Lauren starts by asking Ruthie how you inherit a property. It's important to have a plan for your assets. You can leave property to others through a will or trust. Another way is from rule of law. It sounds like you should choose the will or trust route. There are some obvious benefits from inheriting a property. You don't have to come up with the money and go through the process of buying one! Unfortunately, there are downsides too. Firstly, someone who is most likely close to you has died and that's sad. You don't get to choose the property. Also, there can be complicated family dynamics. Pro tip: have conversations before you pass away about what your wishes are! Transfer as much knowledge as you can. Also, when inheriting a property, you also often inherit tenants. It's imperative you do networking and build your team. Lauren's number 1 takeaway is to get an appraisal when you first inherit the property. Try to physically go there too. At the end of the day, you need to decide if having the inherited property fits into your life at the time you inherit it. If not, it's OK to sell! As for David himself: Following a thriving career as an IT consultant, for 25 years David has asked: “What does it mean to live sustainably?”. This has resulted in studying & applying Permaculture, shamanism, Non-Violent Communication, storytelling, teaching, social enterprise, running a smallholding, planting and managing coppice, making greenwood furniture, keeping livestock and holding ceremonies. All woven into a second career as an environmental educator, devising and delivering a European-wide teacher training program, creating and piloting a sustainability curriculum for secondary, establishing two award-winning Environmental Education Centres and running eco-build projects as community empowerment exercises.“Sustainability”, he believes “is a completely inadequate ambition: what we actually need is regeneration, which, by necessity, requires both personal fulfilment and social justice.”Between his deep-nature connection business, the complexities (and joys) of single-parenting two teenagers and devoting much of his time to supporting the Regenerative Cultures strand underpinning Extinction Rebellion, David currently is spearheading “The Children’s Fire Project” – an ambition to bring the 7th Generation Principle to the heart of global economic thinking.And this is Klaudia: I grew up on the edge of a village in the south of the Netherlands, considering the fields out the back my play ground. I had an urge to garden and made small gardens around the house. I signed myself up as a youth member of a national nature conservation charity.It wasn’t until I decided on an Environmental Science degree after moving to the UK and having children, that things came together for me and I realised i couldn’t think of anything better to do than work in the field I loved, which I have continued to do ever since.I worked as an Environmental Business Services Adviser for the Groundwork Trust for eleven years, after personal experience of various small businesses ranging from construction to food processing.In addition to the degree in Environmental Science, I attended many trainings in the fields of business, permaculture, education & teaching, facilitation, management, sustainability skills and personal development.I have gathered many skills through training and practical experience: gardening, preserving, foraging, basketry, living willow structures, strawbale and cob building, bushcraft, herbal medicine and more.Once I started on the permaculture path, I got hooked, started teaching permaculture in 2007 and have taught 31 PDCs to date. Many people make this mistake with personal property when creating their estate plan: They include a long laundry list of the tiniest items in their official, legal will. We’ll discuss why this can be a problem, and what you should do instead. Leaving personal property in a will It is very common to leave personal property in a will. However, it can cause problems during the probate process. Personal property lists change frequently. The items on the list may change, or you may change who you want to receive the items. You won’t want to pay money to update your will every time there is a change on the list. Unlike a bank account, it’s hard to put a value on your personal property. Some personal property items that might make sense to put in the will are large or expensive items. Examples of these are a classic car, expensive jewelry and art, and collectibles. To determine whether the item has significant value, ask yourself: would this item be worth sending to an appraiser? Personal property you should never put in your will To re-cap, items that are fine to put in your will are ones with big value, worth paying for an appraisal, and things that you will likely still own when you die. People love to put furniture in their wills, but this isn’t usually a good idea. Furniture is often in poor condition, heavy, and costly to move. It also puts pressure on the beneficiaries who may not have wanted the furniture, as most people already have complete furnished houses. What about jewelry that is more expensive than costume jewelry, but less expensive than “estate” jewelry? It’s worth something, but not worth appraising. In this case, it’s best not to mention it in the will. Lastly, do not put clothing in your will! Unless it is a costly mink coat, it’s not worth the headache to have your will revised every time you get rid of or buy clothing. Again, like furniture, your clothes may not be desired by your heirs. It’s not that these items are not important, but there is a better way to leave much of your personal property to your loved ones. Use a personal property memorandum, instead A personal property memorandum is a separate document that is not part of your will. Revising your will is expensive but updating a personal property memorandum is not. The personal property memorandum is very easy to update. It could be as simple as a Word document that you update as you wish, then send the most recent copy to your attorney to keep on file. Unlike a will, the personal property memorandum is not legally binding, and that’s ok! You should choose an executor who you trust to carry out your wishes.
