Laut Unterlagen geht es dabei um den „Transport von Schutzbefohlenen“ sowie die „Verbringung von Personen auf Wasserstraßen“. Wat beweegt deze vrouwen? Welk stempel drukken hun buitenechtelijke liefdes op hun kinderen en op de familieverhoudingen? De autrice in dit verhaal speelt meedogenloos met mensen, hun geschiedenissen en de taal.

Altersfeststellung, Zugangssperren, Netzfilter – die Europäische Union baut die Zensur des Internets immer weiter aus. Und neben dem angeblichen Kampf gegen „Hass und Hetze“ ist der vermeintliche Kinderschutz ein Hauptargument der Brüsseler Kommission. Deren Präsidentin ist Ursula von der Leyen – eine CDU-Politikerin. Über das Thema sprach Bernhard Riegler mit AUF1-Nachrichtenleiter Martin Müller-Mertens.

Michael Mertens kehrt mit einem klaren Argument zurück: Neubau rechnet sich, wenn man die Steuer als Hebel versteht. Im Mittelpunkt stehen die Sonderabschreibung nach §7b EStG, die degressive AfA von 5% und die KfW-Finanzierung QNG 40. Zusammen ermöglichen sie, bis zu 40% der Anschaffungskosten in den ersten vier Jahren steuerlich abzusetzen. Das hebt die tatsächliche Rendite weit über die nominale Bruttomietrendite hinaus.Michael erklärt, warum er Doppelhäuser Mehrfamilienhäusern vorzieht, wie er Grundstücke akquiriert (alte Bestandsbauten auf großen Grundstücken abreißen und neu bauen) und welche Rolle Holzbau und Generalunternehmer in seinem Ansatz spielen. Das Modell zielt auf verwaltungsarme Vermietung an Familien, die langfristig bleiben.Das konkrete Fallbeispiel aus Bad Segeberg macht die Strategie greifbar: 1,2 Millionen Euro Gesamtinvestment, 300 Quadratmeter Wohnfläche, 4% Bruttomietrendite auf den ersten Blick. Durch die steuerliche Optimierung, vor allem die 40% AfA in den ersten vier Jahren, entsteht über 10 Jahre eine Gesamtrendite von rund 300%. Michael rechnet das Schritt für Schritt durch.---
