Ali Boone is the creator of Hipster Investments, lifestyle entrepreneur, business consultant, and real estate investor. Like many of us, she thought getting good grades in school and landing a dream job was the way to go about living a good life. That is until she went through all these steps, then realized there is more to life. She left her corporate 9-to-5 job as an Aerospace Engineer—despite the "dream job" status that came with it—to follow her passion for being her own boss and truly designing her lifestyle.Ali's real estate portfolio began with pre-construction investments in Nicaragua and then moved toward turnkey rental properties in several markets throughout the U.S. Seeing that this strategy was successful, she went on to create her company Hipster Investments, which focuses on turnkey rental properties and offers hands-on support for new investors and those going through the investing process.Ali is the author of over 190 articles for BiggerPockets. She has been featured in FOX Business, The Motley Fool, and Personal Real Estate Investor magazine. She has sold over 200 copies of her Turnkey Rental Properties 101 eBook, and was awarded Top 100 Real Estate Investing Blogs & Websites. Her articles focus on teaching the fundamentals of successful rental property, investor psychology, and strategies to aid new investors in starting a real estate portfolio. As a keepsake, she still owns her first turnkey rental properties and is also a co-owner and landlord of local property in Venice Beach.Listen in as they discuss:Ali's journey into real estate investing, becoming an entrepreneur, and business consultant. How to overcome the societal stereotype of what success looks like.    Understanding how to make real estate investing work for you.The fundamentals of successful rental property.Understanding your goals and crafting opportunities to reach them in a timely manner.Creating a distinction between your passion and a job. Developing the courage to walk away from a sustainable 9-to-5 to do what you are passionate about.  Explore the advantages of passive income and the ones that suit your lifestyle.Overcoming the fear of doing something unconventional, yet intentional for a happier life. And, more! There are three true currencies in life; money, time and sanity. ~Ali BooneTIP OF THE WEEKMark: I found another app called, Simple Habit, it's all these meditation experts and their different voices, all different types of things. So check out keychat.online, right there on the page it says 'Start a New Chat' or 'Join a Chat'. You'll just enter the code that I sent and then it's a private chat between you and I, it's a good way to pass something. Check it out!Ali: I would love to share my first book to all of you. I made a link specifically for all of you listening. My company is Hipster Investments so go to hipsterinvestments.com/artofpassive. If you go to that link, you can get a free digital copy of the book. It sells on Amazon for 14.99, it's free for you. All I ask in return is if you like it, share it with people you think who can get value from it, and if you're so willing, leave me a book review. As a brand new author, I really need those reviews. You can also get my information; you can reach out and contact me anytime.Isn't it time to create passive income so you can work where you want, when you want and with whomever you want?

Tonight's special guest is Mike Tikkanen from Hopkins, Minnesota, a returning NAASCA family member. He's perfect for appearing in April, Child Abuse Awareness month. Mike is all about working on prevention and intervention in his home state. The founder and President of 'Kids at Risk Action' (KARA), a non-profit action tank that supports the people, policies, and programs that improve the lives of at-risk children. Mike knows all the statistics of child abuse. He recently worked on a local PSA project, and asked us at NAASCA for ideas about how a survivor can 'Start a Recovery Group'. We recommend his book: 'Invisible Children: Pre-Teen Mothers, Adolescent Felons, and What We Can Do About It'. It's an uncomfortably close look at the American cycle of abuse and its cost. Mike explains, "The need for civic involvement of young future community leaders is the solution to America's 'At Risk Youth' problem. Without today's college students understanding and support, schools will continue to fail, streets to be unsafe, and jails to fill." Mike often speaks at local and national venues and has been the keynote speaker at business, community, and religious organizations. He's led a workshop at the UN in New York addressing the rights