Welcome back to The Conviction of a Leader! We have a great episode in store for you today. Our guest today is the type of leader that will get down in the trenches with his team. Brandon Von Almen is a Division Sales Manager at Primary Residential Mortgage. He has been married to his wife for 16 years, and they have five children - four boys and one girl.At the age of 21, Brandon had been in and out of warehouse and factory jobs. He was in the break room when the 9/11 attacks took place. Days later, when President Bush addressed the nation, Brandon was motivated to join the military. It was in the military that he was molded into a leader. He served for ten years, four of which were spent in Iraq.When he got out of the military, Brandon began driving trains. During this time, he met the Division President of the mortgage company in his hometown. The president was helping with a church plant. He saw potential in Brandon and asked him to join the mortgage company. A little bit about me. I was born and raised in the Portland area for mainly my whole life expect for two years where my family lived in Cave Creek, Arizona. As for Portland, my family has lived in Tigard, West Linn, Happy Valley, and as of August 2021, moved out of the area to Bellingham, Washington for my dad's job. When it came time to choose a college to attend, I was looking to relocate to California but ultimately decided to stay in Portland and attend the University of Portland. I will be graduating in May of this year with a Bachelor of Business Administration in Marketing.  I have always been interested in social media, content creation, and connecting with others so I felt that marketing was the best major for me. I have grown to love it even more so throughout my last year in school. Another area that I've always been interested in is the Real Estate industry. At one point in college, I considered working to get my real estate license to have post-graduation. When the opportunity for this job was presented to me, I was in awe that I could have the best of both worlds. My main goal is to establish the unique qualities that Realty Works Group has to offer amongst other local brokerages in Portland.  Many areas of Portland are special to me but one that I love is Lake Oswego. This means that all contracts or offers written after September 14 will be affected by these changes. Another change comes to large deposits; we used to only need to source large deposits of around 2% of the sales price, but deposits of 1% or more now need to be documented. In addition to these changes, know that funds can no longer be used as assets; you can't create a stronger profile with gift funds, although they can be used as a down payment.With the inventory as tight as it is; there is a good chance some of the pre-approved FHA buyers may find themselves losing their previously issued pre-approved status before they get an accepted offer. The new FHA guidelines take effect with FHA case numbers assigned on or after 9/14/15. (Case numbers can only be assigned when a property has been identified.)The following bullet points are just a few of the areas that could affect buyers. I recommend that all FHA pre-approved buyers contact their loan officer to review their situation against the new guidelines. Here are some of the areas that are affected (I will cover them in more detail soon):Federal Tax LiensMixed Use PropertyBankruptcy less than 2 yearsOccupant borrower has no credit scoreSelf-employed borrower's income is greater than 20% declining from the previous yearInstallment debts with less than 10 months remainingDeferred loan payments (student loans)30-day credit accountsMore than 3 jobs and/or profession changes in the last 12 months2- to 4-unit propertiesRetaining current home as a rentalNontaxable income (like social security income)Earnest money deposits greater than 1% of sales priceUsing gifted funds for any reserve requirementsAs long as everyone is aware of these changes up front, closing times shouldn't be too affected. I think the answer is absolutely yes, and there are a few reasons why. First of all, just like all real estate agents, not all lenders are created equal. Even though the lending process may be the same one larger banks use, the experience you have could be very different depending on the person who handles your loan. On our team, we vet the lenders we work with. We recommend two incredible lenders: Primary Residential Mortgage and HomeStreet Bank. Both of the lenders that we work with are some of the top 50 loan originators in the country. "Not all lenders are created equal." Why does that matter to you? With their experience, these lenders are better suited to get your loan done. You can run into a lot of sticky situations during the loan application process, but these lenders have seen it all and they can get it done. One of the big misconceptions out there is that big banks are easier to deal with. That is not true; the bigger the bank is, the more bureaucracy you will have to deal with. That actually makes it harder for you to get a loan. Lastly, because of the volume of business we send our lenders, they are going to treat you well. They will go out of their way to make sure you have the most pain-free experience possible, and they will probably save you some money.
