Outside of our venues and mountain parties, often hidden out of sight from the public view, small sound systems bump providing all that's needed for a living room dance session. These are my roots. If I had to guess there your roots too and perhaps the birthplace of party culture in general. Inside the comfort of home we explore the elements and fundamentals that make up the foundation for large scale gatherings. We engage in conversations that sometimes require a intimate space to explore. We connect with one another often building deeper relationships. It's at these kind of parties I feel extra comfortable and inspired to be experimental with mixing music. It's a treat to feel like there's no pressure, to let go in the moment, explore the tracks and gear. I find myself getting pretty lost sonically. Layering track after track, looping and bending sounds with fxs, finding new ways to make transitions and selecting on the fly. This recording is from Neon Night. A house party by the newly formed crew “Mega Camp.” Behind the helm of the collective you have Angela, Juan and John often sharing their space and philosophy with the intent on having a great time. I think it was really successful. Lots of black lights, UV Reactive tapestries, comfortable cozy places to chill and a floor to bust a move. Delicious snacks and consistent PLURR vibes… Ah… I'm still glowing. They set the stage for beautiful conversations and a sense of togetherness that just leaves me feeling pretty warm and fuzzy. Grambling is investing in the west with high schoolers from California and transfers from UNLV, Utah, and UCLA. FAMU, Bethune Cookman, Edward Waters, and Florida Memorial set a great precedent with the Florida HBCU Mega Camp, and Alabama State is the 2022 SWAC baseball champions and will be facing University of Tennessee next. Grambling has been recruiting heavily on the west during this draft cycle. Most HBCU rosters I've seen, the players are mostly in state prospects and prospects from neighboring state. Last year, there was only 3 players who were either from the west or transferred from a western school. This recruiting cycle alone Grambling brought in 7 players who either went to high school in the west or college in the west. The Florida HBCU mega camp is a great precedent to set. All of the HBCUs in Florida came together to make the event huge. I love this because we may compete, but family and building the HBCU brand is still prevalent at the end of the day. FAMU, Bethune Cookman, Edward Waters, and Florida Memorial threw the event, but there was 14 other HBCUs there as well. Alabama State beat Southern in a 5 hour baseball game. The game was worth it to decide a conference champion. Offensively, it seemed like when one team scored the opponent did too, but when one wasn't scoring the other followed suit. The recruiting dead period that loomed over the entirety of NCAA football was lifted on June 1st and Florida State Football Head Coach Mike Norvell wasted no time in getting the recruiting efforts up and running. It all kicked off with Midnight Madness where some of FSU's top targets showed up at the first possible moment they could have face-to-face contact with the coaches. By all accounts, this event featured time to get to know the staff and an opportunity to drive a three-wheeled vehicle called a slingshot around Doak Campbell Stadium. The week was rounded out with a couple of camp events. The first was termed the elite camp. This was a more private event where some of the top recruits in the country converged in Tallahassee to have an opportunity to compete against one another in some drills. On Sunday, the week rounded out with a huge event appropriately called the Mega Camp. Over 1000 players from across the country gathered on the intramural fields to have one of their first real chances to be seen by college coaches since the start of the prolonged dead period. Needless to say, there was a lot that happened this week for FSU recruiting. Luckily the Triple Option guys have connections with one of the most plugged-in people on the beat. Above all of these accomplishments, though, there is one thing we are most proud of—our culture. None of the achievements would be possible without the culture of learning that we uphold as a standard within our company. In fact, this emphasis on education has earned us yet another award. Keller Williams has also been voted No. 1 in the world for training. For our own team here in the East Valley, we have the most productivity per agent and are within the top three area brokerages. We believe that production is king, and our agents produce twice as much as professionals with most brokerages. Our culture encourages this level of production, because when our agents are strong contributors within our team, they also tend to be strong contributors within our community.“All of this is just to say that no matter what awards we receive, the thing we are most proud of is that we’re a culture of productivity, learning, and contribution.”One of the things I was most struck by when I joined Keller Williams was how the company responded to the Virginia floods. Despite the fact that there were no Keller Williams offices within 200 miles of the affected areas, the company was ready to help. Ever since the Joplin tornadoes, Keller Williams has had supply-stocked trailers stationed in all major disaster areas. While Virginia isn’t actually a disaster area, Keller Williams still had an 18-wheeler trailer filled with supplies ready to move to the flood site. Our company was the first on the scenes, even before FEMA or the Red Cross. This same emphasis on community contributions is exactly the approach we took in the wake of Hurricane Harvey. We usually host a major event, the Keller Williams Mega Camp, in Austin, but last year we decided to change our Mega Camp to Mega Relief. Instead of converging in Austin, our 13,000 agents took buses to Houston to help with relief efforts. And beyond disaster relief, Keller Williams also makes an effort to give back in other ways. Keller Williams RED Day is a prime example of this. Each year on this day, our agents spend time with charities to help make a difference. All of this is just to say that no matter what awards we receive, the thing we are most proud of is that we are a culture of productivity, learning, and contribution. There’s always more to learn as a real estate agent. Here are just a few examples. I’m excited to be joined today by my amazing friend, Jessica Starr, a Keller Williams agent out of Connecticut and Lower Massachusetts. I talked to her a little bit about why being learning-based is so important as an agent, as well as about some of the different trainings and learning opportunities that KW offers. Jessica’s favorite course is probably BOLD, judging by the fact that she’s taken it a dozen times. There are so many different opportunities out there for KW agents, though, that Jessica says you should start building a plan for all the events you want to attend in December or January. Take a look at the training calendars in your office, then determine which ones you want to attend. Jessica advises booking KW Family Reunion and Mega Camp first. A few other courses that Jessica recommends are Quantum Leap and the Language of Sales. “ALL SUCCESSFUL PEOPLE ARE LEARNING-BASED.” You should also make it a point to attend a few masterminds. They can be a game changer. When you’re working with people who are doing things at a high level, the conversations and relationships you build are huge and can help you out for the rest of your career. Even though it’s a cost to attend, the referrals alone that you’ll get from other agents make it worth the price of admission. The bottom line is that all successful people are learning-based. The Balossi Team is on the road at one of Keller Williams' annual events, called Mega Camp. It's a great opportunity for us to meet with some of our top vendors. Today, we talked to Sarah from Zillow, who gave us some great information about how it can be used most effectively.The Zestimate should be viewed as a starting point value of a home. People often make the mistake of confusing it with an appraisal, but by no means does Zillow claim to have the necessary information to give an accurate appraisal. Rather, Zillow gathers information from 3 different sources: public records, tax assessments, and comparable home sales. These data points are then put into Zillow's algorithm, which comes up with a Zestimate. The average median error is +-8% which is why it's not called a 'Zactimate' or a 'Zappraisal.'The CEO of Zillow has said that one of the goals of the site is to keep the agent as the central point of the real estate transaction. The Zestimate is a tool that should be verified by an agent, because the value is often too high or too low. It's definitely worth having a conversation with an expert before getting to excited or discouraged about your Zestimate.As you can see, Zillow plays an important role at the beginning of the home search.
