This past weekend I was in San Francisco for the annual NAR Convention. I was asked to present on 2 separate topics, as well as co-host 2 separate panels. How much money should we be willing to spend on our ads? What kind of systems do we need to have built into our Facebook lead generation? How can we resuscitate dead leads? On this episode, I’m joined by real estate marketing expert and founder of Just Sell Homes, Andrew Fogliato who shares on the best strategies for Facebook advertising. 3 Takeaways $10 a day is the best ad spend on Facebook. It means that the audience sees the ad enough to where they take action but not too much that it annoys them. Even if you have a Facebook page that is the center of your online marketing, do not neglect your website. It’s something you will always own and have more control over than another platform. The cost-per-lead with ads that have a video instead of an image is a lot higher. It is impossible for a new agent to grow their business without a solid process and system for generating leads. Facebook is an advertising platform we can easily add to our marketing activities, and by investing some money in it, we can start getting quality leads. In order to do this successfully, the right audience-content fit is key. We have to figure out what matters most to our ad audience and create content that solves those problems.

Last week, as you already know, I spent a few days at The Blue Mountain Real Estate Conference. In my last Episode which we recorded on site at the conference, I had mentioned that on Day 1 a portion of the Day 2 Audience got together, spread out across 2 rooms for a full day Mastermind session. We had my friends Andrew Fogliato, and Jeff Lobb moderating each of those rooms, and then myself and my friend Kathleen Black were floating between the two, part taking, and assisting in the flow of the conversation throughout the day. Andrew, founded Just Sell Homes in July of 2015. Why? Because he was asked to! When I was selling real estate I had a mentor. He taught me a lot about the business. I also taught myself a lot of the digital side of the business which he was not familiar with. The more I learned about it the more people came to me with questions. Which eventually led to me accepting an offer to train agents across North America with one of the big brands. Then my former mentor came back to me. Asked if I could help him evaluate some website providers. So I said “Of course”. When showing him the options he eventually just said “Can I just hire you to do this for me?” Then the idea behind Just Sell Homes was born and a few months later it launched! As much as I enjoyed being a real estate agent, I love the digital marketing side of the real estate business even more. It’s where my true passion is. When I’m not running Just Sell Homes I’m spending time with my kick-ass wife, our daughter Hannah, our two dogs, and playing basketball as much as possible. I also spend a lot of time trying to make myself an even better digital marketer. That’s why I take courses, like the Hubspot Certified Inbound Marketer course.
