RV PODCAST NEWS EDITIONEpisode 586 - January 26, 2026Hey everybody, welcome to the RV Podcast News Edition. I'm Mike Wendland, and this is where we cut through the press releases, the hype, and the corporate spin to talk about what is really happening in the RV world.Now, quick programming note. If you are listening to this later in the week, we are watching a massive winter snow and ice storm that has affected campgrounds, travel plans, and even caused park closures across large parts of the country. Winter storm Fern has affected a huge swath of the country, 2,300 miles long, from Texas all the way to the East Coast. Ten states have reported more than a foot of snow. Many areas reported in excess of a half inch of ice. In some areas, an inch was reported, bringing down tree limbs across power lines. Well over a million customers have lost electric power and some may be without it for a week or more because of infrastructure damage and terrible road conditions.And as the snow, ice, and sleet slowly move off the eastern coast today, a massive cold front of arctic air is plunging much of the nation to dangerously cold temperatures. In the south, where temps rarely go below freezing, single-digit readings are being reported this morning.Obviously, this has affected many thousands in the RV Community. Fulltimers, even snowbirds who thought they were escaping the worst of winter in the mod south, are struggling to stay warm and keep the water running.The full affect of this storm is still be assessed but from everything we've been able to learn, RVers in the affected areas are reporting frozen water pumps at many campgrounds, propane shortages in the most affected areas and in some cases, no power. We've had reports from dozens of RVers impacted by the snow and overall, most say they are getting by. Most laid in plenty of bottled water, extra food, and made sure they had full tanks of propane and extra fuel for generators. One RVer - John, who lives in his Alliance fifth wheel in Missouri - said his biggest challenge was all the snow and ice piled on top of his slide out. He says the frigid air behind the snow isnt going to allow much melting and he is planning to get a ladder to clear the snow off.In Arkansas, a full-time couple - Sarah and Jim - said they wish they followed their friend's advice to haul their Jayco south towards Florida. “We have gone through two tanks of propane so far and the roads are so bad we can't get out to get them filled.” Her campground still has electricity but she said the lights have flickered and she expects she'll have to switch to generator power as the ice on the power lines is not melting.Perhaps the best assessment came from Ted, a Tennessee fulltimer, who lives in a fifth wheel on his own property along the Tennessee River.. “Most of us know what to do,” he said. “We can handle a week without power. We have a full fresh water tank and I have a 100 gallon propane tank to supplement the tanks in our rig. So we're dressed in heavy clothes and have extra blankets on the bed. This too shall pass.”Let's hope soon.Sop the storm dominates the RV news this week. But coming up, RVers are demanding a real voice with manufacturers, not a hand-picked group of industry insiders, and the response to that idea has been overwhelming.We will look at why campground reservations feel harder than ever to get, even as more parks are built. We will take a closer look at what is really happening in state parks, where long overdue upgrades are coming with some real tradeoffs. Too many poorly designed floorplans. Too many features that look great on a showroom floor but fail miserably in real life.And too often, it feels like no one in the industry is really listening.That thought hit home last week after a listener sent us a message that stopped us cold. He asked a simple but powerful question.Why don't RVers have a direct voice with manufacturers?With massive consolidation among RV manufacturers and dealers, buyers now have fewer real choices than ever before. You walk onto a mega dealer lot and see hundreds of rigs, but when you look closer, many are variations of the same designs, built by the same corporate parents, with the same lingering quality concerns.For many people ready to buy, the problem is not just price.It is confidence.They do not see the RV they actually want. And they are afraid to buy because of what they hear about reliability and workmanship.That is a terrible place for any industry to be.So it raises a bigger question.Who is speaking for real RVers?Right now, manufacturers mostly hear from dealers, sales teams, investors, and marketing departments.What is missing?Us.The people who actually live in these RVs. The ones who discover what works and what fails after thousands of miles of potholes, rainstorms, campground hookups, and real world use.Most feedback today is scattered across Facebook groups, YouTube comments, and forums. Thoughtful insights get buried in noise.That is not a system designed to build better RVs.It is a system designed to build frustration.So here is the idea that sparked a huge response.What if RVers spoke with one clear, organized, constructive voice?Imagine a live, moderated RVer Town Hall. Not a complaint fest. Not a shouting match. A serious conversation where experienced RVers present real world recommendations to manufacturers.Full timers and part timers. Fifth wheels and motorhomes. Retirees, families, weekend travelers.Talking about what actually matters.Build quality. Smarter layouts. Easier maintenance. Durability over decoration. Designs that match how people really camp.If structured properly and promoted well, manufacturers would pay attention. New private parks are opening. Existing parks are adding sites. States are investing in infrastructure.But in practice, availability feels tighter than ever.RVers are traveling more often and staying longer. More parks are shifting toward monthly and seasonal stays for predictable income. Reservation systems make booking easier, but also more competitive.The result is a paradox.More campgrounds exist. But fewer open dates feel available.For RVers, this means planning earlier, being flexible, and sometimes looking beyond the most obvious destinations.STORY 3 — State Parks Are Upgrading, With Strings AttachedState parks are getting long overdue upgrades.New electrical systems. Rebuilt bathhouses. Extended sites for larger rigs.But these improvements come with tradeoffs.California has seen higher fees and reservation windows that fill in minutes. Florida has fewer first come, first served sites. Michigan's modernization brings 50 amp service and sewer hookups, but also higher nightly rates and tighter booking rules.Better infrastructure. Higher costs. Less spontaneity.State parks are still incredible values, but the old days of pulling in on a whim are fading fast.STORY 4 — Used RV Prices Are Finally Coming Back to EarthUsed RV prices continue to soften.Inventory is up. Buyers are cautious. Dealers are negotiating again.But buyers are selective.Condition matters. Maintenance records matter. Build quality matters.This shift is healthy. Confidence is returning, and patience is finally being rewarded.STORY 5 — Manufacturers Keep Copying Each Other, And It's Getting ObviousNow let's have a little fun, because this is one of those things you cannot unsee once you notice it.RV manufacturers love to talk about innovation.But if you walk a major RV show floor, you quickly realize how much copying is really going on.Case in point, the dinesk, that combination dining area and desk that slides, expands, and adapts depending on how you are using it.It was a standout feature in Brinkley RV models, clever, functional, and genuinely useful for how people live and work on the road.Fast forward to the Tampa RV SuperShow.Suddenly, a new Montana ad is showcasing a remarkably similar setup. And Winnebago rolls out a new towable with a nearly identical movable desk and dining combo.Coincidence? Not likely.And here is the part that makes industry veterans chuckle. Brinkley itself has been told that their dinesk concept resembles a similar idea introduced years ago by another fifth wheel manufacturer.In other words, the copying goes back generations.This is how the RV industry often works. One company takes a risk. Others watch carefully. And once the market responds, suddenly everyone has their own version.Sometimes that is healthy competition.But other times, it leads to stagnation. Instead of improving the idea, manufacturers simply replicate it, sometimes poorly, sometimes without understanding why it worked in the first place.The real opportunity here is not copying.It is listening.RVers know what features actually improve life on the road. They know what gets used every day, and what becomes a gimmick by the third trip.If manufacturers spent more time listening to real RVers and less time copying the rig across the aisle, innovation might actually mean something again.CLOSINGWhen you step back and look at all of this together, a pattern emerges.RVers want better built rigs. They want campgrounds they can actually access. They want state parks that balance upgrades with affordability. And they want to be heard.The RV lifestyle is thriving, but growth brings pressure. Hey everybody, welcome to the RV Podcast News Edition for Monday, January 19, 2026. I'm Mike Wendland.This is where we cut through the noise and bring you what's really happening right now in the RV lifestyle and the RV industry. Five stories this week, and taken together they paint a clear picture.The RV world is not just changing. It is restructuring.Let's get started.STORY 1. TAMPA SUPERSHOW AND THE MEGA-DEALERS GET EVEN BIGGERThe Florida RV SuperShow wrapped up this weekend in Tampa, and once again it was the Super Bowl of RVing. Huge crowds, massive inventory, and a lot of signals about where the industry thinks things are headed.One number really stood out.Lazydays RV, now operating as Lazydays RV powered by Campers Inn, announced it brought more than 450 RVs to the show. Four hundred and fifty units on the grounds. There were over 1,300 new models here. That means Lazydays, if it really bought that many uits - I didnt count them - accounted for a third of the total new units on display.That is more than confidence. That is making a statement and claiming market power.It highlights how the biggest RV chains keep getting bigger. Camping World, General RV, Blue Compass, and Campers Inn have all been aggressively buying up