David Sidoni breaks down the biggest mortgage myths, lending traps, and loan questions confusing first-time homebuyers in today's housing market. The mortgage process can feel overwhelming when every lender, website, and social media post seems to give different advice. In this episode, David Sidoni explains why first-time buyers should stop chasing the lowest advertised interest rate and start looking for a true mortgage advisor who can guide their long-term strategy. He also exposes how large online lenders and real estate platforms are relying more heavily on automation and AI-driven systems instead of personalized service for buyers who need education the most. PMI isn't a financial mistake—it's a strategic tool that can help first-time buyers enter the market sooner and start building wealth. For decades, first-time buyers have been told to avoid PMI and wait until they have 20% down—but that advice no longer fits today's market. Rising rent costs and home prices have made saving that much increasingly unrealistic, keeping many buyers stuck on the sidelines. This episode breaks down what PMI actually is and why it exists, helping you separate fact from outdated fear. Instead of viewing PMI as wasted money, it reframes it as a small cost that can unlock earlier homeownership. If you've been delaying your home purchase because of the 20% rule, this conversation provides a clear, modern strategy to move forward with confidence. “PMI is often the smallest cost to obtain the biggest wealth-building move of your life.” - David Sidoni, First Time Homebuyer CoachHighlightsWhat PMI is and why it's required for low down payment loansWhy the “never pay PMI” rule is outdated in today's housing marketThe financial trade-off between waiting vs buying sooner with PMIHow PMI can help you build equity earlier and avoid long-term renting Referenced Episodes 460 - Rent vs Buy in 2026: Are First Time Homebuyers Crazy?457 - First Time Homebuyers: Buy or Wait in 2026? Think you need to wait until you're “ready” to talk to a lender? Think again. In this episode, David sits down with expert lender Kelly Cort to explain why early conversations — even a year or two in advance — can save you time, money, and stress. If you're serious about buying a home, this is the episode that could change your entire timeline. Most first-time buyers delay talking to a lender because they think they're not ready — not enough savings, credit isn't perfect, or they're “just researching.” But that delay can cost you. In this episode, David and seasoned mortgage pro Kelly Cort bust that myth wide open. They explain how early lender conversations don't require a pre-approval or credit pull, and how they help you create a custom financial game plan for buying a home — not just a mortgage estimate. From understanding soft vs. hard credit pulls to when you can actually lock in an interest rate, this episode walks you through everything you didn't know you needed to know. You'll learn how to use cash strategically, why down payment assistance isn't just for low-income buyers, and why obsessing over interest rates can distract you from building real buying power. Whether you're buying in six months or two years, this is the knowledge first-time buyers rarely get — and absolutely need. “Just because you can qualify for a $400,000 home doesn't mean you should.” Highlights Why “getting pre-approved” shouldn't be your first step — and what to do insteadThe truth about credit pulls, pre-approvals, and when they actually matterWhat a discovery call is (and why it could change your whole plan)Why some people who “qualify” still feel house-poor — and how to avoid itDown payment assistance myths: who actually qualifies and how to find outUnderstanding rate locks, points, and whether it makes sense to “float” your rateReal talk about affordability: what you can buy vs. what you should buyReferenced Episodes424 - First Time Home Buyers: Chloe & Eduardo Close on a Home (INTERVIEW)340 – Down Payment Assistance, Discovery Calls & Lending Myths (INTERVIEW)339 - Don't Get Pre-Qualified—Get a Plan (INTERVIEW)247 - INTERVIEW: Tips from Expert (Unicorn) Realtor & Lending Team - VA First Time Home BuyerCheck out our updated 2026 First Time Homebuyer's Episode Guide - Over 100 of our BEST Episodes of Detailed Homebuying Knowledge, Interviews, and MORE! On this week's show we find you the best Black Friday deals for your home theater, well at least at the time of recording. We also read your emails and take a look at the week's news. News: YouTube TV and Disney reach agreement to restore