They want to see the commitment and how you go beyond in providing extraordinary services to them.  Your ability to provide value to your clients is the greatest resource you have at your disposal.  Grier Allen, CEO and Founder of BoomTown,  Episode 11 While the speed of lead is important, it’s also critical to give the leads a little bit more time on the website.  A prospect who registered on the website and a person who inquired about a property on the website are two different things.  For people who registered, the ideal time frame for calling the leads is between six to nine minutes.  For those who are asking about a property, speed is the key, so reach out to them within a two-minute time frame.  Heidi Harris, Episode 41 Heidi Harris reached out to people by sending them referral letters. She got a phone call from one of the people she wrote a letter to in the past. Tony, the man she sent a referral letter to, called and asked her if she could help his friend look for a house.  Needless to say, she went out and offered her service and she was able to close the deal two weeks after.  Craig Duran, Episode 5 The basics of lead generation involve the following: lead generation, lead capture, and lead conversion.  Knowing the basics of lead generation helps you find a way to capture the leads and be able to convert them into business.  Price Rainer, Episode 21 The key to evaluating what neighborhood you should farm is the numbers. You need to look for a community without a dominant listing agent.  Price Rainer calls it a fragmented market where there are several players with a little bit of market share each. Look for a neighborhood with enough homes where you can compete and win.  Molly Slagle, Episode 43 Molly Slagle used her previous connections and that includes all those people who sold her various items in the past such as leggings, salon services, and other things.  She went to Facebook and messaged them one by one and told them how glad she was to support their business in the past. Then she told them that she’s now in the real estate business and said that if they know someone who is looking to buy or sell a home, she’s the girl to call.  Sarah Davidson, Episode 25 Sarah Davidson has a list of the top 10 people who are going to buy in the next three months, and the top 10 people who are going to buy in the next six months.  She then focuses her attention on them and reaches out to them whenever a new property comes up.  She pays attention to the people she’s engaged with and works to add value to them.  Brad Dahler, Episode 23 For Brad Dahler, he thinks of everyone as potential buyers and leads.  It’s his way of growing his database.  Glenda Baker, Episode 17 For Glenda Baker, nothing accelerates credibility faster than proof.  Being able to show someone how you’re going to do it and that you have done it repeatedly before is an effective approach.  Todd Crockett, Episode 15 Todd Crocket uses pop-up parties on the properties to show people the house and let them get a feel of the home.  It’s also a great way to network and socialize with other potential buyers and other agents in the market.  Kristyn Nelson, Episode 2 Kristyn Nelson writes seven things on her to-do list. She numbers them according to priority. It’s been a good strategy to ensure that she remains effective even when she’s working from home.  Karin Carr, Episodes 37 YouTube is an effective platform because it is a research tool and is owned by the biggest web search engine, Google.  People don’t go to Facebook or Instagram when they’re looking for new homes; they go to Google and Google suggests YouTube videos as part of the search results.  Chris Jones, Episode 27 The top mistakes that sales agents make are: not keeping a daily calendar and not knowing how to win.  Without a calendar, you won’t be able to know your schedule and what you need to do.  Without the ability to know how to win, you won’t be able to determine how to get in front of people, talk to them, and bridge the gap between you and the buyers.  Chip Collins, Episode 33 Chip and his team do two annual drives - a food drive before Thanksgiving and a toy drive before Christmas.  They started in non-gated communities where there were no restrictions and neighborhoods where their team members live. They also staple out flyers in the big boxes and they go by foot and put the flyers outside of mailboxes all the way down the street.  The flyers have the information on their food drive, the schedules, and when they’re coming into the neighborhood to pick up the bags. There are a lot of opportunities to connect with other people in the whole process. It’s a great team-building activity as well.  Neal Schaffer, Episode 35 Creating content is about being active on social media, offering value, and building up a great network.  The goal is to become the go-to person in your community. When you put yourself out there and you give value to other people, things come your way.  Mario Mitchell, Episode 1 Mario’s clients look forward to their annual review. They send their clients an annual review of their homes every year in order to stay connected with their previous buyers.  