https://www.progressiveproperty.co.uk/raf/ Kevin switches roles as he's interviewed by Miha "MJ" Jain, a university student researching artificial intelligence and virtual reality in real estate. They talk about how AI and VR might change property viewings, inspections and investor relationships. Kevin shares the potential benefits and challenges from multiple perspectives; as an investor, letting agency owner and property mentor. KEY TAKEAWAYS Virtual reality could revolutionise property viewings for international or out-of-area investors, allowing them to experience properties remotely without travelling, potentially seeing areas both during day and night to get a complete picture. VR technology could enhance property management through virtual inspections, enabling landlords to remotely view properties during move-ins, move-outs, and periodic inspections without physically visiting. Trust remains fundamental so while VR offers enhanced visualisation compared to photos or descriptions, the relationship with the estate agent remains crucial as clients must trust the accuracy of virtual representations. Early adoption of VR/AI presents a dilemma as businesses must balance being innovative against the financial risk of investing in rapidly changing tech that may become outdated. For local property purchases, where buyers are making significant life investments, VR will likely supplement rather than replace physical viewings, as people will still want to "touch and feel" properties. International investment markets may see faster VR adoption since investors often purchase properties without viewing them, focusing primarily on location and investment potential rather than specific property features. BEST MOMENTS "One of the things I would find really helpful with virtual reality is not just necessarily on the viewing of the property before you buy it, but the midterm inspections, if that could be done in a virtual reality way, that would be amazing." "I would not buy a house on the back of a virtual reality tour. I would watch the virtual reality tour to identify what it baseline looks like. Then before I'd make my offer, I want to go into that house and view it.” "It's going to change everything we do. And it's a little bit scary at the same time because, especially AI, it's almost like Arnold Schwarzenegger was right. Terminator is coming into reality." "But at the end of the day, I'm a human being. I want that interaction." Instead of succumbing to despair, one can choose to grow through adversity and find new paths in life. Losing a long-held identity as a boxer forced a deep exploration of self. This process led to a better understanding of personal motivations, desires, and the realisation that fulfilment comes from within rather than external achievements. It's essential to appreciate what one has while still aspiring for more. Recognising the value of current circumstances can open doors for new opportunities and enhance overall happiness. Relationships play a crucial role in personal growth. The experience of navigating through a marriage and subsequent breakup provided valuable lessons about love, attention, and the importance of mutual growth in partnerships. BEST MOMENTS "One punch, it wasn't even a punch, it was a forearm. One forearm bashed me in the eye and I lost my career, my dream, my ambition, but also my identity." "I always wanted attention. I realised if I worked really hard at school, I got attention from the teachers. If I did stuff in sport, I got attention, and I loved it." "You can either go through adversity or you can grow through adversity. You can become a better person because of the shit you go through." "It's easy to romanticise the life you think that you would have had as if it was going to happen that way." "I wanted to be a beacon of light for people, not just from my town, but from towns like London, Liverpool, or Birmingham." Angela is joined by life coach and mindset expert, Paul Sheppard, for a look into the concept of mindfulness and the power of present moment awareness, sparked by a compelling question: "What will your next thought be?" They explore how our minds often time travel to the past or future, leading to unnecessary misery and distraction from the present, and highlight the importance of devaluing negative thoughts and conditioning to create new, empowering beliefs. KEY TAKEAWAYS The question "What will your next thought be?" encourages individuals to focus on the present moment, highlighting that the here and now is the most important moment in our lives. This mindfulness practice can create a pause in the mind, allowing for greater awareness. To override conditioned negative thoughts or beliefs, it's essential to devalue them. By recognising and making these thoughts boring or irrelevant, individuals can begin to change their mindset and behaviours, leading to personal growth. Many people are conditioned to struggle and may unconsciously choose unhappiness over happiness. Reflecting on why one might prefer to remain unhappy can help identify and devalue limiting beliefs, paving the way for positive change. There is a tendency for individuals to become addicted to the hormones associated with stress and anxiety. This can lead to self-sabotaging behaviours when one begins to experience peace and calm, as they may feel uncomfortable without the familiar struggle. BEST MOMENTS "One of the biggest sources of our misery is the idea that there's a future moment more important than this one." "What we resist persists. The more we begin to devalue it and make it boring... it's amazing how quickly we change." "New information that devalues something that we currently do can stop us doing it altogether." "I began to self-sabotage and try and get the anxiety back... I was self-sabotaging to try and keep an element of struggle and anxiety in my life." On this episode Kat talks about one of the questions she gets asked most often and is something she struggled with for years: How do you actually stick to a habit? KEY TAKEAWAYS You can make a habit manageable by focussing on it for 5-10 minutes at a time or make it attractive by giving yourself a reward afterwards. For example, I don't have a morning coffee until I've done my exercise habit. In every single talk I give I ask the same question: If you were to stick to this habit for the next 21 days, what do you think the impact would be on your life? There's something really powerful when you stop and think about what's on the other side. It's difficult because you don't always see the immediate gain or the dopamine hit that you get off a lot of unhealthy and toxic habits. But you do get to achieve those long-term, important things that you want for your life. The more you practice overriding the thoughts that are trying to stop you from doing the habit you're trying to commit to and the more you hammer in the new thoughts of why am I doing this, because I want to have more energy, be a better parent, go and visit that place, whatever it is, that becomes easier when you become clear on why you're doing it.   BEST MOMENTS “One of the most important things we overlook when it comes to sticking to a habit is digging deep and asking ourselves why we are even bothering with this change?”“Whenever I get the thought that I can't be bothered or haven't got time, I have another thought: How am I going to feel after I do this?.”“I have so many dreams and goals that depend upon me having a healthy body and brain to achieve them, like places I want to travel to, I can't do that if I'm not healthy enough to get there.”“The feeling of feeling good, strong and healthy is now my motivation and discipline, it helps with the consistency.” ABOUT THE HOST Kat started her career as a teacher, before moving into Tech where she worked in different executive roles within teaching and consulting working across the globe, both in the public and private sector. Despite appearing 'successful' on the outside, she paid a heavy ‘life' price. In 2016, her whole world collapsed. The reason? The compound effect of years of unhealthy and toxic habits that destroyed her health, relationship and career. She suffered a severe breakdown and lost everything. In the middle of this she got headhunted for her first CEO role. She rebuilt herself by changing just one small habit, and built a series of positive habits which has transformed her professional and personal performance, resulting in becoming the healthiest and happiest version of herself. In this episode, Dr. Dunni, the Mom Empowerment Coach, encourages mothers to stop diminishing their achievements and embrace their successes, no matter how small. Dr. Denise shares insights on overcoming risk aversion, permitting oneself to take action and the significance of finding supportive communities that foster growth.   KEY TAKEAWAYS Mothers should avoid using the word "just" to downplay their accomplishments. Recognizing and celebrating achievements. Taking calculated risks can lead to significant rewards. It's important to assess personal risk tolerance and push beyond comfort zones to achieve goals. We are facing the greatest global pandemic of all time. Burnout, anxiety, stress is at an all-time high. People are the greatest asset of an organisation. The better people look after themselves, the better they perform in all areas of life - both at work and home. Every single tiny choice we make during the day is shaping our lives, directly impacting how we feel and experience life. After getting the biggest wakeup call of losing everything in my life in 2016 I had no choice but to face my habits and make a change. The changes at first seemed so insignificant that I didn't believe they would make a difference. BUT they did.  The Positive Habits Podcast is for people who want to live a better life, with higher energy levels, less stress, better relationships and ultimately to supercharge their performance in all areas of life. I'm on a mission to help people improve their wellbeing with one small habit change. KEY TAKEAWAYS In the recently published Mental State of the World 2023 Report where 71 countries were surveyed, the UK came second lowest which reinforces the knowledge that we already have that a lot of people are struggling with their mental health and their wellbeing. It's such an exciting time we're living in where there's so many opportunities and so much information out there to do business, learn, grow, improve ourselves. Yet, people are more stress, overwhelmed and exhausted that ever before. There's a huge gap between talking about mental health, wellbeing, resilience, how we feel – which is a brilliant development, especially in industries where historically it's been ignored – and doing something about it. Looking at the report it's clear that there are a number of areas, for organisations and us individually, where we could make some small changes that would have a huge ripple affect on us professionally and personally. BEST MOMENTS “One of the challenges we're facing is we're living in a ‘always on' world.” “Advice has got to be practical, it's why each guest on the podcast shares the one habit that's made a difference to them and why.” “The top three reasons for bad mental health and wellbeing are: The smartphone, increased consumption of ultra-processed foods, and the lack of family bonds.” “It's really hard sometimes to make healthy decisions when it comes to food.” Mental State of the World Report 2023 ABOUT THE HOST Kat started her career as a teacher, before moving into Tech where she worked in different executive roles within teaching and consulting working across the globe, both in the public and private sector. Do you let your ‘humanness' get in the way of your destiny? In this episode, Summer talks about how we can learn to trust the plan the universe has for us. She explores the impact our own mindset has on difficult situations and gives practical techniques on what you can do to escape survival mode and start living the life you were always meant to. KEY TAKEAWAYS If you are always negatively anticipating what happens next, your body will go into fight or flight mode. You will be living your life in survival mode. Think of the lessons you have learnt from difficult and painful experiences. Ask yourself, would you erase these lessons if you could? Usually, difficulties in life are put there to help us develop as a person and put us on the right path. We decide how long we suffer from painful experiences. Learn to let go and move on, trusting the universe. Life has a weird and wonderful way of working out. Danielle spoke with Adam Housley the founder and coach at T3 Functional Fitness. Adam's mission is to help you discover an active, healthy lifestyle that you love making it possible to regain your energy & reduce your stress in a way that is easy & enjoyable to sustain.KEY TAKEAWAYSAdam talks through his journey into the fitness industry and how he ended up creating a training method that was very different from his competitors.Danielle and Adam discuss how running a business is hard, the key skills you need to make it work and how help and support are invaluable.Adam explains how he had a belief that he needed to target a certain type of person to make money, or do a certain type of thing from a content perspective. When in actual fact he needed to do it in a way that sits well with him because that will attract the audience he wants. You'll also hear about the challenges Adam went through when moving from an in person training business to an online coaching one.BEST MOMENTS‘One of the biggest shifts that I've made recently is instead of focusing on necessarily just time efficient strategies, it's wanting to really emphasise the enjoyment because my journey with health was a long one.'