channels Disney+ and Hulu near 200 million combined subscribers New Study Finds 38% Of Respondents View TV With Speaker Sound Off Content Discovery Still a Challenge for Streamers Other: ONKYO - Adding Internet Radio Stations Bright Side Home Theater MOVEMBER MEGA RAFFLE 2025 Movember Raffle — Bright Side Home Theater Black Friday 2025 Each year we go through the Black Friday ads from various stores and list items. It's a long list and can be tedious to listen to. So this year we decided to search out what we thought were the best deals on various items for your Home Theater and Smart Home. This year many retailers are not releasing their sales until the last minute and since we are recording one week before Black Friday our list may be missing a few items that pop up later. But here is our early list of things we think you will be interested in: The standout deal for the largest screen size at the lowest price is the 98-inch TCL Q Series 4K QLED Google TV at Walmart for $998 (down from $1,798, saving $800). This is a 2025 model with premium features like 144Hz refresh rate, Dolby Vision HDR, Dolby Atmos audio, and Google TV smart platform—making it ideal for movies, gaming, and streaming without breaking the bank under $1,000. Hisense has a slightly more expensive model that hits that magic 100" mark.  The 100-inch Hisense QLEDs (priced between $1,000–$1,200) delivers the biggest diagonal size for the cheapest absolute dollar amount right now. Deals can fluctuate or sell out quickly, so check often and lock in your price. The Best soundbar deal with dolby ATMOS we have seen so far is the Samsung HW-Q990D 11.1.4-Channel Soundbar System at $1,000 (save $1,000 off $2,000 MSRP) at Best Buy. It's praised as the "best Dolby Atmos soundbar system" for its massive scale, precise 3D sound, and gaming features (4K/120Hz HDMI). At 50% off, it outperforms pricier competitors in value and power (656W total). If you want something more compact, the JBL Bar 1300X ($1200) edges it for portability. The Govee Holiday sale starts November 20th at Amazon. We don't know what the savings will be but Ara owns some Govee light strips and is very pleased with them. They support Matter and can be installed permanently outdoors.  The best deal on a Samsung high end TV is the Samsung S95F OLED for 2025, known for being bright, vivid colors, deep blacks, and excellent motion handling, this TV is ideal for bright rooms or mixed use. It includes the NQ4 AI Gen2 processor for 4K upscaling, four HDMI 2.1 ports, and Tizen OS with free channels and cloud gaming.  Current Black Friday deal: 65" for  $2,298 at Amazon (save $700 from $2,998)—matches the all-time low. There are 77 and 83 inch models for $3500 and $5000 respectively. The Best Deal on high end wireless speakers the Kef LS50 Wireless II ($2000) is more than a high-performance loudspeaker; it's the perfect all-in-one speaker system, streaming from any source thanks to wireless compatibility with AirPlay 2, Google Cast and more, plus wired connections for your TV, games console and turntable. Great sound, no strings attached. If you are looking for a gift for the Home Theater enthusiast in your life, and that may mean you buy it for yourself. Check out The Home Theater Store. They are running a black friday sale on seating, decor, and accessories. Some examples include popcorn machines starting at $40 and going all the way up to $2000. With savings up to $600. They also have sound panels normally priced at $750 on sale for $500.  The Best deal on the Ring Battery Doorbell is $50 at Amazon. And as long as we are here. THis deal is crazy! Two Blink Mini 2 Home Security & Pet Cameras with HD video, color night view, motion detection, two-way audio, and built-in spotlight for $28! The best overall deal on an OLED TV is the LG 77" C5 Series OLED evo AI 4K UHD Smart webOS TV (2025 model) at $1,999.99 at Bestbuy (down from $3,699.99—a $1,700 savings, or 46% off). The LG OLED evo C5 is powered by the next-gen Alpha 9 Gen8 AI Processor —exclusively made for LG OLED—for ultra-realistic picture and sound along with boosted brightness for luminosity and high contrast, even in well-lit rooms. Dolby Vision for extraordinary color, contrast and brightness, plus Dolby Atmos for immersive sound you can feel all around you. FILMMAKER MODE allows you to see films just as the director intended. Packed with gaming features, the LG OLED evo C-Series comes with everything you need to win like a 0.1ms response time, native 120Hz refresh rate, with VRR for PC gaming and four HDMI 2.1 inputs. AWOL Vision LTV-3000 Pro 