Despite this, Dr. Rossell believes it is unlikely to trigger a global or U.S. recession. U.S. Federal Reserve Rate Cut Expectations: With inflation at 2.9% — the lowest since 2021 — a rate cut is expected in September, and another after the November election. Mortgage rates could stabilize around 5.5%. She still works as a realtor serving clients, but she also serves agents from the local to the international level. After a career as a school teacher, her path shifted when she became a mother. Jan fell in love with being a real estate agent the moment she took her first class and has found her passion and many amazing personal connections. Pam's career in real estate began when she joined a real estate network. Though she loved the work, she worked in PR for many years. She returned to real estate because she enjoyed it so much! Overcoming Obstacles in the Industry Pam: Realtors have a responsibility to educate people on what agents actually do. Help buyers and sellers understand how agents can help them and how they help the community overall. Vicky: We have to evolve with the times. Skilled, knowledgeable realtors will be successful during this time. Do not stop learning so that you can offer value to clients. Jan: Being open-minded and willing to make changes is so important, but we also have to ignore some of the noise we hear - we are responsible for being on the ground with an awareness of how the industry is, and continue to defend it and build it up. Mentorship and Sponsorship Jan: Take inspiration from others, even if you can't find a mentor to work with. Jan is inspired by many women. One of her mentors/inspirations is Toni McGowan. Pam: People like to be asked for help! If there's someone you respect, just ask them out for coffee and just see what you can learn. Vicky: She had doors opened for her by Nancy Suvarnamani and Elizabeth Mendel-Hall, to name a couple. She says, “Your network is your net worth.” Favorite Quote Jan: “You're not better than anybody, but you're as good as anybody.” Vicky: “She who humbles herself shall be exalted, and she who humbles herself shall be humbled.” Pam: “I think if the world can be saved, it will be by women,” and, “The woman's mission is not to enhance the masculine spirit, but to express the feminine. Today we're bringing you the latest Economic Insights by Dr. Marci Rossell, chief economic for Leading Real Estate Companies of the World. This interview features Miami Real Estate Podcast correspondent Jessica Edgerton together with Dr. Rossell delivering her top 5 economic insights of December 2023, including: Federal Reserve Activity The Federal Reserve indicated in December that it was likely to make at least three rate cuts in 2024. With CPI inflation at 3% mid-month, just shy of the Fed's 2% target rate, Dr. Rossell anticipates that Fed cuts are likely to begin in the second quarter of 2024, if not sooner. The December markets rallied in response to the Fed's announcement, with bank stocks hitting gains not seen since before the March banking crisis. U.S. Spring Market Predictions In mid-December mortgage rates fell below 7% for the first time since August, and consumers responded accordingly, with refis up 2% and year-over-year listings up 7%. Dr. Rossell believes the market will continue to stabilize during 2024, with a notable inflection point for the better coinciding with the Fed's first anticipated rate cut in the spring. Nonetheless, Dr. Rossell cautions against comparisons to past market patterns. “Sellers may think it's 2020, and buyers may think it's 2008. It's a new year. This will be 2024, and it's going to be its own thing.” She also cautions us to take economic news during the first quarter with a grain of salt, as markets will likely be lurching through a “two steps forward, one step back” pattern through the end of March. U.K. Update The overall outlook for the U.K.'s housing market improved in November, with sales up for the first time since November 2022. While market analysts were keeping a close eye on a steeper-than-usual decline in U.K. home prices in December, Dr. Rossell does not anticipate massive disruptions to their housing market in 2024. She notes that the country's years-long adjustment to Brexit is coming to a close, and “we're far enough into the new economic reality that the shockwaves are diminishing as long-term stability – both economic and political – sets in.” 2023 U.S. Labor Market in Review When asked what surprised her the most about the 2023 economic climate, Dr. Rossell responded: “The ongoing strength of labor markets. We raised rates from 0% to over 5%, and while inflation came down accordingly, we saw no meaningful impact to the labor market. Folks not only kept their jobs, but we saw 200K new jobs created every month.” She attributes the strength of the jobs market in 2023 in part to online professional networks creating less lag- time for individuals between jobs, as people tap into their networks and avoid longer-term unemployment. All Eyes on AI in 2024 When asked about uncertainties of particular concern to her in 2024, Dr. Rossell stated that AI regulation should be a priority for legislators in the coming year, as the technology's impact on markets and the economy will continue to grow exponentially. “I'm concerned we can't seem to get it together enough to pass simple things like a farm bill,” she said. Given the significant implications of AI, Dr. Rossell believes reasonable AI-focused lawmaking will be necessary to prevent potential unintended consequences to the economy in 2024. Hi, this is Steve Murray, REAL Trending, Special Edition Number 36 on the road with Leading Real Estate Companies of the World and Keller Williams Family Reunion. Housing sales in January fell again. No big surprise. What was a surprise is how much they fell by. Unit sales fell off from last January and fell off from December 2018. As we said last fall, that makes eight to nine months in a row of existing home sales declines. New home sales seem to be following a similar trend. While we do not think that housing sales will fall catastrophically, there's no question that we should stop avoiding the word recession. In the general economy, two-quarters of negative GDP growth equals a recession. We've had eight to ten months now of existing home sales declines. It's time to call this what it is, which is a housing recession.

