The recent NAR settlement proposal and other industry developments prove one thing. Real estate agents have to become proactive about their business, instead of working in reactive mode.   That means instead of relying on Zillow and paid leads, we have to shift to strategies that give us more control over how we provide value.   Mastering our sphere, referrals, events and reviews immediately sets us free from market disruptions. It will also give us an ROI that lasts way longer than any paid lead.   How do we build our businesses on relationships and connection? Why are events critical to proactively generating business? In this episode, I'm joined by coach, speaker and author of The 7 Levels of Communication, Michael J. Maher. He shares how to build your business differently, and why it's critical in today's market.   Forever we've been in a dichotomy where the listing side was skills-based and the buyer side was a service-based profession. That's about to change. -Michael Maher    Three Things You'll Learn In This Episode    -How to lead buyers through the transaction  Many agents find working with buyers stressful and more time-consuming than sellers, but it could be due to an inefficient approach. How do you use focus and prioritization to improve the process?    -The flywheel effect  Real estate professionals don't invest in events because they don't think they can scale, but they actually have the highest ROI. What happens when you make events a key pillar of your business?    -The secret to a great client event  Events will always be a powerful way to build and generate referrals, but not all events will yield the same results. What makes a client event memorable, effective and even fun?    Guest Bio   Michael J Maher is a coach, speaker and author of The 7 Levels of Communication. Today's Guest: Michael J. Maher Michael is CEO of REFERCO, the world's foremost authority in business referrals. In just his third year in real estate, he did 187 transactions and over $40 million, entirely from referrals. For the next 8 years, he received over 500 referrals every single year and netted over $1 million. Michael is an internationally bestselling author and his book (7L) The Seven Levels of Communication: Go from Relationships to Referrals has been the #1 book in Real Estate Sales on Amazon for over 9 straight years. In addition to these impressive accomplishments, he has shared the stage with George W. Bush, Tony Robbins, Barbara Corcoran, and John Maxwell. Highlights From The Show: As we often do on the show, we started by talking about Michael's background. He began his working career as a high school math teacher and coach of three sports: football, basketball, and baseball. He spoke about how dedicated he was and earned District Teacher of the Year in his first year teaching. Michael had an interest in real estate so he got licensed as an agent at the same time he bought his first home. He talks about how he built his business almost entirely through word of mouth and referrals. Because Michael became an agent in 1999, I asked him how he weathered the housing market crash years. He said that because they were getting almost all their business through referrals, they ended up having record years during that period. This is when Michael first knew he was going to have to write a book because he had discovered a system of doing business that worked well in good markets, but even better in depressed times. He spoke about how the 7L system is basically tailor-made for a challenging time like we are facing during the COVID-19 pandemic. We talked about specific marketing and deal-generating strategies based on his 7L principles, going into detail about making your marketing as personal as possible. I then asked Michael about his book, (7L) The Seven Levels of Communication: Go from Relationships to Referrals. He walked us through the levels and their amount of influence in relationships with people. The second-most powerful level involves events and seminars, and Michael explained some of the programs that they offer. That led to a conversation on the necessity of some structure to your day to increase productivity. He used the example of going to school and having an intense focus on a particular subject for a predetermined amount of time every day. Michael also walked us through the morning and evening rituals, which he imparts in his book and classes through acronyms. Michael then told us about how he helps business owners build their businesses on a foundation of love, generosity, and appreciation. He went into great detail about the personal and professional benefits of choosing to live and conduct yourself this way. Michael described love as our superpower, and generosity is that love in action. He also explained that it is vital for us to appreciate everything that happens in our lives, good or bad. I can't tell you how powerful and wisdom-packed this episode is! You would be crazy not to join me as I interview super-successful entrepreneur, Michael J. Maher! It’s more important than ever in today’s real estate market to be unique, be the first, and be ‘of service’ to your clients and potential referrals. One way you can accomplish all of this is by holding a simple housewarming party for your latest homebuyer. You know when the date is, and you have the venue already picked out. My guest today is Michael J. Maher (pronounced “mayor”) - bestselling