‘I've maybe kind of stuck with a message that didn't quite resonate because I was like, maybe if I give it enough time and people start coming in, it'll sit with me better. That kind of stuff, it takes a lot of experience, knowing the difference between this is right, but I need to give it time versus it just doesn't feel right and I need to change it early.'‘It just got to this point where I was like, why is this so hard? It came so easy beforehand and it was just over that time, trying something and thinking, okay, it's not quite working, and just kind of building that resilience. Every time I got knocked back to be like, no, there is a way that I can make this work.'‘When it comes to health and fitness, I believe the key is changing the beliefs because when you're stressed and tired, you think doing exercise is going to make you feel worse, whereas weirdly, kind of doing that physical exercise makes you feel more energised and helps relieve the stress.'ABOUT THE HOST - DANIELLE CLARKEDanielle Clarke is a Brand Strategist and University Lecturer. With over 1,200 guests from 40 countries, Neil discusses the importance of providing clear instructions for guests on using kitchen appliances, sharing cooking spaces, and maintaining cleanliness. He highlights the benefits of using QR codes for instructional videos and implementing a simple rule of "Leave no evidence" to encourage guests to clean up after themselves.  KEY TAKEAWAYS Providing clear instructions, such as using QR codes for appliances, can enhance the guest experience and prevent confusion. Recognizing and accommodating guests from diverse backgrounds can lead to smoother interactions in shared spaces like the kitchen. Setting clear rules, like the "Leave no evidence" policy, can help maintain cleanliness and mutual respect in shared kitchen spaces. Encouraging guests to clean up after themselves by creating a cleaning mentality can lead to a more harmonious hosting experience. Leveraging tools like QR codes and online resources can simplify guest interactions and enhance their overall stay. BEST MOMENTS "One of the basic activities that your guests will need to do, apart from sleep when they book with you, is to eat." "I remember the frustration I had when visiting an Airbnb in Brighton and a very nice espresso coffee machine was provided." "I don't want people filling my house with cooking smells." "If there's something in your kitchen that you'd be gutted if it was lost or broken, it's probably best to keep it out of the way." "The notice reads, there is just one rule in the kitchen. Leave no evidence." ABOUT THE HOST Neil has led a fulfilled and unconventional life, navigating an extraordinary journey from the Royal Navy to prop-making in London's West End theatres. Today, Neil dives into the wonderful world of beds, and explores their impact on hosting success. Drawing from his experience as a Superhost for over eight years, Neil shares insights on choosing the right bed size, considering storage options, and selecting the ideal mattress. He shares fun stories of transforming rooms with different bed types, from trundle beds to ottomans, and emphasizes the importance of uniform bed dimensions for efficient bedding management. KEY TAKEAWAYS Consider the size of the bed that is most suited to the space available, as one size does not fit all. Think about storage space beneath the bed, such as built-in drawers or ottoman beds, to maximize the use of the room. If you have multiple beds in your accommodation, having them all identical in size can make managing bedding easier. Invest in good quality beds and mattresses to ensure guest comfort and longevity of use. Think about the functionality of the bed, such as whether guests may need to sit on it, and choose features accordingly. BEST MOMENTS "One size of bed does not fit all. I've bought over 12 different beds in my hosting journey." "I realised that the room was actually big enough to be a twin room, rather than just my original thought of it being a single room." "Airbeds. Yes, they're an option. I've yet to find one that can last a thousand guests." "I always buy from a shop. I have total confidence in what I'm buying when I can see and feel the bed in person." "Whatever size of bed you choose, have them all identical dimensions. It may seem a small detail, but it can save you from a bed-making crisis." On this episode Ariel talks about issues with digestion, the top and bottom halves of your body feeling disconnected, issues with feeling humourless, social skills or relaxing & how these can be helped by your diaphragm chakra. A great book to do Shadow Work with to open the Diaphragm Chakra is Romancing the Shadow by Connie Zweig and Phillip Wolf. KEY TAKEAWAYS The diaphragm chakra deals with unprocessed emotional upset or trauma & deeply held family patterns. The sole lesson of this chakra is letting go of these things & its colour is burgundy.  Yoga teaches you to breath with all of your lungs, down to the diaphragm and back up. To do that you have to sit & pay attention to your breath which puts you in a situation where you have to present. When you're being present you are put in touch with your feelings & what's happening inside of you rather than being up inside your head with the chatter & thinking about a bunch of ‘stuff'. When you're stressed you natural repress feelings, it's part of the survival mechanism. When you're running away from a lion you can't be in touch with all your feelings because you wouldn't be able to function the way you need to in order to survive. When you relax the feelings come back. The problem is that people are running around feeling stressed all the time & stress is a really big issue, it's the source of a lot of health problems & affects our emotional state & our biochemistry. When you work with your diaphragm chakra to let yourself feel again it helps to release stress, increase cortisol, helps you get in touch with deeper things that you may have been shutting off. These are not always bad things either. It's amazing that people can spend decades running away from emotions that are attached to a core wound. They have a feeling they're afraid to feel again, so they wrap layers of other emotions around it. The deepest part of healing is removing those layers, getting in touch with them, feeling them & releasing them until you get to the core. Once you get to the core & release that, the dynamic of whatever that trauma/upset releases & you're feed up & have more energy to do other things like be happy, be motivated to accomplish your goals. BEST MOMENTS “One way to know you have tension in your diaphragm is if you're not taking deep breaths.” “This chakra helps us understand how we perceive reality & regulates how we process our deep unconscious emotions.” “Emotions are like layers of a cake/onion… when you get all the way to the core the emotion is released & the chakra clears.” “If you get in touch with your family patterns & the emotions behind them, the goal is not to continue to repeat them, it's to transition out of those & to heal them so that your descendants & their descendants don't have to repeat these patterns.” ABOUT THE HOST Ariel is a Licensed Massage Therapist, Registered Clinical Hypnotherapist, Reiki Master, Empath & Psychic who has been involved in holistic healing since 1988. They answer Rob's questions about the taboo of money, business success and what it means to be a dragon! KEY TAKEAWAYS  Talking about money, in terms of personal wealth is still taboo in the UK Money is an instrument that you learn to use effectively. Touket doesn't use his wealth for power but as an aid to convenience, him and those around him are looked after. If you are going to pitch in Dragon's Den, you need to decide what it is you want, is money and investment the focus or is it mentorship? If you are thinking about closing a business, figure out the reason why you are thinking of this and then decide why it may be the right decision. Money isn't everything but it's a lot easier to be happy when you aren't worrying about money, it gives you options and freedom. Whilst being in the public eye has it challenges, it's good to be known for success than to be a nobody. Make sure in business you always have enough cash flow, it's imperative for survival in challenging time.   BEST MOMENTS “One a one-to-one amongst friends I wouldn't talk about money” “Money is an instrument that you use effectively” “Do you really want a dragon? As once you have a dragon you can get more money from them afterwards” “I'm not really fearful of things generally” “The minute you make the decision you will feel a lot better”  “I'd rather be rich and miserable than poor and miserable” VALUABLE RESOURCES https://robmoore.com/ bit.ly/Robsupporter   https://robmoore.com/podbooks rob.team ABOUT THE HOST Rob Moore is an author of 9 business books, 5 UK bestsellers, holds 3 world records for public speaking, entrepreneur, property investor, and property educator. I talk about the various costs involved in buying a commercial building, highlighting the importance of considering VAT, land and buildings tax, lawyer fees, title searches, finance fees, and accountant projections. I also look at the need for surveys, feasibility studies, and insurance, and tell you why you need to be aware of ongoing costs such as utilities, fibre installation, and business rates.  KEY TAKEAWAYS VAT (Value Added Tax) is a significant cost to consider when buying a commercial building, as it can add an additional 20% to the purchase price. Land and buildings tax, or stamp duty, is another cost to factor in when buying a commercial property. It is a progressive tax that increases with the price of the building. Lawyer fees, both for the buyer and the bank, are necessary expenses when purchasing a commercial building. Additionally, if the building costs over a certain amount, separate legal firms may be required. Accountant projections may be needed when seeking bank financing for a commercial property. These projections provide a professional assessment of the financial viability of the project. Ongoing costs to consider after purchasing a commercial building include utilities, insurance, business rates, and water charges. These costs can vary depending on the size and usage of the property. BEST MOMENTS "One of the key ones that a lot of people actually forget about, and if they're working with the same advisors they do with residential, their advisors may not necessarily bring this up until the last minute, when they remember, it's actually the big one: VAT."  "Land and buildings tax could be less than RESI, might be slightly more depending on what the size is, but VAT does need to be included in that."  VALUABLE RESOURCES If you want to learn more about investing in Commercial Property why not consider joining the CPI-Network of commercial property investors, who are working, learning and supporting each other on the Get in The Swim Membership https://commercialpropertyinvestor.co.uk/get-in-the-swim/Property Investing, Commercial Real Estate, Strategies, CMO, Lease, Licence Agreement, Cashflow, Vacancy rates, Agents, Best Commercial property podcast, how to buy, Valuations, ROI, residential, assets, Flexspace, office space, How to get started: https://www.commercialpropertyinvestor.co.uk/

