The first time I came across Search Land was when it was recommended to me by my partner in crime, and I can truthfully say it's the best land searching software I have ever used. It was a pleasure interviewing Dee at the beginning of the year, and six months later, I decided it was an excellent time to recap with him and boy, what a recap this was. If someone owes you money, you have two options, let them get away with it or make an example of them and ensure you get your debt paid. I decided to take option two and fought hard to get my debt paid, especially as I knew the agents were taking the absolute piss out of me and using Covid19 as an excuse. Had they given me a legitimate reason why they couldn't pay, and if they were genuinely hard up, I probably would have worked with them. In today's episode, I talk about the process I took to get this debt paid, the communication, the letters, court action, preparing evidence, and going to trial.Don't be put off by the lengthy process or the form filling; courts and judges are fair people, and when justice is served, and victory is won, it's a great sense of overall joy. One of my biggest fears was always the sudden loss of my mother. I used to think about it all the time. The older I got, the more it was apparent and openly being a mummy's boy (which I'm proud of, by the way), I knew one day I would have to deal with it. In a weird kind of way, I'm glad mum's condition gave me time to process the grief and the whole process and not have it be a sudden shock. Mum always took an interest and was involved directly with my work, she was almost like a silent board member who always wanted to be involved or at least wanted to be told what was going on. In a weird kind of way I really enjoyed having her by my side, especially in the last project we did together. Forget having a builder's mate to help you. I had my very own Daisy mate, a labourer, a tradesman and everything in between. There comes a time in your life when you realise your parents are not going to be around forever, and for me, this happened about 3 years ago when I wrote the following line in my daily journal. "Spend time with my mother, ring her or see her so that I have no time regrets once she does depart this earth."And that's exactly what I did. I made a consensus effort to call her, see her, tell her rude jokes and just be in her presence. Imagine spending this much time in a job, same commute, same people, same water-cooler ‘banter' and routine. It's very difficult to escape this, you become so conditioned to what you're doing, having a manager and structure to govern you. Quitting at this stage requires careful planning, but also the confidence and bravery to reject this lifestyle. Tyna, did just that. What a success she's made of it. Tenants are customers. When was the last time you heard this? Probably never. They aren't seen or treated like them, perhaps this stems from the government's pathetic treatment towards good landlords, this creates a divide between us. We personally feel it, from the laws that are against us… anyway, rant over.⠀ ⠀ ⠀They pay the mortgage, and your profit. So, they are like any other customer in any business, except a little tricker as you can't just get rid of them, and it's not easy to deal with non-payers. Which is why it's vital you get it right at the start. If you create a great environment, then you will find great tenants who want to look after the space. Alfred Dzadey is one of those people I compare to as Marmite. You either love him or you hate him and judging from my time with Alfred over the last few months, I don't think he cares if you like him or not. What he does care about is if your vision and outlook align with him, and if you're of the same mindset type. ⠀⠀⠀On this podcast, Alfred and I talk about all things property. How he got started, how he knew early on in his career that there has to be more to life than just the 9-5, how he took it upon himself to invest £24,000 of his life savings to educate himself around the whole subject area of property investing. ⠀⠀⠀He's not one to start small either, his first deal was a seven-bed HMO, and he successfully managed to raise finance from a private investor to carry out this deal. I'm back after a much-needed recalibration and some time away from podcasting to deal with some devastating family news, which I may talk about in a later podcast. ⠀⠀⠀It's almost the end of the year and nearly 12 months since “The J2 Hub Podcast” launched.
