Braith Bamkin: Do you mind if I take you back in time back to the 80s and I was around I'm not sure you were around my very first real job was working in commercial textiles and I remember in the very first week of working in that company, the woman that had started this business. Now we're driving across the Sydney Harbour Bridge as you do. And I was looking up at the good as and she said to me, Braith, if you're going to be successful in this business, you need to know how to network. So, this is the 80s is I was young, I knew everything. Of course, I knew nothing, and I had no idea what that word meant so we went into town. We did our business and on the way, back. I was looking at the girl as again on the Harbour Bridge. And I said, Judy. I have no idea what networking is can you explain what you mean by that. And over the next two years, she taught me what networking was and how you could build your business and how you can become successful through networking and it was a lesson that I took with me. Well, the rest of my time in that business. And as I moved through corporate and one thing led to another and my very last job, I was working in the mattress business. I was a national sales and marketing manager. We had franchisees and I think you've got a network, you've got a network. And one of them said to me, where are you doing it. And I went, you know, I've given up something I know works well. In fact, I had actually started a networking group here in Melbourne about 20 years ago so nothing. Nothing to do with being I was a not for profit. And it's still going. And you know, I went back into it and somebody invited me to obey and I'm at and the rest, as they say, is history. Here are the steps that every new real estate agent should take. Welcome to episode three of my series where I go over 10 steps every agent should take to build their business. This series is meant for newer agents, but they're still great tips that every agent should be following. Today, I'm going to start with step five: Join a networking group. Groups like Business Networking International are a great way to share your knowledge among peers. As you do this, you'll naturally gain contacts where you mutually benefit each other. If you aren't in a networking group, I recommend you join one as soon as possible. They offer too much opportunity to skip out on. “It's important you attend conferences so you can sharpen your skills and network with people from all across the country.” My next step is to attend conferences. As we're getting back into the community after COVID, in-person conferences are starting up again, but zoom conferences get the job done too. Either way, you should attend these so you can sharpen your skills and network with people from all across the country. This helps you build a referral network outside of your specific geographic location. This is a huge advantage for an agent to have. Next week, I'll get back to you with steps seven and eight. Sheri has been involved in real estate investing since 2004, beginning with the rental of her own home when she was called to move across the company for her job. Over the next few years, having experienced both the highs and lows of real estate, she decided to self-educate through reading and attending seminars and then launched her own business. In order to do this, she resigned her District Vice President position after 18 years with this company but is now happily wholesaling and flipping houses full-time. After the almost accidental start in real estate by renting her own home in Atlanta, Sheri talks about the transition from her corporate job into real estate investing. She purchased her next two rentals in North Carolina because she went to school and also had family in the area. She talked about looking for investor-friendly agents to find these properties and how once she found one, he ended up managing her properties for him and built a business out of it. Because Sheri started out as a buy-and-hold investor, I asked her what made her transition into other aspects of investing. When her Atlanta home came vacant after the same tenants for 10 years, she and her husband camped out in the house while they nearly completely rehabbed it to rent again. Sheri really enjoyed the process and ended up taking some classes that convinced her she should be flipping and wholesaling houses in addition to her rental properties. I asked Sheri to share some of the difficulties she has had in her time investing. She talked about how when she first started investing full-time after leaving her corporate job, she was very frustrated and wondered if she had made a big mistake because she was doing so much work and spending a ton on advertising with very little return. Just when she was ready to give up, she ended up closing on two deals, which completely changed her mindset and restored her confidence. Because she shared these struggles with us, I asked Sheri what is working best for her now with lead generation. She said she is still successful with direct mail, but she is finding networking to be very effective. Sheri joined Business Networking International which is a referral company that incentivizes its members to refer to one another in the group. She explained the current deal she is working on that she obtained through this network, and went into detail describing the numbers and the creative financing she was able to utilize. Sheri also explained that her goal was to finance more rentals with the profits she is making from flipping houses to increase her passive income. If you listened to this episode, CONGRATULATIONS! Because you are probably a goal seeker! And this is truly one of the best things Nat ever did for her business. NETWORK! Yes, that word is not very sexy. But it’s extremely important to grow. So in today’s