4K Laser Projector, (I found a better deal at Amazon after we recorded. $2300!!) has a compact ultra-short-throw (UST) model that transforms any wall or table into a massive, vibrant cinema screen without the bulk of a traditional TV setup. Unlike standard projectors that require dark rooms and precise mounting, this one projects up to 150 inches from just inches away, with built-in speakers delivering Dolby Audio and a sleek, furniture-like design that blends into your space. Priced at $2,999 (down from $3,999—a $1,000 savings with discount code obtained at the AWOL site) A killer deal on an AVR is the Denon AVR-X2700H for $680. At this price it would have made our list of best AV receivers for enthusiasts. It has 95W per channel, Dolby Atmos and DTS:X audio formats for up to 5.1.2 setups, Audyssey room calibration. It features 8K/60Hz and 4K/120Hz video passthrough with Dolby Vision and HDR10+ HDR, and HDMI 2.1 connectivity, Bluetooth, Wi-Fi, and voice control via Alexa, Google Assistant, and Siri.  The best deal on a no-frills subwoofer that packs a punch is the Klipsch Reference R-121SW ($350 at Walmart regular price $650). 400W peak power, 29-120Hz response, front-firing port for room-filling punch; ideal for movies/gaming. Compact at 16"H x 14"W. Known for it's "chest-thumping" bass without the boominess. Perfect starter upgrade for under $350. The craziest 50-Inch TV Deal we have seen is the Insignia 50" Class F50 Series LED 4K UHD Smart Fire TV at $169.99 at Best Buy. Is this a great TV? No but it's shockingly good value with Alexa voice control, built-in Fire TV streaming, and DTS Virtual:X audio for immersive sound without extra speakers. Picture quality is decent for bright rooms. Home Depot has great deals on Nest Thermostats. Some deals are active now and others on Black Friday. We are reading that Home Depot will have the Google Nest Learning Thermostat (4th Gen) available for $199. It's regularly priced at $279. Check out their site for more BLACK FRIDAY DEALS FROM GOOGLE SMART HOME.

The inevitable has occurred for Xbox gamers, as now the "Best Deal in Gaming" Xbox Game Pass Ultimate skyrockets up in price by 50% to $30 a month in the United States, and even more in other regions. PC Game Pass went up to $16.50 as well. The question now is, is it still worth it? Well, the rush to cancel Game Pass was big enough to crash the cancellation page. Is this the sign of the end? Or is it once again a lot of grandstanding to wind up returning? Sean and Marc discuss their thoughts on the situation, and could Call of Duty be the biggest reason for this change? The dooming did not end there as another rumor quickly began to spread that Microsoft would be introducing a free ad tier of Xbox Cloud and even be done with hardware entirely, which Microsoft actually came out and refuted. Will Xbox actually have a console in 2027/2028? Or are we just waiting for more bad news down the line? Plus, aside from all of the Xbox stuff, the PS5 Dualsense may get a replaceable battery, Rock Band 4 is delisted from digital storefronts, the Golden Joystick Awards made some interesting nominee choices, and a whole lot more on this edition of Video Games 2 the MAX!You can also watch this episode in video form on the W2M Network Youtube Channel, please give us a like, comment on the episode, and give the channel a subscribe and follow as well: https://youtube.com/live/SpPJoxWZKeYListen as a podcast and give us a review on these platforms... You see, at first, when someone says, Let's impose tariffs on foreign imports,' it looks like they're doing the patriotic thing by protecting American products and jobs. And sometimes for a short while it works -- but only for a short time. What eventually occurs is: First, homegrown industries start relying on government protection in the form of high tariffs. They stop competing and stop making the innovative management and technological changes they need to succeed in world markets. And then, while all this is going on, something even worse occurs. High tariffs inevitably lead to retaliation by foreign countries and the triggering of fierce trade wars. The result is more and more tariffs, higher and higher trade barriers, and less and less competition. So, soon, because of the prices made artificially high by tariffs that subsidize inefficiency and poor management, people stop buying. Then the worst happens: Markets shrink and collapse; businesses and industries shut down; and millions of people lose their jobs. - https://www.reaganlibrary.gov/archives/speech/radio-address-nation-free-and-fair-trade-4 Something to Consider... - Talk on the street: " Tariffs are a negotiation tactic" (What does that mean anyway) -- Assumption: "US will win the negotiation" - - Has anyone considered: What if it does not? - The thought is that it needs to be "fair" Atlanta GDPNOW - Liked when it looks good - disregarded when looks bad - January 31 initial GDP Forecast for Q was +2.9% - Latest April 1  -3.7%

