Eric went into the military right out of high school. After his stint in the Military he went full time into the car business. This has to led to him being a guest on over 250 podcasts in the last 2 years and starting his own podcast as host of Thinking Like a Bank. Prior to getting involved in his current roles, Sarry started his journey toward a career in financial planning when he took a course in high school called Consumer Economics. This basic class was helpful and relevant, and Sarry determined then he wanted to have a career helping people. He went into insurance working for Allstate, and learned the questions often delved into financial coaching and growth. He read the book “Bank on Yourself Revolution” by Pamela Yellen and “Becoming Your Own Banker” by R. Nelson Nash that talks about the concept of infinite banking. This model helps unlock the cash value of life insurance policies to allow people to invest in other assets such as real estate. Thinking like a bank helps people change the tables so that they pay back themselves for the use of these cash values. The cash value of a life insurance policy is a unique financial instrument that offers many options where consumers can benefit in terms of access to finances, tax concerns, and market risk avoidance. However, the life insurance policies have to be structured properly to provide all of this value–cash value grows over time, tax-free, even when you leverage it. Anybody can participate in this market and think like a bank. As long as people have as little as a few hundred dollars of month they can use in this manner, that's all it takes to get started. Sarry meets with clients to do a financial analysis with them for about an hour with a goal to understand where they are now, and where they want to go financially. The most important point is where does the client want to go? This will set the tone for how Sarry sets them up for success with their policies and future plans. Before real estate, Brian was into basketball back in Philadelphia during the Allen Iverson era. Brian was 6'5” by the age of 13, so that was a natural place for him to excel and he was nationally ranked. He even played against LeBron James in his first high school game. Brian built a strong work ethic in sports, and transferred that ethic into financial planning and asset management right out of college. Brian had good mentors along the way in his career. He was his own boss, at 100% commission with no salary–so this made him fearless. He knew putting in the energy in his career would drive returns. He also worked at a startup and learned much about what is behind a company, how they work and what is needed. These experiences helped prepare him to build his own real estate business. Brain's best friend got into real estate, and had a few Section 8 properties at the time. It was through this friendship that Brian got into rehabbing Class C neighborhoods through real estate investing, and he grew his investments further. The BRRRR (Buy, Rehab, Rent, Refinance, Repeat) Method is a real estate investment strategy where an investor flips distressed properties and then refinances them in order to purchase additional properties. He then got into developing coliving properties where he developed affordable living solutions for tenants that did not require Section 8 involvement. Coliving as a solution for affordable housing during the Shift Coliving properties may take many forms, such as a redesign of traditional single family homes to accommodate non-related families with shared areas–often enabling increased cash-flow by increasing the number of tenants in the space. But there is an important education piece as well–teaching investors how to choose tenants that might live well in a coliving space. This may require soft human skills to determine the best solutions for the tenants. But the payoff is worth it, and often the tenants stay longer than traditional affordable housing options. Brian says the sweet spot for coliving is undercutting the studio and one-bedroom apartments. Hard work over several years in the restaurant industry paid off for Eric Gedalje when he was introduced to the real estate industry. Eric rose from busboy to GM at a restaurant in just four years, and he took this same drive with him when he got his real estate license. Founder and CEO of QuantmRE Matthew Sullivan got his start in finance and technology long before he came to the world of real estate. Before Matthew came to the US, he started his career as a stock broker, and then he moved into corporate finance. For the last 25 years or so, he has been an entrepreneur in technology and finance. Real estate always intrigued him, and once he arrived in the US around nine years ago he immersed himself in the real estate industry. It was on the heels of the “Jumpstart Our Business Startups'' (JOBS) Act which helped pave the way for online investment platforms. This gave rise to real estate investing and crowdfunding platforms. The amount of capital invested in these systems is in the billions of dollars. This application of Fintech (financial technology) helps homeowners gain access to their home equity for investment purposes. Ultimately, homeowners can get cash from home equity with no monthly payments, no interest, and no added debt. Investors do not require the homeowners to go into further debt, but do help them unlock their home equity to allow for investment purposes. Matthew and his team built a platform to allow homeowners to gain access to their equity, and in turn sells fractions of these equity bundles to investors. This makes the equity in homes tradeable and investible. Homeowners gain by unlocking their equity so it can work on their behalf in investment vehicles. Even if the property goes down