episode Nat dives deep into the many kinds of networking you can do, how to do it, and what to avoid to succeed in networking. Including some tips on being engaging on Social Media. Because Instagram is also another form of networking. First she chats about BNI, Business Networking International. This was her first taste of Networking. And though terrified every week to stand up and talk, it also forced her to think about her goals in her business, to think on her feet, and to get comfortable with public speaking. It got her out of her comfort zone, and knowing that public speaking didn’t kill her gave her a whole new confidence. Nat lists off a few other types of groups that are similar: Professional Women’s groups Toastmasters Rotary Professional associations in your own field The next type of networking she loved being a part of is a Mastermind. This is levelling up your business. And joining a group of professionals that are a step ahead of you, and are all individuals you have huge respect for. Networking Online is so important these days. You can get out there and engage in many different forms. Facebook groups can be find for every single niche. In fact if you know what your target audience’s interests are, you can head over to Facebook and find a group to join. In our Social Storytellers Membership Facebook Group, we have been told by a number of members this is one of the most valuable parts of the membership. Some members have found accountability partners to help meet their goals. Others have found new prospect customers. And have sold their product and/or services in the group. Nat explains some tips one HOW TO NETWORK. #1 - don’t be a hunter, be a farmer. Support the individuals in the group. Instead of always looking to Get something from the group. Farming is the long game and this is how we connect with other business owners. #2 - show up more often. This creates trust because others will see you as committed to them and to the group. This will also help build your reputation. #3 - give give give. The idea is that if you are giving, the more likely it is that you will also receive. #4 - educate and give advice by helping someone who is a few steps behind you. Be the problem solver, and be the person that shows up in your posts with solutions. #5 - remember that it doesn’t cost any money to network on social media, and truly engage with your followers. Share someones post. Comment with an actual engaged message. DM someone who’s stories has hit home for you. This is all networking. Building an empire… to give it all away?! Precisely, with a job outside of your gender role please. We don’t want if it’s too easy #tupac :). The larger order circled one of my fave varsity (literally), Grandview Highschool laxers that I coached about 10 years ago (I know- soul botox!!), back into my world on this one, Maddy Fauth. Maddy is an entrepreneur/ business owner and she brought her good friend and fellow entrepreneur/business owner, Linzy Cassell, with her. We’ll dive into each of their businesses and their journeys into the trades/ service world, but first let’s be clear on what the trades (and services) jobs are: Trades/Services Jobs include (but are not limited to): Roofing, coating Heating, cooling, home services Elevator Installer/Repairer Geological and Petroleum Technician Web Developer Diagnostic Medical Sonographer Electrician You know, what you see the boys do… for the most part. So It is no surprise to me her kiddo is right in line with that thought process and out there on trades front lines with her Dad being a true influencer IRL. AND she is pulling people into her post HS lax, but still varsity world, like Linzy! No doubt all of their parents are proud, as they should be. This is a great cast if you are a kid about to graduate high school, mid college and not sure if it’s for you, college grad and need cash/inspiration, a parent with a kiddo, or anyone questioning a better way in general. I got a chance to go into sports P.R. in college, which led to my first job out of college at the University of Texas. I did a handful of women's basketball games on radio and TV in 1984 and 1985. But I really did not do anything again until the early 2000s when I hosted NASCAR driver Fan Forums at DAYTONA USA, the motorsports attraction at Daytona International Speedway. During race weeks, I would interview drivers and others in NASCAR in front of fans. I loved it. Nothing happened until 2016 when I called a friend of mine from Daytona who now lives in Charlotte and we produced about 13 podcasts with NASCAR's historian Buzz McKim. We had good ideas, unfortunately it never took off, but the bug remained. Through BNI (which is Business Networking International, the world's largest networking organization), I met a bunch of successful small business owners with great stories. Hey Profit Nation, I hope you have spent some quality time getting your networking goals together from the last episode. Networking can be tough if you've no clue what to say, or how to introduce yourself. In this episode, I've broken down the steps I took to create the perfect and memorable self-introduction, suited for that first encounter with a professional. In this episode, you'll hear about: What you do, condensed What do you offer Features & benefits of that offer Who you're targetting The perfect closing I get asked a lot about how do you introduce yourself when you are networking outside and when you are also meeting people for the first time. It's like an elevator pitch — what do you do and what do you say when you are put in such a situation? This is the episode for you because now we are going to talk about how you can craft the perfect self-introduction So I looked through some statistics online and I found that you have seven seconds to make the first impression and you have to