Plexes, mostly know as x-plexes are duplexes, tri-plexes and four-plexes. These are multiple living units under the same roof that are considered one title & one building and if buying such type of real estate one mortgage will be required, but each unit and a separate living space, leased to another tenant. Plexes are “Tricky” Like SFHs plexes can be found in nice communities and less nice ones, in a good school area or not as nice schools. Historically, plexes maximize living space per available square foot and in many cases offer a smaller specifications such as 1 or 2 bedrooms, 1 or 2 bathrooms in a smaller total square footage. But plexes don't have to be inferior product and can still fit the “boring” definition of real estate as discussed earlier. And if picked correctly you may be able to find a 3 or 4 bedrooms, 2 or 3 bathrooms in a larger square footage, with a 1 or 2 car garage and even some good size backyard and in a good schools area.

Once Upon a Time in December of 2019 there were two couples living in California. One couple lived in Orange County California and the other lived in San Diego California area period. Both couples decided they want to invest in real estate and ask for simply do its help in the process. One couple completed the full transaction and did very well with that property when we look at it two years after the fact period. The second couple got really scared for no good reason and decided at the last minute of the day of closing to pull the plug and not proceed with investing, and 2 years later when we look at that house, we can see what a sub mistake that was. In this episode I take you through those two properties and show you two examples of actual real estate Investments two years after the fact in both we can see what happened financially with those properties although unfortunately only one of them actually went for the process of being purchase. These are actual properties, that went through the Simply Do It system and processes and what the outcome was. And although one of them did not end up being owned by Simply Do It investor, it still shows what a great investment opportunity he turned out to be should have that person invested it on property. Back in the middle of November, some two months ago, we did an episode about an investment opportunity where a million-dollar home was sold by a builder in order to lease it back from our investor and use it as a showcase to sell more houses in the community. The good news is finally closed. But we wanted to share with you the ups and downs and many things that happened along the way since the original introduction of this transaction to our investors all the way to closing.