author of the “power parable” style book, “(7L) The Seven Levels of Communication: Go from Relationships to Referrals.” Michael's company REFERCO is the World's Foremost Authority in Business Referrals and consults with companies as small as solopreneurs and as large as large private companies and Fortune 1000 publicly-traded companies. Michael is one of the hottest speakers in the country. Formerly known as North America's Most Referred Real Estate Professional, in just his third year of real estate, he did 187 transactions for $40.1 MM in sales and netted one million dollars. He received over 500 Referrals for 11 straight years. And now, his (7L)System and methodologies have grown beyond the real estate world to see its application in nearly every profession and industry. Michael talks with us today about doing events such as housewarming parties to gain goodwill (and of course referrals) in your community. Don’t overthink it, just throw the party and see what happens! Lending Forward is a weekly podcast hosted by Taylor Ellard and powered by Atlantic Bay Mortgage Group. We bring you raw stories from real people in the mortgage industry. We're covering what's next in lending, forward-thinking, and reflecting on lessons learned from Mortgage Bankers, Realtors, Financial Advisors, Coaches, and more! How are you lending it forward? Founded in 1996, Atlantic Bay Mortgage Group® is a privately owned mortgage lender headquartered in Virginia Beach, Va. Atlantic Bay has been recognized as a Top 100 Mortgage Company in America, Best Mortgage Company, Most Enjoyable Place to Work, and an Inc. 500 Fastest Growing Company. Discussion Points: What was the inspiration behind your book “7L”? Michael tried other methods but nothing came of them A trip to the ER, flatlining, and realizing he better write the book Why 7? Listening may be the 8th level ASAs and referrals The movie event that garnered 170 referrals in a day What should a housewarming party look like? People say, ‘it's so unique’ - isn't that sad? It should be common! Don’t treat your party like a marketing event. Be of service. Clean up the plates. Make sure everyone has a drink. Make sure you do door prizes to get people’s information People that were ‘caged and enraged’ are now ‘uncaged and engaged’ and looking for events Inviting someone to something is letting them know you want them to be part of the tribe- Maslow’s hierarchy Be unique, be the first in your market Resources/Links: Michael Maher Website Housewarmingparties.com Referrals Podcast w Michael Maher Taylor Ellard LinkedIn Atlantic Bay Mortgage Group

We often get the question “what is the best way to generate leads in today's market?” For Bernie, she sums it up as TTP (talk to people). For Steve, it's building relationships and showing Outside the Box problem solving. What it all comes down to is building Relationship Capital with everyone you can, meaning potential clients and within the industry itself. Any relationship that you have or enter into has the potential to become future business.   The old school way of business was that every relationship was an opportunity to do business. That isn't how things are done today. People are more likely to give their business to someone who they know and trust rather than someone who is constantly trying to sell them something. That means that the hard work of building that trust should be in the front of your mind when building relationships. The goal is to have a deep well of Relationship Capital that you can draw from that both drives your business and positions you as a leader in the market.   The Three Steps to building Relationship Capital:   Give without asking for anything in return. As you would do with any friendly relationship, you're offering yourself as a listener to learn more about what the other person's situation is. You're building trust that you're not only there to sell them something. Add value to people's lives consistently on whatever platform you're comfortable with. In other words, however you stay in contact, whether be it through email, social media, or a good old phone call, make sure you're always adding value to the relationship. Once you've built that trust, position yourself as a solution and ask for the business. People like to do business with people they trust and appreciate. Finding solutions to their needs both helps develop trust and pays off that trust at the same time.   “The goal in creating or investing in relationship capital is to constantly be giving so that you are the person that is there when they are ready to do business.” – Steve   “Sometimes people are trying so hard to make success happen that they lose touch with who they are.” – Bernie   “If you can get people to share with you the things that matter to them, their family, their occupation, what they do for recreation, and their dreams, it inevitably leads to real estate.” – Bernie   “You're spending a bunch of time doing lead generation, but how much time are you spending cultivating relationships with other agents?” – Steve   Books Mentioned: Bluefishing: The Art of Making Things Happen by Steve Sims https://www.amazon.com/Bluefishing-Art-Making-Things-Happen/dp/1501152521/ref=sr_1_1?crid=YTVP282F5ORM&dchild=1&keywords=blue+fishing+book&qid=1611820657&sprefix=blue+fishing%2Caps%2C204&sr=8-1   7L: The Seven Levels of Communication: Go from Relationships to Referrals by Michael J.