He looks at whether this was where Boudica made her last stand and is buried. Danny also reveals why it is built slap bang next to another major station – St Pancras. Of course, he also covers the Harry Potter connection as well as the history of the St Pancras Renaissance Hotel. KEY TAKEAWAYS There is a weird potential connection between Boudica and why JK Rowling chose platform 9 ¾ for her Harry Potter books. Unlike many other areas in London, Kings Cross has only been gentrified once and that did not happen until the beginning of the 21st century. The station sits on the site of a smallpox hospital. Kings Cross has been used in numerous dystopian post-WWII films. The station has been bombed twice, once in 1941 and again in 1973. BEST MOMENTS ‘One-upmanship and money prevailed over common sense. ´ ‘Despite gentrification, these issues have merely been swept under the carpet.' ‘This led to smoking being banned across the London Underground network.' He emphasises how mastering this skill can greatly improve relationships and create harmony in the world. The episode delves into the significance of empathy in parenting, highlighting the detrimental effects of neglecting a child's wishes and feelings. The episode also discusses the role of professionals in understanding and advocating for children's needs, emphasising the importance of assessing what is in the child's best interest in the long term.  KEY TAKEAWAYS Developing empathy and the ability to see things from another person's perspective is crucial for building positive relationships. Failure to consider another person's point of view often leads to conflicts and misunderstandings. It is important for parents to empathise with their children's needs, wishes, and feelings to promote their self-esteem and sense of self-worth. Neglecting a child's desires and feelings can result in them feeling unimportant and can have a negative impact on their mental health. Professionals working with children, such as in court cases, need to prioritise the child's needs and perspective when making assessments and recommendations. BEST MOMENTS "One of the key skills you have to master in any relationship is the ability to see things through the eyes of other people."  "If nations could view their actions and inaction in the eyes of other nations they are in some type of conflict with, and were committed to righting any past or current wrongdoings, there would be far more harmony in the world and the world would be a safer, more peaceful place to live in." "Feeling and knowing that parents or caregivers are well tuned in to your child's feelings and desires allows children to feel emotionally held, seen, heard, acknowledged, significant and valued."  "Children are highly sensitive to their parents' behaviour and actions, and often assume far greater responsibility for a parent's actions than is proportionate with their real level of influence."  "Your ability to be sensitive to the child's various needs, having the insight concerning how the child is affected by their circumstances, whilst holding an overview of the environment and parenting they require to secure their health and development and long-term needs is crucial to display in both your assessment and the evidence you present in the witness box."  VALUABLE RESOURCES familycourtcoaching@gmail.com Instagram: michael240656 HOST BIO Michael Watson is a qualified social worker and author with over thirty years of experience working with children and families. In this episode titled "Am I on trial?", Michael reflects on his traumatic experience of giving evidence at the family court. Following the brutal death of a young child, Michael found himself feeling as though he was the one on trial for the child's murder. The intense emotions and self-doubt that accompanied his time in the witness box were exacerbated by the adversarial environment of the court and the scathing cross-examination he endured. Michael discusses the importance of maintaining control over one's emotions and thoughts while giving evidence, emphasizing the need for self-confidence and clarity. He also explores the tactics employed by barristers during cross-examination and offer insights on how to effectively defend oneself in this challenging and emotionally charged situation. Ultimately, the episode highlights the importance of presenting one's evidence calmly and convincingly to leave no doubt in the judge's mind about the reliability of their testimony. KEY TAKEAWAYS: Giving evidence in court can make you feel like you are on trial, even if you are not the defendant. The intense scrutiny and adversarial environment can lead to feelings of guilt, doubt, and questioning of one's own recollection of events. Cross-examination by barristers can be scathing and aimed at shifting blame away from their client. As a witness, especially if you were involved in the case and feel responsible for any failings, it is important to be clear and confident in your role and the work you undertook. Giving evidence is a mental and emotional game that requires control over one's emotions, thoughts, and inner conversations. It is crucial to believe in oneself and what one is saying, as negative self-talk and doubt can undermine the value of the evidence provided. Giving evidence is a serious type of game that requires understanding the roles, rules, expectations, and consequences involved. While it may seem unfamiliar, it is a game with real stakes and involves mental and emotional warfare. Barristers have tactics of emotional and psychological warfare at their disposal, and it is important to be vigilant and prepared for attacks. The best way to defend oneself against attacks during cross-examination is to remain stoic, patient, thoughtful, insightful, and convincing. Responding calmly and showcasing knowledge, wisdom, and character can leave a positive impression on the judge and demonstrate that one's evidence and conclusions can be relied upon. BEST MOMENTS"One of the first things that hit me after having had time to gather my thoughts following my first and highly traumatic experience of giving evidence at the family court was that I had the distinct feeling that I was on trial." "The scathing nature of the cross-examination I experienced, more than any other factor I could identify, was responsible for me questioning whether I was on trial for the child's murder." "Giving evidence is very much a mental and emotional game that you have to master. You have to be in control of your emotions, thoughts and inner conversations, so as to ensure that your inner discussions are fully supporting you as opposed to undermining you."  "Although it may at first sound dramatic to talk about giving evidence as a game and then refer to tactics of emotional and psychological warfare in connection with it, the reality of the situation is that when you are in the witness box, whether you realise it or not, you are engaged in a very real battle."  "The best way to play the game is not to present or behave as though you are [at war]. You leave the aggression to the barrister, your role is to remain stoic, patient, thoughtful, insightful and convincing. That is how you win the battle." He offers advice on finding a coach that meets your needs, what you should look for, what you can expect from coaching, online or live coaching, personal experience, and what you can hope to achieve from a relationship with a Relationship Coach. KEY TAKEAWAYS To find your best type of coach, identify your needs before you start to look.  A trained coach in relationship coaching is preferable. Some personal experience in relationship issues is also desirable in a coach. There are different types of relationship coaches such as marriage coaches, work coaches and dating coaches. Relationships affect all areas of our lives, so relationship coaching covers a massive area of your well-being.  BEST MOMENTS‘One thing I would definitely look for is someone who has some kind of qualifications in coaching too.'‘As relationships are very emotive, very personal things have come up for these people and the coach has had no idea how to deal with what's come up.'‘If you're looking for a relationship coach that is going to help you then it's maybe better if you find someone who has had similar experiences to you.'‘When I'm with my clients I can use my experience, I can use my knowledge to make a very educated guess on what they're going through and what might be able to help them move forward.'‘Ultimately, a coach is there to help you along the way and to ask those great questions but to hold you accountable for the changes that you need to make in order to get to the space that you need to get to.'   VALUABLE RESOURCESLinks: www.johnkennycoaching.comThe Bicycle Affect: https://youtu.be/oO7XZGvdWnoRelationship Video course and 1-2-1 coaching: Relationship Ready Online Programme - John Kenny (johnkennycoaching.com)To get in touch - email – john@johnkennycoaching.com or book a complimentary call –https://calendly.com/johnkennycoaching/30minIf people want to order a copy of the book then they can just pay postage of £4.95 (RRP £8.99) - www.johnkennycoaching.com/podcast-book-offerWant to be able to address the relationship issues in your life? - Why not book in for a complimentary call and we can discuss how you can get the new started with some new types of relationships - https://calendly.com/johnkennycoaching/30minThe Relationship Guy Podcast - https://omny.fm/shows/the-relationship-guy  CONTACT METHODFacebook – https://www.facebook.com/johnkennycoachingLinkedIn – https://www.linkedin.com/in/john-kenny-coachingInsta – https://www.instagram.com/johnkennycoaching/Twitter – https://www.twitter.com/johnkennycoachYouTube - https://www.youtube.com/channel/UCHTj9x6Tlo7lcIJITyx-tgQ Clubhouse - @relationshipguyABOUT THE HOSTI am John Kenny, Award Winning Relationship Coach.Coaching people to experience healthy loving relationships. Hugs and kisses can sometimes be socially awkward for some less comfortable with human contact, but John points out the connective nature of touch and how for most of us it can not only help form and maintain a secure relationship but also keep us healthy and connected to the wider community.    KEY TAKEAWAYS It is through touch that we can experience the deepest forms of human connection, intimacy and trust.  Physical contact plays a crucial role in our development, social connection, communication, health and well-being. Human touch allows for the communication of a wide range of emotions including support, compassion and empathy without the need for words. Consent is key to receiving any benefit from touch-based communication.   BEST MOMENTS ‘One of the reasons for allowing people to be closer to you is the significance of human touch itself. We saw the fallout of this for some people during the pandemic when we weren't supposed to get close to anyone.'  ‘The results showed that by having their hand held even by a stranger lowered the stress response significantly in the brain when compared to no one holding their hand at all.' ‘Incorporate as much as possible into your daily life being aware of respecting cultural and personal norms when it comes to touch and make it a positive and consensual experience.'    VALUABLE RESOURCES Links: www.johnkennycoaching.comThe Bicycle Affect: https://youtu.be/oO7XZGvdWnoRelationship Video course and 1-2-1 coaching: Relationship Ready Online Programme - John Kenny (johnkennycoaching.com)To get in touch - email – john@johnkennycoaching.com or book a complimentary call –https://calendly.com/johnkennycoaching/30minIf people want to order a copy of the book then they can just pay postage of £4.95 (RRP £8.99) - www.johnkennycoaching.com/podcast-book-offerWant to be able to address the relationship issues in your life? - Why not book in for a complimentary call and we can discuss how you can get the new started with some new types of relationships - https://calendly.com/johnkennycoaching/30minThe Relationship Guy Podcast - https://omny.fm/shows/the-relationship-guy    CONTACT METHOD Facebook –  https://www.facebook.com/johnkennycoaching LinkedIn –  https://www.linkedin.com/in/john-kenny-coaching Insta –  https://www.instagram.com/johnkennycoaching/ Twitter –  https://www.twitter.com/johnkennycoach} YouTube -  https://www.youtube.com/channel/UCHTj9x6Tlo7lcIJITyx-tgQ Clubhouse - @relationshipguy   ABOUT THE HOST I am John Kenny, Award Winning Relationship Coach.Coaching people to experience healthy loving relationships. Jay Weintraub: Connecting Complex Industries With Connectiv