in value, investors can still make a profit based on the structure of the agreement, as it is an option agreement with a cushion built into it. Blockchain Technology is the Foundation and Creates Trust The platform leverages blockchain technology and delivers tokens to investors to keep track of the shares. There is a layer of trust with the blockchain because there is no ability to go beyond the actual offering. If it is at 100 tokens, that is all that is available for trading and it is recorded on the blockchain. Ultimately, investors can invest in owner-occupied housing that is not for sale, that the owners do not plan to sell. The homeowners often have a basic need to raise capital. Currently the CEO & Founder of Elite Podcast Bookings, Matthew got started in single family homes in real estate during 2008. But then he went on a hiatus and was living and working in Los Angeles as an actor from 2010 to 2016. But he wanted to move abroad to Germany, but it was challenging with visa issues and cultural acclimation. So he moved to Thailand, then met and fell in love with his wife. In 2018, he wanted to get involved in multi-family real estate. Matthew then joined a private equity startup focusing on multi-family properties in the US, working from Thailand. Since that time period, Matthew ultimately founded his own company and invested in 700+ units. He is a General Partner (GP) on properties in Atlanta and Florida, also with a development deal in South Dakota. He started a real estate podcast focusing on multi-family while he was in Thailand and got up to 114 episodes, with many guests who were raising capital and he started working in private equity raising capital as well. In May 2020, he started Elite Podcast Bookings which specializes in helping real estate professionals raise capital for their deals. Matthew wanted to get involved in multi-family investments when he saw his mother struggle when real estate assets in her own portfolio did not perform during a downturn. So he pursued the investment route with capital funding. In this way, risk is dispersed and less likely to cause issues for any one particular investor. A solid way to approach raising capital is to present that you are adding value to the proposal. Asking for money is a weak approach–presenting the ways you add value and why the investment is a good deal with the right team puts the real estate professional in the best position to gain capital for investments. Keep in mind that investors will check out everything about you. What does your digital presence look like? What about your social media? Your website? The equipment in your office? If your user experience is not positive, it will put off investors. Importantly, there are certain parameters when it comes to investments and offerings relating to how the securities are registered. You should consult with your attorney and be certain you understand the regulations and requirements before you develop any communications or activities around investments, capital, and real estate. Jeremy was an elementary school teacher for 13 years before he started Shine Insurance. It was during that time that he met his wife McKenzie, a third generation insurance agent. They started Shine Insurance in 2013 as a new venture for both of them to combine their passions and expertise. He continued on the education piece, and teaches people how to buy homes and how the commercial real estate market works. With risk and insurance we are playing defense. Jeremy notes that the goal is to not lose this money–so risk management is the defensive game. Jennifer Wehner is one of the top agents in all of Arizona and in her brokerage throughout the nation. She was born and raised in Riverside, California, and became pregnant with her daughter during her freshman year in college. This spurred her to want to do the right things in life, get back to her roots, and chose Arizona because the cost of living was much more reasonable. Jennifer started in real estate in 2003. She was a top agent for several years, then lost everything in 2008. She did REO's and short sales while she was pregnant to make ends meet, but then turned things around with an investor in 2011. Jennifer created her team in 2014, and the team sold $200 million in volume in 2021. Back in 2008, when the market was changing, she started working within the changing market, learning how to work with clients whose needs had changed dramatically.. In 2009, she learned collaboration and working with masterminds. She kept her cool with healthy activities like hiking, hot yoga, and playing with her kids. When Richard graduated from school, he and his brother started a construction business focusing on painting. But their skills focused on administering remodeling projects, from small to very big projects. They hired architectural and administrative staff in Milwaukee and Chicago, and built all over the country. In 2003, they sold that business and went into development, initially focusing on offices but then condo conversions took off. By 2008, they were buying troubled projects and turning them around. His organization saw what was happening, and knew there were opportunities to work with projects. They leveraged new programs for sales to mitigate downside risk, upgraded common areas, and rented a number of the units. Richard knows the real estate market gyrates, but generally always goes up over time. Richard notes that if you're not failing you're not trying! You can't innovate without experimentation. Richard and his team came up with unique ways to get people to be comfortable with buying at the bottom of the market. They went deep with questions to understand the motivations and fears, and how to bridge both! Richard believes the real estate market gyrates, but generally always goes up over time. As a result, he operates with ideas that help him figure out how to meet the market's needs: If you're not failing, you're not trying! You can't innovate without experimentation! In 2015, Richard bought a team that was doing $30-$40 million in sales. He grew this four-person team up to 18 people (9 agents, remainder are administrative) doing $180 million in sales–almost all of it by repeat business and word of mouth. 