of children. Since 1996, he's volunteered in the Guardian Ad-Litem program as a Court-Appointed Special Advocate (CASA) and has worked with many 'Invisible Children' who are part of the County Child Protection System. She is one of the few people who can help me through my parenting fear spirals (Just me?! Please say I'm not alone!). After navigating one a few weeks ago, I asked her to come on the pod and have a convo with me about how to Raise World Changers (without getting lost in fear or pressure of parenting perfectly)! Together, we explain what it means to be God-led parents, powerful parents, and prayerful parents in today's fallen world. We go through examples of how we plant biblical seeds in our children, daily. How we use LIFE as teachable moments that will prepare them for making good choices down the road. While we know it's impossible to protect them from everything, we CAN and SHOULD wrap them in the armor of God while proactively stewarding their spiritual growth. We are so BLESSED to be moms. In today’s Solidarity Fridays episode, Kyle, Joe, and Michelle once again meet through the airwaves to discuss recent news articles and see where that takes them.  They first talk about a North Wales police boss who wants to give prisoners controlled amounts of cannabis as a way to combat violence and drug addiction and how that questions the notion of prisoners being expected to suffer. Then, they head to "Missurah," where a bill was just introduced to remove their established provision against Schedule I substances, expanding eligibility and getting them closer to how other states use 2018's federal Right to Try Act to help people with terminal and life-threatening illnesses. They then talk about a study that showed significant reduction in alcohol consumption after MDMA use and why the sense of connection that MDMA fosters could be the reason, a self-blinding microdosing study that proved the power of the placebo (and expectation) effect and what that might mean for regular microdosers, and a listener email highlighting the importance of establishing the idea that rituals and ceremonies don’t have to have a Shaman, healer, or some other person in an all-knowing, leadership role. Other topics covered: how to make therapy cheaper, whether or not a lot of letters after someone's name matters, learning survival skills, Paul Stamets, NASA, and astromycology, Zapatistas, Star Trek: Discovery, and Pauly Shore (but only a little- hopefully more next week). Notable Quotes “I feel like they’re getting a little out of hand sometimes with how we sell these treatments. In press releases or on websites for retreat centers, it’s like: 'Cure everything that’s ever been wrong with you in one week!' and 'Addiction no more!' -all this kind of stuff. ...It’s not as sexy to sell a mushroom retreat as like: 'Start this new relationship with mushrooms and work on it every day for the rest of your life!” That’s not going to sell.” -Michelle “How essential is it that the therapist is even in the room? Can’t you just be somewhere really safe with a volunteer sitter or somebody that doesn’t have a huge student debt to pay off? Is the conversation being steered in a particular direction because of incentives like graduate degrees, licensure, etc? ...If I can consume $30 of street MDMA and not have to pay 12 grand, and I can just go to my medicare-covered therapist a few times before and after, that’s a way cheaper proposition.” -Joe “There’s a lot of great healers in the world that would be really amazing at doing a lot of this stuff, but could they afford their degree? The answer is probably no, and so they don’t get to even be at the table to make any of these decisions.” -Kyle  “We can say microdosing is all a placebo effect, but I think there’s something more interesting here on the power of the expectation effect, and how we’re almost manifesting our own mood change.” -Michelle “You don’t need a Shaman there, I think, for a spiritual experience. ...You don’t need someone in a seat of power. I also feel like Shamans and healers- they’re fascinating and they’re a deep part of human history, but so is the desire for power. ...You don’t have to get stuck in that ‘I’m nobody, the Shaman has all the power, and I need you for learning' [narrative].” -Michelle Links Bbc.com: Police boss wants cannabis trial for prisoners Marijuanamoment.net: Missouri Bill Would Add MDMA, Psilocybin Mushrooms And LSD To Right-To-Try Law Independent.co.uk: Taking MDMA could help to treat alcoholism, study suggests Dr. Ben Sessa’s appearance on Psychedelics Today Elifesciences.org: Self-blinding citizen