Scouting for Growth

Play Episode Listen Later May 3, 2023 43:34

On this episode of the Scouting For Growth podcast, Sabine VdL talks to Jay Weintraub. If there is a term that describes Jay over the past 15 years are the words "event entrepreneur. Jay transformed his early digital marketing domain expertise into an industry-leading event shaper.  Today, Jay's portfolio consists of: Blueprint (real estate tech), Manifest (logistics tech), Medicarians (age tech), and Cumulus (agri / food tech). He has delivered four exits, and his passion for  thoughtfully connecting people – Connectiv – a portfolio of industry-defining events. While events are what the communities seek, Jay wants to serve unique experiences. He shares that success is not measured by the number of attendees or sponsors. Instead, the team at Connectiv judge ourselves by our impact on some of the world's largest, most complex, and necessary global industries.  On this episode the pair discuss: Jay's main areas of interest post-InsureTech Connect, why industries? What purpose? How does Jay serve sectors by delivering highly engaging conference experience and meet face to face? What can we learn from cross-fertilizing learnings from attending other events from problem solving to collaboration. KEY TAKEAWAYS The beauty of an event is, oftentimes, you're trying to capture a movement, you're trying to find appoint in time where the world is changing and when that is. There's so much uncertainty. Simply face-timing with the right people can add an immense amount of value. Is the movement in InsureTech about new product, new ways to underwrite, different ways to do claims, was it back to customer service or engagement? It could be everything. The question is: Which one is right for you? If we can find ways to make things predictable and repeatable we can do more and more scale-ably. That's one of our goals. For a company like ours that convenes large scale events, the milestone is about how we touch more lives. For us, touch more lives is connecting more industries in the same way. There's almost always some company that touches multiple verticals.  No one wants to be first, everyone wants to be first to be second. The hardest part about what we do is that, like everything else, scale matters. It's really hard to get to a 7,000-10,000 person show starting off at a 300-500 person show. What makes the challenge is that everyone thinks it's super scalable (like tech), in our type of business it's not just about raising a ton of money, getting the biggest sales team with the biggest funnel, it's not a single widget that you can scale across an infinitely large team. It's about the one-on-one connections which is more akin to scouting, venturing or startup roles, there a lot of not-so-glamourous work: research and figuring out who's is relevant.   BEST MOMENTS ‘One of the magic things about insurance is that it's impossible to name something that insurance doesn't touch.'‘We're trying to get more connected as a whole.'‘Data itself is a commodity, you can buy a list of companies. But you're not going to advance your company by buying that big list and trying to mail that big list. The only way you're going to do it is by asking: “Is this person relevant?” It's the personal outreach and understanding your goal.'‘Who do you want to be? Sometimes you have to accept you can't be everything to everyone. The best companies do this, especially in insurance, there isn't anyone who's number one in every line of business.' ABOUT THE GUEST Jay Weintraub: If there is a term called "event entrepreneur," that certainly best describes my last 15+ years. I transformed my early digital marketing domain expertise into an industry leading event. Four exits later, and my passion for thoughtful connecting forms the basis for Connectiv – a portfolio of industry defining events. Dr. Catherine Clinton is a licensed naturopathic physician with a focus on gut autoimmunity and she is a psychoneuroimmunologist. She's here to advise on all things germs and microbes to the best time to expose yourself to the sun.KEY TAKEAWAYSCatherine is passionate about the connections we have with the world around us and how these connections can regenerate our health and the health of the planet. She sees an urgent need for healing our internal terrain. As well as healing the terrain of the world we live in.The Germ theory camp led by Louis Pasteur ascribed to the belief that each germ causes one disease, one germ causes one disease. The biologists and physiologists looking at Terrain theory are talking about how the environment around the cell or organism or microbe dictates what that organism is going to do.We live in fear of these germs and bacteria and fungi, but we're made up of them. That's what we are. We are actually nature. We've separated ourselves from that connection to nature and are being taught to fear it and that it's the cause of our illnesses. We have reconfigured the natural ecosystem around us into this hierarchy with us on top. Hands on our hips and microscope in hand. This is probably why our energy in the world is quite low at the moment. We are seeing sickness and disease run rampant.Sunlight is an energy source for our bodies but we're taught that it is dangerous for our skin. Sunlight is so essential for our mental health and well-being but we're being brainwashed to cover our skin with toxic sunscreens. The skin is the biggest organ of the body and absorbs everything you put on it. BEST MOMENTS‘One minute of fear hits the immune system for six to seven hours, whereas one minute's laughter boosts the immune system for 24 hours'‘Western science has really taken over the stage when it comes to science globally, and the way that they do it is really by removing and elevating the human above all else'‘The sun is forming our biology, it's boosting our mitochondrial function' EPISODE RESOURCESCatherine ClintonPhilly on TikTokPhilly on Instagramwww.phillyjlay.com ABOUT THE GUEST  Dr. Catherine Clinton ND is a licensed naturopathic physician with a focus on gut health, autoimmunity and psychoneuroimmunology. In this episode, we have a returning guest who was one of our first guests when we launched this podcast back in Nov 2018 (Episode 3). Jeremy Wrathall, founder, and CEO of Cornish Lithium, who is a pioneering mineral exploration and development company focused on the environmentally responsible extraction of lithium from geothermal waters and hard rock in the historic mining district of Cornwall, UK Jeremy has over 30 years of experience in the mining, finance, and investment banking industry and has advised mining companies on transactions globally on all of the world's major mining exchanges. A Camborne School of Mines graduate, he founded Cornish Lithium in 2016 and has successfully developed the company into what it is today. We discuss the journey they have been on and how the UK mining industry is shaping up. KEY TAKEAWAYS The lithium brine in Cornwall has very low salinity, which makes it easier to process. This brine is hot, so Cornish Lithium is exploring the possibility of putting that heat to green use. They are also developing an existing open pit to extract lithium hydroxide or carbonate. There is another lithium project in Europe that is at the exploration stage. Having access to locally mined lithium is crucial for the UK's EV automotive industry. They need it to meet the rules of origins standards that come into force in 2027. It is estimated that both facilities will be able to produce a total of 15 to 20,000 tonnes. Cornish Lithium is very focused on sustainability and keeping the environment safe. The UK still has a lot of minerals and other resources that are just waiting to be extracted. In the UK, people still do not really understand that without mining there will be no green revolution. The UK has many talented engineers, in particular chemical engineers. They are gradually waking up to mining as being a beneficial field to be involved in. BEST MOMENTS ‘One side of the business is focused on … the associated heat in that water.' ‘We've got plenty of money in the bank at the moment, which is great.' ‘We have had very, very strong support for our projects from the local community and from the council, ´ EPISODE RESOURCES Website: https://cornishlithium.com/ LinkedIn: https://www.linkedin.com/company/cornish-lithium-limited Twitter: https://twitter.com/CornishLithium Facebook: https://www.facebook.com/cornishlithium Previous Dig Deep Podcast with Jeremy Wrathall - https://omny.fm/shows/dig-deep-the-mining-podcast/003-finding-finance-in-mining-with-jeremy-wrathall VALUABLE RESOURCES mailto:rob@mining-international.org https://www.linkedin.com/in/rob-tyson-3a26a68/ http://www.mining-international.org https://twitter.com/MiningConsult https://www.facebook.com/MiningInternational.org https://www.youtube.com/channel/UC69dGPS29lmakv-D7LWJg_Q?guided_help_flow=3 ABOUT THE HOST Rob Tyson is the Founder and Director of Mining International Ltd, a leading global recruitment and headhunting consultancy based in the UK specialising in all areas of mining across the globe from first-world to third-world countries from Africa, Europe, the Middle East, Asia, and Australia. Understanding the end destination and result is fundamental in successful leadership, business improvement and change. Lee explains the steps to achievement by asking the question ‘What needs to be true?”.KEY TAKEAWAYS What are the tangible signs as well as key measures that will let you know when you have achieved your target, destination, vision or change? Just because you have achieved a measurable result does not mean it is sustainable. A short term result is not necessarily going to make a difference unless full time repeatable systems are in place to produce it. Do not be reliant upon the subjective vision of other people to indicate that an objective has been reached. Agree upon a verifiable set of results beforehand to fully confirm that the objective has been met. BEST MOMENTS‘One way that we try to articulate this for teams and for businesses is “What habits need to be displayed? What behaviours are being displayed? What outputs need to be produced?”‘You might need to create something, you might need to start a conversation, you might need to factor something in. So this is truly about understanding where it is you're trying to get to and then making it real in everybody's eyes.'‘What does it look like, feel like, sound like as well? What are the habits, the behaviours and the outputs? And then what needs to be done to create those things? Now you know, tangibly, how you're going to get there.'VALUABLE RESOURCESBusiness Problems Solved Podcast         ABOUT THE HOSTFor the last 15 years, I have been a multi-sector internal or external business improvement consultant, building the improved capability of individuals, teams and businesses. In my spare time, I enjoy spending time with my two young children Jack & India. Speaking From Our Hearts