smaller dealerships across the country.In many markets, those big names now sit next to each other, or even across the street from one another.That kind of saturation creates brutal competition and raises a serious question. How many stores can a market really support?What we kept hearing in Tampa is that 2026 may be the year underperforming locations start quietly closing.We already saw a preview late in 2025 when Camping World abruptly shut down its store in Escanaba, Michigan.For shoppers, this environment cuts both ways. There is more inventory and more choice, but dealers are under pressure to move aging stock. That pressure can work in your favor, if you negotiate wisely.STORY 2. INFLUENCER FATIGUE. THE MARKETING MODEL IS BREAKING DOWNAnother major theme at the Tampa show had nothing to do with floorplans.Influencer fatigue.By our count, there are now at least 500 so-called RV influencers. Probably more. Anyone with a cellphone camera can claim the title, and many have.For years, manufacturers poured money, free gear, and perks into this system.But saturation has changed everything.Behind the scenes, RV manufacturers and marketing teams are saying the influencer model no longer delivers like it once did. They report being flooded with demands for free RVs, guaranteed commissions, and paid travel just to show up.There are clear signs of a pullback.Winnebago has ended relationships with some influencers. Keystone RV has done the same.The issue is trust. When every product is “the best ever,” audiences stop believing any of it.I overheard it firsthand in Tampa. Outside the influencer building, one man said, “I'd be an influencer too if they gave me free stuff. But since that hasn't happened, I don't trust what any of them say. Free stuff and money can buy anything.”That comment captures the problem perfectly.STORY 3. TARIFFS ARE HAMMERING MANUFACTURERS, AND ROADTREK MAY BE THE HARDEST HITAnother major topic of quiet but intense conversation at the SuperShow was tariffs and the damage they are doing to certain RV manufacturers.Start with Europe.The Italian manufacturer Wingamm has been trying to bring compact Class B style motorhomes into the U.S. market for at least the last four years. At one point, the tariff hit on a Wingamm imported from Italy was estimated at roughly $70,000.That nearly killed the effort.The tariff has since been restructured into a fixed import fee announced in mid-2025, about $9,500 on the Oasi 540.1 and roughly $11,100 on other models. Even so, Wingamm has now turned to crowdfunding to help finance its U.S. market entry.Canada is being hit even harder.Many popular Class B vans sold in the U.S. are built in Canada. Tariffs stack up at every step.A prime example is Leisure Travel Vans.Their Unity models use Mercedes Sprinter chassis and major components built in Germany, shipped to Canada, assembled there, and then exported to the United States. Tariffs apply to the chassis, the imported parts, and the finished vehicle.Industry sources say tariffs alone are adding at least $20,000 to the price of a Leisure Travel Vans motorhome. The new Mercedes Benz model that introduced at the show last week was sticker shock on steroids. It's show price was $272,000. For a B + van. Over a quarter of a million dollars! Yikes. And then there's Class B campervan maker Roadtrek, made in Ontario.Roadtrek's situation may be the most severe.The company has struggled since 2019, following a massive financial scandal involving its previous owners that ended in bankruptcy. Roadtrek is currently owned by a French RV company that took control as part of that restructuring.Since then, Roadtrek has faced repeated Mercedes Sprinter chassis shortages, production disruptions, a weak market, and the loss of key personnel.Most recently, Roadtrek lost its longtime National Sales Manager, Mike Williams, widely known across the industry and to customers as “Canada Mike.” He has now joined Sunshine State RVs in Gainesville, Florida, where some are already calling him “Florida Mike.”That is a significant loss of leadership and visibility for the brand.At Tampa, the buzz was everywhere. Roadtrek is struggling badly, and many insiders believe the company may be for sale again. Nothing official, but the talk was constant and came from dealers, current employees, and industry veterans.Tariffs are a huge reason for all of this pressure.STORY 4. MORE CONSOLIDATION, MIDWEST AUTOMOTIVE DESIGN LIKELY TO BE SOLDAnd speaking of major brands being in play, we're hearing strong indications of another significant acquisition.Multiple sources tell us that Midwest Automotive Design, a high-end builder of luxury Class B motorhomes on the Mercedes-Benz Sprinter platform, is about to be sold.The buyer, according to what we're hearing, is Alliance RV.Alliance RV was founded in 2019 by industry veterans Ryan and Coley Brady and is best known for its Paradigm line of luxury fifth wheels. The company has built a reputation for high-quality construction and strong customer loyalty.Midwest Automotive Design is a powerhouse in the luxury van segment. It is known for models like the Passage and Luxe Cruiser and has also built private-label vans for Ultimate Toys, Chinook, Holiday Rambler, Fleetwood, and American Coach under the REV Group umbrella.This is not a small boutique operation.If confirmed, this move would signal Alliance's expansion beyond towables into the premium motorized market.It reinforces the larger pattern. The RV industry is entering a major consolidation phase, with strong operators positioning themselves to acquire respected niche brands as costs rise and margins tighten.STORY 5. ZION NATIONAL PARK WILL RESTRICT LARGE RVS ON A KEY ROUTENow an important heads-up for anyone planning a Southwest RV trip.Zion National Park has announced a major change taking effect June 7, 2026.Large vehicles will no longer be allowed to travel through the Zion–Mount Carmel Highway, including the famous tunnel.Vehicles longer than about thirty-five feet, wider than seven feet ten inches, taller than eleven feet four inches, or weighing more than fifty thousand pounds will be prohibited. The long-standing escort system for oversized vehicles is being eliminated.The Park Service says the road was never designed for modern RVs and that safety concerns drove the decision.You can still visit Zion, but many large motorhomes and fifth wheels will need alternate routes or off-site parking.This is a major planning issue for RVers heading west.BONUS STORY. HONDA OFFICIALLY ENTERS THE RV SPACE WITH A LIGHTWEIGHT TRAILERAnd here's one of those moments when we get to say, we told you so. This is a BONUS STORY THIS WEEK.Two episodes ago, we reported that Honda was quietly working on something big in the RV space. Now it's official.Honda has unveiled the Base Station Prototype, an all-new lightweight travel trailer designed by Honda engineers at the company's U.S. research and development centers in Los Angeles and Ohio.This is not a rebadged camper. Honda says the Base Station Prototype brings segment-first innovations that only Honda can deliver.The stated goal is to “democratize outdoor adventures.” In plain English, make RVing accessible to more people.Honda designed the Base Station to be towed by many of the most popular vehicles in America, including crossovers like the Honda CR-V and Toyota RAV4, as well as electric vehicles such as the Honda Prologue and Honda's upcoming 0-Series SUV.That is a major shift.Most lightweight trailers still require full-size trucks or large SUVs. Honda is aiming directly at the millions of households that already own smaller vehicles and have been priced out of RV ownership.Honda also says the Base Station will remain competitively priced in the lightweight travel trailer segment, signaling this is not just a concept vehicle but a serious market entry.If Honda follows through, this could reshape the entry-level RV market in a very big way.And as soon as we can see one in person, you know we'll bring you a full report.CLOSINGAlright. RV CONVERSATION OF THE WEEK - The RV Accident That Changed Everything Andy and Joanne Larrimore are longtime RVers who, earlier this year, set out on what was supposed to be their biggest adventure yet. They packed up their Class A, hooked up their toad, and rolled out of southeast Massachusetts bound for Florida. The trip started exactly the way RV dreams are supposed to start, sunshine, family time, and a memorable stop at Disney with loved ones in Orlando. But a couple of weeks in, everything changed. Andy came down with a serious upper respiratory infection. Then word came that Joanne's mom, who was in a nursing home, was not doing well. They made the tough decision to cut the trip short and head back north. Somewhere in South Carolina, the unthinkable happened. Andy blacked out behind the wheel, and their rig crashed. No More Reservations: Glacier National Park Rethinks Summer Access This is a big story for fans of Glacier National Park… Reservations will NOT be needed at Glacier for the summer of 2026. Why, because the National Parks Service says the system did not work as planned. The reservation system, started four years ago, was supposed to cut down on long afternoon lines by requiring people to register to enter between 7 am and 4 pm. What happened is mid-day traffic was much better, but the early morning crowds trying to beat the registration time became problematic, causing new issues. An environmental group is suing to remove President Donald Trump's picture from the 2026 National Park Service's Annual Pass. The 2026 Annual Pass features a picture of President George Washington and President Trump and the number 250 for the country's 250th birthday. The Center for Biological Diversity's lawsuit claims the design violates a law that requires the America the Beautiful pass to feature a photo taken on public lands that won an annual photo contest. The Secretary of the Interior says the photo winner will be on the pass for foreign visitors, while Trump's picture will be on the one for U.S. residents. Stay tuned. Is this a fuse or breaker issue? Open to suggestions to fix the problem. RV connected to shore power. ANSWER: This happens a lot with RVs. It's almost always a tripped GFI plug. On the Unity, I believe it's on the side of the passenger pass-through storage area or in the bathroom. Just push in the little recessed switch between the plugs and you'll be good. QUESTION: From Larry: Why are Class B campervans so expensive? The one we want is almost $250,000. I can get a Class A for that, or a luxury fifth wheel and a brand new heavy-duty truck. I don't get it. Campervans are small. ANSWER: You're absolutely right to be scratching your head at those price tags. When you see a campervan that's basically built on a cargo van chassis hitting a quarter million dollars, it feels ridiculous, especially when you could roll into a dealership and drive out with a gorgeous 40-foot Class A motorhome for the same money. Or like you said, snag a top-of-the-line fifth wheel and a fully loaded F-350 and still have cash left over. Here's the deal: you're paying a massive premium for engineering magic in a tiny space. Think about it: those Class B builders are cramming a full bathroom with a real shower, a kitchen with actual counter space, sleeping accommodations, storage, and all your systems (electrical, plumbing, heating, cooling) into what's essentially a walk-in closet on wheels. That level of space efficiency doesn't come cheap. The other factor? Volume. The big RV manufacturers are pumping out hundreds or thousands of Class A motorhomes and fifth wheels every year. They've got economies of scale working for them. Meanwhile, Class B builders are producing these things in much smaller numbers, often with semi-custom features and higher-end components. You're not getting the mass-production discount. Plus, that Mercedes, Ford Transit or RAM ProMaster base chassis aren't exactly cheap to begin with, and then you're adding premium materials because everything has to be lightweight and compact. Those fancy European-style cabinets, that space-saving toilet, that innovative bed system: it all costs more than the standard RV stuff. And let's be honest, there's a lifestyle tax baked in too. Class B campervans became the hot ticket for a certain “van life” demographic who wants to look like they're just driving a cool van while secretly having all the amenities. That "stealth camping" capability and the ability to fit in a regular parking spot? The market will bear a premium price for those benefits. Does it make financial sense?

When two employees of Handy Dan hardware store gave this idea to management, they got fired! So, they started Home Depot. Someone’s kicking themselves now! Dave Young: Welcome to the Empire Builders Podcast, teaching business owners the not so secret techniques that took famous businesses from mom-and-pop to major brands. Stephen Semple is a marketing consultant, story collector, and storyteller. I’m Stephen’s sidekick and business partner, Dave Young. [No Bull RV Ad] Dave Young: Welcome back to the Empire Builders Podcast. I’m Dave Young. That’s Steve Semple whispering in your other ear. And on today’s episode of the Empire Builders- Stephen Semple: [inaudible 00:01:44] your live stereo. Dave Young: We knew that it would only be a matter of time having so recently discussed the Lowe’s Empire that we would be discussing Home Depot, and today is that day. Stephen Semple: Today is that day because really, there’s a pretty shared DNA there. Dave Young: Sure. And again, I always think, “Well, okay, start as a little hardware store and then somebody grew into a big hardware store and then they made a bunch more.” Stephen Semple: It’s a little bit like that. Dave Young: A little bit? Stephen Semple: Except this is a little different. It’s a little bit different. Dave Young: Okay. I always like a good twist. Stephen Semple: There’s a little bit of a twist in this. So it was founded in February 6th, 1978, Marietta, Georgia by Bernard Marcus, Arthur Blank, Ron Brill, Pat Farrah, and Ken Langone. So these guys basically got it started. Dave Young: So it doesn’t go near as far back as Lowe’s. Stephen Semple: Yeah. Lowe’s is a little bit earlier, but not much. And today they have over 2,300 locations. They do 160 billion in revenue with over 450,000 employees. So it’s a big deal. And we all know who the Home Depot is, right? We’ve all pretty much heard of it. Now, a couple of the guys got basically fired from a hardware store in the West Coast called Handy Dan. Dave Young: Handy Dan. Okay. Stephen Semple: And it wasn’t really all that big and it was one-stop. But here’s why they got fired. They kept pestering management saying, “You need to go larger, then you need to go national.” And basically, management got tired of listening to that and fired them. So I told you there was a little twist. So when they left, they called one of Handy Dan’s investors, Ken Langone, and said, “Here’s what we want to do. We want to make 100,000 square foot hardware store, stock everything, make it cheaper, and make it more like a wholesaler. That’s what we want to do.” And they drew their inspiration from Walmart. They’re looking at what Walmart was doing. They said, “We want to do the Walmart thing for hardware and building.” And Ken was like, “Great, let’s do it.” And they drew up a plan that basically said they needed $25 million to get going, and they had to settle on raising three and a half million. So this is important to keep in mind because it shapes a couple of things that they do. And so the first thing that they needed to do… And they had a guy, Pat Farrah join them for merchandising. The first thing that they needed to do was create a name for the company. Now, I don’t know if you remember Crazy Eddie’s, the guy in New York City? Dave Young: Yeah. Stephen Semple: New York City. And he was selling electronics and all this other stuff. Dave Young: But he’s no Handy Dan. Stephen Semple: He’s no Handy Dan, but they were inspired by Crazy Eddie’s. And what I found interesting is in Toronto around the same time, there was a furniture company that started that also was inspired from it because it was Bad Boys. They would dress in the black and white retro, “I’m a prisoner” uniforms. And they’d be like, “Bad Boys. Does anybody have a better price? Nobody.” That was their slogan. But what these guys decided was they were going to call it Bad Bernie’s Buildall. Dave Young: Bad Bernie’s Buildall? Stephen Semple: Bad Bernie’s Buildall. Yes. The investors didn’t like it. That name did not go forth. Dave Young: Of course they didn’t like it. Stephen Semple: Well, because it didn’t have the name Home and all those other things. So they said, “Okay. Well, let’s call it the Home Depot.” Dave Young: Look, Lowe’s doesn’t have the name Home in it either, but it’s not Bad Bernie’s. What was it? Builders? Stephen Semple: Buildall. Dave Young: Buildall? Stephen Semple: Yes. Dave Young: It doesn’t roll off the tongue. It blurts out of your mouth in a not great way. Yeah. I have to side with the investors on this one. Stephen Semple: I have to say, I think even on this one, the investors, they’re often not right, but I think on this one they were right. So they opened in Atlanta, 60,000 square feet. Remember that little bit of a difference in terms of the money that they wanted to raise? Dave Young: Yeah. Stephen Semple: They wanted to raise the 25 million and only had three and a half million. So it made a couple of things difficult, such as stocking 60,000 square feet full of merchandise. Dave Young: Sure. That’s a lot of merchandise. Stephen Semple: So to make it look full, they went out and they bought empty paint cans, thousands of empty paint cans and thousands of empty boxes and basically put them on the shelves. Dave Young: Oh, boy. Stephen Semple: And they wanted to make it feel like a working warehouse so they threw sawdust on the floor. So it’s sawdust on the floor, empty boxes, empty paint cans. Dave Young: Just have one guy driving around with a forklift randomly just… Stephen Semple: They couldn’t afford a lit sign, so they had to make it bright to stand out. So that’s why they went with the orange. Now here’s what’s really interesting. Dave Young: Okay. That makes sense. Stephen Semple: Our client in Edmonton who sells used RVs has a location that’s relatively close to the airport, so you can’t do a lit sign. Jay Mistry Art Design. We picked a very specific shade of orange because what we knew is the setting sun would hit it. And when the setting sun hits that sign, it looks like it’s glowing. And then we got Rick to buy a spotlight and Jay even said to him, “Spotlight has to have this specific criteria to it.” And we put the spotlight onto it and it looks like it’s glowing. There’s cheap ways to make a sign look lit without lighting it. But anyway, that’s why it was orange. Dave Young: Shining the light on it is fine. Stephen Semple: Right. But that’s why they went with the orange, is like, “We can’t light it. It’s got to stand out.” So they do launch day. Launch day does not go well. Literally, they had a newspaper ad that was supposed to run that didn’t run. Nobody showed up. They literally sent kids and family into the parking lot, literally to hand out dollar bills, come to the store. First year’s a disaster. They lose a million dollars in the first year. Dave Young: Here’s what we know about hardware. When do we buy hardware? When we need it. Stephen Semple: Yes, when we’re fixing something. Yep. Dave Young: When we’re fixing something, when we need it. I don’t need it today, but I don’t know if I need it tomorrow because nothing’s broken yet and I don’t have a project I’m working on. So you got to be patient in the hardware business, don’t you? Stephen Semple: Well, they also did something interesting to stimulate sales. So the first year they lose a million dollars and then they get this chance to buy fireplace accessories really cheap. Now think about this. It’s the summertime, they’re in the South and there’s these cheap fireplace accessories. They buy 4,000 of them and they plan to sell them at just above the price and advertise it like crazy. They’re selling these things for 37 bucks. And here’s what’s crazy. People travel from miles away to buy this stuff. And when they’re there, they’re walking around and they buy other things. So the original history- Dave Young: Get an empty can of paint. Stephen Semple: Yeah. And to get some paint. Dave Young: A big box. Stephen Semple: So the original history of Home Depot is they did all these flash sales. Flash sale, flash sale, flash sale. Okay. So in 1980, they do more sales. But one of the things they also do is they start hiring professional contractors and start running these clinics inside the store. This whole idea is we’re going to do a flash sale. Dave Young: I remember that. Yeah. Stephen Semple: Right. We’re going to do a flash sale to bring people in and then people will maybe watch