Please enjoy some highlights from our recent trip. We made it to the 2019 Keller Williams Family Reunion, and we wanted to share with you some highlights from our trip. Family Reunion is the industry’s most powerful training event. Agents from all over the world have the opportunity to gather with thousands of top associates for four days to network, re-energize and take our business to the next level. Close to 18,000 associates attended this year in New Orleans, Louisiana! We had the extreme pleasure of attending as a team, and learned so much! We love attending, because as much as it helps our business, it helps us refocus on what is most important as well. As a team we were able to gain knowledge from top associates all over the world, giving us insights others may not have. Family Reunion is set up convention style – with multiple breakout sessions throughout the day on various topics and issues affecting the industry. We not only learned about the technological advances our company is making, but we also found time to bask in the amazing culture that Keller Williams has. We love being a part of the Keller Williams family for many reasons, but our culture is at the top of the list. The fact is, Family Reunion is one of the few times each year that we are able to experience educational events and training from those who have already achieved success in their careers in mass quantities. If you have any questions about local real estate in the meantime, don’t hesitate to reach out to us. We’d love to help.

Hi, this is Steve Murray, REAL Trending, Special Edition Number 36 on the road with Leading Real Estate Companies of the World and Keller Williams Family Reunion. Housing sales in January fell again. No big surprise. What was a surprise is how much they fell by. Unit sales fell off from last January and fell off from December 2018. As we said last fall, that makes eight to nine months in a row of existing home sales declines. New home sales seem to be following a similar trend. While we do not think that housing sales will fall catastrophically, there's no question that we should stop avoiding the word recession. In the general economy, two-quarters of negative GDP growth equals a recession. We've had eight to ten months now of existing home sales declines. It's time to call this what it is, which is a housing recession.
In the latest episode of Your Journey With Jennie, I sat down with Vanessa Pollock of Pollock Properties Group and Keller Williams Real Estate in Northern New Jersey to talk a little bit about her and her agents’ success secrets. I attended a great class of hers called “Care, Serve, Give” at Keller Williams Family Reunion and it blew my mind. I was so excited to sit down and pick her brain about real estate and all the wonderful things that come with it. Here’s an outline of our discussion, with timestamps so you can skip around to the topics that interest you the most: 1:15- An introduction to Vanessa, her business, her career development, and her business goals. 8:15- How a change in Vanessa’s mindset changed her outlook and changed the growth of her business. 11:15- A quick look at what Vanessa’s team looks like right now. ““Care, Serve, Give” was a huge eye-opener for me.” 14:50- How to see Vanessa’s listing package and buyer package online to model your own after. 16:00- Vanessa’s Unique Value Proposition and how it has driven her business toward success. 23:00- How Vanessa is sharing her “Care, Serve, Give” model with her community. 24:30- The third leg of Vanessa’s business model and how it’s been able to give her motivation. 27:30- Vanessa’s advice for those of you in a funk or unsure of where to go next in your journey. 31:50- How to contact Vanessa if you or someone you know has any real estate needs in her area. Thanks again to Vanessa for joining me. Data is the new oil—and the one with the most insight wins. As technology becomes more and more important to the industry, many brokerages are justifiably concerned that real estate will go the way of travel and eCommerce, eventually doing away with the agent altogether. Gary Keller is uneasy about the current shift from tech-enabled agent to agent-enabled technology, and that is where he is drawing a line in the sand. But his controversial ‘KW First’ solution has a lot of us scratching our heads… Rob and Greg are camped out in the lobby of the 2018 MLS Executive Workshop to talk about Gary Keller’s polarizing vision speech at the recent Keller Williams’ Family Reunion. They are joined by Sunny Lake, official wrangler of Rob Hahn and partner in charge of brokerage consulting with 7DS Associates. Tim Dain, President of MARIS, the regional MLS serving Greater St. Louis, wanders into the conversation as well. Rob, Greg and Sunny walk us through the crux of Gary Keller’s speech, explaining his fear of the shift from tech-enabled agent to agent-enabled technology. Rob explains his take that Garry correctly identified the problem but is misguided in his solution to paint real estate vendors and MLSs as ‘unsafe’ and move to control and protect their own data. They discuss the contrasting ‘better together’ approach being taken by Re/Max and Realogy, addressing why KW would be better served to embrace other players in the fight against agent-enable technology, and Tim explains why the MLS cannot legally ‘sell out’ brokerage data to platforms like Zillow without their permission. Listen in for debate around how much of Gary’s speech may have been theatre meant to ‘rally the troops’ and how his message might impact the upcoming DOJ/FTC talks on real estate data. What’s Discussed: Gary Keller’s polarizing vision speech Dangerous shift from tech-enabled agent to agent-enabled tech Data not safe with vendors, MLS KW will collect, protect own data moving forward The pressure on brokerages as profit margins continue to shrink Rob’s take that Gary identified the problem but misidentified the cause How much of Gary’s speech was theatre to ‘rally the troops’ Why KW won’t be able to do predictive analytics Agent hesitation to share data with the brokerage 6-8% average agent adoption with Contactually Why KW’s ‘go it alone’ approach is misguided Re/Max’s acquisition of booj Tim’s insight around the legal restrictions on ‘selling out’ data Broker decision, not MLS The ‘open platform’ approach of Realogy, Re/Max The fantastic culture at Keller Williams How Gary’s speech might impact the upcoming DOJ/FTC talks Resources: “Did KW Just Say FU to Vendors?” on Vendor Alley “In Which Keller Williams Completely Confuses Me” on The Notorious ROB “The Keller Williams Vision Speech: Followup and Further Thoughts” on The Notorious ROB “Keller Williams Sheds ‘Traditional Broker’ Shell for New Data-Driven Model” in Inman Connect with Rob and Greg: Rob’s Website Greg’s Website

Todays episode is some key takeaways I took from going to the Keller Williams Family Reunion Conference Gary was on stage and although he spoke for more than an hour there was 3 key items he focused on. The first key takeaway was a warning---he said "Winter is Coming' he explained how the real estate industry is cyclical and that the boom times last 7-10 years. He postulated that the recovery started in 2011 and that the good times are coming to an end. While I understand that he wants to be early in giving warnings-----I feel this is too early. In most parts of the country---the recovery began in 2013 which would push our date to 2020 and the earliest and as late as 2023. The second key takeaway is that permission marketing is a pillar you should be focusing on. This is a fancy way of saying market to your database. Gary went so far as to say---"Your database is your business" While he said this he gave no tactical strategies or ideas on how to do this. We will be covering specific tactics you guys should be implementing over the next few weeks/months