Paul is joined once more by Andrew Lenzo, the owner of 303 Media and host of The Lenzo Media Podcast, to talk about getting to know each other, striking up conversations with people – sometimes strangers – that come with a certain energy. KEY TAKEAWAYS You shouldn't judge people based on what they look like or where you think they come from. You really have to get to know a person, especially today when it's so easy to travel and to really be your authentic self, it's such a stupid thing to do, to have so many preconceptions ahead of meeting somebody. We still find ways to bring in discourse to things like football and hockey, for example, something that's entertainment, something you watch to escape from your day-to-day. You find an allegiance to your group, even if it makes no sense, it's very easy to get caught up in that. Everyone is looking for some kind of culture to identify with, for a feeling of not being alone, especially in the United States. The most solidly formed opinions come from people who challenge their own beliefs and opinions. The more you challenge it, the more you're going to rethink your psyche and what you believe in it. But the only way to do that is to open yourself up to criticism and listen to others opinions that challenge yours. A lot of people like to surround themselves with like-minded people and thoughts and not challenge their beliefs. But to push yourself and find your strong psyche you have to challenge yourself and be open to that criticism. When he pandemic happened, a lot of people for the first time in a long time could just sit and think, they were at home with their families – or they were alone – and being able to sit and reflect on where you are in life and what you want out of life really did good for a lot of people in terrible circumstances. If you're feeling overwhelmed and burned out by work, take the time, take a few days, don't go watch TV, turn it and your computer off, take a notebook and sit down and really think about where you're at and where you're going to be. Why do you do the work that you do? What are you accomplishing? Why is it important to the world? What impact will it leave on the world after you're gone? That's a very important thing to focus on, especially if you're that busy and you're dedicating that much time to your work. BEST MOMENTS ‘One thing that we talk about as podcasters is the importance of listening and letting the person across from you talk.' ‘As you get older and the more you put yourself out there the easier it is to forget about those judgments.' ‘A lot of us are just trying to get by, working lots of hours to put food on the table and keep a roof over our heads. But I do believe that you owe it to yourself to challenge your beliefs and to really figure out who you are as a person.'  ‘I feel like it's healthy to have a certain amount of ego, to believe in yourself and have self-confidence. But it can be a very selfish and unhealthy thing to have in some contexts.' Often underfunded and overlooked by major players at the university, they were forced to think outside the box when it came to funding. “How can we get the most exposure for stories that had, and still have, a major impact on people in the community without ruining the integrity of our publication? Members of the community often used their paper to make major political and social decisions that have a huge impact on the direction of the city and its citizens. “How can you make an informed decision when there's no independent news outlet giving you the facts?” That's where 303 Media started. In the musky, dirty, and damp offices of King Hall. Since graduating, they've continued that promise to empower those who don't think they have the resources to take the next step. Today, small businesses are fighting for exposure more than ever. Small businesses make up 99.9% of all businesses in the United States, yet corporations account for 62% of all revenues. Online review platforms, search engines, and social media are the customer's go-to source for information when learning about a new business. 91% of customers will visit a store because of an online experience. It's not easy to stay competitive in this landscape, but 303 Media is sticking to the mission.  Website: https://303media.net/  ABOUT THE HOST Paul has made a remarkable transformation from existing for many years in dark, desperate despair; to now living a really healthy, happy and fulfilling life. Conquer New Markets

Domenica Di Lieto is the founder of Emerging Communications. She is a highly experienced sales and marketing professional, having worked as a media owner, client, and agency side throughout her professional career. She has a deep knowledge of the Chinese digital landscape; she founded Emerging Communications in 2015 after recognising that businesses needed far more than pure marketing services, but high-level consultancy to succeed in the Chinese market. Aside from leading the continued growth of Emerging Communications, she works for a number of global organisations at the board level, providing advice on their China market entry and subsequent digital strategy. KEY TAKEAWAYS When entering the Chinese market, it is important to understand that this culture can be very different from what you are used to. Because of this reason, China is seen as a failed market however, the key factor in doing so successfully will depend on how well your company understands Chinese culture, its customers, and their needs while also taking into consideration other aspects like competitors' reactions when they enter these markets too. BEST MOMENTS “One of the biggest reasons brands fail is they presume or assume that the market in China is the same as any other market…they'll translate for that new market. They won't look at the culture they won't look at the competitors they won't look at the behaviour. They weren't looking at this interact with their category. And that's the biggest reasons that the test first failed and retreated.” “They all have one thing in common. They've all accepted that market is different. They do regular research to understand their customers. They understand that competitors and they are constantly changing to the market. Really, really quickly. If you are a very established brand, it takes a long time to make decisions internally.” “It is really important to get it right. And to work with a China team on the ground in China here, or wherever your home market is to understand the culture as well as the language it's not just about translating into Mandarin, or even worse, putting in mainland China and not looking at the cultural nuances in the context of their audiences. It's really important to understand it's not just about the language, it's about the culture and the context as well.” “Once you know who they are then actually building authentic conversations on the right channels at the right time to get action is quite easy because you know who they are. And then you need to quit keep visiting them because any external force is not just technology, but anything like COVID is a really good example has changed behaviour in China. It's changed technology. It's sped up the AI revolution. It has made brands have to get to their consumers in a much quicker, more agile way.” “It's about the right authentic messaging and a creative on the right channels to your consumers. That makes the difference between whether or not that campaign is going to die or fly as I say, and more so now than ever, especially when you're targeting Gen Z audiences. They are not interested in noise. They're not interested in adverts like everybody plasters out there. They want to feel that they matter. It's about authenticity.” ABOUT THE HOST Sıla Erol started her journey at TTC wetranslate Ltd as a Project Coordinator and has been continuing as a Key Account Manager after graduating from Translation and Interpreting Department at Ege University in Izmir/Turkey. How to scale from 60 million to 100 million in just 18 months! Speaking with Paul Statham of Condeco Software

Sales and Marketing Built Freedom

Ryan is joined by Founder and ceo of Condeco Software, Paul Statham. Condeco software are a market leader in workspace management and resource scheduling software. Paul talks all about how he scaled the company and why listening to your customers and the market and innovating to match their needs is the key to success and longevity as a software company.  KEY TAKEAWAYS Condeco's product was launched back in 2005, it took them over 10 years to hit their first 10 million in revenue. They then took on investment and over 5 years got to 60 million. Then just last year they managed to grow from 60 to 100 million in just 18 months. They work with enterprise clients to right size their workspace scheduling. It's an incredibly complex task and having the right data and software to make it happen is a fine tech art. Offices are very different spaces post-pandemic. There are a lot more complexities involved, including a lot more flexible working. This is something Condeco have mastered and they even won an award for the work they have done with their software. The US can be a really difficult market to crack if you aren't from there. It's one of the reasons Paul moved across there from the UK. What Paul and his team now calls ‘customer success' is simply just listening to their customers and changing and adapting their product to suit their needs. Something they have done since day one and has allowed them to have the success they have today. Condeco's scale and growth from 10 to 60 million relied on building their teams, both in size and with leadership too. It was hard to hand over the reins but Paul realised he needed to bring people in so that they could scale big and scale together. Brian Beck is a Managing Partner at Enceiba, the only Amazon agency focused on serving B2B companies and the author of the first comprehensive book on B2B Ecommerce, entitled “Billion Dollar B2B Ecommerce”. He has over two decades of experience in E-commerce and digital transformation, including 17 years as a VP and C-level executive. Brian is a sought-after expert and trusted advisor, guiding executives at manufacturers, brands, and distributors in creating tremendous growth from digital commerce.  His clients include some of the most prominent brands in the world.  He is also a partner at Master B2B, a groundbreaking B2B Ecommerce thought leadership series in partnership with noted industry expert Andy Hoar.  Previously, Brian served as the lead Ecommerce executive at Harbor Freight Tools, Pacsun, and other industry leaders and digital disruptors, where he was responsible for every aspect of launching and building digital businesses in excess of $100 MM in annual revenue.  He is a regular speaker and cited expert on topics of digital transformation at conferences and events across the world. KEY TAKEAWAYS E-commerce is the key to global growth. When thinking about e-commerce, the first company that came to mind is Amazon. Some companies are afraid of Amazon because of the lack of control and unprofitability of the channel they have heard. However, with the right process, businesses can enter the other markets using Amazon for their own global growth as the first step.   BEST MOMENTS “One big lesson I learned over my 20-24 years in e-commerce is really that making sure that you first understand the customer.” “E-commerce is a great way to move and expand your business internationally if you have brand recognition, for example, for your products and global markets. E-commerce can be a fast, capital-efficient way to grow your business into those markets…Using Amazon as a point of entry and then building on that to enter other channels to launch owned e-commerce, direct e-commerce to launch other marketplaces. So, e-commerce opens up the world to businesses. It is a great path to expand globally.” “One big mistake is its content, not getting the content right in the marketing or messaging right for this market and that's true for any market I believe across the world…the buyer in the United States, business or consumer expects rapid delivery. It's become a standard here…another mistake companies make assuming that they can ship in two weeks or five days or three weeks.” “We recommend usually taking what's called the third-party your seller's central selling approach which gives the supplier or the seller control the price and the assortment and the inventory and gives them more opportunities to really control the channel effectively and creative profitable channel.” ABOUT THE HOST Levent Yildizgoren, the author of 'Good Business in any Language', is an award-winning entrepreneur, localisation professional, and a PRINCE2 qualified project manager. After a conversation with Sindhu Joseph a while ago, Ryan came across something that regularly occurs. There's many, but the single biggest mistake stopping you from acquiring new customers is easily overcome with this piece of helpful advice.    