Doug Edrington, Episode 9 Doug Edrington and Jimmy talked about where he’d be interested in investing money today. For Doug, he would invest it in himself to attend events. Because investing in yourself in making yourself better in the field means that nobody can take away whatever you’ve learned.  Sometimes, it only takes one idea in an event to change the trajectory of the business.  Zach Sikes, Episode 13 It’s important to have a sphere of influence. It can be your past clients in the community. This will serve as the database of your business. They are your referrals and most of your sellers will come from that sphere of influence.  Brad Nix, Episode 48 There are four things that matter most to sellers: time, money, convenience, and certainty.  Brad Nix taught his agents to ask what matters most to sellers and then they’d craft their offers depending on which of the four matters most to the sellers they’re talking to.  If they say that money matters most, then the offer would include an escalation clause. There’s an appraisal gap guarantee to make sure that the money is going to come above the appraised value.  If they say time then the offer includes having the freedom to choose the closing date. It’s going to include flexible clauses.  If they say convenience, they won’t ask for any repairs. There may be a diligence period but they will be willing to take the property as it stands.  If they say certainty then the offer means that they remove the financial contingencies, remove the appraisal contingencies, and other things. YouTube is a great platform for real estate agents. In this episode, Karin Carr talks about the YouTube strategies for realtors and how it can help them succeed and close more deals.  Karin Carr is an agent in Savannah, Georgia, and became licensed in 2005. It was a time when house prices were crazy. She was into real estate owned (REO) listing from 2008 until 2012 and she made a ton of money but when they moved across the country in 2013, she was in for a rude business awakening. She realized that all the time she’s been a realtor, she didn’t know how to prospect.  The lightbulb moment Karin started learning how to get leads off of Facebook. She read and read about how to rank organically on Google. She made it her goal to learn how to do SEO. She then used all this learning and started creating her own blog posts.  Karin was writing blog posts but it was very time consuming, she thought of ways on how to do it easier and realized doing a video instead will make the process much faster. She discovered YouTube out of sheer luck.  She got her lightbulb moment when somebody approached her and told her that he watched all of her videos and felt like he already knew Karin. He then asked for Karin’s help in purchasing a new property.  YouTube as a platform for realtors YouTube isn't only a video sharing/playing platform. It’s also a search engine owned by the biggest search engine in the world, Google.  When people want to sell their houses and move somewhere else, their go-to website is Google. They go to Google to search and most often, Google shows upYouTube results as well. Your Facebook and Instagram videos don’t show up on Google search.  If you spend time making videos, then make sure to put that effort where the eyeballs are.  You can start making videos with your phone. The phone’s camera is more than enough for you to start creating your video content.  You don’t need high-end equipment to begin your videos.  It is hard to rank on search results so look for something that gets a fair amount of volume but with low competition.  Make a video on the keyword that most people are looking for. Are they looking for a foreclosed property? Or are they going for a property that’s for a foreclosure?  Think of things to say in your video that will make it more interesting. While this is difficult at first, it will be easier with time and practice.  Mark Rober with millions of subscribers created an almost half-long video on building on an obstacle course for squirrels. Karin watched the whole thing because it was entertaining. She thought of incorporating that kind of storytelling in her videos to hold peoples’ attention.  If your channel has but only five subscribers and each video gets about 17 views, 100-1000 searches a month, then that’s a good enough volume for you. It’s good to look at your analytics all the time and figure out what works and what doesn’t. Look at the videos that get the most number of views. Replicate that kind of content. By being strategic about the keywords that you choose, you’ll be more likely to bolster your videos’ SEO. Real estate agents will certainly get a lot from this episode. This episode of Agent Rise is a mashup of some important things that will help you gain clarity in your business strategy for 2020. I’ll talk about the difference between being taught and being coached and why each has its place. I’ll talk about the sphere, chase, and attraction pillars you build your business on. I spend some time on the attraction pillar—which I rarely delve deep on, so be sure to check out this episode! How is being coached so different from being taught? When you are being taught, you are learning from a teacher. You’re going to seminars or watching webinars. You’re reading books or listening to podcasts. You are actively learning—but sometimes it’s information overload. It is hard to process all of the incoming information if you are not doing what you’re learning. That’s where coaching is different. You are putting into action the different strategies you have learned. You’re implementing them in your business, with someone coming alongside you to help you through the process. A good coach watches your business and helps you grow it.  