Today I discuss some more on power teams and why you should have redundant teams.   Show Notes: So today I am continuing the conversation of The Power Team yesterday I started that conversation and it was on the tax guy whether you have a tax guy or a CPA or tax attorney whatever it is these are the people that are going to make sure that especially for your business that you are getting all the the deductions and all the right offs that you possibly can so that you can get the most out of your business side note I noticed yesterday after I had already published the episode that my microphone was not plugged into my MacBook I made sure that it was plugged in today and I do apologize for that this is why we have checklists and that we have to go through those checklists when performing certain tasks like this like recording a podcast making sure that the mixer is on making sure that the microphone is plugged into MacBook my microphone is already plugged into the mixer so I don't have to worry about that and then making sure that I select you at the right track inside of GarageBand when I start Court the conversation of The Power Team what I wanted to talk about is the mortgage lender going through Heaven hold on going through Kevin towards that book the book of the is specifically on the buyer script specifically on the buyer script he goes over he goes over a a specific set of questions know what I'll just go off memory where he's asking for the scriptures where you ask the about the buyer if they are already working with a mortgage company or lender and if not then you have a few mortgage lenders were mortgage companies that you work with and you'll be able to get them be approved for for whatever amount they get pre-approved for it so that you can start showing coming into this as a new realtor I can I can definitely say that these are things that you have to like as you go through these scripts these are like a pop-up it's like oh I need a few names of mortgage lenders so that I can when I say something like this when I say that I work with a few lending companies that you know I'll put you in touch with that I'll have one of them give you a call and that way they can get you pre-approved I have to have that list right until of course I actually do have a list of lenders that I haven't worked with them yet but I have one guy in particular that I have that built a relationship with he actually started a Meetup Group downtown Tampa about twice a month on a Tuesday during lunch right friend of mine at work also licensed he that sent a link over to me said hey check this out and it was a Monday I saw that it was the following Tuesday that the the next meeting was going to be like dude let's go so we went I met with the with the guy that hosted the meeting at who is a mortgage lender and started developing a relationship with him started talking with him about what he how you know he can help me and how I can help him things like that and over a few months of doing this over for going out and meeting with new people and then meeting with him and and continuing that relationship I'm I'm very confident that I can send anyone his way and he'll be able to take care of them and the same is true for you for me I hope the same is true for me where if he finds people that are looking to buy a house and they're getting pre-approved but they don't have a realtor yet I'm hoping that he will actually you think of me because I'm the one that's going to be sending him the business now here's the thing with a power team and especially having people that are going to be they're going to be like a tier-1 type of new Power Team the way I think of it is normal you just have a handful of people that you would talk to you in and that you would send business to and that's it there's no more after that as I as I think about it you should have multiple multiple names of lenders of new tax attorneys or no CPAs multiple names of probate attorneys and title companies all these different businesses and service providers that you're going to be doing business with you are going to have one set of names that you will continuously send business to at some point you may have had a relationship with that service provider degrade over time maybe they're going through a rough patch or they are deciding to shut down the business because they're not getting enough business or they're not servicing the people that you send them they're not servicing them to the level that you would service near you would provide service to and so at that point you would start your you would have to start looking at finding another person to replace them if you have multiple tiers of each of these names let's go where the mortgage lender because that's what I was going through with the at the script and I started thinking about this I have this one guy right his name is Derek I won't give us laughing yet but I can talk with him and I'll send him at some point he might either go on vacation or he might at not take any more clients right maybe he he decides that he's going to start a different business and not know do mortgages anymore now I have to try and scrambling and find someone else that I may not know if they're going to be a good fit right. They might just take the the business and you'll get the stuff done and treat the the client horridly and and then I get all the feedback from the clients and called it the other people that you sent that you sent us to orient I got us a pre-approved total jerks not being very professional things that maybe I should have multiple tiers maybe three tiers write these are three sets of lenders for new three names so I have Derek that's the guy outside I'll send business to but I'll also maintain my business or maintain my relationship with two other lenders right I have another guy that I used to hang out with quite a bit didn't know he was a mortgage lender until he found out that I was in real estate and we would meet up