science to explore psychedelic microdosing Drweil.com: Is The Placebo Effect Real? In this excerpt - I look at one of the leaders of the smooth jazz scene Dave Koz. While many of the songs on the Jazz Billboard chart topping "Hello Tomorrow" album make you feel good and inspire the groove mood, there is one song that I particularly think has a nice message. It was written and sung by Dana Glover - it's called 'Start all over again … ' Haunting and clear lyrics Take a step back, turn around Look at the world that you've let down My, my, such a disgrace The damage is done you can't replace it These are the things your mind will tell you These are the things your heart will say These are the things that leave you hopeless These are the times you say There is no way, no way, no way But as long as you are breathing Beautiful saxophone melody comes in right here You can start all over again It your heart's beating You can start all over again Goodbye Sorrow, you can start all over again Hello Tomorrow, you can start all over /// Thanks again for your time. Starting again after years in the same job can be daunting. Many feel scared that they won't be able to find long term employment again.  What do you do if you now find yourself out of work? Many do what they know best, send their CV out as much as possible and look for another job. They jump into a huge stream of people trying to swim upstream to get to the one job at the end. So how do you take fear and anxiety away when all around you is falling apart? Here are 3 quick wins to help you take control and get back in the game.1. Talk to people, don't keep everything to yourself. I have been guilty of this in the past. I thought a problem shared was a problem doubled. I would stress and strain all night long looking for solutions. These days I have people around me who I know and trust. Everything has improved since I started opening up. My home life is way better because my partner understands my pain and can help me. I get solutions quicker because I can talk to smarter people than me. Friends who have been through the same experience or educated in an area you struggle are often a source of Free help. Failing that there are always coaches and mentors who can guide you.2. Learn a new skill.Life is competitive, if you find yourself out of work take it as an opportunity to learn something new. I recently mentored a Black Cab driver, his income has almost ground to a halt because of the Pandemic. As a consequence, he did a handyman course and offered his newfound talents to his local community. Whilst not earning the same as before, he has a purpose and an income to support himself and his family. He will return to the cab when Londoners return to work but he has new skills and is enjoying life again. The stress he had has gone, he has multiple sources of income now and the ability to reinvent himself if needed. 3. The Goal activityWhen you lose a job, it isn't good enough to just send a CV out to anyone and everyone, sit back and wait. Make a plan of action instead. Work out what you need to do and when. A great technique I teach people is what we call the ‘Goal activity'Start by writing out the Goal you want to achieve. Be specific and really think about what you want. If it is another job – where do you want to work? Who for? What Location? What job title? What Salary? What does the office look and feel like? How do you look and feel like?As you write, write in the context that you have already achieved your goal. Do this to embed it in your mind what you want and how it will feel. Now give yourself a date you achieved your goal on. It must be realistic, as does your goal. No point in writing on the 3rd of March 2022 I landed my dream job of Astronaut and was the first man on the moon. That job has already been fulfilled. Now you have a goal you want to achieve and a date you want to achieve it by do this……Write down at least a minimum (and I mean minimum) of 20 things you can do to achieve your goal.Don't worry about the order, just write 20 or more things to do. The more you can write the better. Once your list is complete pick out 2 or 3 reasy things to do and do them immediately. Doing this will put you in a great mood and get you on track to getting what you want. Mark all the other list entries as a number….Really importantImportantNot so important but needs doingSomeone else can do this for mePlace all your tasks into your diary and start working through them. This exercise will give you so many ideas and get you excited. Just by doing and executing will help you keep focussed and take away negativity.