the clinic and then they’ll buy other stuff. Dave Young: They’ll learn how to do tiling or all that stuff. Stephen Semple: So it’s 1985, they have 50 stores. Lowe’s has 300 stores and Lowe’s secret shops them. They start copying each other at this point. Now, Sam Walton, founder of Walmart, ends up becoming important in all this because Sam Walton calls them and you’re going to love Sam’s advice. Dave Young: Stay tuned. We’re going to wrap up this story and tell you how to apply this lesson to your business right after this. [Using Stories To Sell Ad] Dave Young: Let’s pick up our story where we left off and trust me, you haven’t missed a thing. Stephen Semple: Sam Walton calls them and says, “Guys, love what you’re doing, but you need to shift your model.” And you’re going to love Sam’s advice because it speaks to what we do from the standpoint of running these sales, there’s a downside to running all these sales. And he said, “Get rid of the flash sales, buy in bulk, keep everything as cheap as possible.” If that’s your dealio, low prices, don’t do flash sales, just do low prices, advertise that you got low prices on everything, go that way, and sales soar. So remember, Home Depot was 50 stores and Lowe’s was 300 stores. So that was ’85. So 1992, seven years later after implementing Sam Walton’s advice, Home Depot was doing seven billion in sales and Lowe’s is doing four billion. They blow past Lowe’s. Blow past them and even started opening locations in the same location. Lowe’s basically never catches up. There was one point where every 53 hours there was a Home Depot open. Dave Young: That’s a lot of cans of empty paint. Empty cans of paint. Stephen Semple: That’s a lot of cans of empty paint. Dave Young: Do you know what I miss about Home Depot? I remember when they did the little seminars and things, I thought it was cool. I didn’t ever take one. From where I lived at the time, you had to drive 100 miles to get to Home Depot. But when you got there, you could always get a sausage. They always had somebody out front cooking- Stephen Semple: Oh, doing food. Dave Young: … smoked sausage or something, right? Stephen Semple: Yeah. I think it’s a mistake that Home Depot has gotten away from that. But I do find interesting that what they recognized was when you do a flash sale, you’re not making money on the flash sale. The flash sale is a loss-leader to get people into the store. Now that I’ve got you in the store, I need to do something. And so running those clinics and those things was a great way to get people further engaged, see them as being professional and buy other things. What I do like was Home Depot wasn’t just flash sale, bring people in. There was a further leg to that stool. But what I also love was Sam Walton saying, “Forget the flash sales. Just do everyday low prices.” Dave Young: Well, it’s an interesting distinction between having a flash sale and a loss-leader that you don’t advertise as a sale. You just say, “Hey, screwdrivers are $1.99.” Stephen Semple: Correct. Dave Young: It’s not a sale price. That’s the price of a screwdriver today. Stephen Semple: Correct. Correct. Dave Young: And then people go, “Oh, well.” And maybe the screwdrivers cost you $4. But you advertise that screwdrivers are $1.99, and people that need screwdrivers also need screws and other size screwdrivers and all kinds of other things. But it gives the impression that everything you buy in there is going to be that kind of a price. But like you said, it’s not a flash sale. Stephen Semple: It’s not a flash sale. Dave Young: It’s just the price of a screwdriver. And that was what Walton was so good at, right? Stephen Semple: Yes. Right. Dave Young: He made Walmart become known for low prices, even though they weren’t always the lowest price. Stephen Semple: Well, that’s exactly it. And that’s what Sam’s advice was. Sam’s advice was the place that you want to occupy in somebody’s mind is, “You’ve got it, you’ve probably got a couple and they’re all a good price for your category,” because then when you do that, you own the mind in that category. Dave Young: Now here’s what’s interesting too. Did Sam Walton just call them up? Stephen Semple: Yeah, he did. Dave Young: And he wasn’t an investor. Stephen Semple: No. Dave Young: He was just like, “Hey guys, here’s how you’re screwing this up.” Stephen Semple: Hey guys, here’s how you- Dave Young: That’s pretty amazing. Stephen Semple: It might be a myth, but that’s the story floating out there according to the folks from Home Depot, is one day, Sam called and said, “Hey guys.” Dave Young: And here’s the other amazing thing is they took his advice because what I’ve found, you’ve found, all of us that do ad consulting work is the advice you give somebody that you don’t charge them for- Stephen Semple: They often don’t take it. Dave Young: … they often don’t do anything with it. Stephen Semple: It’s true. Dave Young: If they do, then you’re like, “Okay, well, I’ve got somebody I can work with.” Because often people look at it and go, “Well, shoot, you didn’t charge me anything for that. So how valuable could that be?” I remember our friend, Jeffrey Eisenberg. This is, shoot, 20 years ago, when someone would contact him for website consulting, he would get on the phone with them and they’d look at the site together and he’d make them two or three recommendations, “Here’s what you need to fix right now and this other thing. These are easy fixes. Just have your web guy do this, this and this, and your website will convert a lot better. And then let me know if you want to talk again.” And if they called him back a few weeks later and are like, “I want to talk again,” he’s like, “Well, have you done the things I told you?” “No. Because we’re not…” And like, “No, dude, I’m not even talking to you if you don’t do those things. Not even doing it, not having another conversation with you.” So I love that Sam just called him up. Stephen Semple: And the other part about taking advice, because look, in marketing and business, everybody wants to give their advice. But when a guy like Sam Walton is giving you advice, you should listen. Dave Young: You should. Stephen Semple: I was joking the other day with a client of mine who’s in Western Canada, one of the self-made billionaires is a guy by the name of Jimmy Pattison. We were talking about advice and I was like, “Yeah, if Jimmy Pattison ever calls and gives you some advice, take it.” Now, if the guy who’s just read a lot of books gives you some advice, maybe not. If Sam Walton calls, take it. Dave Young: This is terrible, but the most frustrating thing is when a business owner takes the advice of their veterinarian’s nephew. Stephen Semple: Well, exactly. Dave Young: Or, “My cousin says that we shouldn’t do it that way.” Stephen Semple: Yeah. Dave Young: And I’m like, “Well, you should just hire your cousin.” Stephen Semple: Right. And it happens a lot, as we know, in marketing because we all feel like we have an opinion in it because we’re all exposed to the messages all the time. But here’s the interesting thing, I’ve grown up my entire life with homes with indoor plumbing. Does not make me a plumber. Dave Young: No. Stephen Semple: Right. Miraculously. So to me, the part that I really loved with Home Depot was this audacity of, “Okay, how do we make it look big? How do we make it look real?” And even that first flash sale being this weird thing because it was fireplace accessories in the South in the summer. Even though we’re not big fans of flash sales, they saw something that worked and replicated it and it worked for a period of time. But then we’re still willing to pivot off of that, and so to go, “Okay, you know what? There is limitations to that. You can be successful being low price when you are giving a depot feeling, because let’s face it, you go in there, and the stores are bare bones, they’re buying in high volume. You can win at that game when you do it that way. Dave Young: Yeah. It could have been that the fireplace accessories is when Walton first noticed them. If I was writing this legend- Stephen Semple: Maybe. Dave Young: Because that’s really the tactic that he used, that’s what got started with his story, is buying [inaudible 00:18:53]. Stephen Semple: That’s his origin as well. Yes. Dave Young: There were a whole bunch of lawnmowers. I could get them real cheap and the staff was like, “Okay, so we’re going to store them till next summer,” because this is the end of the summer, right? Somebody else was overstocked. And he’s like, “No, we’re going to line them all up by the road and put a low price on them.” Stephen Semple: Yeah. And just move them. Dave Young: We just move them out, just blow them out. It’s not a lawnmower sale. It’s lawnmowers cost this much right here, right now, and there they are and that’s all there are. Stephen Semple: Right. So that’s a great observation. So their origin is very similar to his, except he didn’t make it a flash sale. He just sold them at a low price. Yeah. Dave Young: Yeah, just like, “No, I got these lawnmowers. Here’s what they cost and there they are. There’s that many of them.” Stephen Semple: That’s probably where it came from. I hadn’t connected those dots. That’s a great observation, Dave. Dave Young: That’s just part of the same DNA. Stephen Semple: It is. Dave Young: I love the story of Home Depot. I wish I could drive over there right now and get a smoked sausage, but alas. In Part 1, Guillen discusses the events of the morning of July 4. In Part 2, she will discuss the events of that tragedy through today. She begins with the beauty of July 3rd and goes to bed early on July 4. Guillen relates being awakened by flashing lights of a swift water rescue team, putting into the river. She recounts the devastating flood event where a second wave of water caused severe damage and displacement. She describes the rapid onset of the flood, the destruction of RVs, and the harrowing survival of her husband, who was swept 30-45 feet down a river but managed to climb to safety. She relates the surreal sensation of feeling electricity in the water and the loss of animals they were trying to rescue. The fire department eventually evacuated everyone from a nearby restaurant as the water levels continued to rise. What do crystals, fossils, stunning sunsets, black magic, demons and insanity have in common?Our drive to Colorado does.It started as a simple trip — one week or so in Delta,Co., including driving time because we were scheduled to present at