanting to learn from the best, the hosts ask Jeff for any and all advice on how to deal with a "personality" on the other side of a real estate transaction, how to deliver bad news to clients and how on earth he is so successful in this industry without having a TikTok. Classy, professional and always kind, we're so glad to have finally welcomed Jeff on the podcast!
It's all fun and games in real estate, right? Well this week on the podcast, it absolutely is. Settle in for a week of nonsense as the hosts run through an ill-prepared set of "Would You Rather?" questions based on real estate scenarios - both real and ridiculous. Would you rather work with only buyers or sellers for the rest of your life? Would you rather have this type of client scenario or that one? Always wear a name tag or have a car magnet displayed proudly on your vehicle? The scenarios are endless, hilarious and full of absurdity but hell, we're having a good time and think you will too. If the real estates scenarios give you too much PTSD, hang tight for Heather's gift to the listeners - a rapid fire group of questions that take you back to your childhood and will provide some much-needed laughs. As always, thanks for listening!
While on vacation? While in a wedding? While giving birth? No these aren't major life milestones. They are all the places we and our fellow REALTORS have conducted business in this wacky world of real estate. On this week's episode, Heather's family trip to the Grand Canyon inspired the hosts to discuss all the places they've had the pleasure of negotiating real estate transactions, the times they felt the juice was worth the squeeze and the times it just wasn't worth it. Although the age old saying of "Want to get more business? Just go on vacation" still holds true, Heather and Kalyn come to some realizations that it might be time to set some boundaries and learn how to r-e-l-a-x (someday). Although we can't provide any tips on how to separate your work from your vacation, Heather can provide some tips on what to do on the Great American Road Trip: pack the snacks, be impressed by the elk and skip the prickly pear chocolate bar.
Not all heroes wear capes - but most REALTORS should. In an industry with the highest highs and the lowest lows, sometimes you just need a friend - and a podcast episode completely dedicated to the stories of a few REALTORS who can relate. On this week's episode, both hosts share the stories that left the deepest battle scars and why they think "adding armor" is better than just having thick skin. It took 25 episodes, but you knew one of the hosts would eventually shed a tear, and it was bound to happen while reliving the ones that got away and left a little PTSD. This one is dedicated to all the REALTORS who are in the thick of it - dust yourself off, pick yourself up and get back on the horse because that next deal will be worth the current heartache. Scream, cry but ultimately listen to the We Need Closure Podcast - we are here for you!
Give us all the out-of-town buyers! From marathon days of showings to helping make major life decisions, there's nothing quite like helping out-of-town buyers find their new address. This week, hosts Kalyn and Heather recap their multi-step process for helping new Texans find their dream homes, the outrageous logistics that have to go into all-day showings and snacks, snacks, snacks. Proudly admitting they do NOT adorn "stay out of my state" bumper stickers on their cars, the hosts discuss the best and most difficult parts of navigating the out-of-town buyer process. It wouldn't be a WNC episode if one of the hosts didn't share an embarrassing, wine-induced story of being a REALTOR while on vacation and how drinking queso straight from a container might be something to avoid when trying to impress new clients. Come for the tips, stay for the laughs and as always - thanks for listening!
It's the episode none of you have been waiting for: The Home Style and Interior Design discussion from yours truly. On this week's episode, the hosts took a series of interior design style quizzes to identify their perfect home style and who they are, based on (let's be honest) minimal taste, frugal budgets and no formal design education. Full of opinions, with little merit or basis to support them, the hosts launch into all the factors that make up their personal interior design style - are they Grand Millenial? Pottery Barn Chic? Straight Up Traditional? Only the episode can tell. Pulling some advice from actual interior designers and successful home renovators, Heather and Kalyn discuss a list of Top 10 2023 Design Trends, the evolution of their personal style (shout out to the Coca-Cola wallpaper border in Heather's childhood bedroom) and their tips on how to get started when you are in a design rut. Sure to make professional interior designers ears bleed, we've made sure to do minimal research and do what we do best: talk it out. Shoutout to Kami Gray with @PsychologieofHome for inspiring this episode, Cristina Cleveland, The Ginger Home and Chris Loves Julia for sources and quizzes!
Just when we think we've heard it all - here comes the interview with a title company Escrow Agent. A friend of the pod, Natalie Piland joins the hosts on today's episode to share a bizarre story of forged documents, lies and how there is nothing boring about title insurance. Heather proves she could have a second career as an Escrow Agent while Kalyn is still trying to figure out what a "judgement" is, but who's counting. With nearly 20 years of experience in Real Estate, the hosts admit they still don't feel comfortable delivering checks to the title company and so help them if they ever remember Page 9 of the contract. Discussing HOA's, CCR's and all the other acronyms in between, we can't thank Natalie enough for joining us and answering all of our dumb questions.
On this week's episode, hosts Kalyn and Heather channel their inner Rod Stewart and analyze the list of real estate industry truths they were blindly unaware of as baby agents. Empathizing with fellow REALTOR's submissions of "wish I would've knowns", the hosts discuss the more shocking, emotional and ego-checking realities they've come face to face with as seasoned agents. Breaking down harsh realities, helpful truths and hopeful outlooks, this episode will resonate with the newest in the industry to the successful veterans of the trade. Of course, they've included stories of accidentally teaching their children profanity, as it can't be all serious talk on these things. Listen, laugh and let it hit close to home because at the end of the day, we're all in this together.
