How do you create a successful business and solve the housing crisis at the same time? Well, Alfie Best has one of the most innovative answers out there at the minute. The owner of Wildcrest, which is the biggest Mobile Park operator in the UK, soon to be the world. In this interview, Mark asks Alfie, how he started out in the industry, what the mechanics of the industry are and why Alfie believes they are the answer to the housing crisis in affordable houses currently? Listen to one of the most successful business people in the UK and what his advice is on creating a successful business in 2019. Key Takeaways Why did you get into the Mobile Park Industry? I was born and bred in a caravan as a Romani. Who better to run Mobile Parks than someone who has lived and breathed this world throughout my life. It was a natural progression for us from commercial conversions. I really believe in them, and I'm passionate about my business, I don't really see it as work. How does the mechanics of the business work? It's not complicated the customer actually purchases the mobile home often for 50% of what the same property would be if it was classed as a house. They get a 1983 mobile home act document drafted from the government which is an infinite lease on the property. It has no end date. It's a simple but powerful document. You are in effect purchasing a bungalow at residential standards which are pre-fabricated. It's like a timbre home from the states or modular homes which you see popping in different places. They have to be built on a chassis and have wheels, but they never get moved. How does it benefit you to have a mobile home? Once it doesn't have wheels and a chassis it becomes a house. If we have planning permission for a mobile home park then we can't build houses. It's classified as a caravan but it is never towed or moved anywhere else, it's essentially static. We all need to find our niche. I don't regard this as a niche, we than 13,000 residents as a country and we have 5 parks in North Carolina. We are looking to expand our business in the US. Councils are still of the opinion to say no, it's not seen as a positive to support our kind of business. Sensible government is a friend often but councillors can be really difficult to work with and can go against what the government have set down. How do you cope with working across different continents and countries? Have you found it challenging? When you start a business anywhere in the world, you have to pay an ‘idiot' tax which is about learning to run your business. I always say that you should start small so your ‘idiot' tax is a much smaller cost. When we first went to America we only bought one home. A business has to be like water, it has to flow and change but be strong enough to keep going forward. Why is it that mobile home parks are the answer to affordable housing? It's very simple. The government are trying to build their way out through social housing. As there is no cap on it and they have to compete on the open market it's never going to solve the problem. We don't offer houses for key workers like ambulance staff for example. Properties should only be able to be sold to key workers in key sectors. Whereas park homes only ever stay as affordable housing, always at 50% less than a house even when the price goes up it's always comparatively cheaper. That's because there is a stigma to it. Most of our customers are downsizing. A lot of our customers are buying a mobile home and then buying a second home in Spain or the US. Houses don't have to be a ball and chain around their neck, it allows people freedom in older age. We are trying to lobby the government to explain this. There are some great councils and are some terrible councils. We are bringing people who are semi-retired or retired people to an area. So we are actually bringing other families as well. We are helping social housing as well as contributing to communities. I hate the word social housing but I think of it as affordable housing. What have been your biggest setbacks in business? The biggest set back was not questioning myself too much when I nearly went bust. Broke means that you are in negative equity, and verging on either going bankrupt which is where I found myself. I had a house with too big a mortgage invested in it. My biggest mistake was I didn't see the recession coming because I wasn't experienced enough. I thought I was better than I was. How have you changed this ready for the next recession? We have stopped looking at profit and concentrated on cash flow. My board loves talking about profit, but I focus on cash flow. The cash flow could be in the red but your profits look great. It's a balancing act. Making sure your business is sweating, and your wastage at minimum is essential. That could be down to the water bottles in the corner of your building. How do you innovate? What do you do to get better incrementally? We regularly buy business which has gone into administration. Firstly, we set up a rudimentary cash flow system to see where the business is, see how much in the red they are. See what there is that is needed and what is extra. You have to be harsh, and be commercially viable when turning around a business. Then as you get bigger we constantly review what we are doing. It could be somebody 90, it could be somebody 15. They're from many different worlds. Learning how to speak to people on the spot is a massive education because it gives you the confidence to know how to