a Sasquatch conference in Beaver, Wa. immediately on our return. Larry and I had found a piece of land in Colorado that was stunning: acres of desert mesa beauty covered in selenite crystals, ancient fossils, and wide open sky. But to make it ours, we stepped into something else entirely.The land we originally purchased was not empty. It is 40 acres, half of which when looked upon resembles a moonscape pristine and majestic alluring and entrancing, yet look the other direction, and it was sprinkled in abandoned squatters encampments — people living in tents, and improvised shacks, surrounded by hills of garbage, abandoned vehicles, and the unmistakable residue of drugs and dark practices. It wasn't just a physical mess. The entire area felt thick, like a psychic swamp.Yet, the power and the message from the land was very clear: clean me.This started a line of questions and inquiries for Larry and me because it did not make much sense for our lives. Yes, the whole thing came about because we bought land and wanted to hold in person events there — yet the view was massively and negatively impacted by the encampments, not exactly the ideal backdrop for a gathering.We wondered how to fence off or hide the view of the encampments — maybe trees, or a very big fence — so our guests would not be subjected to the negative view. Little did we realize then that the negativity was not just in the view; the people there were drug addicts and black magic practitioners. It was a classic case of buying a slice of paradise then finding out your neighbors are 100% incompatible with your enjoyment of that paradise. Something not unlike the present split in reality we are cocreating this very moment more broadly. Some things are simply incompatible with each other. Period.But that realization came some time later.Some months ago, one of our neighbors told us that the parcel covered in black magic and detritus was for sale through a foreclosure sale. Larry and I looked at our finances and bought it. After the sheriff's sale, we believed the previous owners and their guests would become compelled to leave and we would have clean, clear land with some clean up perhaps to conduct.Nope. They dug in, and we had to spend months and thousands of dollars in litigation to clear them out. Apparently, landowners in Colorado have a huge burden and many hoops to clearing their land from individuals with any claim whatsoever to being present. Once cleared, trespassing is very strongly enforced with very serious consequences, but give, as in give permission at any point, even in a limited manner, and that can quickly be construed as permission to inhabit which then requires a long process to rescind.As we arrived there for our week visit, I remember standing there the first day, watching the wind shimmer through the crystals on the ground while the smell of decay and burnt plastic rose from piles of trash. Light and shadow, beauty and horror, coexisting within the same few acres of land. I thought it would be a quick cleanup because the eviction process was set and it was just a matter of the sheriff coming over and getting the squatters to leave the land.I was wrong.The Land of ParadoxThere's something surreal about seeing selenite glinting in the sunlight beside syringes and blackened fire pits. The land itself seemed to whisper — “Clean me.” It was both sacred and deep. Ancient. Yet, the surface was anything but.Larry and I sat down to discuss why Gaia — the land and the human collective — wanted it cleaned. After all, what does it matter to Gaia if those people and garbage stay there? After a million years, nothing would be left of them. A million years ago everything there was blown to smithereens by the largest volcanic eruption on the continent creating the flat topped mesa 100's of square miles in size, which is just the base of this gigantic mountain that is no more. Another million years ago the entirety was submerged at the bottom of an ocean of water. So a few people? What's the biggie, besides it was nasty to experience in our present, a dark to our light. But the message came in stronger every day: no one was allowed to stay, and no garbage was allowed to stay either.We visited the sheriff's office to find out what we were supposed to do, and they were very clear that for the process to be legal, we had to be present. Physically stay and be there for the entire process to be legal and complete. Otherwise, it would be cancelled and would need to begin over again from the beginning.Oops… We might not make our sasquatch event commitment…The eviction date was not the one stated in the judgment. We had to wait two days after that date, then get a writ for the sheriff, who would then post eviction notices, and after ten more days, go to the land to evict them. After that, the people would get another day to get all their stuff out.Not only that, but the eviction process itself was complex. It required us to go into all the structures where people were living — RVs, mobile homes, and so on — and remove absolutely everything that was not nailed to the ground, floor, or ceiling… by hand, and place it in an area they could later accessYup, we were told we had to move all the items by hand. There were deadlines, county notices, and an eviction process already in motion. On paper, it looked straightforward. In reality, what those people had in their living accommodations was the stuff of nightmares. The rooms were filled from floor to ceiling with garbage, scrap metal, dirty laundry and dishes, and so much more — including drug needles and black magic sigils on the floors, walls, and ceilings.And then came the energy of resistance. The people living there didn't want to leave. They begged, lied, cast spells, called the sheriff, their own lawyers, and called upon spirits — sometimes all in the same day. They wept and they cursed. It wasn't just about losing a camp; it was about a dark collective trying to hold on to territory, both physical and energetic.At night, I could feel the field pulsing — fear, anger, confusion, war. Each morning, I'd wake determined to face it again, and each night, I'd fall into bed emotionally drained, my nervous system fried.The Human Vessel of DarknessIt's easy to think of “squatters” as a faceless problem. But once you meet them, you realize they're human vessels of darkness — fragments of the collective human psyche acting out low-frequency patterns: aggression, anger, suffering, indulgence, righteousness. Each one carried archetypes: the lost healer, the trickster, the wanderer, the wounded child, the demon, the mage.Some were kind, some dangerous, some clearly caught in deep delusion. A few believed the land was “theirs by divine right.” Others just wanted to stick it to the man. I couldn't help but feel pity for their choices — but pity alone wasn't enough.One of the sheriff's deputies told us to be careful — that these people had months to get organized and leave, and they hadn't. They would try to get us to let them stay longer, but if we agreed, the entire legal process we had gone through would be invalidated.For most lightworkers, the hardest part is learning where compassion ends and enabling begins. Sometimes love wears the face of firmness. Saying “no” to darkness is not a rejection of humanity — it's a kindness and an affirmation of truth.This was one of the most important things to keep in mind for this trip: staying loving without becoming naïve, staying clear without becoming aggressive or overwhelmed.Still, leading up to the eviction date, our bodies took a toll — both emotionally and physically.And then, our allies rallied around us.Yes — four of our Driving to the Rez panelists, plus our friend Teo, traveled over a thousand miles to help us clean not just the new land, but also the previous property, which still had garbage and negative energies from the previous year when we had purchased it.They arrived in two RVs, with their pet dogs, garbage bags, gloves, and other equipment to get the job done. And did they ever!They arrived a few days before the eviction date and got to work. We also had an amazing time hunting for desert-grown selenite crystals, fossils, agates, jasper, and petrified wood.At night, we gathered to skywatch in the desert and saw multiple planes, satellites, and yes — UFOs!The Eviction Day ArrivedThe sheriff's deputies arrived on time, calm and professional. The county representatives were kind, responsive, and genuinely concerned. The neighbors offered tools, advice, and hands.It was as if the universe had organized a living example of collective light-in-action. Where I expected bureaucracy, I found compassion. Where I expected to be overwhelmed, I found help.It reminded me that humanity is not lost. The system — often criticized for its lack of empathy — became, in this case, a framework through which order, safety, and clarity could flow.It wasn't “us versus them.” It was all of us bringing a corner of reality back into coherence.Larry and I met the sheriff's deputies at the road and decided to evict the trailers scattered throughout the land first. As it happened, the people had already left, but they had left their trailers and a lot of items inside them. We left our helpers back at our other parcel until we were sure those people were gone; they had become aggressive in previous days, and we didn't want to risk anyone's safety.We had employed a moving company that specialized in evictions. They said they would empty the buildings, place everything on the doorway, and then we had to move it away to a designated area where the squatters then had 24 hours to collect it.Two big, strong men arrived to empty the trailers and buildings, and Larry got to work with them.Then it was time for the big mobile homes. The sheriff told the people to leave the building, and they did so without a fuss. We called our friends, and they came over to start getting everything from the doorway out into the land where the squatters could then pick through it and take whatever they wanted. For 24 hours, all that stuff was still theirs.It took about eight hours non-stop to remove all the items from the two mobile homes. The residents were hoarders — like the worst nightmare show on TV, but worse. Looking back, if our friends had not come, we would have taken several days to finish the job.All I could do was watch and hold space, as before we left for Colorado I had broken my ankle and was not able to move much or stand on it.The Weight of NegativityDespite all the