make it the best one for you to be remembered. There are 72% of people saying that their impressions are impacted by how someone appears and their handshake. I also found this quote that I find very apt in this situation about crafting the perfect self-introduction: "No matter how advanced our methods of communication have become, nothing seems to have come close to replicating the value of face to face contact." How powerful is that? When we are so developed into the online space and online world we forget that we have other activities that can be done offline as well and are far more valuable like face to face contact. That's why this is my recommendation for you: spend at least once a week going to offline networking session or gathering or mastermind or programs for you to meet other human beings who are entrepreneurs as well. This will help you build a social connection that is more personal, more real and in the real world. Let's talk about crafting the perfect self-introduction. I was formerly from BNI, I'm not sure if you've heard of it, but it stands for Business Networking International, and I was the president of the chapter in my area. It wasn't easy for me at first, but I figured out that when you are creating a self-introduction you have to be as critical as possible, as concise as possible and as on point as possible. At the same time, you have to form an identity that becomes relatable, memorable, and easy for others to duplicate. In this episode, I will be talking about a templatethat I use to craft up my self-introduction, which I believe will help you as well. This is a lot to take in, so I've created a fun sheet for this episode. Be sure to download the fun sheet so that it can guide you along this episode. Okay, are you ready to get started? Here is the template for success. Step #1: Break Down What You Do in 3-5 Words The first thing that you need to do is to break down what you do in three to five words. "Three to five words, what am I going to say about myself? There are too little words!" Now believe me — when I was given this challenge I was equally as shocked as well, but I figured it out and it was simple. What you need to do is to first start off with your name and then think of like a sexy name for you to call yourself, like what do you identify your service or what you offer with. Like for myself, I introduce myself as, I am Huda, Brand Strategist — so that's three words i.e. Huda, brand, strategist. In just three words, you are pretty much summing up what you do. Of course, you will want people to be intrigued enough to then communicate with you further, but these three words will give you an overview of what you do. So look at your fun sheet right now and write down what are the three to five words that you can identify yourself as, starting with your name. Step #2: Write Down Your Key Offering in One Sentence The second thing to do is to write what is your key offering in one sentence. Writing a key offering is not that simple because you need to first know what is it that you are really offering. Like for my case, I am offering a service that is helping brands clarify their message through videos. This is a trademark of my business and I want people to know that this is exactly what I do, so I sum it up in one sentence. Can you do the same for your business as well? What is your mission or what is it that you really do? And what can your potential clients understand in one sentence? So think about it. You can start off with "I help", then fill in your potential audience and then what exactly you help out with. Think about it that way and see how you can get one sentence to explain your key offering. Step #3: Include the Feature & Benefit of Your Offer The third thing that you need to include in your self-introduction is, what is the feature and benefit of your offering? What will someone gain by working with you or buying your product or engaging your services? What is the benefit that they will get from your business? What are the features of what you are offering? So what's the difference between the two? I tend to get asked this question a lot. FEATURES are what is entailed in your offering, what is entailed in your product, what is entailed in your service. Let's say you are selling a spa, a quality — I don't know, maybe makeup brush — so what is the feature of that? It is spa quality. What is the BENEFIT of using that spa quality makeup brush? The benefit of using it is that you will have smoother skin after the first use. Something like that. That is the feature and benefit of your offering. Basically choose one offering, one feature, one benefit, put it up together and see if you can form two sentences to fit this two. Then, you will get a key offering that is being explained in a very short and successful manner. Step #4: Identify Who Your Offering Is For Number four is to identify who this offering of yours should help. Step #5: Perfectly Close with a Reaffirmation And then finally, what is the perfect closing? The perfect closing is to reaffirm who you are and what you offer. Basically repeating what you have just mentioned in number one, which is I'm Huda, Brand Strategist. It creates a nice closure and helps people remember who you really are. So think about all these five steps and see if you can implement them for your own page and for your self-introduction. For the fun of it, I am going to read out to you what myself introduction is, how long it takes and if it fits all the requirements that I've set for you as a template for you to use. What industry are you in?" Questions along those line — while holding a cup of coffee or a cup of tea. And when they are doing just that, what you need to do is to monitor them, make sure they've already prepared their fingers to hold the cup while they are awaiting your answer.