Lucinda talks to Michelle Parry-Slater, an award-winning learning and development professional with more than 15 years experience in the field, and one of the foremost authorities on how to grow and develop teams and people. Furthermore, Michelle discusses the ways in which we can demystify L&D by opening it up, allowing our people to embrace and support learning strategies that will invaluably boost their skill-sets.  KEY TAKEAWAYS The main learning philosophy is about making it more accessible and also making it available as people need it. Indeed, this is the core principle that the CIPD try to implement. Certainly, it's not helpful to have separate L&D strategies and business strategies. Thus, L&D should serve the needs of the business. Also, look for the thing that your business is aiming for. Furthermore, the language of our Learning and Development strategy must match the language of the strategical aim of the business. We must try to align with the frame of mind needed in order to achieve our aims. Certainly, we must consider the ways in which we allow people to learn, and also if the ways at hand suit our people, but also suit the business and drivers we have within our organisations. Back in my late 90s/early 2000s start-up days - the 'real' dotcom start-up days that can never be recreated (and that's prob a good thing haha) - it was almost like a badge of honor to burn out.If you weren't burned out, if you didn't spend the night in the office, if you didn't eat, sleep, breathe, your next project or product launch...were you even a true dotcommer? It was like a rite of passage to regale stories of how your last website launch almost killed you. It was just an understanding - your personal life was secondary. Your health was relegated to whatever you could find in a bottle (medicinal or otherwise).Today, things have changed. I can't see how things could have kept going down the path that they were - it wasn't sustainable. While there are still some industries that probably work their people to the ground, most seem to be behind the #selfcare movement. In each of our podcast episodes I ask every entrepreneur, 'With everything you are juggling between business and personal life, what fuels you? What practices do you incorporate in your regular routine to keep going and avoid burn out?'I did a training for our private Facebook group a few months ago on this very topic, sharing some of the answers given by these successful entrepreneurs. We're featuring the audio version here as our latest podcast episode.I feel it's that important - if we are all going to carry on and build strong, sustainable businesses to serve the solution we set out to serve...we MUST take care of ourselves. And not just once in awhile, we've gotta do things that consistently refuel us.What do you do to refuel? Send me a note at hello@musclecreative.com and let me know. For the full video training, head over to our Facebook group, 'Start and Scale an Online Business'.

Through recent conversations, Colin has been inspired to think about the art of questions in safety, and why we ought to consider doing our best to make each question better! KEY TAKEAWAYS We should consider removing all negative connotations from each question, stripping it of the blame factor, and making it a more investigative query. When we begin to look at events and incidents, better questions will yield better answers, which is always the point of investigation. Each question needs to be approached without hindsight bias, and with no agenda. Only then can we arrive at the truth. Hello, and welcome to another episode of ALL IN Marketers want their target consumers to do things, but how strong is that Call to Action? You can create the best campaign, but if your Call-to-Action is not strong, it just falls flat. Call to action or CTA is the most important yet underutilized element in marketing. If you create an article, a blog, or a video, what do you want the reader/viewer to do after consuming it? The marketer provides an opportunity for the person to take up an offer of service, use a product, or get more information. 'Start today,' 'Call now,' are examples of powerful Call-to-action. It creates a sense of urgency in the consumer to act quickly. Test more action words, and utilize Call to Action's power so that you see results quickly! Six months pregnant with her second child, both she and her husband knew she had to make her business work! After an emotional first day, with thoughts of, "Yes! Now I'm free!" all the way down to "Oh my gosh! What did I do?" she gathered a laser-like focus and closed out her first week as an entrepreneur with over $9,000 in sales! By the end of the month she had booked over $20K and knew without a doubt, she was headed for greatness. Born and raised in mid-size Shreveport, LA, this Louisiana girl has always had a passion for all things, sales, marketing, business building and entrepreneurship. With an irresistible charisma and super relatable personality, Erica Smith is dominating the personal branding and online entrepreneurship industry. After her successful business launch in September 2019, Erica founded The Millennial School of Business by Hey Erica Smith in April of 2020, a four quarter online program for aspiring business owners and entrepreneurs, that teaches them how to create, market and scale any business, digitally. Her students have produced over $30K in revenue from her teaching and she currently holds a 1.2K% ROI, meaning, on average her students make their investment back TWELVE times! Erica also hosts The Hey Erica Smith Morning Show, an online video podcast for entrepreneurs and business owners. Every Tuesday morning on YouTube and Facebook, Erica produces a show to help you better navigate the ins and outs of business and marketing. "I wouldn't be where I am today, if I hadn't decided to just 'Start the Business'. I want to encourage you that you ARE enough and you have everything that you need -- and if by chance you're missing anything, I'm here to help you fill in the blanks, as long as you just start." This is a 25 minute edit of our All-Age Sunday Communion on 18th August 2019. Today was our 'Start of Term' when many of our young people are back to school and others are preparing to set off to college or university. Our theme was 'new beginnings' and we looked at the story from Luke 19 about Zacchaeus - the despised tax-collector who famously climbed a tree to see Jesus.