help, the experience took a toll. The level of emotional and mental pressure was something I hadn't felt in years. It wasn't just the logistics; it was the energetic density. The constant whining, as the adults played victims and painted us as aggressors, was exhausting.There was a young boy, around fifteen years old, who lived in that mess. Quite honestly, he was the most positive and helpful of the entire group.My emotional body felt inflamed and overstretched. My mental field would spin with intrusive thoughts and worries that weren't ours. At times I'd stare at the situation, wondering how so much darkness could exist in one place.One of the pieces of guidance I had received before eviction day was to realize that this was not about those people. They chose to stay where they didn't belong and to live in that type of situation. Gaia and the human collective did not want them there, and we were facilitating their exit. They will be fine and continue with their choices no matter where they go.Remember, this is our land now. As a matter of fact, they went to live at a much larger property with others who have the same lifestyle. We know this because, in the following week, we helped them take a lot of their stuff to the new land. They were not unhappy. On the contrary.It reminded me that in the light paradigm, darkness is literally not allowed to exist. Cruelty, addiction, co-dependent behavior, and black magic — all these things are not allowed to exist in our lives. Therefore, as we now owned the land, all those energies, and the people who carried them, had to leave.But why? I still wondered.Well, if you know my work, you'll know about the connection between power and land — and perhaps the Mapuche concept of the Rewe (pronounced “ewe,” though not spelled that way).I asked Gaia, why is it so important to own this land in Colorado and to clean it? We have our home in Washington State, and we have the Shamanashack and our collective land at Fossil Beach — so what is significant about the properties in Colorado?The answer came — fascinating, but not yet fully understood. The answer was: “The land in Colorado is a Rewe reservoir.”A reservoir of power? And if so, how do we access it?Well, the people there were using it for darkness. The Rewe was not fully activated, as no one knew how to do it — which was a good thing.So that was the reason for the removal of the people and the garbage that was encrusted on the land.It was not until everyone left and removed their claims that I pulled a couple of cards to get guidance on the land, and two things happened. One of them was that the power came out from inside the land and rose through my spine into the world — to take form.Just a note here: the sentence “The light inside rises and becomes form” will be fully explained in my next class, The Source Code of Manifestation: Unlocking the Quantum Core of Creation, which you can pre-orde here: “The Source Code of Manifestation”Sanity in the Midst of InsanityTo stay sane, I had to practice extreme diligence. Every day began with grounding, breathing, and re-centering in presence. I'd remind myself: observe, don't absorb.When fear, in the shape of stress, tried to creep in, I observed it as an external weather system. When exhaustion hit, I found small moments of beauty — the fossil of a shell glinting from the dirt, the way the setting sun turned the desert gold and purple, the laughter of a friend helping load the truck.The secret wasn't escaping the insanity. It was standing as the still point within it. Each day became an exercise in applied awareness — all the while allowing the inner light to rise and become form.What I understood is that true mastery is not theory or information only. We need to apply it for it to help — to use it in the mud, under pressure, surrounded by chaos, when the only thing holding us together is our choice to stay conscious and respond instead of react.The Turning PointWhen the final eviction was over, I didn't feel triumphant. I felt relief — and a strange sadness. That evening, a deep silence settled over the land. For the first time, I could hear the desert breathe again. Not just that, but I could feel myself and the desert breathing together.Our friends left after the squatters moved on. It still took a few extra days for the garbage to be hauled away, and beneath it all, the land revealed herself: ancient, raw, luminous. The selenite caught the morning light like tiny galaxies embedded in stone.A one-week trip had turned into a month-long marathon. The journey wasn't about property or cleanup — it was about embodiment, boundaries, and the split within consciousness. The human collective, represented by the county, the sheriff, the neighbors, and our small team, had come together to restore coherence.It was proof that light doesn't fight darkness — it simply holds a strong presence and boundaries for darkness to dissolve and move on. We were not friends, not acquaintances not cocreators with them, we were not enemies, conquerors, warriors pitted against each other, we were the light and only light.The Teaching from the LandLooking back, the land was the real teacher. The selenite — a stone of clarity, healing, and cleansing — wasn't just in the soil. It was in the experience. The fossils whispered of time, endurance, and the slow patience of existence.The entire ordeal mirrored humanity's current split: ancient wisdom buried under layers of distortion, now rising to the surface to be seen and healed.The most impinging realization for me was how much stress the human body and mind can endure when we forget to stay centered — and how quickly peace returns when we do.In the end, sacredness wasn't found in the crystals or fossils, but in the discipline of staying clear and kind when the world around us spins in chaos and tries to engage us in victim–aggressor blame and fear.The land wanted us to stay, and the work was not done yet. There were still piles of garbage and structures on the land that needed to be dealt with, but Larry and I put our foot down and drove home. Surprisingly, our trips usually take twice as long as the GPS tells us, but this time, instead of three days, it only took two.Who stayed behind finishing the cleaning of the land, garbage collection, and more was our friend and neighbor Jay. He sent us a video yesterday and we could not believe the change. All that is left are the mobile homes and a shed — nothing salvageable but things the squatters want back, and if they are able to figure out a way to get them off the land, we will work with them to do it.And yes — there's so much more to this story. The adventure, the people, the strange synchronicities, and the laughter that kept us human through it all. Even three guys on electric bikes going up and down adobe hills! At Joshua Tree, a wildfire started in the camping area during the shutdown, but it is now contained. Pinnacles National Park had brownish water coming out of the campsites because a maintenance worker wasn't there to flush the system. The state of Colorado is paying to keep the visitor centers open at the Rocky Mountain National Park. You probably know me by now, but if you're new, I am an active member of the Forbes real estate Council. You can see my work in the USA Today. We're talking about America's top shaved mammal on a microphone here, but suffice it to say, this mammal has at least shaved just how can this slack jawed mammal persist in this environment? Well, I don't know, but I've been doing it here for more than 11 years now. More on that later. This is episode 575, and each episode's release is a bigger deal than releasing the Epstein files. Today is no exception, although today's show release will get fewer people in trouble than the release of the Epstein files. Speaking of people in trouble. It is the middle class. It's the average American and the average Canadian too, because it now costs $5 million to fuel the American dream. But yet, at the same time, hordes of people are now going the other direction, and they're getting poorer. The affordable housing crisis that we've talked about here seems to probably still have not reached its crescendo. Or perhaps, if you know music, it's the opposite a diminuendo. Things are getting to a low point. How bad is it? Getting well priced out of a permanent home. More and more Americans are living full time on RVs, not like nice, fancy RVs either. Beaters. 486,000 Americans are now estimated to live in RVs because they are out of options. And the more soul crushing part of this is that that number has more than doubled just since 2021 I've got two minutes of astonishing audio footage of this to share with you shortly about the RV living homelessness is up 18% Since last year, that figure is sourced by HUD. HUD has the best stat set on homelessness, and that's a problem that's increasingly visible in your own city, more likely than not. And you know, I have personally gotten into more than just surface level chats casually with food servers and baristas, just these quick chats with them. And you know what they divulge to me, that they're living in their car. Yeah, I'm not probing and asking about that sort of thing, but they just share that with me, yeah, food servers and baristas that I just met. They will often tell me that they're living in their car within five minutes of chatting with them, and when they do that, by the way, it also makes me wonder if they're trying to get me to feel bad for them, and they're freely telling me that just to get a tip from me. Well, today, mobile homes are even being coveted. I mean living in a trailer park that is affordable housing. We covered that on last week's show now the real estate company Redfin and Ipsos, they conducted a survey of more than 4000 US homeowners and renters, and they asked respondents about the struggle to afford housing. And it was astounding to learn that to string together a life where they have stable housing, how people are doing all these things, they're delaying having children, they're getting rid of their pets, and some are going through the discomfort of living with an ex spouse just to have affordable housing, as far as what is now almost half a million Americans living full time on RVs and growing since they can't afford a home. NBC covered this, and it is sad. Let's listen into just how squalid the living conditions are, quickly profiling two people as this reporter goes on their tiny RVs. I mean, as you listen to this, okay, keep reminding