The looming commercial real estate crisis gained national attention this week. Blackstone, Deutsche Bank, and Harvard Business all point to the staggering challenges facing the commercial real estate sector; especially the office sector. The challenges to commercial real estate include but are not limited to: rising interest rates, upside LTV ratios, increased equity positions, inflation, rising labor, rising insurance premiums, rising energy cost, less demand for office, lower occupancy, lower CRE values, rent caps, etc. How will this settle in the rest of 2024 and into 2025 and beyond? Rent Caps Part Two - President Biden recently announced a 5% cap on apartment rents, though there was some confusion as he struggled to read '5%' on the teleprompter, accidentally suggesting a $55 cap. This raises questions about the effectiveness of rent caps in addressing America's housing crisis. What implications will this have for future development? Do rent caps have a successful track record, such as in New York? It's worth pondering why, if the President views rent caps as a definitive solution to soaring housing costs, why he did not implement this measure back in 2021 when the average rent was around $1,150 per month, in contrast to the current average of approximately $1,411 per month. The timing of this policy, introduced less than four months before the Election after three and a half years of inflation, is also noteworthy. Touching on the harsh realities of economic recessions and depressions, we throw light on the underreported increase in suicides, domestic violence, and child maltreatment. Taking a hard look at the hospitality industry, we debate the challenging task of maintaining safety standards in restaurants, especially with the 50% capacity rule. Further, we explore the heated controversy surrounding mask-wearing – a symbol of scientific safety for some and a sign of economic suppression for others. We ask, are we becoming a germaphobic society or is this the new normal? Lastly, we draw parallels with times gone by, comparing our current struggles to those faced by previous generations.
