Real Estate Investment Coach, Edna Keep joins us on today's episode of The Art of Passive Income to talk about multi-family investing and the power of leveraging other people's money! Edna is the co-founder of 3D Real Estate, Profit in the Prairie Real Estate Investor Group and Multiple Ways to Wealth—a training, education and membership organization for real estate investors. Edna has built her own real estate portfolio to over 437 doors valued at over 47 million (update: 520 doors with a value of over 60 million dollars). She personally owns 14 doors with her husband Warren, and the rest are with joint venture partners. Before real estate, Edna was a financial advisor and sold mutual funds… she not only sold them, she believed in it… she drank the Kool-aid! So why the change to real estate? Once I learned how real estate worked, I couldn't sell mutual funds anymore. It just didn't make any sense to me. So, within two years' from buying our very first property, I sold my financial planning practice and went into real estate full-time. Join us as Edna shares why she left the world of financial planning to pursue real estate, primarily multi-family. She delves deep into her model in which she brings in investors as full joint venture partners then focuses on getting them paid off as quick as possible. Most of these partners are passive investors looking for a great return without being actively involved in generating it. Edna shares the details on: Why she thinks 12-36 doors is the sweet spot The numbers Why she chooses joint venture over the fund route The worst advice she's seen given in her area of expertise She also shares the details on a deal she's working on now that will land her a $200,000 profit in 6 months all financed with someone else's money! Listen in now to find out the secrets of how this single mom at age 16 went from subsidized housing to a multi-million dollar real estate investor/coach. Edna Keeps it real, in Real Estate! TIP OF THE WEEK Mark: Learn more about multi-family and how to start building your passive income in this incredible niche using other people's money at EdnaKeep.com. Isn't it time to create passive income so you can work where you want, when you want and with whomever you want?

The Superheroes of Marketing Podcast | Content Marketing | Lead Generation | Social Media Marketing
Anyone can make an engaging social presence for a fashion, pet or kid's brand, but what if your business doesn't lend itself to cute and fun content? Will anyone want to hear from you? Peg has made a success of social media for businesses that are a perfect fit for social AND those that seem like a stretch. We asked her here to teach us how – because we know lots of business owners feel like social media success isn't possible for someone in their “boring” business. PS – There is a little “swooshing” sound throughout, and for that we apologize, but trust me, you're going to love this episode anyway. It's Not All Kittens and Cupcakes! Sometimes Marketing is a Challenge No one ever said marketing is easy. If it's not working, don't spend your time complaining – get creative and make it work! And yeah, Peg can say this because she's done social media for a dry cleaning chemical company for years. Yikes. She shares her tips including posting consistently and sharing great content, not worrying too much about engagement because she knows it's working. How to Know What to Share Every once in a while she'll ask fans what they want to see. Recently she discovered that they want more of the inspirational quotes. Huh! Everything she posts, she asks, is this relevant to the audience? Will it help make their business better? And sometimes you do have to think way outside the box. After a while you will know what works and what your audience enjoys. And remember, social media is not about sales, it is about being helpful. Can you think of a series of “Did you know?” tips that you could share? People love to share those! Think about the life of your customer – think about what will help them in multiple areas of their lives. We asked Peg, “Is there any business that is too boring for social media?” Well, social media is where people meet customers now. If you don't have a physical presence, you NEED to be online especially. Everyone has gone mobile, too, so you need to be discoverable. It's not even a choice. Right click here to download the mp3 file to your desktop Why Do Business Owners Resist Social Media? People are still afraid of negative feedback. Well, people are already complaining. Wouldn't you like to be a part of the conversation? If you're not on top of it, your competitor will be! How Do you “Peg” a Post for Content Amplification? Share it in a way that looks good on all platforms. Create images that look great on each platform you use. Make sure your blog posts are shareable. Don't miss the opportunity to allow people to share your content easily. Peg recommends starting your sharing from Pinterest. Then you can share a “pin it for later” link on other platforms as well. Did you know that when you click on a “pin it for later” link from your phone, it opens right up in the Pinterest app! If you want a great step-by-step, check out her book, The Art of Social Media. Resources and People to Follow: Social Warfare! In this episode, you will learn more about: The term "social media guru" as an oxymoron. Getting ROI on social media Photo attachment tips on social media The optimal setup for broadcasting your podcast/webinar Why Guy thinks most social media experts are BS Guy's take on his "controversial" posts and strong opinions Outsourcing social media work What to do when your social media strategy backfires Connecting with an influencer as a good strategy How to suck up to an influencer and learning the art of it Items mentioned: Why Guy thinks "social media guru" is an oxymoron: Social media has so many variable so many things moving at once. The difficulty of separating correlation from causation ROI on Social Media You work really hard and good things happen. Social media can impact your sales and marketing. Attaching photos on social media sites: Social media sites have their own optimal size for photo attachments. Any graphic is better than no graphic! A better way to post photos on Facebook Your profile picture on social media doesn't have to be symmetrical. Posting images have better engagement. Tips for optimal broadcasting setup: Whatever is built in to your computer is not enough. Invest in specific external equipment you need to make your webinar right. On Guy posting controversial, strong opinions What Guy wants to interject into his stream: Guy expresses his real opinion. And it cannot be faked. The people who post for him would never touch on sensitive topics but Guy doesn't hesitate. People never know what to expect from him. Outsourcing social media work to digital marketing agency: If you need help with your social media, get help. But before having someone else doing your social media, look at their social media to see what they do (great content, engagement, followers) Find an independent person to work with you so they can get the flavor of who you are and what you want to do with your social media vs. going to an agency. When your social media strategy backfires: Backfires are not necessarily so bad. At least you're trying and you're going to learn something. Social media is a very forgiving place. People need to chill out. Always keep experimenting. You'll make mistakes. So what? Try stuff. Don't listen to anybody. Connecting with an influencer: Being wary of the practice of connecting with influencers. "It's not whether you try to connect towards some purpose, it's HOW you do it is the question. This done right is an art, this done wrong is a travesty." - Guy Kawasaki When does it work? (A few examples and tips from Guy) Learning the art of sucking up Creating the best subject line Do your homework of knowing the person.