90% of their appointments start with a hug, because they know the people! At that time, he wanted to build a business around his life, since he was well capitalized. Richard does a lot of mentoring with individuals, teams, and groups. He treats everyone as if they have a compelling story, regardless of how much they have sold. And he focuses on what is a win for the seller and the buyer, not just traditional solutions like CMAs. The administrative staff provides a lot of support for the agents, and all work together to sell homes. The goal is for all of the team members to make more and work less. Before real estate, I was a recording artist for RCA records with my twin brother. We had a few deals, but then 9/11 happened and the recording division was dismantled. Then, I managed my mother's salon business during a transitional period. In a year's time we nearly doubled the weekly gross. I thought what business could I do where if I put in the effort, I could get the same or better results? Because I love people and design, I chose real estate. To transition from the salon business to real estate in the early 2000s, I had to reinvent myself. I also had to convince people of my experience on the professional side of the salon business. Today it is so much easier to connect with people. Anyone can shape their image on social media and tell their story. Back then, I just had to be out and meet people all the time. Most of my business now is referrals. It did take time, but I found ways to become their resource for real estate and they soon connected me with that concept. Going into the industry even as the market was changing, I stopped doing music, went all in to real estate, and doubled my business. I got to $10 million and stayed there over four years, but thought what do I need to do to get to the next level. Once I did that, I grew all the way up to $50 million. Understanding the costs involved with activities is important so I could focus on the tasks that made me money, and leverage that to get more business. I also added commercial real estate to help counterbalance the roller coaster of the residential market. And at the end of the day, it's all about meeting people, just like in the residential real estate market! Jeff never wanted to be tied into working for a big company, even with his Master's Degree in Computer Science and Technology. Instead, he has a strong entrepreneurial drive, and wanted to get into real estate to fix and flip homes. He could not find a good agent so he got his license and started working. He found many people wanted to work with a good realtor, so over time he figured why not do that instead of the fix and flip, and then have no overhead and less risk. Jeff built up his business to 80-85 homes by himself, with no help, even taking his own photography. This helped him learn how to be efficient. Eventually he hired his wife, formed a team, and has continued to grow each time he leverages an addition to his team. He and his team focuses on super-efficient activities to help them achieve more, especially with time-blocking. Everything must be intentional, and if it's not on his calendar, it doesn't exist. Jeff focuses on what he has to do to meet his goals! A key aspect of Jeff's success is having the inside sales team to get the process started with marketing, farming, and their online presence. It was this support that helped increase the focus on listings and enhance their value proposition. With virtual assistants, they are at about 25 team members, with the majority focused on support. Jeff teaches his team how to utilize the leverage they have, and earn the right to more leverage when they are successful. There are also several people who train each other and know the business, so if someone leaves it is easy to fill the position–the team has depth and good training processes. Justin started his career working in schools at after school programs, including sports and as a math tutor. Working in a Title 1 school, he taught other teachers how to work with the kids. He then worked for Pepsi for 10 years, and he fell off the cliff–the long hours and stress hurt two marriages. However, he always loved real estate but wasn't sure how to get into the industry. He didn't have the look, and had some tattoos on his face and head. He saw people dressed nice, starting their day at 8AM, and he had already been to work for 5 hours. He eventually hit a wall–felt stuck in his job, wanted his kids back, wondered who would hire him. He was stuck. This gave Justin motivation to do something different with his life. He has already done a lot of research on the industry, and then he signed up for real estate school that night. He finished his coursework in two weeks. While still working 60 hours a week, he started selling homes right after he got his license. Two years have passed and Justin has seen great success. It has not been without challenges–some people have thoughts that people with tattoos can't be in real estate, but that is not true at all. So many people have been supportive, and it has fired him up. His “why” is to shut down unprovoked negativity. It's hard to argue with success, and that's what he was aiming for! Justin finally left his day job and went full into real estate–and then Covid hit. But he put all his ideas and plans