speak to people. How to grow your business quickly. Everybody has problems but your problems should not be an issue, your problems should be a learning experience and every issue that you come across makes you stronger for the next round. It's about going out for the fight, being fit for the fight, being fit for the purpose of the fight, and learning by your mistakes. Education. Another thing you should do to grow your business rapidly is about knowing your business whether it is vehicles selling, whether it is property or whatever. Through education and learning how you should operate your business to reach optimum production of your company or business, you will always succeed in your businesses. Self-belief that failure is not an option. This is something that should always be in you whether you are successful or not or whether you are rich or poor. Having this kind of spirit in you always keeps you going whenever the times get hard and be sure with this, you will always emerge at the top. We can all fail if we believe it's a failure, or we can all win if we believe our failures are just lessons that we're learning from. We don't make mistakes unless we harp on them, what we do is we learn from them to not make that decision in that way again. Be prepared to listen. There's a reason we were given one mouth and two ears by God, this is so that you can listen more and do less talking. The more you listen the more you learn. This helps a lot because you get to learn more skills that you didn't know from people by listening to them. Ask if you are not sure of anything. Be prepared to take advice from people who have already achieved great success. Swallow your pride and ask, do not assume that you know everything which may cost you big in the future. If you want advice, don't ask the funeral or the undertaker how to arrange your wedding and don't go to the wedding exhibition expecting them to arrange a funeral, go to the right person to ask the right question, ask people that are within the industry. When you're in a job that you love, do more than you're paid to do because you will be recognized for it and you will climb the ladder faster than anybody else in that company. Because people can see that you're somebody that is conscientious about what you're doing. For you to achieve success in your personal and business life, you need to look at the company that you surround yourself with because if you surround yourself with people talking about football, you'll talk about football, if you surround yourself with people talking about boxing, you'll talk about boxing, if you surround yourself with people talking about business, you'll talk about business, this is because we are all creatures of habit. Try to surround yourself with people that have the right habits. I am a nobody, and i will continue to be a nobody but what i do makes a differenceHaving the opportunity to sit down with Alfie Best was mind-blowing. One of the first things Alfie did off-mic was to test my language skills; I was shocked that Alfie could speak and understand Hindi, now I don't speak Hindi very well, but I do understand parts of it so got what Alfie was saying. Alfie later went onto tell me how Romani Gypsies all originated from Northern India (Punjab) and that's how and why he could speak the language.Alfie is a very proud gypsy man who contributes his success, to his culture and the loving and fun upbringing his parents provided. He left school at the age of 12 and had some early role models that he looked up to, one being a traveller man called Nelson Clark who he mentioned was the first gypsy he remembers having a Roll Royce. It was these early triggers that lit the fuse for Alfie and kick-started his flair for business and the entrepreneurial way of life. He contributes his work ethics to his parents, who are both still alive today and his Father, who is 72 years old and still works seven days a week. How do you create a successful business and solve the housing crisis at the same time? Well, Alfie Best has one of the most innovative answers out there at the minute. The owner of Wildcrest, which is the biggest Mobile Park operator in the UK, soon to be the world. In this interview, Mark asks Alfie, how he started out in the industry, what the mechanics of the industry are and why Alfie believes they are the answer to the housing crisis in affordable houses currently? Listen to one of the most successful business people in the UK and what his advice is on creating a successful business in 2019. Key Takeaways Why did you get into the Mobile Park Industry? I was born and bred in a caravan as a Romani. Who better to run Mobile Parks than someone who has lived and breathed this world throughout my life. It was a natural progression for us from commercial conversions. I really believe in them, and I’m passionate about my business, I don’t really see it as work. How does the mechanics of the business work? It’s not complicated the customer actually purchases the mobile home often for 50% of what the same property would be if it was classed as a house. They get a 1983 mobile home act document drafted from the government which is an infinite lease on the property. It has no end date. It’s a simple but powerful document. You are in effect purchasing a bungalow at residential standards which are pre-fabricated. It’s like a timbre home from the states or modular homes which you see popping in different places. They have to be built on a chassis and have