How much fuller would your life, your mind, and even your bank account be if you lost your fear of rejection? What are you avoiding by allowing your fear of rejection to thrive? In today's show we're going to discuss how fear of rejection influences your behavior in negative ways, and how worrying about being rejected actually leads to the outcome you're trying to avoid. (Being rejected). What are you avoiding? Time to be introspective. Write down your answers.   Are you avoiding proactive lead generation? Do you avoid talking about real estate with anyone you don't already know? Lead Follow Up? Do you try once and then convince yourself that your prospect must not be motivated or that they just didn't like you? Do you avoid closing because you don't want to hear NO? Higher average sale prices? Are you afraid you'll be rejected because you're out of your comfort zone? Are you afraid of becoming a powerful listing agent? I did some research on the topic of overcoming rejection. It turns out you're not alone! From Ted Talks… Jia Jiang boldly adventures into a territory so many of us fear: rejection. By seeking out rejection for 100 days — from asking a stranger to borrow $100 to requesting a “burger refill” at a restaurant — Jiang desensitized himself to the pain and shame that rejection often brings and discovered that simply asking for what you want can open up possibilities where you expect to find dead ends. What did he discover? How does this apply to your real estate world? 1 His childhood fear had haunted him into adulthood! Rejection at age 6 followed him for years. So he decided to create 100 days of rejection to deep dive into his challenge. *What rejection are you still hanging on to and how long ago did it occur? Isn't it time to let that go? (cue Elsa's song ‘Let it Go!' from Frozen!) 2 He learned that it wasn't the initial rejection, it was the fact that he had no plan, no presentation, and a fear of closing. *Hmmm, this sounds a lot like real estate issues… consider the fact that winging it all the time keeps you on the path of rejection because the definition of ‘close' is ‘the logical ending to a GREAT Presentation!' If you're not using scripts and presentations, it makes sense that you live in fear of rejection or objections. This is easily curable through Premier Coaching. 3 Jia did the equivalent of ‘earn while you learn', by creating experiences on purpose, experiences where he was likely to be rejected. Asking for $100 from a stranger, asking for a ‘burger refill', and asking to be a ‘Starbucks Greeter', for example! 4 He learned to not quit, to not give up. He developed what we call ‘stick-to-it-iveness', the intuition that you must stick to it to succeed! The average 'close' in a sales situation occurs after asking 5 to 8 times. On this episode of the Real Estate Fight Club Podcast, Jenn and Monica are going to duke it out over what is the best lead follow-up system? A lead for Monica is a referral from a client, and she does whatever it takes to get in touch with that person because they might also expect her call. Jenn uses all forms of communication if a person or lead doesn't respond once because her thought process around that is - they will respond in their preferred way of communication. Tune in for all of the details! Episode Highlights: If you have a referral lead and if that person doesn't call you back, it still does not mean they don't want to do business with you, says Jenn. Jenn inquires, in the case of referral, you first call the person, and they don't return the call; what do you do?  A certain percentage of buyers are listing, but Jenn does not care that much because she would help you if you want to be helped. For internet leads, you have got to be quick. But, if you are doing Zillow leads, you have to understand that this game is one with consistent persistence, suggests Monica.  Jenn answers the question: When does she give up or move off from the lead if they never talked to her? The goal is to get a response, and if you have got 15 leads, that is a lot because all you are doing is a lead follow-up every day, says Jenn. Honestly, the answer to the best lead follow-up strategy is that it depends on what lane you are in and how serious you are about that lane, says Monica.  Monica shares her advice on Zillow leads. Tiebreaker, Jamie Woodall, licensed associate real estate broker at Pat O'Brien & Associates, joins the conversation. He says before becoming a real estate broker, he was a pastor and was visiting about, opening up churches, making connections, networking, and inviting people to create things together. Immediate, passionate, and energetic response is the best lead follow-up strategy. Jamie gives his advice on timing. If you don't generate leads, you have nothing to negotiate, and if you work in order of priority following up and generating leads, it is more important, affirms Jenn. You can put all of your detailed information on the contact card of your phone so that when you shoot it to a new lead, they at least have you in their contacts list that they ever do need help, suggests Jamie. Many agents are starting to do videos on different neighborhoods, so that could even be something if new clients are looking at a specific community, and this idea is creating values, says Jenn.   3 Key Points: Most brokers have an automated system, and automated is better because the problem with lead follow-up is that after so many leads, it is very difficult for you to do it manually, says Jenn. If you want to build a business based on cold leads from Zillow, and that is your strategy, then you better get a solid follow-up system, recommends Monica. 7.  Know how many days you're working every month. Put Dollar $igns on each workday and ‘x's on non-work days to keep your focus. 8.  Every day must have the following: Lead Generation, Lead Follow Up, Prequalifying, and ideally going on appointments in the afternoon. Get a transaction coordinator if you are stuck in the weeds managing your deals! 9.  Use the Daily Success Game if you're a Premier Client. Keep track of your dollar productive activities using the game. 10.  Mornings are for setting new appointments; afternoons are for going on what you've set up and maintaining your existing deals. Remember: 80% of your time is to be spent working IN your business, only 20% working ON your business. Most agents have that flip-flopped. Working IN is only: Lead Generation, Lead Follow Up, PreQualifying, Presenting, Negotiating, and Closing. Working ON your business is everything else that's more fun, more creative, more distracting, but not necessarily profit-producing!   Do what you don't want to do when you don't want to do it and you can have more of what you want when you want it!
