The Fed followed through on another rate hike despite the banking turmoil. Members of the Federal Open Market Committee raised the Federal Funds rate another quarter point on March 22nd. That brings the short term rate to a range of 4.75% to 5%.    Hi, I'm Kathy Fettke and this is Real Estate News for Investors. Please remember to subscribe to this podcast and leave us a review.   Fed Chief Jerome Powell said the collapse of two banks, and the near-collapse of a third, did force Fed officials to consider a pause in rate hikes. But he says they were persuaded to hike rates again because of stubbornly high inflation and a strong job market with strong wage growth. But Powell offered assurances that the central bank is prepared to protect the banking system. He also still believes there's a path to a soft landing. (1)   Powell says he expects the need for one more rate hike this year, while seven of the 18 Fed officials are forecasting two hikes. If the short-term rate is raised another quarter point, the end range would be 5% to 5.25%.    Fed Sees Higher End-of-the-Year PCE Percentage   The Fed previously thought Personal Consumption Expenditure index, or PCE, would end the year at 3.1%. It's now projecting a higher 3.3%, which is moving in the wrong direction from the central bank's 2% target.    In the meantime, the Fed also needs to make sure the financial system remains stable. There's fear that nervous depositors could pull more money out of regional banks, which are already under stress. Federal regulators took control of Silicon Valley Bank and Signature Bank, and are making sure depositors get all their money back despite the FDIC limit of $250,000. The Fed also worked with the FDIC, and the U.S. Treasury in the creation of a fund for banks that need to borrow money to cover deposits. As reported by Bisnow, banks withdrew a total of $300 billion during the first week.   Government Prepared to Prop Up Small Banks   Treasury Secretary Janet Yellen also says the government is prepared to protect small banks from failures, but much of this stability depends on the confidence of depositors. Archie brown of Cincinnati-based First Financial Bank told Bisnow: “The main thing is to make sure that the Fed is instilling confidence in the deposit base. As long as we do that, I think everything else will manage itself.”   The San Francisco-based First Republic had teetered toward failure with a $70 billion run on deposits, which is about half of its total. The bank received an infusion of cash from eleven large banks and the federal government to keep it from toppling. But the experts are still worried about smaller regional banks which is where a lot of commercial real estate investors get their loans. According to an article in Axios, small and mid-sized banks hold 67% of commercial real estate loans, and 37% of residential real estate loans. (3)   Small Banks Could Reduce Real Estate Exposure   Brad Kraus of the CRE financial consulting first Ascension said in an email to Bisnow: “If banks do end up struggling, the first thing we see here on the front lines is a reduction in their real estate exposure.” He said: “If things get worse, they simply start quoting rates which guarantee profitability, thus effectively pricing themselves out of the market.” (4)   Higher rates will push commercial real estate values lower. Keiran says: “Those looking to sell anytime soon, especially those owners that are facing loan maturities, will have to offer their deals at higher cap rates to attract buyers.” According to the Wall Street Journal, as much as $270 billion in commercial mortgages will mature this year.    As these loans mature Keiran expects to see a “major value adjustment” for commercial properties especially if we sink into a recession. Banks are also likely to cut back on lending as a way to preserve capital, especially if they expect the Fed to keep hiking rates.   That's it for now. First Financial Bank takes elder fraud seriously. The $7.8 billion bank with locations across Texas won the ABA Foundation’s 2015 Community Commitment Award for protecting older Americans for its elder financial exploitation education program, which partners with local law enforcement, adult protective services and community organizations. Over the past five years, according to First Financial Chairman and CEO Scott Dueser, the program has stopped $7.5 million in elder fraud, including $2.3 million in 2018 alone. To mark National Senior Fraud Awareness Day on May 15, Dueser speaks on the ABA Banking Journal Podcast about the growing scourge of frauds and scams targeting seniors, how his bank partners successfully to intercept fraud before it happens and what red flags bank staff need to look for in a potential fraud scenario — especially when the senior might be victimized by a caregiver or family member. Fighting senior fraud is more than just a good thing to do, notes Dueser, who says that First Financial has received huge volumes of new deposits as a result of its community presentations and its leadership on the issue. “It’s just good business,” he says. Before Madonna sang about her virginity, when making a phone call from the road meant plunking twenty five cents into a phone booth, before Michael Jackson's first plastic surgery and back when getting "on-line" meant waiting to check-out at the grocery store, Peter K. O'Connell was (and still very much is) a professional voice-over talent. As America's friendly, neighborhood voice-over talent, Peter's amazingly versatile vocal talent allows him to share many voice acting styles with his clients, who range from Fortune 500 Companies to companies who think $500 is a fortune. From his conversational everyman voice to his hard sell straight announcer performances, Peter's natural voice over abilities are favored by clients for commercials, narrations, e-learning, documentary, TV promo, radio imaging and live announcing. OK you're right, if you're scoring at home, Dayton, Ohio and Buffalo, New York aren't really major markets but he has spent so much time there, Peter felt they deserved a shout-out. A native of Buffalo, NY, Peter grew up in the Nickel City and still lives there today - he even worked in radio there at WLVL, for, like a week. He truly developed his broadcasting and voice-over skills in Dayton at WVUD-FM as a top rated disc jockey and then as a commercial producer for the station. Peter produces his voice projects through his audio production company, audio'connell Voice Over Talent which is a division of O'Connell Communications, LLC. In addition to Peter's voice over work, which represents a majority of the company's production schedule, audio'connell also provides casting services for clients looking for professional female voiceover and audio production services for national and international clients. The voice over needs of foreign language clients are served through another O'Connell-owned company, International Voice Talents. Peter has also written an e-book entitled The Voice Over Entrance Exam. The book examines the business and performance realities of becoming a voice-over talent and maintaining a career among a spirited field of established voiceover professionals. Sometimes, when he's feeling very "authory", Peter wears an ascot around his house - it's very obnoxious.  After years of giving away his hard earned knowledge about everything voice over, Peter decided he should be getting PAID for it so he started audio'connell's Voice Over Workshop. In private one-on-one voiceover sessions in his studio or via Skype, Peter teaches new and experienced voice talents what he's learned after nearly 30 years in the voice over business and critical stuff voice actors need to know to get paid voice jobs. He received his Bachelor of Arts degree in Radio and Television Communication from the University of Dayton (OH) - no one is quite sure how - nonetheless the official diploma can be found somewhere in his Buffalo, NY home where he lives with his wife and children.