On this episode I discuss my 6 month experiences with sex workers.   I also chat about my biggest takeaways from Simon Sinek's book 'Start with Why'.   3 new weird stories are covered.    A new mixtape sandwich in between.   Finally a few quick reviews of TV shows/movies I've recently watched. Simon Sinek's 'Start With Why' book.   My Biggest Takeaways. I found Simon Sinek watching Evan Carmicheal's 'Believe' YouTube channel. I was fascinated by Mr. Sinek's book title, 'Start With Why.' The question 'why do we do what we do' fascinates me. If you don't already know, self-help books are my jam. This was more of a business book and a slog to get through at times. Also, Mr. Sinek goes on and on about Apple, Steve Jobs, and their products. Nonetheless, there were some great quotes I pulled from the book. Here are five that spoke to me. -'The example starts to prove that people don't buy WHAT you do, they buy WHY you do it.' pg 41 -'This is one of the primary reasons why teachers tell students to go with their first instinct when taking a multiple-choice test, to trust their gut. The more time spent thinking about the answer, the bigger the risk that it may be the wrong one. Our limbic brains are smart and often know the right thing to do.'pg 58 -'Great companies don't hire skilled people and motivate them, they hire already motivated people and inspire them.' pg 94 -'Most people in the world are HOW-types. Most people are quite functional in the real world and can do their jobs very well. Some may be very successful and even make millions of dollars, they will never build billion-dollar businesses or change the world. HOW-types don't need WHY-types to do well. But WHY-guys, for all their vision and imagination, often get the short end of the stick. Without someone inspired by their vision and the knowledge to make it a reality, most WHY-types end up as starving visionaries, people with all the answers but never accomplishing much themselves.' pg 141 -'The reason so many small businesses fail, however, is because passion alone can't cut it. For passion to survive, it needs structure. A WHY without the HOW's, passion without structure, has a very high probability of failure.' pg 184 By purchasing 'Start With Why' through the provided link, here https://amzn.to/2K1xlX7 you will be supporting both myself and the author. Did any of these takeaways resonate with you? Please comment below and let me know. 3 Weird Stories Tiger vs. bear http://dailym.ai/2GZoIdP  Shocking number of Americans have sex at work https://nyp.st/2lbnfIg  Polo racing horses cloned http://cbsn.ws/2IiYZOK  Mixtape track listing  Chris Brown, Lil Dicky-'Freaky Friday' Kids See Ghosts-'Kids See Ghosts' Tyy-'Issa Snack' I Octane-'Oh No' Vybz Kartel-'Do It' Chi Ching Ching-'Rice and Peas' Jahmiel-'Level Up' Laa Lee-'Watz on Sale' Davido-'Assurance' Olamide-'Kana'   Quick Reviews of Recent TV Show/Movies I've Watched Netflix Lost In Space (2018)...Very enjoyable, easy to get through, engaging. Bring on season 2. Netflix The Rain...Was ok. I'm not looking forward to another season. This dragged for me. Upgrade (Movie). Wow. I dug this film. Robocop, Terminator vibes. Violent too. This came straight out of the 80s with a futuristic twist. Loved this. Sense 8...I've watched this from the beginning. I'm a fan of the Wachowski's stuff. I enjoyed there their Matrix films, Cloud Atlas, Jupiter Ascending. I enjoyed this show, but it's not perfect. It lingers on certain situations for a while, and others it wraps up immediately after a long build. The romances and chemistry between the 8 main characters is the highlight of this series for me. Causing me to tear up several times throughout. The action was cool as well. As a whole, this fun. Black Lightning...For a CW show to include topics such as experimentation on poor, urban neighborhoods. Drugs, gang violence. A strong sense of family within the nuclear unit. Black Lightning was fantastic. This was miles ahead of Netflix's season 1 of Luke Cage. Jason Inman of the