KEY TAKEAWAYS The biggest mistake that happens when you're trying to close a deal with a new client is basically the new customer not doing anything. They're not pushing for changes, innovation or taking a risk. Nobody wants to cost their company anything or destroy their career. This works on a primal level. The larger the financial decision is for a company, you'll normally find more decision makers getting involved. Focus on the outcome for the shareholders, and each individual involved in this decision making process.   BEST MOMENTS ‘One of the biggest decisions people will make in their life is around their job and their career.' ‘If you look at the brain, there are three core components that it looks for. How to avoid pain. How to go towards pleasure and how to conserve energy.'   Do You Want The Closing Secrets That Helped Close Over $125 Million in New Business for Free?"  Grab them HERE: https://www.whalesellingsystem.com/closingsecrets Ryan Staley Founder and CEO Whale Boss 312-848-7443 ryan@whalesellingsystem.com www.ryanstaley.io ABOUT THE SHOW How do you grow like a VC backed company without taking on investors? KEY TAKEAWAYS The wider implications of US stating this worries Rob. He believes this means that support from China to Russia could ultimately end up causing World War 3. Anyone who knows Rob, knows that he isn't a scaremonger. He is optimistic but can't ignore everything happening in the world right now, this would be ignorant. He believes planning for the downsides or downturn of things protects you in most circumstances. On this episode of The Business Mastermind Podcast, Gavin is joined again after a long time by Jay Munoz to talk about metamorphosis after the title of Jay's best selling book ‘Property Metamorphosis' as well as talking about his own journey of metamorphosis. The conversation includes the thinking and the mindset involved in wanting to change your path and how you can feel confident, equipped and what you need to learn to be able to kickstart your own metamorphosis.   KEY TAKEAWAYS I started investing in property as a hobby alongside my career as a chartered engineer. I was comfortable and getting pay rises, but in 2014 I read an article that said “if you don't like your job, quit it”. I didn't like my job and who I was so I decided to quit my job within a year and a year later I was a property developer. Last year, in 2020 I wrote my own book for others to read about my metamorphosis and hopefully they can see themselves going on the same journey. Every time you embark on a new journey I think about this quote: “In order to have the best life possible, you have to first know what the best decisions are and have the courage to make them.” I knew at the time that that was the time that I wanted to spend more time with my family and the people that I love rather than spending all my energy on commuting and doing my job. I now have the privilege and the flexibility to return home to Columbia to spend time with my parents, who aren't very well as well as spending more time with my family at home.  Hire a mentor. My mentor was the catalyst to get to where I am right now. But, make sure you do your due diligence on them and choose the one that will work best for your goals and that you share the same values. If you don't share the same values move on and find someone else. Once you have the right tools it's down to you to implement them until that becomes reality to you. Every single deal that I analysed before my first HMO – my first domino – got me closer and closer, I was getting quicker at analysing deals, there was another relationship I made with a new agent that got me closer to my goals. The biggest challenge for an entrepreneur is to balance your time efficiently, we only have 1440 minutes in a day, what we do with every single minute makes a difference. If you're not careful you give it away very easily; an hour of your time is 4.8% of your day – if you don't sleep. My AFL journal helps people with that, to write down smart goals, helps keep them accountable, helps people to review what they learn, helps with being grateful every single day because you need to write down at the beginning and end of every day what you're grateful for. This works not only for property development, but for life.   BEST MOMENTS ‘One of my key values is always to learn. Ignorance is very expensive.' ‘My courage came from the fact I wanted something different.' ‘Your goals need to be specific, measurable, achievable, realistic and time-bound.' ‘Once the first domino is down, that creates the momentum for your to become unstoppable.' ‘You have to turn your failures into advantages and learn from them. You are not made in a crisi, you're revealed positive or negative. You've got to be relentless.'   VALUABLE RESOURCES The Business Mastermind Podcast To get 20% off at Knowable, go to www.knowable.fyi and enter the code GAVIN Get your copy of Survive And Thrive NOW at https://www.surviveandthrive.cc Keep Your Boat Afloat – https://survivetothrive.biz/keep-afloat gavin@gavinpreston.com    GUEST RESOURCES Jay Munoz was born in Colombia and enjoyed a privileged upbringing. His parents were teachers when they met but his father became a successful doctor and his mother became involved in property development. Growing up in this environment shaped Jay's work ethics, and his love for building. Jay saw civil engineering as a way of improving lives; transport connections, power supplies and buildings all make a massive contribution. After a few years in the construction industry, he left Colombia for the UK. After gaining an MSc from Surrey University, he set out to find a job. He sent out 30,000 CVs and was offered 5 jobs. He went on to work on some great projects including: The London Underground Construction of the Wallbrook in London EDF new nuclear power station at Hinkley point C, worth £20billon Then he read Rich Dad, Poor Dad by Robert Kiyosaki and he knew he had to have his own business. Join us for today's guest, Bill Fairman, for a conversation about money, debt, and how you can make those things work for you instead of you working for it. Bill has had a long career in finance, having worked in the mortgage industry for over 30 years. His experiences being mostly self-employed for most of his adult life, and living through the 2008 crash and recession, has sharpened his focus and passion about helping people become financially independent.    KEY TAKEAWAYS (When talking about Mastermind, a peer support group for marketing professionals) 1. Don't go to (any networking event) where you're the smartest person in the room, because you're not getting any benefit from it. The point of networking is to give knowledge, and then to receive it as well. No matter how low things get, if you keep your head up, and keep working, things will get better.  The tortoise always wins the race, because it is not a sprint, it's a marathon.  Make sure your business does more than one thing, so that if something goes sideways, you can diversify and pivot appropriately.   BEST MOMENTS “One of the things we do with our business is that we are regional, so we understand our market, where we are – we're not trying to be a national company. …We understand our footprint, and when things change, we adjust. That's the great thing about being small-ish, we're not like the big cruise ship that takes a couple days to turn around. We can be very nimble and take care of market situations as they come up.”  “At the point you retire, you're hoping you die before you run out of money. It should never be that way.”  “This is why I'm so passionate about turning active income into passive income, because once you have that passive income, based on solid assets, there's no-one or no market condition that is going to take that away from you. You are truly independent and free.” “There's nothing wrong with debt as long as the debt is on an investment, because then the debt becomes an asset.”   ABOUT THE GUEST  Bill is the owner and founder of Carolina Capital Management, LLC. His company helps to finance real estate investors who are buying property at a discount, then add value to them by constructing updates, and reselling them or holding onto them for future rental properties. In layperson's terms, he founded a bank, but without the same regulations, and occupies a private money sector space. A colleague and friend, Rob recalls what lessons can be learned from this football legend and how they can be applied in your leadership role.     KEY TAKEAWAYS Walter talks about the essential nature of hard work to achieve success. He had to put in the effort to make a mark in the industry as a coach and in doing so cemented his relationships with others in the game.  He spent a long time as an assistant manager in a number of positions, at one time assistant to Sir Alex Ferguson and so his level of experience is almost unmatched. This is what eventually made him into a great leader. Walter was very adaptable to the varying personalities he encountered in his career including some difficult ones. The importance of being compatible with those around you cannot be underestimated.  He also followed his heart in his career. Happiness makes people excel in their jobs compared to people bearing unpleasant positions who can become stayed and jaded. BEST MOMENTS   ‘One of the amazing things that stands out in Walters life is that he's almost on his own as a great manager, leader and decision maker and guided clubs to an amazing numbers of successes.' ‘What a wonderful assistant he would be. I don't think you could ever get anybody better to be able to slip into that role and yet grasp the mantle of leadership when it was offered to you.' ‘A good friend of mine talks about making your parachute for when you need it. Paul is joined again by Scott Carson, his brother from the other side of the world, to talk about the concept of being two flies on the wall observing peoples' lives and being able to see more than the people they are watching. KEY TAKEAWAYS As a youngster you have ideals, dreams and an imagination, daring to dream encompasses those, it's about aiming for the Moon. It doesn't matter if you miss because you'll be among the stars. Dare to dream big. What is success? As a man, a woman, a parent, a grandparent, a child, a human, as a member of our society? I think we overdress success. Success is if you're a better version that your predecessor. Success is improvement. We all can do better.  I'm looking from a fly's view down onto people and they can see what we can't: we're do busy in life – and life is like a box, it contains all of our life and our bits and pieces. When we're standing in that box, we can only see two walls at a time, we never get a full picture of our life. We need a fly on the wall every now and then to help us navigate the box and to see the things we can't often see. I see amazing possibilities and opportunities in 2022, and they're ones we haven't even dreamed of yet and haven't seen because we haven't felt the creation. There are more flies on other walls having discussions, watching. I'd love to hear what those flies are thinking and feel their actions   BEST MOMENTS ‘One of the gifts Covid gave me was the opportunity to sit with my son and fail grade 4 as he succeeded!' ‘I dared to smile as an 8-year-old boy and life beat that out of me. I've since regained my smile.' ‘We often talk about the negative things in life because they hold a bigger emotional hold on us, but it's the little victories that make things a success.' ‘Time is an agreement we choose to have, measuring moments of how I choose to feel.' In this episode of The Progressive Property Podcast, we revisit a previous episode, with entrepreneur and property investor Alfie Best. Learn how to grow your property business quickly, understand the benefits of getting an education and pick up great hints and tips along the way with Kevin and Alfie! KEY TAKEAWAYS  Property is a people business. One of the best gifts that you can be given is learning how to speak to everybody because you never know who's coming out from behind that door. It could be somebody 90, it could be somebody 15. They're from many different worlds. Learning how to speak to people on the spot is a massive education because it gives you the confidence to know how to speak to people.  