Would you like access to our advanced agency training for FREE? https://www.agencymastery360.com/training Are you prepared to sell your agency if the right opportunity presents itself? Making your business sale-ready requires more than just financial preparation—it demands emotional readiness and the ability to set ego aside. With pleasure, we are featuring a long time mastermind member on the show who, after recently selling his agency, now describes himself as a “recovering agency owner”. It was an unexpected opportunity that turned into an amazing deal for the seller and buyer. Jordan discusses the way he took control of his agency's future by pursuing the sale, what he'd change about the process, and the importance of having a plan for post-sale integration. Our guest is Jordan Choo, a recovering agency owner who previously founded, built, and sold Kogneta, a digital marketing firm focused on helping local businesses grow effectively. He is a longtime friend of the podcast who was mastermind member for sixy years before selling his agency. He is here to talk about the acquisition process, which began through an introduction from another agency owner rather than a typical unsolicited acquisition offer. In this episode, we'll discuss: Turning a potential partnership into an acquisition If you want to sell, leave emotions and ego at the door. Overcoming 2 common agency owner struggles.  Subscribe Apple | Spotify | iHeart Radio Sponsors and Resources FREE Training: Feeling stuck in your agency? You're not alone. Don't let your agency hold you back. Let's build the future you deserve. Turning a Potential Partnership into an Agency Acquisition If you run an agency, and especially if you've grown beyond a certain point, you should be really clear about your why and what you have in mind for the future. There's a chance you started as a lifestyle business. In that case, there isn't much to worry about beyond maintaining profitability. However, if you started it with the intention to grow that business to eventually sell, then that will dictate how to grow your agency. At some point, most agency owners have gotten the typical pitch email expressing interest in buying their business. In Jordan's case, it all started with an introduction from another agency owner. The contact wasn't specifically looking to purchase his agency, but for a white label partner to provide marketing services in order to expand their value to clients. After a few conversations with this agency, Jordan realized it would make more sense for them to acquire his agency rather than getting into a longtime partnership. It was a pretty good fit in terms of their cultures and how their agencies were structured. Hence, he was encouraged to bring the matter up and ask them their thoughts about a potential merge. What started as Jordan's curiosity about the buyer's serious intentions evolved into meaningful discussions about merging the businesses. The organic nature of these conversations led to a deal that benefited both parties, with the entire process—from initial talks to signing a formal letter of intent—taking approximately five months. Selling Your Agency? Leave Ego and Emotions at the Door Understanding that ego can be a deal-breaker in business transactions, Jordan approached his agency's sale by being pragmatic and emotionally detached. He established a realistic valuation range and minimum acceptable offer before negotiations began. Fortunately, his expectations aligned well with the buyer's assessment, which streamlined the negotiation process. In the best case scenario, both parties are adequately educated on how the business should be fairly valued. But for that to happen, you need to separate the part of your identity that is closely linked to the business and have a clear path for what comes next after the sale. What are you looking for to doing post sale? Do you have plans to start a new business or follow a new interest? If you can't answer these questions, maybe it's not your time to sell. In his case, Jordan wants to rest, take some time off, and then go back to focusing his time and energy on growing a brand, instead of focusing on several brands