at World of Beer normally on Tuesdays when I would go and join run Club go running and then Hydrate with beer afterwards and we would hang out and drink beers and tell stories and then talk about business until I have him as my second at the second person I can send business to and I know that he will take care of the client then I can develop a third relationship which I I have developed multiple relationships with other lenders that I know will take care of any client that I can send them right and this is because I've gone to multiple networking events I've gone to a lot of the the TV Ria networking events Tampa Bay real estate that we meet multiple times during the month and then there's the main meeting the main meeting is where everyone goes and can start networking with we learn everyone learned one specific topic right every subgroup has a different set of people that show up and different topics and so I've developed relationships with other lenders that I've shown up looking for more business so now I have three lenders that I can actually send business to I will maintain the first relationship and continue to send business to that first relationship and if that relationship fails me or they knew their service starts to degrade and I start getting new affordable feedback from the client now I'm going to say not a problem I have another person that will definitely take care of you let me know let me have him give you a phone call yet she's going to take care of you and I'll let him know hey what has happened so far can you take care of them so there's there's a lot that can go I can go wrong with that mortgage lenders or any kind of service provider let's say you have a a g c write a general contractor this person is on your power team let's say you're looking for a rehab deal and you have a GC that you normally do business with you normally have this guy you know come in your provide estimates and and start managing the entire project and get the project done on time under budget and everything is top quality right let's say that person just starts to not perform as well as they used to well now you have to start finding another GC by the time you find another GC your project is already too late now you rehab project is late if you're holding money to accomplice the the whole project you're paying on that money right and now as far as selling the property by certain date that that timeline has already slipped because you may have spent a week for 2 weeks trying to find a new GC to bring in and take care over near the entire project versus having a second GC already on ready to go and you already developed that relationship a long time ago and so now if you call they're going to pick up when they're going to take over the project no no problems no questions asked and the project keeps moving now maybe you lose one day right instead of losing two weeks so with that now you have three names are three tiers for every service provider and you develop that relationship with each tear with each person and you and you know that you'll send them business and they will hopefully intern send you business as well and one thing that I I believe I've spoken about this before is there was a mortgage lender that contacted me through Facebook asked if I was license to list Properties or sell properties in Tampa and I said yes I'm actually licensed in the State of Florida so I can do you know I can sell and help people buy property in Tampa for you all over Florida great we are near this is the mortgage company we are actually calling on for sale by owners to see if they are looking to either refinance or buy a new home and if they're going to be buying and selling the home that they are in currently Dan young at that point now they've they've gotten a loan out of the cellar right and they will send me business they will send me that seller so that I can list that property and you know and then find them another house to to buy and your the mortgage lender has already done 90% of the work they've already referred the the seller to me so now I have a listing and buyer now I go and I go to work for them so maintaining that relationship you are sending them business especially if they're doing that that kind of strategy where they are finding new new clients that need to buy a house or looking to sell the house and then eventually by having that relationship is going to be super powerful and that's why you need a power team that's why you need three levels of this Power Team so that if at any point the relationship starts to degrade or start their service their quality and level of service starts to fail you can move on to the next one so that's what I wanted to share today it said there's there's some redundancy in there and it's mainly because I come from I don't come from a land down under but I come from a background where I have to have redundancy with software development when you're writing code you have to make sure that everything is working from the front end from everyone sees it on the screen all the way through to the database where all that data is being stored and then you're coming back so we have to make sure there's a network connection that we have a connection to the database that we can write to the database because someone else may have locked up the database during their right procedure all these things can happen right and if you don't have something in place to take care of any of those situations then everything is just going to fail and it's a bad experience for everyone so that's why I'm putting my spin on having a power team and having a redundancy in your power team having multiple levels of your power team right so you have three power team and you're the The Hub you're the center of all of them so that's it I hope you learn something and until tomorrow tomorrow is my anniversary so it's going to be a very quick episode it's probably going to be just a day where I say hey take the day