yourself, keep telling yourself this is America today. And as you'll see, this isn't even in a high cost part of the nation that we're about to profile here again, tell yourself this is America today. Well, this NBC field reporter gets shown the insides of two different RV units by two separate owners, each living by themselves, first a man and then a woman. This is about two minutes in length Speaker 1 6:53 for Gus Francis. This is home a 20 year old camper he bought for $5,000 parked in an RV lot in Graysville, Tennessee, just north of Chattanooga. I got all my rosaries for protection everywhere. Books, books, books. now retired, he worked for decades as a commercial diver and hoped to live closer to his widowed mother, but when he sought a more conventional home, I just can't see how people with their normal job making 15 bucks an hour can afford an apartment without multiple roommates. Meals are made in the microwave, the stove unused for fear of a gas leak. Right next door is Debbie Williams. She sold her house in Kentucky to be closer to her grandchildren, but housing prices near Chattanooga increased by almost 50% since 2020 apartments are like about 1200 a month, but then you got your utilities to pay. This is permanent, plus it include is like 550 a month includes electric water, saving over everything. It includes everything. Debbie works nights, helping adults with disabilities, and says she likes her setup, even if the exercise bike doesn't fit inside. Okay? I like my shower. It's really nice. And then my bedroom, Debbie and Gus now among the nearly half a million people in the US living in RVs full time. I sometimes thought, Man, if I could have saved more money in the past. But what it was is, I don't blame myself, either, because I raised four kids with no child support, despite the tight quarters, plenty of room to build a community that matters. Ellison Barber, NBC News, Graysville, Tennessee Keith Weinhold 8:46 gosh, cramped and modest conditions there again. Tell yourself this is America today, and see, here's the thing. From all outward signs, these two people profile. They're not substance abusers. They're not criminals that can't get a job. These are American workers that have been productive people throughout their lives. The first guy, Gus said he worked for decades as a commercial diver, and that part of Tennessee, it's not a place in the nation where the cost of living is exorbitant, either the crux of the problem here is not just the wave of inflation that started in 2021 the essence of it is the fact that inflation has outpaced wage growth. Will you ever get to having a $5 million net worth? Because that's what it takes to live the American dream today. Now, a while back, I told you how, if you amass $5 million really that's the number, that's the threshold where you could probably stop working and just invest such that you could live off it forever. But inflation. Changes that and it keeps upping that number. Well, since then, Investopedia recently came up with this $5 million price tag that's just for living the American dream in today's dollars. Let's look at what that really means, and then we'll add up the spending categories. This is really interesting. All right, the definition of the American dream. What that means is owning a home, raising two kids, retiring comfortably, and maybe throwing in an annual vacation or two. So a nice life, for sure, but nothing extravagant and okay, yes, there is this other angle of like, Money cannot buy the best things in life, and that's true. There's a lot to be said for that, but this is not a relationships in a dating show, okay? So that's why I'm covering the financial angle here, and later today, I'll tell you how much the typical American makes throughout their lifetime, which is much less than 5 million bucks. But to get to that exact $5 million total, which is the least that you now need in net worth, the estimated lifetime costs of eight milestones most often associated with a dream were added up by Investopedia. And now, of course, everyone's dream is different, and housing costs differ nationally. But, I mean, this is pretty reasonable. Here they are. This is how much it takes for each of them today. And I'm doing some rounding retirement, over $1.6 million that's what it takes now. Healthcare, 414k this is all spent over the course of your lifetime, a wedding 38k And I hope that is wedding singular, not weddings plural, owning a home, 957k raising two children and paying for college that costs. 876k and then owning a new car, that is another 900k Yeah, that sounds like a lot, but that will include costs of financing and insurance and depreciation on cars throughout your life, and then a yearly vacation is 180k throughout your life, and pets, 39k All Right. There it is. That is the $5 million total for the American dream. And again, that is only in today's dollars. Inflation will, of course, make all of these future costs run up. All right, housing is really the biggest part of the dream. I mean, second to retirement anyway, all right. Again, the lifetime cost of housing, like I said, is 957k just a year ago, it was 930k okay, well, the national median list price of a single family home is about 430k I guess that makes sense. Most people live in multiple homes throughout their lives. Well, the price per square foot is up 50% just since 2019 that is what is pricing people out. That is what is making people become your renter instead of a homeowner. Well, this $5 million required for the dream, that is why more people are homeless or more people are living in RVs. This means that the demand for the product that you're providing to the marketplace affordable housing, that demand is considerable, and that demand is durable, and the median lifetime earnings for one American with a bachelor's degree is only $2.8 million. All right, so that's just over half as much as it takes to live the dream. But here's what's appalling. Are you ready? Here we go. This could be the most depressing and concerning stat you've heard on this show, maybe one of the most depressing and concerning in your entire life when you really think this through. All right, now, what do you think of as sort of a model for someone that is stable? How about both married and a homeowner? I mean, yeah, they're two big markers, married and home ownership that is foundational stuff when your kids grow up to be adults, if they become married in a homeowner. I mean, come on, who would be disappointed with that? That would probably make you feel proud and fulfilled. I mean, the future of the nation that is children and stable household formation material, right there. Well, by age 30, how many people do you think are married in a homeowner today, and how has that changed over time? What do you think this is the percent of 30 year olds who are both married and homeowners in the US? Right back in 1950 it was 52%. today Okay, it is just a quarter of that. Only 13% of American 30 year olds are married homeowners today. Gosh, is that appalling? Or what? I mean, it doesn't exactly give you hope for the future, since Owning a home is a key pillar of the American dream, then the best thing that our local, state and federal lawmakers can do is to make it easier to build new housing. That is one of the most depressing stats I gave in 11 years of doing the show, probably the most depressing another thing we can do is not protest or block new development, no nimbyism. Keith Weinhold 15:45 Now, earlier this year, the White House announced that they are considering declaring a national housing emergency. In fact, you saw me put a link to that in the section of our newsletter that we call the five, though we haven't seen a national housing emergency declared yet. If we do it all, the motivation behind it is largely to make housing affordable. One piece that's been floated out there is the introduction of a 50 year mortgage so that way mortgage payments are spread out and made lower than they are with the most popular mortgage in America today, by far, the 30 year fixed rate mortgage. Now, I wouldn't say that a 50 year mortgage is eminent and is about to happen. We can't say that, but it could be creeping closer. I mean, a 40 year mortgage that is already more of a thing. You've got 40 year HUD loans and 40 year DSCR loans both already here for residential property. We do know that buyers buy property more so based on a payment than they do the overall price of the property. Now look, I'll tell you if I could somehow magically snap my fingers and convert all of my 30 year mortgage loans over to 50 year loans. Oh, I sure would. It would lower my payment and increase my cash flow. Yes, my debt would hang around longer and well, we're right back to, you guessed it, financially free beats debt free. Let's run that comparison on a 300k loan at 6% interest, a 30 year mortgage payment, that is 1800 bucks a month, but on a 50 year loan that would be just 1580 Yeah, $1,800 versus 1580 1580 Well, that is going to boost your cash flow by $220 a month on that property, just by going from a 30 year to a 50 Year at the same interest rate. So maybe not as much of a difference as you thought, but probably worth doing, at least in the mortgage world debt free. I mean that concept of debt free that makes most people, in exchange for that debt free condition, grind and toil and work overtime and lose family time and eat dirt for decades because inflation and all these other forces work against them. And yes, this is just with mortgage debt that I'm talking about here. Of course, some debt is bad, like unsecured, high interest rate credit cards or doing a buy now, pay later, plan on a pizza that you split into four payments. That's ridiculous. And those are the type of debts you've also got to pay yourself. That's not what we're talking about here. In fact, it gets even worse for the mortgage debt free person. That extra $220 you're paying by having a 30 year loan instead of a 50 year loan, that would mean you're accumulating more dollars in home, which are illiquid. And again, 50 year loans don't exist yet, but understanding this concept and this trade off helps you be a better investor. Look, a debt free person can still be broke in the short term if they have a meager income, and they can be broke in the long term if they are not leveraging assets and debt. Being debt free, that is like bragging that you quit the gym so that you'll never pull a muscle again. I mean, you're safe for