See omnystudio.com/listener for privacy information.
In this special episode of North Port Now, we're focusing on an important issue impacting our entire region: water shortage restrictions and what they mean for North Port residents. The Southwest Florida Water Management District has implemented Modified Phase III “Extreme” Water Shortage restrictions, and these changes affect both City water customers and private well users. North Port Utilities Director Tricia Wisner joins the show to break down what's behind these restrictions—including a significant regional rainfall deficit—and how they're impacting our local water supply. We walk through what residents need to know, including updated once-per-week watering schedules, reduced watering hours, and rules for things like car washing, pressure washing and restaurant service. We also discuss enforcement, as Code Enforcement is now authorized to issue citations and fines for violations. Most importantly, this episode explains why these restrictions matter and how each resident plays a role in protecting our shared water resources. As a reminder, the City also remains under a burn ban due to ongoing dry conditions. For more information and water conservation tips, visit:WaterMatters.orgNorthPortFL.gov/ConserveStay informed, stay engaged and stay connected with North Port Now.

If you close your eyes and think of what gets your anxiety up, instantly, I bet that doesn't feel very good. But what happens if what triggers you and your family is a bad neighbor and your landlord will do nothing about it. Even worse, what if the trigger is a constantly barking dog on your neighbor's property….and what happens if this is going on both sides of where you're trying to live? My guest today is a long-time tenant and has a case study to share with us on what happened when his related-to-him landlords worked to protect his quiet enjoyment, all with code enforcement not acting. Mike Daniels gives us the goods.

Mitch Hammes has a built a national reputation as "That Code Enforcement Guy" having worked himself up front the frontlines as a code enforcement officer all the way to the top as a city administrator. In this episode, we avoid getting into the weeds and examine code enforcement related topics at the 30,000 foot level in a manner that his hopefully more relevant to city managers and executives. In essence, I wanted to give a voice to the code enforcement officers on the frontlines and allow them to speak to their city managers and department heads through the voice and experience of Mitch -- who has walked their path. Cool note! When Mitch stopped by my home in Wichita to record this episode in person, he was a finalist for his first city manager gig. Shortly after recording this interview he was selected to lead the city of Lamar, Colorado, and started at the end of October. Retired agent Tracey Branch reviews a hate crime investigation of the murder of Memphis Code Enforcement Officer Mickey Wright, killed in the line of duty because of his race. The subject of the investigation, Dale Mardis, was a self-proclaimed racist with anti-government views. Initially, Mardis was convicted of the local murder by the state of Tennessee, which resulted in him receiving a 15-year sentence. However, once allegations of racial bias surfaced, Tracey's investigation resulted in the conviction of Mardis for a federal hate crime and a sentence of life in prison. Send us a textDocumenting the condition of your association property has become crucial to comply with new legal requirements as well as to maximize your insurance claims post casualty. Transparency, accessibility, and digital organization also play the critical role of helping to protect resident safety.Digital documentation pioneer Trish Mackie-Smith joins host Donna DiMaggio-Berger for this episode of Take It To The Board to discuss how technological solutions are revolutionizing the way associations store and access their most important maintenance and repair records. After witnessing buyers making uninformed decisions due to lack of transparency, Trish co-founded Inndox to create a comprehensive digital repository that tracks building maintenance, warranties, and safety inspections throughout a building's lifecycle.Donna and Trish explore why independent document storage creates essential continuity for associations and assists management companies when they onboard new clients. This independent storage portal helps associations maintain compliance with increasingly strict legislative requirements while ensuring critical information isn't lost during transitions.Beyond simple document storage, Donna and Trish explore how modern systems can alert boards to upcoming inspection deadlines, insurance renewals, and warranty expirations—transforming static paperwork into dynamic tools for proactive management. Perhaps most fascinating is the emergence of structural monitoring technologies that use accelerometers to detect building movement, potentially preventing tragedies like Champlain Towers by identifying structural issues before they become catastrophic.Whether you're a board member struggling with disorganized records, an association manager seeking better technology, or an owner concerned about building safety, this episode offers practical guidance for bringing your association's documentation into the digital age. The message is clear: well-maintained digital records aren't just good governance—they're essential to protecting lives and property values.Conversation Highlights Include:• The many benefits of converting paper records to digital formats • How digital document repositories can help prove maintenance history to local Code Enforcement and support insurance claims post casualty• The importance of maintaining organized records to comply with increasingly strict legislative requirements• New technologies including structural monitoring systems that can detect building movement before failures occur• Practical implementation strategies including forming "scanning committees" to digitize historical documents• How proper documentation can strengthen a building's value and potentially reduce insurance premiums• Key documents that every condo or HOA should maintain digitally• How to address concerns from board members or managers who may not be tech-savvyRelated Links:Article: New Requirements for Condominium Association on Inspections of Official RecordsOnline Class: Record Keeping for Associations

Some of today's top storiesA Southwest Bakersfield Daycare is the center of controversy this morning after allegations surfaced online, saying a child was placed in a high chair for hours as a form of discipline. 17's Mikhala Armstrong spoke to the daycare owner and the family behind the allegations. Now to Kern County's homeless crisis. We have been following developments over the last several months in a vacant field that had become a haven for the homeless in South Bakersfield. But this may be the end on the line for that massive encampment. Dozens of homeless are gone, at least for now. A multi-agency city sweep stemming from weeks of planning was finally executed. Police say the encampment was ultimately a violation of the law due to being on private property. Many items were trashed as a result of the sweep. Now, the question is, how long will it stay this way? That is yet to be determined... but Code Enforcement says the more these sweeps happen, the fewer homeless will come back. The city is determined to keep the field empty. And you're taking a live look at the main stage of the Democratic National Convention in its final day.