he had been working on into play, and used his experiences and comedy to really stand out in the market. He created funny videos, got attention, and then leaned into perception of work and success to believe in his success. Justin's marketing approach led to even greater success, and he is now one of the most well-known agents in the valley and even has billboards around the city. Prior to entering the real estate industry, Elizabeth owned and operated a Bed & Breakfast in rural northern California, outside of Sacramento on a 142-acre ranch. She and her husband raised their three kids there, had a rescue zoo, and met many wonderful people from around the world over that thirteen year time-span. Some famous people stayed with them, like David Hasselhoff–he was very funny and has a great sense of humor! As the market declined, Elizabeth and her husband worked to keep things going, but eventually decided to sell the property. The agents they were working with asked Elizabeth and her husband to get into real estate with them. She discovered the best training on the internet for real estate was from…Keller Williams agents! Being remote and rural, Elizabeth wanted to go farther faster, and she chose Idaho as her brother was moving there. In June 2016 they moved to Idaho, and she started interviewing and joined Keller Williams. She also joined the coaching program and took all the training she could, then joined a team as a Listing Agent. Elizabeth pushed to do door knocking, and went with a partner. As a result, she met many very nice people. It was this experience that helped her realize that Idaho was the place for her to be. At one point she went to a different brokerage, but the database was not current, and she helped the agent know that they needed an inside salesperson, not her as a Listing Agent. At the same time, she was getting callbacks from the previous work she did, and the KW brokerage asked her to come back as a Buyer Agent. Elizabeth created her own process for data collection from open houses and follow up. Following the MREA model, she eventually hired an Executive Assistant, and her business doubled. By following more pointers from a book called Perk Your Sphere, Elizabeth has implemented many programs and continues to build her business. She has become the Vice President of Training and Growth to help other agents learn important points through a well-organized program. They are focused on a three level training program called Mission-Vision-Mastery, with all the training available on an app that is also available on desktop through a platform called The Mighty Networks. When she was young, Arden would go to work with her father who was a Steeplejack (a craftsperson who scales buildings, chimneys, and church steeples to carry out repairs or maintenance), played with Lincoln Logs, and went to school to be an Engineer. After working as a Structural Engineer in Portland, Maine for four years, she and her husband (also an Engineer) realized they could have a better financial situation if they bought multi-unit housing. They worked with a very helpful real estate agent, and learned as much as she could. She bought her first investment property in Portland when she was 22, in 2018. They continued investing and use a spreadsheet that they customized to meet their needs. Arden quickly got hooked by the real estate industry. She then went to school and obtained her real estate salesperson's license. When Covid hit, Arden realized she wasn't going to be an Engineer for her entire career. While it was an awesome job with a great company, and she could bring her dog Benny to work with her, working from home during Covid helped her realize the company wasn't the right fit for her, since it stripped away all the fantastic things about the job. But then friends and family then started reaching out for help with real estate, which she really enjoyed. Arden doubled the size of her real estate portfolio within 6 months of working full-time and produced the highest GCI of all solo agents at her brokerage for March of 2022, exactly 12 months after she left her Engineering position. In just four years she now owns and operates 25 units in Southern Maine with a total value of over $3 Million dollars and her net worth just surpassed $1M last month. After graduate school, Holly started working as an art and antique appraiser in San Francisco. After moving to New England, Holly then started her career in real estate in 2001 as a real estate appraiser. She saw the market rise and crash, and saw her appraisal business drop 80%. In 2010, Holly started in real estate sales, and went to a lot of classes at KW her first year which helped her get more comfortable with the processes. She was awarded Rookie of the Year for 2011, her first full year in sales. During the ensuing years, Holly attended conferences and realized she needed a larger organization to reach her goals. She has systematically followed a career visioning process, and has been able to identify solid administrative talent for her hires. Holly then started a team along traditional model in 2015. Traditional team models did not provide all that Holly understood agents wanted in a team. She reimagined the team model as a platform business in 2016, and then changed the model in 2017. With these changes, Holly and her team enjoyed rapid success and she gained entry into Gary Keller's Mastermind in 2018. To get started in a team model, Holly recommends starting with the financials. It is important to understand the financials; model it out and know what it looks like. This will help determine how splits and other issues can be best structured. Following a difficult investment experience in the mid-2000s, Holly took a Millionaire Real Estate Investor class. In