Spring has arrived, and with it comes a refreshed real estate landscape across the Carolinas. In this latest market update, we dive deep into what buyers and sellers need to know as we navigate the changing dynamics of 2025's housing market. The headlines might suggest doom and gloom, but the reality on the ground tells a different story. Inventory has surged 20-40% across our markets, bringing much-needed balance without triggering a crash. This shift marks a return to healthier conditions where both buyers and sellers have meaningful opportunities.Whether you're buying your first home, considering an investment property, or thinking about where you'll eventually retire, today's market offers strategic opportunities for those who approach it with the right information and guidance.
Jason talks about the current state of the housing market, emphasizing that there is no housing crash due to the low number of financially distressed homeowners. He shared updated statistics from the US Census Bureau, indicating that 39.8% of homeowners have no mortgage, and 65% have mortgages at or below 4%. Jason also highlighted the oversupply in the high-end market and encouraged potential buyers to reach out to his investment counselors for opportunities. Jason then finishes his talk with Vince of RE social as they discuss the advantages of single-family homes, highlighting their accessibility and historical stability. While scaling can seem challenging with multiple mortgages, blanket loans exist. Institutional investors demonstrate the scalability of single-family rentals. Diversification across 3-5 markets is recommended for single-family homes, offering a balance between wealth creation through concentration and preservation via diversification. Viewing tenants as "subscribers" in a sticky business model and leveraging financing and tax benefits further solidify single-family income property as a top asset class. #RealEstateInvesting #SingleFamilyHomes #IncomeProperty #RentalProperty #RealEstateTips #InvestmentStrategy #WealthBuilding #PassiveIncome #REI #RealEstateMarket #Diversification #SubscriptionBusiness #TaxBenefits #1031Exchange #HousingMarket #RealEstateExpert #InvestmentProperties #FinancialFreedom #RealEstateForBeginners #MultifamilyInvesting Key Takeaways: Jason's editorial 2:32 Why there is housing crash YET 9:17 Join our FREE MASTERCLASS EVERY 2nd Wednesday of the month JasonHartman.com/Wednesday Jason's interview with Vince Rodriguez of RE Social part 2 10:11 Diversity 12:22 The best subscription model in the world 13:32 Share of income, income property and taxes 17:55 Buy or rent? 20:22 Market dynamics and unemployment insurance 28:53 "Everyone has a right to a home"- and you're renting it out! Send us a textIn this episode, Joe Williams, co-founder of Keller Williams, moderates a discussion with a group of industry experts who provide valuable insights into the current market conditions, particularly regarding interest rates and their impact on real estate investments. One panelist shares their lending terms, offering packages with 6-month to 36-month durations, and interest rates ranging from 10.5% to 14%. They express optimism about the normalization of interest rates, noting that while rates may remain relatively stable, they are more comfortable with the current environment compared to the ultra-low rates seen in recent years. The panel dives into an engaging conversation, with participants offering differing perspectives on how interest rates will behave in the near future. Some believe rates will stay flat for the remainder of the year, while others predict they will fluctuate within a narrow range. Despite differing opinions, there's general agreement that rates are unlikely to shift dramatically, as many acknowledge that the era of artificially low rates is behind us.The conversation extends to the broader impact of these rate changes on the real estate market, particularly in terms of property valuation. Experts weigh in on how the higher rates have affected real estate values and lending conditions, and what it means for both investors and borrowers moving forward.
Economic commentators often look at consumer spending as a barometer for confidence and outlook - how good or bad financially do individuals and families think the broader economy is, and how profitable it will be for them? The same can perhaps be said for companies and hiring managers. How confident are they that they will be able to keep people employed in uncertain times, and what skills are they most eager to invest their scarce dollars in? In this week's Art of Supply interview, Kelly Barner speaks with Christine Corson, Managing Director of Supply Chain, Manufacturing, and Engineering Recruitment at DSJ Global. She is focused on manufacturing labor at the management level in a way that allows her to form her own opinion of industry outlook, confidence, and planning horizon. My guest today is Cliff Sosin. Cliff is the founder of CAS Investment Partners, a fund he started with $5 million in 2012 and has grown to $1.7 billion as of the last reported numbers at the end of 2024. At the time, CAS had only four positions. This conversation is different to our typical episodes. We start by talking about Cliff's investing philosophy but the bulk of this long discussion is a case study into his remarkable investment in Carvana. Cliff is one of the biggest investors in the business, which had a market cap over $60 billion in 2021, then fell 99%, survived, and now has a market cap approaching $50 billion again. While I hosted Carvana's CEO, Ernie Garcia, last year to get the inside perspective on managing through such turbulence, today we hear the investor's side of this extraordinary story. It is a singular episode and there are so many lessons in this rare opportunity to hear a major investor describe his decision-making process at every stage of the journey. Please enjoy my great conversation with Cliff Sosin. Jason announced changes to the podcast schedule and discussed economic trends, particularly in the housing market. He emphasized the importance of adapting to market realities and taking calculated risks in real estate investment. He also covered various aspects of the current economic landscape, including inflation's impact on housing, mortgage market stability, and the potential for future market shifts. Despite persistent interest rates and prices, some homebuyers are entering the market due to life events, realizing they "can't pause their life." This signals buyer capitulation and acceptance of current market realities. While sales volume initially dropped, it has rebounded as people adjust expectations. Younger buyers are increasingly looking at more affordable metros. Low loan-to-value ratios (47% average) provide a significant equity cushion, mitigating risks of a housing crash. Rising construction costs and potential labor shortages due to immigration policies may further impact housing prices. Investing in real estate remains a historically proven and tax-advantaged strategy amidst a long-term housing shortage.