Listen as I walk through some analogies that will help you better understand the difference between the two and why coaching is so important for your business.  The sphere of influence should always be the cornerstone of your business Your sphere of influence is something I talk about a lot because it is so important. 80% or more of your business comes from your sphere of influence. Let that fact sink in. If you’re not sending out monthly mailings or running an email campaign to your sphere, you’re neglecting them. You NEED to do client events. You NEED to call your sphere and connect with them.  If you don’t have a dedicated sphere of influence, the #1 thing you must do is start building a database. Referrals, partnerships, and relationships are what build your business and sustain it. It’s time to level up! I talk about a nifty way you can run a VIP Facebook group and keep your members engaged with you—so keep listening! Buyers don’t want agents—they want a house While you are chasing clients and buyers—they are chasing a house. They aren’t looking for a killer agent, they’re looking for someone who is the bridge to their future home. Your goal as an agent is to connect with people, then give them what they want. There are 4 areas you can focus on with your chase pillar: open houses, Facebook ads, online leads, and FSBO’s and expired leads. Here are a couple of ways you can up your game as you focus on your chase pillar: Facebook ads: Facebook ads are becoming challenging. The number of ads allowed is decreasing and the price is skyrocketing. With the rising costs, there is less competition and more opportunity. So how do you leverage that? Launch video content on your channel. You can target ads to people who have watched and interacted with your content!  Open Houses: Do more than one in a weekend. You need to increase your batting average. You can have one open house that gets poor traffic, but the next day you could walk away with 6 leads. Do more open houses and you’ll increase your leads.  The chase pillar is what drives your business at the beginning of the year. So invest time in it and always remember that the end goal isn’t landing a new client, but matching them with their perfect home.  The direction of the attraction pillar You know that I rarely talk about the attraction pillar because I believe it can develop into more of a distraction. But I can see the value of developing an engaged following. Engagement is key.  So where do I think you should invest your time with the attraction pillar? Here are some options: Facebook Live: It’s been around for a couple of years and I felt like its popularity was starting to wane. But you can still leverage it by focusing on engaging followers. I used to hose “Mathweg Monday Trivia” to interact with people and encourage response on my posts (listen for a couple of Facebook Live examples) YouTube videos: “how-to” videos, tips, and teaching videos are becoming popular. If video is your medium and it fits best on YouTube’s platform—give it a shot. Karin Carr runs Youtube for Agents and gives invaluable advice on the subject. Check her out for some more ideas! LinkedIn: Don’t forget about LinkedIn! In 2019, I more than tripled my connections on LinkedIn from 1,000 to over 4,000. This culminated in well over 100 in-person meetings. Don’t ignore or underplay it’s value! The attraction pillar can be a distraction if you let it be. But it can also be a wonderful tool to connect with people and stay in their line of sight, so when they are looking for a home they remember and connect with you. I'm planning on running the facebook ad on it the way Karin Carr did. So my question is would it really be necessary to fill out 600 words on it if I'm only doing it for the facebook ad? What is your follow up process and best way to convert someone that filled out a home valuation request, but only got so far as their email and address? This happens alot to me, people want an automated valuation rather than having to talk to anybody (which I get). Hi everyone. So I have a question and i'm hoping some of you can help me. I'm busy with my blog. I'll be honest I subscribe to a company that provides me with great blog articles each day. I also use the ones that EAP provides. I write a few of my own, and I'm working on a blog post just like Dustin Brohm did with Top reasons to live in my town. I AM STRUGGLING. I am trying to figure out how to get people to read my blog posts. Can anyone help me? I wonder if there was a way for people to subscribe that would be more useful? Please keep in mind im in NJ and the market is SATURATED with realtors. 12,000 in my county alone. I need to stand out, but for now, I can't even get anyone to read my blogs.
