It's EPISODE 99 OF FRIENDS AND RIVALS and from this day forward, the number 99 will be synonymous with greatness! This is a Hall of Fame episode. Some consider it to be the greatest episode of all time. It all started when we were toddlers in Brantford Ontario, and our father flooded our backyard and froze it over so that we could discuss ice hockey all day and all night. While we were still in Pee Wee we eclipsed all youth podcasting records with a 378 minute episode. We signed on to cover the Indianapolis Racers of the WHA but when that organ-i-zation folded, we podcasted for the Edmonton Oilers. We were then absorbed into the NHL when we were teenagers. Since then we have dominated the hockey podcast landscape, and to this day we have more shitty guesses at trivia than any other podcast has ever had in total trivia questions. So even if you promised Mess you wouldn't do this, I recommend tuning into THE GREAT ONE, EPISODE 99 of FRIENDS AND RIVALS!
On this week's episode of the Property Hustlers Show, we are joined by a special guest Michael Kramp who is a property manager, co-founder of Walcott Property Management, and a Canadian real estate investor who is venturing out into flipping houses in Ontario.Michael started out working as a car salesman but found himself wondering how to get into real estate investing and got into it through property management. Starting in real estate can be hard especially when you're starting as young as he was, Michael decided the best thing for him was to get into real estate education and that is how he ended up taking our courses. Since Michael started when he was only 20 he was faced with some disadvantages of real estate but he did not let that stop him from following through with his goals. Getting into real estate Michael started with the Brantford Ontario real estate market but now finds himself also working in the Hamilton real estate market and Toronto real estate market. Working in Brantford real estate he has established some strong joint venture partnership however with real estate investing in Ontario he has seen some joint venture failure. With all of his experience, Michael is now looking into house flipping Ontario and not limiting himself to working in one city.Despite his age, Michael now has invested in over 300 units and is making money in real estate. Something he deals with quite a bit is cash for keys, the cash for keys agreement is when the landlord offers the tenant something of value, usually money, in exchange for the keys to the rental unit. Laura is the former Director of Strategic Development at the Office of the Ontario Provincial Advocate for Children and Youth and is currently completing her PhD in Cultural Studies at Queen’s University. Laura is the Chair of Indigenous Studies at Centennial College but has taken a secondment from that role to be the Chief Operating Officer of the Survivor’s Secretariat which is investigating the unmarked graves associated with the Mohawk Institute Indian Residential School near Brantford Ontario. The aim is to first open young players up to these fields and then introduce them to helpful tools they can use to master their mental game. Meet the presenters: Sports Psychologist – Charron Sumler Sumler, who played four years of collegiate basketball, arrives at Ohio State after spending the past two years at the University of Texas, where she coordinated services and resources for university students in crisis situations. She has 10 years of counseling, leadership and case management experience and has a bachelor's degree in psychology from St. Edwards University in Austin, Texas, and a master's in counseling from Texas State University. Strength and Conditioning Coach - Austin White, CSCS, USAW. Austin White serves as the director of performance for Method Ice Hockey. He is responsible to physically prepare his athletes for the demands of their game and position including increasing their strength, power, speed, change of direction ability, and the energy demands needed to sustain high output through all 3 periods or 4 quarters. After graduating from Kutztown University in 2016, he interned at the University of Maryland for football in 2017 which then led him to become the program director for High Performance Athletic Training Center in 2018. His role with HPATC allowed him to have a seamless transition to the Director of Performance for Method Hockey in 2020. Austin is certified through the National Strength and Conditioning Association (CSCS), United States Olympic Weightlifting (USAW Level 1), and Functional Movement Screening (FMS). Physiotherapist – Matt Arnott Matt has been practicing physiotherapy for over 20 years in the field of orthopedics. He is co-owner and operator of Avenue Physiotherapy in Brantford Ontario. He has worked extensively with prep school athletes in both basketball and hockey. Nutritionist – Alex Winnicki 30 y/o from Winston Salem NC. Studied Nutrition at Appalachian State and I'm currently in my last month of Graduate school in Texas to become a Registered Dietitian. Before coming to Laurier, Ken spent time working at Palcky University in Olomouc, Czechoslovakia, as well as at McMaster, SUNY Buffalo, and Dalhousie. While teaching at Laurier Brantford Ken has taught or administered in several programs including English, Contemporary Studies, and Cultural Analysis and Social Theory (CAST). Ken has a particularly interesting perspective to me regarding the Christian faith as he's taken a bit of a deep dive into understanding Christian pop culture. A big part of his study of Christianity focuses on the history of Evangelical Christianity, especially as it relates to and expresses North American working-class cultural identity. Ken is a fantastic speaker and listener and has a ton of interesting things to say. If you're studying at Laurier and have any elective credits next semester, maybe join me in taking his class on Moby Dick. (Even if you're not a Laurier student, you can always sign up to "audit" the class like me and still enjoy the class).

He moved to Montreal Quebec in 2013 with the intention of starting his fighting career in mixed martial arts. He is presently a personal trainer and boxing coach. He’s a guy that just doesn’t stay down. His response is that he feels that having people who support you is a critical element. His first major life challenge began when he was playing football for the university of Waterloo when he was 21 years old. He was tested positive for steroids and human growth hormone. He was the first Canadian football player to be tested positive for human growth hormone. Following his suspension, was when he came to Montreal. He previously boxed and wrestled in the summer months so his departure from Waterloo was to try his hand at MMA (Mixed Martial Arts) in Montreal. 00:05:00 He shares the background story that led up to his decision to take steroids and growth hormone for enhanced performance. 00:10:00 Matt helps us to understand what motivates him to duplicate success in multiple areas of performance. We are BAAACKKK! And we survived FOUR days and three nights in Las Vegas!!! LOL I have a group of real estate buddies I hang out with for several reasons, we all like to have fun, we have flexible work schedules to meet during the week so we can reserve weekends for work and family, and most importantly we love to talk business and real estate. Business and pleasure wrapped into one, dropped in the middle of the Las Vegas strip for some masterminding and fun. The masterminding could have been better as it took much of a back seat to the fun HAHAHA. The initial plan was to block off six hours allotting 30 mins for each member to share their 2017 accomplishments and 2018 goals. Unfortunately, like the vodka we were drinking, those 30 minutes were distilled down to 5-6 minutes each. That was all the time we had to spare. We hit a club, gambled, ate many great $15 steaks, saw O: the Cirque de Soleil show, shot some automatic machine guns, raced some exotic cars, mine was a Lamborghini Huracan, zip lined the length of Freemont St., rode ATV's in the Nevada desert, dined at the Heart Attack Grill, we fought zombies in a live urban warfare simulation, enjoyed a libation or twenty, etc… what we didn't do was sleep much so I personally slept about 25 of the next 48 hours when we got home. It all started with Westjet announcing direct flights to Las Vegas from Hamilton Airport and our return flight was only $300!!! We then price shopped everything and Groupon'd almost of the activities. The real estate investor in me enjoyed touring through the hotels thinking how grateful I was other gamblers were paying for me to enjoy the beautiful casinos as my gambling losings only totalled $15. I don't gamble. I mean it's fun but I'm more interested in earning returns like investing in real estate. The trip was simply epic. We shared a ton of laughs and a very, very memorable trip. I can't recommend Hamilton Airport enough and I thought our hotel New York, New York was great for our frugal purposes. On to this week's podcast!