wheels, but they never get moved. How does it benefit you to have a mobile home? Once it doesn’t have wheels and a chassis it becomes a house. If we have planning permission for a mobile home park then we can’t build houses. It’s classified as a caravan but it is never towed or moved anywhere else, it’s essentially static. We all need to find our niche. I don’t regard this as a niche, we than 13,000 residents as a country and we have 5 parks in North Carolina. We are looking to expand our business in the US. Councils are still of the opinion to say no, it's not seen as a positive to support our kind of business. Sensible government is a friend often but councillors can be really difficult to work with and can go against what the government have set down. How do you cope with working across different continents and countries? Have you found it challenging? When you start a business anywhere in the world, you have to pay an ‘idiot’ tax which is about learning to run your business. I always say that you should start small so your ‘idiot’ tax is a much smaller cost. When we first went to America we only bought one home. A business has to be like water, it has to flow and change but be strong enough to keep going forward. Why is it that mobile home parks are the answer to affordable housing? It’s very simple. The government are trying to build their way out through social housing. As there is no cap on it and they have to compete on the open market it’s never going to solve the problem. We don’t offer houses for key workers like ambulance staff for example. Properties should only be able to be sold to key workers in key sectors. Whereas park homes only ever stay as affordable housing, always at 50% less than a house even when the price goes up it's always comparatively cheaper. That’s because there is a stigma to it. Most of our customers are downsizing. A lot of our customers are buying a mobile home and then buying a second home in Spain or the US. Houses don’t have to be a ball and chain around their neck, it allows people freedom in older age. We are trying to lobby the government to explain this. There are some great councils and are some terrible councils. We are bringing people who are semi-retired or retired people to an area. So we are actually bringing other families as well. We are helping social housing as well as contributing to communities. I hate the word social housing but I think of it as affordable housing. What have been your biggest setbacks in business? In this interview, Mark asks Alfie, how he started out in the industry, what the mechanics of the industry are and why Alfie believes they are the answer to the housing crisis in affordable houses currently? I was born and bred in a caravan as a Romani. Who better to run Mobile Parks than someone who has lived and breathed this world throughout my life. It was a natural progression for us from commercial conversions. I really believe in them, and I’m passionate about my business, I don’t really see it as work. How does the mechanics of the business work? It’s not complicated the customer actually purchases the mobile home often for 50% of what the same property would be if it was classed as a house. They get a 1983 mobile home act document drafted from the government which is an infinite lease on the property. It has no end date. It’s a simple but powerful document. You are in effect purchasing a bungalow at residential standards which are pre-fabricated. It’s like a timbre home from the states or modular homes which you see popping in different places. They have to be built on a chassis and have wheels, but they never get moved. How does it benefit you to have a mobile home? Once it doesn’t have wheels and a chassis it becomes a house. If we have planning permission for a mobile home park then we can’t build houses. It’s classified as a caravan but it is never towed or moved anywhere else, it’s essentially static. We all need to find our niche. I don’t regard this as a niche, we than 13,000 residents as a country and we have 5 parks in North Carolina. We are looking to expand our business in the US. Councils are still of the opinion to say no, it's not seen as a positive to support our kind of business. Sensible government is a friend often but councillors can be really difficult to work with and can go against what the government have set down. How do you cope with working across different continents and countries? Have you found it challenging? When you start a business anywhere in the world, you have to pay an ‘idiot’ tax which is about learning to run your business. I always say that you should start small so your ‘idiot’ tax is a much smaller cost. When we first went to America we only bought one home. A business has to be like water, it has to flow and change but be strong enough to keep going forward. Why is it that mobile home parks are the answer to affordable housing? It’s very simple. The government are trying to build their way out through social housing. As there is no cap on it and they have to compete on the open market it’s never going to solve the problem. We don’t offer houses for key workers like ambulance staff for example. Properties should only be able to be sold to key workers in key sectors. Whereas park homes only ever stay as affordable housing, always at 50% less than a house even when the price goes up it's always comparatively cheaper. That’s because there is a stigma to it. Most of our customers are downsizing. A lot of our customers