Cute as a button Kate Peterson, with Highland Homes, has entered the chat! Heather kicks off the episode welcoming our best-dressed guest, Kate Peterson to the podcast and Kalyn gets a lesson on why new-builds can be an answer to some REALTORS and home buyer's prayers. Diving into all the new home building trends, what's in and what's out, home builder's current build timelines and Kate's charming and darling expertise, the hosts bombard their poor guest with all the questions to make sure you get all the answers. Tune in for Kate's brave first day on the job and Kalyn and Heather's controversial opinions about interior design (HINT: open concepts, soggy baths, and white painted brick!)
We've never claimed to be the smartest ones in the room, but this week we were easily coming in last place. Scott McKnight, owner and lead attorney of McKnight Title joins the hosts this week to provide expert knowledge around the importance of using a reputable title company, what title insurance actually is and stories of assault, secret marriages and all the events that can (and have) occurred at a closing. Heather and Kalyn admit that they rely on the title company for more than they should (Can you set up the buyer's utilities for us?) and Scott continues to be the expert on all things the title company does for us and our clients. Because there's never enough time, enjoy Part I of our title episode and join us next month as we ask more title questions in a second interview!
On this week's episode Kalyn and Heather battle for queen of the soap box and attempt to give advice on what REALTORS, or anyone in the service industry, should be doing if business feels slow. Still finding yourself on the couch binging Real Housewives? (We might be too.) But we can help! The hosts provide some tips and tricks to help you get organized, create real relationships with past and potential clients and help you get ready to get busy! Though controversial, their tips do not include attending mega conferences and conducting random cold calls, but instead help you get pumped for the year ahead with some new tools and a little advice. Not looking for advice right now? No problem - hit play and we'll provide some laughs along the way.
Just another day in the life of a REALTOR. Starting off this year's interviews strong, Fort Worth REALTOR Brian Holland understands the true ups and downs of this crazy industry as he shares a terrifying encounter of a home owner pulling a gun on him and his client as they toured a property (always announce yourself, friends!). Quickly diving into the amazing transformation of his Historic Home on the Southside of Fort Worth, (featured in 360 West Magazine and showcased on the 2022 Candlelight Christmas Tour) the hosts learn what it takes to tackle a project of this size while trying to stay sane. A big thanks to Brian for sharing his time and stories and no thanks to Heather for forgetting where Kalyn went to college but we still love you.
Buckle up, listener. This week's episode is a doozy. A rocky road down memory lane leaves the hosts with side aches from laughing so hard at all the jobs and careers they've held prior to getting into real estate. From American Eagle to Cheddars Scratch Kitchen, financial institutions and beyond, Heather and Kalyn are grateful for where they are but will never forget where they've come from - a long road of embarrassing or difficult careers. Ending the episode with some relevancy for the listeners, the hosts touch on the right steps to take if you are thinking about becoming a REALTOR in the new year and how to be successful. Thanks to all of the listeners for betting on us and coming back for Season 2!
It's the last episode of the year! And hosts Kalyn and Heather decided to give the listeners an informative episode before ringing in the New Year. They've got these real estate licenses - might as well put them to use, right? A pitiful attempt at a Top 10 Countdown, Heather and Kalyn talk about when to engage a REALTOR, finding the right lender and the best "home work" they can give you to save everyone time, energy and stress when buying a home. Give it a listen if you are in the market for your next property and email, text or message us with any questions at stories@weneedclosure.com!
On this week's episode Heather and Kalyn brought in their therapist, just kidding but close- fellow real estate agent Corey Bearden. The trio discuss their first listings (which ironically none of them actually sold) and discuss how sometimes maybe divine intervention keeps them in this business. Corey's background in counseling helps him be a better agent than most and he touches on how to handle tough situations with clients in a calm, productive way- spoiler alert, it's not sending a prolonged text that doesn't make sense or screaming. Also, Heather is left to wonder again what the word “opine” means. One day she'll ask Kalyn but she's sure it has something to do with her being a Yankee…
On this week's episode, Heather and Kalyn finally took it too far and harassed their fellow colleagues at the annual LEAGUE Christmas party to get the boldest and best real estate stories (you're welcome). In addition to getting the best stories of the season, they are also afraid they no longer have jobs and went ahead and applied to work at Anthropologie because of Heather's blunder with our broker and his AirB&B. Join us for a festive set of stories, embarrassment and opinions on this week's submissions and of course, laughs along the way.
On this week's episode, Heather and Kalyn interviewed everyone's favorite professional inspector: Dale Sherman with Chubby Hubby Inspections (and yes - that's really the name of his company.) Discussing all the joys of inspection reports like black mold, hydrostatic plumbing tests and what "up to code" actually means, Dale has the girls laughing all the way. We learn that Dale is not only the only inspector in the state of Texas with a masters degree in Aeronautical Sciences but he easily has some of the best stories we've heard. Sit back, relax and get ready to laugh (and learn a little!)
On this week's episode, Heather and Kalyn are a bit banged up after a bender Thanksgiving week but happy to be back yacking it up on the pod. They share all the things they are thankful for in real estate and how they'll soon be accepting orders for #RespectTheOption and #SweetSweetPending merchandise so start saving your pennies now. The hosts discuss the long-gone traditions of Black Friday, how Kalyn strategically plans her Christmas gifts and we finally find out what's really in Heather's coffee mug.
On this week's episode, Heather and Kalyn are reunited and all is right in the world. In typical WNC fashion, the co-hosts are leaning hard into the the season and discuss why the holidays can actually be the perfect time of year to buy or sell a home. They discuss the importance of managing expectations, why a Marriott Courtyard Christmas might be in all of our futures and how this week's submissions are all about FAME. Happy Thanksgiving to all of our listeners: We are SO grateful for you!