Geek History Lesson podcast hailed this show for being the best CW-superhero show of 2018. My 6 Month Sex Worker Experience I've been seeing sex workers for the last 6 months. I've had good and bad experiences. The people I've seen have all been in New Jersey. They've been transgender women and some cross-dressers. I've never considered myself bisexual, maybe I am now. Who knows. I'm reminded of the good experiences while going through bad ones. Normally they happen when the sex worker lives alone or is alone at their place. When they take their time, give a massage, get to know you a bit. I'm often nervous when first meeting a lady of the night. These elements help ease that tension. If the sex is great, this makes the whole encounter an A+. Bad experiences consist of someone saying they'll do something during the initial contact, then when you get there they no longer do it or want to upsell you to the 'girlfriend experience'. A bad experience happens when the escort looks nothing like their pictures in their online profile. When she says she has no remaining condoms or lube. A bad experience happens when she says she lives alone but someone pops out of the closet while you're having foreplay. Yes, all of this has happened to me during my sexcapades. But I don't regret any of it. I prefer when the sex workers have their own place. I work in a hotel, at the front desk. I've seen clients walking in asking for the working women. It's awkward, weird. The escorts never give their real names so the client is in the lobby loitering waiting to hear from the worker. I know, I've done this! In New Jersey, there seems to be less hotel security as opposed to NYC hotels. Less awkward in Jersey? Maybe. It has been a financial drain. Most sex workers charge $200 for an hour. This doesn't include the uber ride to/from the destination. If they're local that's even better. When I went for a two year period of being celibate I had more money in the bank. Like I said before, no regrets. When I abstain from watching porn and save my ejaculation for the sex worker(about a 6 day period), I don't have trouble getting it up. If it's the other way around I have a hard time getting going, or if the sex worker is a little more masculine or rigid with rules, I don't tend to get excited. For the most part, my experience has been positive. No life changing STD's, some bumps in the road here and there. I can be more consistent with fully protecting myself. I will do better.   Enjoyed this?   Find all of my content on the website at http://improveandhavefun.com    Social Media Instagram: https://www.instagram.com/paul_pvp_perez/ Facebook: https://www.facebook.com/pvpluvzlieff   Twitter: https://twitter.com/Paul_PVP_Perez   Rate, like, leave a review! (Laff) "They need it to be free to get people to really look at it. And just because it's free doesn't mean people are going to use it, but I think it will get more eyeballs." Tech entrepreneur Steven Laff of afarsitebetter.com says Windows in general has suffered in popularity. (Laff) "They need acceptance. They still have a bunch of ATM's all around the country, as well as the military, still using Windows XP." And the hope is Windows 10 will win back disappointed users who never liked Windows 8. (Laff) "There was no 'Start' button, and that confused a lot of people." It'll feature Cortana, Microsoft's much-praised digital assistant. And even a new machine won't cost as much as a Mac. (Laff) "You know, they say, 'Oh, Macs are so expensive'. But you think about the undeserved, shall we say, or those who have less money to spend on a computer. They deserve a machine they can use effectively and efficiently, just like anybody else." Eben Brown, FOX News Radio.

Women Of Worth's Podcast

'Start again' has been a motto for a while now. Often times we start our day well but then life happens; we make mistakes, and then everything seems to fall downhill from there. But as children of God this shouldn't be the case. When we make a mistake, just start again...