How to grow your business quickly. Everybody has problems but your problems should not be an issue, your problems should be a learning experience and every issue that you come across makes you stronger for the next round. It's about going out for the fight, being fit for the fight, being fit for the purpose of the fight, and learning by your mistakes.  Education. Another thing you should do to grow your business rapidly is about knowing your business whether it is vehicles selling, whether it is property or whatever. Through education and learning how you should operate your business to reach optimum production of your company or business, you will always succeed in your businesses.  Self-belief that failure is not an option. This is something that should always be in you whether you are successful or not or whether you are rich or poor. Having this kind of spirit in you always keeps you going whenever the times get hard and be sure with this, you will always emerge at the top. We can all fail if we believe it's a failure, or we can all win if we believe our failures are just lessons that we're learning from. We don't make mistakes unless we harp on them, what we do is we learn from them to not make that decision in that way again.   Be prepared to listen. There's a reason we were given one mouth and two ears by God, this is so that you can listen more and do less talking. The more you listen the more you learn. This helps a lot because you get to learn more skills that you didn't know from people by listening to them.  Ask if you are not sure of anything. Be prepared to take advice from people who have already achieved great success. Swallow your pride and ask, do not assume that you know everything which may cost you big in the future. If you want advice, don't ask the funeral or the undertaker how to arrange your wedding and don't go to the wedding exhibition expecting them to arrange a funeral, go to the right person to ask the right question, ask people that are within the industry.  When you're in a job that you love, do more than you're paid to do because you will be recognized for it and you will climb the ladder faster than anybody else in that company. Because people can see that you're somebody that is conscientious about what you're doing.  For you to achieve success in your personal and business life, you need to look at the company that you surround yourself with because if you surround yourself with people talking about football, you'll talk about football, if you surround yourself with people talking about boxing, you'll talk about boxing, if you surround yourself with people talking about business, you'll talk about business, this is because we are all creatures of habit. Try to surround yourself with people that have the right habits.   BEST MOMENTS  “One of the best gifts that you can be given is learning how to speak to everybody.”  “Always learn through your mistakes.”  “Everybody makes mistakes, the two things you need to do is admit them and learn from them. People that can't admit them and people that can't learn from them will stay stagnant.”  “We can all fail if we believe it's a failure, or we can all win if we believe our failures are just lessons that we're learning from.”  “You fail when you quit.”  “We don't live long enough to make all of the mistakes ourselves, learn from others and life will be a lot shorter and a lot more enjoyable where your work is concerned.”  “A man with a plan will be a genius without a plan.”  “We are never ever too old to learn.”  “The only person that put somebody down is themselves.”  “Success is made up of good habits.”  “Believe in yourself and always listen to everybody but the advice you choose to take must be your decision.”  VALUABLE RESOURCES  Website: https://kevinmcdonnell.co.uk/   ABOUT THE GUEST  Alfie Best. KEY TAKEAWAYS We need to be patient with those around us if we are to facilitate their success. Nothing of virtue arrives quickly. Face challenges head on. The longer we avoid dealing with problems the further we delay progress. Foster interdependency. Use your will power as leader in cooperation with others to achieve results together. Practice meditation to be able to present yourself as the calm, reliable and approachable leader you are. BEST MOMENTS ‘One of the finest books on self development I ever read was by a guy called M.R.Kopmeyer' ‘We are living through the ravages of a pandemic and it is a testament to peoples nature that they are able to see it through' ‘All the great thinkers talk about interdependency..' ‘We are here to serve.'   VALUABLE RESOURCES Leader Manager Coach Podcast      ABOUT THE HOST Rob Ryles is a UEFA A licensed coach with a League Managers Association qualification and a science and medicine background. Welcome to another episode of the Mark My Words Podcast. In today's episode, your host Mark Homer interviews Michael Edwards, yes the one and only Eddie the Eagle. Here, Eddie talks about all of his experience being a professional ski jumper, what he has learned in life and about property investment. Firstly, they discuss Eddie's success in the ski jumping world and how he was able to overcome all the obstacles put in front of him, despite all the sneers from the negative people around him. Mark and Eddie discuss he journey to the Olympics and, the experiences Eddie has had since entering the world of property investment. KEY TAKEAWAYS Eddie is knowledgeable when it comes to property investment. If he had money, he would buy a property. He does not like to rush. He would develop the property in 3 to 4 years and then sell it and then repeat the whole process. He made a lot of money because of his style of investment. Eddie mentions that he would have preferred to manage his own money in the past. He would have more control over it, and it would not have dwindled away. He wouldn't have to file for bankruptcy. His money wasn't being taken care of well by the Trustees. He thought he could trust them but apparently not. Eddie wants to advice everyone to never give up. To never lose sight of where you want to go and what you want to do. Sometimes that might mean taking a step to left or to the right or taking a few steps back in order to progress forwards. BEST MOMENTS ”One thing that drove me is that passion for doing something that I absolutely love doing.” “I don't believe in the word ‘can't'. I always think there is a way and you've just got to work out what that way is.” “Life's too short to not to do what you enjoy doing.” “You've just got to think outside of the box and get around that obstacle. But never lose sight of where it is that you want to be. Never give up.” ABOUT THE HOST Mark Homer is an entrepreneur investor.  He has worked with investment since he was 15 years old using the laws of wealth! He is a spreadsheet analyst with an impressive following from major publications including BBC Radio, The Wall Street Journal, The Independent, as well as co-authoring the UK's best selling property books.  Mark has always looked for the best investment vehicle, and at the end of 2007 with Rob Moore the co-founder of Progressive Property his joint portfolio produced more profit than any of his other investments he'd tried in the last ten years, combined. This episode is extra special. It's with great regret that I have to let you all know that unfortunately Alex passed away recently whilst he was in Nepal. Alex was an incredible human being and a force for good in this world. His legacy in raising awareness for Parkinsons will continue through his family, friends, the charities that he supported and all those who's lives he touched. For me it was a particular honour to be able to speak with Alex and help spread the word about Parkinsons which was so important to him. For that reason I wanted to re-release this episode that we recorded back in March this year, in Alex's honour.   Please continue to support Alex and his family through his website and social media. Alex Flynn one of the bravest, boldest and most brilliant people I have had the privilege to know -  rest in peace! --------------------------------------------------------------------------------------------------- During the podcast, Alex explains how he achieved that mindset, to help others to do the same and overcome the challenges in their own lives. In 2022, he will be climbing Everest to “put Parkinson´s on top of the world”. Alex talks about how he plans to do that, and the role listeners can play in helping him to achieve that challenge.   KEY TAKEAWAYS Parkinson´s affects far more people than you think (1 in 15). It is a debilitating neurological condition that gradually takes away your ability to move and function. People with these conditions lose self-confidence, self-worth, and their position in society. Parkinson´s crushes you physically that can in turn lead to your being crushed spiritually. Despite Parkinson´s Alex has still completed many arduous physical challenges. For some Parkinson´s sufferers crossing their living room is their Everest. Setting and achieving smaller physical goals generates strength to carry on and achieve the much bigger physical challenges. Seize every opportunity and take it as far as you can go. Strength is not a physical thing. Strength is deciding to never give up and having the courage to take the next step.   This is the perfect time to get focused on what YOU want to really achieve in your business, career, and life. Not many in L&D recognise the opportunity to automate L&D administration, compliance and entire digital learning journeys, saving enormous amounts of time as well as guiding employee performance.  But what does it take to get to this and how do L&D teams take advantage of this opportunity, especially during these tough times? We explore all this and more in this episode. KEY TAKEAWAYS The most rewarding and satisfying results come from helping organisations get to a better place in terms of improvements in culture, performance and communication. There is a low expectation of what learning and development offers. It can be seen as a perk of sorts, which has led to a perceived “dumbing down” of the profession. Spend less time trying to work out what solutions there are out there, and more time understanding the performance problems in your organisation.  One of the main advantages provided by smart technology has been building user insights into any campaign, allowing us to move away from “content play” to a real dialogue. In this episode, Zoe explains the importance of mental health awareness and wellbeing in the corporate workplace and how mindfulness and positive psychology can help. Zoe gives great insight into the way the human brain works and how developing a culture within the workplace can support us as a company and as individuals.  KEY TAKEAWAYS: “15% of people who have mental health issues whilst at work are caused by their workplace.” “If you're bringing together different organisations with different cultures, the way our mind may respond, unless it's managed exceptionally well, is defensive according to the perceived ‘threat'. “There is a developing field of neuroscience, which is really starting to understand our brain, how it works, what's happening when we're under different stresses.  BEST MOMENTS: “One of the things that we're missing so deeply in our society is a sense of community. There's been a lot of studies recently by the government think tank on wellbeing and loneliness. It makes us ill - we're social beings. We are not supposed to be these highly individualised, I can do everything by myself, everything's wonderful type of person. We are supposed to be living in a community.” “The group that I worked with at the organisation I was just talking about, I trained mindful champions, who now run their own mindfulness sessions. I think they do one morning one lunchtime and one evening a week so that the staff can go in and just all de stress together with it.” RESOURCES: Work Live Thrive Website:  https://worklivethrive.co.uk/ ABOUT THE HOST Sarah Myerscough is the Sales and Marketing Director of Boston Tullis Group. How to address a culture of underperformance