December of 2020 Holly decided to become serious about investing in real estate and she bought 4 properties the following year. Today Holly leads a team of 18 agents at ABODE Real Estate Group that supports their business and goals and she is still in production. Rich obtained his license in 2005 during his junior year in college, and went into real estate development working part-time and on the weekends. In 2010 he went full-time and met Sam while they were running competing brokerages. Rich became a Team Leader for the Keller Williams Cambridge market center. They finally came together in January 2020, just as the pandemic hit. They took time to figure out how to lead the real estate industry with virtual showings. Being small enough to quickly pivot, they were able to immediately move to virtual tours.The brokerage had access to a large library with videos and photos of local properties, homes, apartments, and buildings. Both are visionaries and were able to collaborate to find what the market needed. Sam created a manual for the backend processes. It is important to document processes and train well so you can easily leverage and scale up. At the beginning, Sam didn't have budget to hire staff, so he found a virtual assistant and the experience was very positive. So he built a team of assistants to grow the business. The virtual assistants are available when others are not. They can also do a full job or provide assistance to others. Their experience with Cyberbackers is favorable, and they have well-trained staff. The virtual assistants are basically “force multipliers” so that your processes need to be well defined and proven to be workable in your favor. The executive's presentation pointed out the importance of creating an organization to retain the best talent–and then to get the best results from that talent.The point was to get feedback that can be valuable to help create a dialogue, and there are positive ways to do that. There is a big difference between leverage and delegation. David got to speak at Harcourts North America at their national conference. Their keynote speaker was motivational speaker Julia Gentry. After 26-odd jobs and moving from upstate New York to Arizona to attend Arizona State University, Steve was putting himself through school with a goal of getting into management at UPS. Someone told him he should get into real estate. He went to real estate school and sold a house his second day, another house the next week, and it was the easiest thing in the world! Until interest rates rose dramatically, and he had to learn new skills to help make homes affordable for his clients. It takes a different mindset to reach growth: that of building a business. You can't have an independent contractor mindset. Similar to Stephen Covey's concept of beginning with the end in mind, I went from dependent, to independent, and then to interdependence. I had a broker who was my mentor who taught me how to evaluate investments, return on investments, and how to help people invest. I got started in helping other people find wealth, especially people back in New York to gain from Arizona's growth. Mark started his career as an investment banker specializing in mergers and acquisitions with private equity groups, and had a 45 minute daily commute. He would get the Friday blues, anticipating the weekend going by really fast. His firm hired someone who as a side hustle was going to tax deed auctions, buying up raw land for pennies on the dollar, and then flipping them online for a 300% return. Mark did not believe it, but he tested it–and it worked! He kept making profits as a land investor. Once his income as a land investor exceeded his income as an investment banker, he went full time into land investing. What is the worst case scenario? If it doesn't sell, he still owns an asset that lasts forever. In 2010, with the downturn in the market, his investment income declined. This experience forced him to treat land investing responsibly, as a business, and became the turnaround experience that made him even more successful. The processes and contracts in land investing are easy to use and promote smooth transactions. And the land market is huge in the US, so there is a lot of opportunity for everyone to participate. Before he started Clopton Capital, Jake traded interest rate hedging futures. He worked with the largest participant in the Eurodollar futures market (LIBOR) and gained extensive and unique insight into interest rate markets and commercial finance. With changes in the market, he looked to start a new business to access capital for commercial businesses. He did not have a background in real estate, but he just started making phone calls. He built his network and used that to build his business. For real estate investors, should they consider commercial lending as opposed to residential lending, such as a portfolio loan? This will let them get access to more capital. But there are limitations–the portfolio becomes locked. But there may be release provisions, and there may be significant costs in prepayment penalties, and there is no way to put something else back into the portfolio. There are important terms, ratios, and considerations for commercial loans that lenders can help you understand so you can be successful. The way you make your clients feel is something that cannot be duplicated by anyone else. At Family Reunion, the way Keller Williams made me feel is something that I will use as fuel to guide our brokerage into Quarters 2, 3, and beyond. Use this same principle in your business. This will create referral and return clients for years to come. You and I need to get around people doing more than us. I was able to be around leaders of brokerages that are larger than ours in terms of