Having insight into the hearts and minds of the affluent consumer is critical for understanding how to play in this market. -Stephanie Anton Takeaways + Tactics Properties that have more photographs get more clicks and have higher engagement rates. The more photographs you have for an online listing, the better. Videos aren't supposed to give the viewer a property tour. They’re supposed to tell a story. Affluent buyers don’t buy properties because they need a roof over their heads. They buy them because of the lifestyle that comes with the property. The language we use should be influenced by the buyer’s motivation. We have to be on the same wavelength with the buyer, and to do so we have to find out whether they’re looking for a temporary house or a permanent home. In the beginning of the episode, we talked about what attracts attention to online listings and how we can optimize videos to attract the right buyers. Next, we talked about how we can determine the motivations of the buyer. We also discussed why it’s important for us to be aware of them. “We sell the communities as much as the homes that sit in them.” Buying real estate — buying a home — is the biggest purchase many of us make. Who we buy from is a big decision. This is magnified even further in the high-end real-estate market in New York. Matthew Leone, Chief Marketing Officer of Halstead, discussed all of this and more on this week’s episode of the On Brand podcast. About Matthew Leone Matthew J. When I interviewed Sean Blankenship of Coldwell Banker, he spoke of the challenge in building a strong central brand with independent agents on the front lines. “Independent contractors are their own business within a business. You have to build on that uniqueness,” Matthew shared. Halstead provides copywriters to help realtors find a signature tone for their writing. They also provide lifestyle photography resources showing agents in the community and at their favorite restaurants. “Real estate requires a lot of hand holding.” “We have to be ambassadors of the neighborhoods we represent.” It’s all about finding the bigger idea behind your business. Halstead focuses on more than just the house. They think about the community as a whole and how they can best represent that. “We sell the communities as much as the homes that sit in them.” Rebranding for everyone. In approaching a recent rebrand, Matthew knew that Halstead had to work for everyone, in all of the communities they serve. In looking for their greatest, over-arching strength, they arrived at culture. They built on this with their new tagline, “Move to what moves you.” This works both internally with agents and externally with customers. They also have a color palette with different colors for each community. What brand has made Matthew smile recently? Matthew smiles “when you see ads taking a different spin on things.” Matthew loved the joint Super Bowl ad effort from Doritos and Mountain Dew. Working with international homebuyers is a great opportunity in real estate right now. What is attracting Chinese buyers to the US market? Pandra Richie began her real estate career more than 30 years ago, and has held many positions within the industry. She moved to the corporate side of the real estate industry in 1988, focusing on relocation and real estate owned (REO) properties. Since that time, she has served as a vice president with four major real estate companies, including her former role at Long & Foster, and she is currently president of Corporate Real Estate Services (CRES) at Long & Foster Real Estate. As president of CRES, Richie oversees the company’s relocation, REO and e-Real estate departments, as well as Metro Referrals and SMARTMOVE. She has earned Worldwide ERC’s Meritorious Service Award and four Worldwide ERC Distinguished Service Awards. She was also inducted into Worldwide ERC’s Hall of Leaders in 2010. Richie holds the Senior Certified Relocation Professional (SCRP) designation and the Senior Global Mobility Specialist – Talent (SGMS-T) designation. She has served on numerous Worldwide ERC committees and currently serves as chairman of the Board of Directors for Worldwide ERC. Richie has also written several articles for MOBILITY magazine and was a former trustee on Worldwide ERC’s Foundation for Workforce Mobility. Richie was recognized with the President’s Service Award from Leading Real Estate Companies of the World and is a lifetime member of Montclair Who’s Who in Real Estate. She received her Bachelor of Fine Arts from the University of Texas at Dallas and currently resides in Northern Virginia.