Before you label someone as an underperformer, first ask yourself the question: ‘Do I have a definite basis supported by evidence that the individual is an underperformer?'.   There are times that your perception might be rooted in bias or it could just be an inkling. However, it is important that you base everything on the facts and not just your own judgment!   In this episode of The HR Uprising Podcast, Lucinda provides some real insights into how we can deal with underperformance in the workplace. This has always been a challenging subject for Managers, however, Lucinda provides a concrete and feasible solution in this weeks' podcast episode. Tune in to discover more!   KEY TAKEAWAYS  Facts are superior to  judgments. For example, how can you say that someone ‘lacks commitment'? A considerable reason could be that they have excessive absences.  Use the CISS Model – Clarity, Individual Attitude, Skill, Surroundings.  Clarity – Do they understand what do they need to be delivering? Have conversations. Be clear on the objectives.  Individual Attitude – What motivates them? Understand their passions, their interests—things that will drive them to perform better.  Skill – Some might need filling a skill gap. Train them.  Surroundings – People around that person might have condoned some of their bad habits. Or, there might be bad influences (i.e. poor leadership). Ask them about it.  There might also be processes in the company that catalyze such bad performance. For example, in some companies, giving and receiving feedback is not normal and is frowned upon since staff believe that it might cause them to lose their jobs.  People need to understand both the metrics for their performance and business strategies, which should be aligned with each other.   Your workplace can benefit a lot from effective communication between the employees and the employer. For example, initiate conversations about performance through coaching.  BEST MOMENTS  “One of the fundamental principles when dealing with performance issues is being really tough on the facts but completely open-minded about the causes.”  “The metrics must be aligned with the strategy.”  VALUABLE RESOURCES  The HR Uprising Podcast | Apple | Spotify | Stitcher Join the HR Uprising LinkedIn Group here: https://www.linkedin.com/groups/13714397/  You can access additional free HR Resources via the Actus Software website link below. It's important to know your self worth especially when pricing things that have taken you a long time to be able to do but the materialistic cost is very low. Included in this episode, Rob shares his experiences and learnings from when he was trying to become a successful artist.       KEY TAKEAWAYS  I didn't focus on the commercial aspect of art. I just focused on painting, if I didn't sell well then I would paint more. I didn't feel like I could charge much because the cost of producing the product was cheap.  I was pricing my work depending on the material costs and I didn't want people to think I was ripping them off. But what I didn't factor in was my whole life's work.   I didn't know what other artists were doing and I didn't know what was going on in the art scene. I isolated myself away from everyone which made me very introverted.   I didn't leverage other people as an artist. Now as a businessman, I would really take advantage of networking and working with lots of other people. Just getting yourself out there and being seen would've made a huge difference.  I undervalued myself and didn't work on my own self-confidence. This lead to me having a very introverted lifestyle which can be a vicious circle.   Back then there wasn't really social media but if there were I would use that to showcase my work.  You can be creative in business whether that's creating a new business model, a new way of marketing or branding and more. So I've not lost the arty, creative side of me as I get to exercise it all of the time within business.    BEST MOMENTS  ‘One of the mistakes I made was not getting it out there enough, hiding behind my work and painting more when I needed to commercialise it more.'  ‘I didn't honour my life's work into my prices.'  ‘If things cost a lot, there is at least the perception that they are of high value.'  ‘If I could go back, I would've used an agent.'  ‘I've learned to enjoy the commercial side of business.'  ‘You're worth a lot more than what you think you are.'    VALUABLE RESOURCES  https://robmoore.com/    ABOUT THE HOST  Rob Moore is an author of 9 business books, 5 UK bestsellers, holds 3 world records for public speaking, entrepreneur, property investor and property educator. Building a large database of contacts, email addresses and followers can be one of the most daunting prospects in marketing. Live at a Marketing Masterclass Rob talks through how you can make the most of ‘Paid' and ‘Organic' advertising on social media and more. Learn how multiple streams of income are a fundamental of marketing, and why testing every single piece of content you put out there is key even before you spend any money. If you're looking to take your database or list from 0 to a million subscribers listen here for how to do it.   Key Takeaways Define what your list or database is? There are email opt-ins, but then there is podcast listeners, people in facebook groups, and more broadly LinkedIn followers and connections. There are lots of things that can be defined as subscribers. One of the fundamentals is that you need to have multiple streams of leads otherwise you can be more easily affected by external changes such as GDPR.   It's really important to have all the platforms set up. When you're growing your database you can split them into ‘paid' and ‘organic'. At some point you will have to go to paid advertising otherwise you will stop growing. As the platforms will own your subscriber's contact information make sure to ensure that you have as many of their contact information signed up in your own list, to avoid losing them when a platform changes or ends.   On a rolling three month cycle, I will do an offer on LinkedIn to subscribe to my podcast. I will then carousel them across platforms. Over the course of a few months, every platform has been asked to join each of the other platforms. If you ask people to join some will, nag them to join some more will but the best way is to bribe them. I offered a marketing and KPI's document for free and then I got more than 700 followers.   If you create two or three ‘Lead Magnets' and give them away for free in exchange for a subscription or review or alike you'll get more followers. Most platforms will allow 1 in 10 of your posts to be seen by your followers. Sometimes a top fan will see five of your posts, whereas others will only see 2. So you have to post a lot of your content for more people to see.   The consistency of your marketing and content. If you see someone good content, you'll probably go and google them off your own back. That's more powerful than asking them to follow you. When you do content marketing you'll get a stronger subscriber and better lifetime value customer.   Social media is a great place to test your paid adverts. I don't want to upload a Facebook or Google ad with an untested one. I would test them in a Facebook group, in a community or in other peoples groups and only when it works I'll pay for it as an advert. Then you do a small test on Facebook. You have to know how much you are willing to lose each month in testing ads. If you only have £50 then spend only £50. This will grow over a period of time. You should ideally do this before you start a launch campaign.   You want to be doing lead generation across multiple platforms. The positives of this are that you can grow easier, it can be easier to test different client avatars and you'll generate more leads. There are some negatives that you might get a feeling of overwhelming, and some of it will be wasted time. Test products and services, test language and copy in all your ads. As you test wider you can build more verticals, more micro niches. Have a goal to have all the testing you need to be done in 4-8 weeks before your launch.   If you link away from a particular platform your reach will be decreased. If you pay for an add it will have a large reach on Facebook because you're paying for it. But each of these platforms will have a lower reach if you link to another platform as they want people to stay on their platform. Use innovative methods to link off to another platform.   Best Moments ‘One of the fundamentals of marketing is that you need multiple streams of leads.' ‘Each individual platform other than an email opt-in owns your follower.' ‘Leverage your existing followers to build that database.' ‘Lead are documents or things of perceived value that you are willing to give away for a subscriber.' ‘Product magnet are products that you're willing to give away in exchange for a subscriber.' ‘These platforms will only show your content to 1 in 10 of your followers.' ‘The consistency of your content marketing is key.' ‘There is an argument that you need to be doing 3 pieces of content each day.' ‘What amount of money would you be happy to lose every month?' ‘If you only have a £50 budget then spend £50 on paid advertising.' ‘On a low budget, it works to get in there yourself and work it out not an agency.' ‘Test products and services, test language and copy in all your ads.' ‘As you test wider you can build more verticals, more micro niches.' ‘It's important to reinvest profits into marketing, staff, and leaving some in the company as cash.' ‘Make sure that if you are in a magazine include ‘If you write 3,000 articles and get them up there with rich keywords you'll get it shared.'   VALUABLE RESOURCES The Disruptive Entrepreneur Podcast iTunes | Stitcher Books Written by Rob Moore:https://robmoore.com/books/   ABOUT THE HOST Rob Moore is an author of 9 business books, 5 UK bestsellers, holds 3 world records for public speaking, entrepreneur, property investor and property educator. Learn how to grow your property business quickly and understand the benefits of getting an education in today's episode of The Progressive Property Podcast.  Today, Kevin interviews entrepreneur and property investor with over £250million pounds worth of property assets, Alfie Best. Everything in life is essential a sale, even down to how you condition your children When it comes down to selling you need to be transparent ABOUT THE HOST The Steven Sulley Study is my take on success. My view is you should focus on a number of key areas to be a well rounded individual. Success should not be just one thing like money, for example, it should also consist of a healthy fit lifestyle and thriving relationships. As a person who has made a success in life and also made some cock ups I can offer suggestions and tips on how to become successful or at least start your pursuit of success. I started from leaving school at 16 with very poor school results to pursue a career in plumbing following the directions of my parents that then lead me to a barrister's chamber and then to a sales floor. From here, I established a foothold in the sales market promoting financial products as well as being a founder of an art agency that has a Soho based art studio. In addition, I have invested into an urban fashion brand and into a wellness tech company, and my latest addition to the business portfolio is a property company that which creates HMO's in Medway, Kent. The diverse range of industries I find myself in has allowed me to create wealth that enables me to be my own boss so I can pursue my dreams. As a former boxer and avid sportsman I find there is similarities between the running of businesses and competing. In my episodes I will be sharing some of my experiences to explore deeper these connections and how they may bring you success." See omnystudio.com/listener for privacy information.