are buying a mobile home and then buying a second home in Spain or the US. Houses don’t have to be a ball and chain around their neck, it allows people freedom in older age. We are trying to lobby the government to explain this. There are some great councils and are some terrible councils. We are bringing people who are semi-retired or retired people to an area. So we are actually bringing other families as well. Having this kind of spirit in you always keeps you going whenever the times get hard and be sure with this, you will always emerge at the top. We can all fail if we believe it's a failure, or we can all win if we believe our failures are just lessons that we're learning from. We don't make mistakes unless we harp on them, what we do is we learn from them to not make that decision in that way again. Be prepared to listen. There's a reason we were given one mouth and two ears by God, this is so that you can listen more and do less talking. The more you listen the more you learn. This helps a lot because you get to learn more skills that you didn't know from people by listening to them. Ask if you are not sure of anything. Be prepared to take advice from people who have already achieved great success. Swallow your pride and ask, do not assume that you know everything which may cost you big in the future. If you want advice, don't ask the funeral or the undertaker how to arrange your wedding and don't go to the wedding exhibition expecting them to arrange a funeral, go to the right person to ask the right question, ask people that are within the industry. When you're in a job that you love, do more than you're paid to do because you will be recognized for it and you will climb the ladder faster than anybody else in that company. Because people can see that you're somebody that is conscientious about what you're doing. For you to achieve success in your personal and business life, you need to look at the company that you surround yourself with because if you surround yourself with people talking about football, you'll talk about football, if you surround yourself with people talking about boxing, you'll talk about boxing, if you surround yourself with people talking about business, you'll talk about business, this is because we are all creatures of habit. Try to surround yourself with people that have the right habits. For all the success you have, it's only temporary and it can change in the future. We can all teach yourself to become more, but entrepreneurs are natural risk takers, calculated risk takers. In some people that is sparks and in other it might bonfires, but everyone has something. Can That Be A Curse That You Never Quite Make It? I live in fear. I'm always worried about tomorrow. In the next 18 months, I will take Wylecrest to the market, and I believe that we are groundbreaking in a series of areas. We are the ones setting the bar. That's the difference between a hobby and a business, business is going to make you money not cost you money. Why Do You Fear Tomorrow? I live in the real world where changes can happen without any warning. I've been scarred by the 1990 recession which hit the business hard. How Do You Let The Fear Drive You Or Cripple You? My fears push me because it drives me to get up early in the morning and enjoy my work. Life doesn't mould you, life cuts pieces out of you. Are you going to end up masterpiece or misshapen person? It's the fear of failure and fear of going bust which drives me going forward? How Did You Develop That Mindset? I try to simplify things. There are winners and losers and both are successful. One is just more successful than the other. To win you have to unravel the puzzle of how that other boxer, a player person plays. What's The Difference Between A Boss and A Leader? A leader fights with you rather than telling you what to do. I guess the journey is moving from a boss to a leader. Often in interviews, people will say that the team is the most important thing. All of your team should know what your goals are for the business. We start with a yes, for every resident, the residents might not like how we get to the yes but we will explain the process. What Was Your Journey Into Business? Financially we were not rich but as a child, we did have a rich childhood. I went to school periodically through this period and went through some difficult times selling door to door. In this period I realised how important it is to know your market. That recession scars still lives with me today. I looked for businesses that had queues which were Phone shops and Takeaways so I set up my own phone shop which ended up getting sold to Vodaphone. I still own those shops that Vodaphone use today. Traditional education vs teaching yourself? Education gives you the guiding rails. If you think of education as trains the best is the fast train on the tracks whereas the slower trains are being self-taught. I was self-taught. Self-education made me hustler street trader, it added to my education. You have to have both. What is your outlook on Business? Business is the soul of any country, if you want your skin to blossom you have to eat the right food, we need to nurture business more. We need to stop promising what we are going to and teach what we are going to do. Smart Work or Hard Work? Always work smartly but work hard at it. Money makes you happy because it buys you freedom. What Does Disruptive Mean To You? To me is ruffling the feathers of the norm, which I see as a good thing.