volume and units. I experienced a humbling, a humility that we have so much further we can continue to go. I also felt expectation and hopefulness that we are still on this journey together. And it helped me to think even bigger, like our All In moniker, “Dream Bigger.” Ask yourself this question: Who am I around that is doing more? If you are the smartest person in the room–then you're in the wrong room. There is still more potential in you. You need to be in a community of people who cause you to dream bigger, to imagine in the language and world of possibility. What is teamerage? A blending of brokerage and real estate team. But where does that leave an individual agent? The future of this industry could not be brighter, and opportunities are all around. We must keep our heads out of the sand and think as strategic business owners. How are you providing the same level of value that these teams on brokerages are providing to clients? The book Atomic Habits by James Clear helps us identify what is a habit, how do you recognize different habits, what are the triggers, and how do you take more control of your habits. And the word “atomic” makes us think big, but it really is a very small thing that is a source of immense energy or power. The smaller we can get in our habits, the better success we are going to have. What is a habit? A routine or practice performed regularly, an automatic response to a specific situation. But how does this relate to our unconscious mind? There is always a trigger or cue that prompts our craving. Craving is a response, a desire to want to take action that creates a reward. And the anticipation of achieving the reward from the craving creates a dopamine spike, the chemical in our brain that makes us happy. The peaks and valleys where dopamine rises and falls affects development of our habits. How longs does it take to develop a habit? It depends on the repetition of it, not the time spent. Growing up Dustin was always entrepreneurial, with a paper route at age 13, a graphic and website design firm, a skateboard manufacturing company, a convenience store and pizzeria. He went to school and believed working a normal 9 to 5 job would be his future. He bought one or two rental properties and knew he wanted to become an investor, but kept his desk job at a local county government in California. When Dustin's wife had their fourth child, he stayed home from his government job on Paternity Leave. Then after he returned to work, that same week he was laid off, even though he had a dozen years of seniority. The weight of thoughts that he might not be able to provide for his family was crushing. Dustin realized two things from this experience, and wants everyone to learn them: He had to find another job to provide for his family, then started to buy more property and focuses on getting net income of at least $250 on each property per month Your value is more than anybody can ever pay you–your value comes from God, yourself, and your family With his real estate investments growing, after about six more years Dustin was able to quit his job and live successfully unemployed on the income his properties generated. The right way to develop real estate investments is to build the business first. Find all the right people for your business first, such as the Property Manager, Real Estate Agents, Mortgage Brokers, Insurance Agents Buy inventory to put into your business How did Dustin come up with the $250 figure he wants from each property? He makes sure all expenses are covered first, and adds in a buffer to cover expenses s–uch as new roofs or other major repairs. He also uses financing by leveraging income and equity in properties to buy other properties.There are lots of options for financing real estate investments, from mortgages to commercial lending to signature loans. Chad initially started his career in the Las Vegas entertainment industry, working with David Cassidy, Tommy Tune, Michael Crawford, and Rick Springfield in the evenings. After his daughter was born, he transitioned into becoming a real estate agent in Las Vegas so he did not have to work late hours, and then got started on a team. He closed 75 transactions in his first year as a buyers agent, becoming Rookie of the Year. After he became team leader, he moved to Bellingham and continued driving forward in his successful career as a team leader and coach. Later he worked as the Area Director for the Southeast Region and grew that to over 10,000 agents. Now he is focused on coaching and hosts podcasts. What helped Chad be so successful? Confidence, the heart of a salesperson, and the great education at Keller Williams. Joining the team was key to his tremendous success. To get to the next level of performance, he found gaps that needed to be closed. Paperwork is not his strength, so joining the team helped him find resources to take on that aspect. The other gap was closing. Too many people learn scripts to show a house, but they don't learn scripts to sell a house. We need to get our mindset and scripts right, to learn how to close. Why wait for the other person to close themselves? We need to work to get them to close, to move them along in the process. When joining a team, agents need to understand that they are getting sales leads they might not otherwise ever see. The team leader needs to be clear on how agents can join and what they can expect, and help the agents grow and succeed in business. Focus on putting SPACE on your calendar: S: Start of your day P: Promises you make A: Advancements in your life C: Chaos gets scheduled to after 2pm every day E: End of day should be in mind, planned, for sleep to work our circadian rhythm Block your whole calendar–because white space on your calendar gets filled with white noise!