now, but you're going to be weaker in the long run. Let's use a different example. Let's just run a different set of numbers. Let's say you've got a 400k mortgage at three and a half percent interest, though your monthly payment is 1796 on a 30 year fixed. Some people think, Oh, if I just throw an extra $1,000 a month at this, I'm going to be debt free years sooner. And the truth is, yes, you will save 90k in interest, and you are. Going to own the house outright earlier. But what's the opportunity cost if that same 1k a month went into investments earning even 7% annually, after 15 years, it grows to about 311k Keith Weinhold 20:16 Well, that is more than three times the interest savings, which again, was only 90k so for some paying off the mortgage early feels like some sort of emotional win, but it is rarely the best financial win. I mean, that is like benching LeBron to save money on Gatorade. I mean, that is a bunch of nonsense. So debt free is the floor. Financially Free is the ceiling. I mean, do you know about those popular call in shows where people are advised to lower their standards, diminish their quality of life, not go on vacations in order to get debt free? Oh, dear. I mean, those shows have got to be screening their callers closely to ensure that no one savvy actually gets on the air. Somebody, hey, how about you? Why don't you get on the air? Get on that show. Ask them some tough questions about getting mortgage debt free. You tell them yeah. Tell them that your ROI on all that equity is zero because home values change regardless of equity positions. Tell them that a home is never paid off because you'll still owe property tax and maintenance and repairs and utilities and maybe insurance and an HOA. Tell them you lost the gift of inflation eating your debt while you sleep. Tell them mortgage interest is often tax deductible. Tell them that their leverage is gone, and all these facts, every one of those I just stated, they're now figuratively not just talking. They're yelling. They're screaming now, because markets of all types are at all time highs. So instead, if you had used those funds to pay off a property, they would have really missed out on earning big returns for years elsewhere, a steep opportunity cost. Suffice it to say, I would love to see the widespread adoption of 50 year mortgages, and I would use them. The other thing that would happen is that it would make home prices rise further, because more people can afford the lower payments to bid up the price. So actually, here's something that I'm wondering about with you. Did you ever have a paid off property, and then realize all of this, and then go and get new financing on it again. Have you ever done that? If you have that would be really interesting. Let us know if you've had a property in a paid off position, realized the vulnerability and the opportunity cost of having all that illiquid equity, and then you went and put debt back on it. Just say you know how out in the world of real estate agents, where people are buying and selling property, well, whenever a buyer's agent knows that that listed property is owned by a seller that still has a mortgage on it, well the assumption is that the seller, well, they might be a little more motivated to sell since they have to make mortgage payments on that property that they might not even be occupying anymore. Well, that is backwards. In most cases, you should be more motivated to want to sell a property if it's paid off because you've got all that dead equity in it that needs to be released through that sale. So really, a listing agent should be thinking, this seller has got to sell this property with urgency, if for no other reason, because he or she has lots of equity in that property. That's how to think about it. The world has it 100% backwards. That mindset is 180 degrees from the truth coming up next. Keith Weinhold 24:25 Did you know that this week? Keith Weinhold, there's a lot to look forward to in future months here on the show, new content from me, new prominent guests, the return of some favorite guests, a live event to tell you about and our annual home price forecast show, where I'll also reveal if last year's GRE home price prediction for this year came true or not. I have got to say I have nailed it to the exact percent a few years in a row now. But if you remember, before this year began, I forecast 5% national home price appreciation for this year. We will see how that turns out, but home prices are only up one or 2% year over year so far. Yes, not only do I make the forecast, I actually follow up with the previous years to check the accuracy. Don't you wish everyone did that? Well, it is October, and it's the month where you got to be ready to defend your love of candy corn and the same Americans complaining about inflation also bought a 40 foot skeleton for the front yard. Well, the best time to buy a home, historically, is this week this year. It happens to fall on October, 12 to 18th, as it turns out. Why would that be? It sounds kind of random, doesn't it? Well, the NAR recently reported on this, and this is what they give, a three word moniker, aptly named the best week. That's what they call it, the best week. Now, this applies more to primary residences into one to four unit investment property, but it's a little applicable to apartment buildings too, and this really helps you understand real estate buying, selling and consumer nature. Historically, this week offers the most favorable balance of market conditions for buyers. This is when inventory tends to be elevated. Prices typically dip below their seasonal peak. The buyer competition slows, and just the overall pace of the market becomes more manageable. Again, quote, unquote, the best week this seasonal shift every year, it's influenced by school schedules and even weather patterns. Housing activity typically ramps up in the spring. It peaks in the summer because a lot of families try to move while children are out of school and the desire to settle before the new academic year that's back when you've got the warmer weather and the longer daylight hours, and you got these curb appeal enhancements from Lush summer foliage that also makes spring and summer an ideal time for showings in inspections, that adds further momentum to the summer surge. These sort of things actually matter. But then the calendar shifts into fall, and demand naturally tapers off. Every year you got families with school age children that exit the market, and then the remaining inventory begins to linger longer, and prices respond by dipping below peak levels. And homes tend to stay on the market longer. This happens every year. That makes for conditions that benefit late season buyers. So listings tend to become more plentiful now each October inventory levels, they tend to peak in early fall, and that's why it's about the best time to buy. You have less competition from other buyers, home buyer shopping during again, what is called the best week, you should expect less competition. Properties tend to attract the most viewership per listing early in the spring, and that's when buyers trickle into the market before the inventory picks up. And then the summer ushers in both more homes and more shoppers, and that means that buyers face quite a bit of competition in the summer, so the best week that should offer more time for buyers to deliberate, and it can mean that sellers are more eager to compromise. And the numbers back that up historically that this is the peak week for price reductions. So what can you do if you're potentially in the market? Now, let's say that you had $1 back in the year 1995 so you've got a green dollar bill in your pocket 30 years ago. All right. Well, what would happen to your dollar if you saved it versus putting it in stocks versus putting it in real estate? What do you think would happen in each of those three scenarios? Let's do it. Let's compare well, because of inflation, your dollar would be worth less than 50 cents if you had saved it, yeah, it would have just 47 cents worth of purchasing power today. Instead, if you had put it in the s, p5, 100, your dollar would have seen some pretty significant growth. It would be worth $19 today. That's how stocks have performed over the past 30 years. But what about real estate? Well, there are so many ways to do it specifically. What if it were a rental property where real estate pays five ways, not just one or two like stock. What kind of return can you expect from real estate? Well, when you add up all five ways, just using historic norms like classic rates of appreciation and a four to one leverage ratio, you get 38% as a total rate of return in year one. And then that rate starts to fall because equity accumulates. At get rich education.com/course, let's just get conservative and say so many things go wrong with your property that we're going to round that 38% all the way down to 20% per year. Yes, if you're new here, those sound like ridiculous rates of return. Anyone that's listened here for a while instead has been enjoying those rates of return if you bought right? I mean, you have so much more time and money in your life now, but at 20% ROI, your $1 from 1995 would be worth $237 today. Wow, and again, if it were saved under a mattress, it would be worth less than 50 cents, and in the sp5 100, just 19 bucks. This is a simplified way to demonstrate that compound leverage beats compound interest. I mean real estate beats stocks by more than 12x right there and see that's the type of multiplier that you're probably going to need on your money. Since it already takes $5 million to live the American dream, you might very well need $25 million over the next few decades, while the 401 K was created around 1980 the Roth IRA created in 1998 and the GRE podcast was created on October 10, 2014, and I trust that it's had a more positive impact on your life than any of those other vehicles. I mean, there's a lot to do, but I did tell my doctor friend, you know, the good news is that there are alternatives to starting a show. There are a couple of them. In fact, first, you can do a 10 episode mini series on your area of expertise, host it on YouTube or Spotify and then send that link to clients. Another thing you can do is get yourself booked as a guest on someone else's show, and you'll pay a podcast booking agent to do that one strong guest episode that could do more than 100 of your own episodes ever could. So that's my guidance.