at the same time, like he used to do with his agency. Overcoming 2 Common Agency Owner Struggles Reflecting on his agency journey, Jordan identified two critical challenges that influenced his business's growth trajectory: team building and role transition. In the early stages, he struggled with making effective hiring decisions and came to realize that the team you choose defines how quickly or slowly you grow. He also understands building the right team requires absolute clarity about the business's objectives. Without a clear vision, you cannot guide your team in the right direction and build the right foundation so they can make decisions without you. By investing time in the hiring process and ensuring alignment with the agency's values and goals, owners can cultivate a team that is competent and motivated to drive growth. As the agency expanded, Jordan faced another common challenge: the difficult transition from working IN the business to working ON it. While he was naturally drawn to sales activities, his role as owner demanded focus on strategic initiatives like business growth planning, marketing strategy, leadership development, and creating standard operating procedures (SOPs) for effective delegation. This all goes back to delegation, a common struggle often stemming from a fear of losing control. Delegation, in this sense, should be not just about offloading work but about strategically positioning the right people in the right roles to achieve collective success. Why You Shouldn't Skip the Integration Plan Jordan has no regrets about how the acquisition went down. In fact, he wouldn't change anything about the negotiation process. However, he does wish he would've spent more time structuring an integration plan. To him, the first 90 days post sale should be laid out and planned for to ensure a smooth transition. For agency owners considering a sale, Jordan recommends thoroughly understanding the buyer's motivations and intended use of the acquired agency. This understanding is crucial because it directly impacts the post-sale relationship. He advises against committing to lengthy employment agreements if the acquiring company doesn't have a clear need for the owner's continued involvement. In his case, Jordan treated the purchase agreement and the employment agreement as two separate entities and two separate negotiations, which proved to be the best course of action. There are different philosophies one can have when it comes to money. Jared Dillian's is built around eliminating as much anxiety around it as possible, so you hardly think about money at all.Jared is a former trader for Lehman Brothers, the editor of The Daily Dirtnap, a market newsletter for investment professionals, and the author of No Worries: How to Live a Stress-Free Financial Life. Today on the show, Jared talks about the two biggest sources of financial stress — debt and risk — and how you can eliminate the stress they can cause. We discuss how three big financial decisions — buying a car, buying a house, and managing student loans — ultimately determine your financial health, and how to approach each of them in a stress-eliminating way. We also talk about how to minimize risk by creating what he calls an “awesome portfolio,” a mix of assets that has nearly the return of the stock market with half its risk. And Jared shares whether cryptocurrency fits into his “no worries” financial philosophy.Resources Related to the PodcastAoM Article: Why and How to Start an Emergency FundAoM Article: Start a Debt Reduction PlanAoM Article: What Every Young Man Should Know About Student LoansAoM Article: How to Buy a Used CarAoM Article: How to Negotiate the Best Deal on a New or Used CarAoM Podcast #536: How to Achieve a “Rich Life” With Your FinancesAoM Podcast #963: Launch a Million-Dollar Business This WeekendConnect With Jared DillianJared's finance websiteJared's personal websiteJared on X

In my professional opinion, a lot of TV commercials are not worth the price. I get into this debate many times with marketing officers around potential reach vs. actual reach. But one time a year, these TV commercials become just as impactful as the game... and it might be the most underpriced deal in all of advertising On today's episode, I sit down with the legends Boomer Esiason and Gregg Giannotti aka Gio on their morning show and talk about the ad spend with the most value, WineText.com and a bit about what it's like to be a Jets fan. I hope you all enjoy this one! --- Send in a voice message: https://podcasters.spotify.com/pod/show/garyvee/message
