Beyond Rent: Exploring Property Management

In the past, the manufactured housing industry was plagued with outdated terminology and negative connotations. Today, manufactured homes are no longer considered “trailers” or “mobile home parks”—they're like any other dwelling, except they're constructed in environmentally protected areas, and can be a better option than site-built homes for many reasons.Rick Robinson joins the podcast to discuss the evolution of manufactured housing and how the industry is promoting new factory-built solutions, such as barndominiums and modular mansions. Manufactured construction tends to be more efficient and cost-effective; fully customizable (amenities, design, layout, etc.); and located in amenity-rich communities featuring golf courses, dog parks, swimming pools, and more. Rick also explores U.S. Department of Housing and Urban Development (HUD) regulations, industry resources to consider, and where to research available inventory. Further, he shares his thoughts on “From Bookwork to Blueprints,” a documentary that tells the heartwarming story of students who built a modular home at their school to donate to Habitat for Humanity.Explore additional Beyond Rent episodes by connecting with us on Facebook, Instagram, TikTok, LinkedIn, and YouTube. You can learn more about Rick Robinson on LinkedIn, and ManufacturedHomes.com on the company's website.Visit RentManager.com/Podcast to submit an idea for an upcoming episode of Beyond Rent and discover more about the program.Learn more about Rent Manager's industry-leading accounting, reporting, maintenance, and communication features at RentManager.com, or connect with us on LinkedIn, Facebook, Instagram, YouTube, and X.

Vertical transmission of learned signatures in a wild parrot Baby Parrots Learn Their Names from Their Parents Study: African Elephants Address Each Other With Name-Like Calls Marmoset Monkeys Use Names to Communicate with Each Other The green-rumped parrotlet (photo by Rick Robinson, taken from this site): Show transcript: Welcome to Strange Animals Podcast. I'm your host, Kate Shaw. This week we're going to learn about some animals that seem to be using names to refer to other individuals or themselves. Let's start with bottlenose dolphins, because they're well-studied and scientists have known about this particular aspect of their society for over a decade. Every bottlenose dolphin has a signature whistle that identifies it to other dolphins. The signature whistles can be complex and the dolphin may add or change details to indicate its mood or other information. It's not precisely a name in the way humans would think of it, but it is an identifier. The dolphin creates its own signature whistle when it's young. Some dolphins pattern their whistles on their mother's signature whistle, while others mimic their siblings or friends. Some seem to pattern theirs on a distant acquaintance, which sounds to me like they just like something about an unusual whistle and decide to incorporate it into their own whistle. As dolphins grow up, females typically don't change their whistles, but males often do. Male dolphins often pair up together and remain bonded, and a pair may change their signature whistles to be similar. When a dolphin is trying to find a friend it can't see, it will mimic that friend's signature whistle. If a mother can't see her calf and is worried, she'll do the same, and her calf will answer by repeating its signature whistle. A lost calf will imitate its mother's whistle. But it's even more complicated than it sounds, because a group of dolphins who get together to forage may choose a shared whistle that the whole group uses. This helps them coordinate their behaviors to work together. Each member of the group uses a slightly different version of the group whistle, which means that each member can identify who's speaking. Other cetaceans seem to use a similar kind of name. Sperm whales, for instance, have a unique click sequence that they use to announce themselves when approaching other whales. The signature clicks always appear at the beginning of a sequence and don't vary. Bottlenose dolphins and many other cetaceans are extremely social animals. So are parrots. Studies of parrot calls indicate that parrots appear to have signature calls that they use the same way as dolphins do, to identify themselves to other parrots and as a way for other parrots to call for them. A study of wild green-rumped parrotlets in Venezuela discovered that the birds give a unique signature call to each baby while it's still in the nest, and the baby continues to use its call its whole life, often with small changes. The study set up video cameras to monitor 16 nests of a large wild population of the parrots. The population has been well studied and is used to using nesting tubes that scientists have set up for them. This makes it easier for the scientists to monitor nesting behaviors. In this case, to test whether the names had something to do with genetics or not, the scientists sneakily moved half of the eggs from one nest to another, so that half the parents unknowingly raised some chicks that weren't actually related to them. Despite the egg switcharoo, all the chicks were given names that were similar to the parents' signature calls. The parents started using a specific signature call soon after the eggs hatched, and the babies started imitating it.

Anderson Cooper, AGT Winner, The View, CNN, Macy's Thanksgiving Parade, Fox, The Talk.Happy Thanksgiving!!!I Talk with Landau about his Succesful His Career & What He is Grateful For! His is a true rags to riches story; car wash rags. When Landau Eugene Murphy Jr. showed up to audition for America's Got Talent, he was singing to pass the time while grinding out a living washing cars. The only “nice” clothes he owned were the ones on his back: a pair of jeans, a modest button down striped shirt, and jacket. Fortunately, you don't need a large wardrobe to win America's heart. He's performed all over the world, from China to New York City, Los Angeles to Europe where he had the honor to perform for U.S. servicemen and their families stationed there. He's sung the national anthem prior to games by the Los Angeles Lakers, Washington Wizards, New York Rangers, Baltimore Orioles, Oklahoma City Thunder, Washington Nationals, and his beloved West Virginia University Mountaineers during a nationally televised homecoming game. You need talent, and Landau has truckloads of that. Since wowing the judges with his interpretations of classics by the likes of Frank Sinatra and Dean Martin and walking away with the million dollar grand prize in front of 14 million weekly viewers on AGT, Landau has released his Columbia Records debut “That's Life” (the CD hit #1 on the Billboard Jazz chart and was produced by Grammy winner Steve Tyrell, who also helmed Rod Stewart's Great American Songbook album). Landau has performed all over the country, from the California State Fair to New York's famous Apollo Theatre, Caesars Palace in Las Vegas to the Marina Civic Center in Florida and all points in between. Along the way, he has appeared on The Today Show, The View, CNN, Fox and Friends, The Wendy Williams Show, The Talk, Anderson Cooper, Tom Joyner, Sirius XM, NPR, and dozens of other outlets. Landau was named “West Virginian of the Year” by his home state where he has performed a series of sold out concerts helping raise over a half million dollars for state charities. He's played a special command performance at the Governors Inauguration, won Reality TV Personality of the Year in Hollywood, and was honored to perform with his band for U.S. Troops in Germany. He is currently on tour with Glenn Leonard, formally of The Temptations; Joe Blunt, formally of The Drifters and Joe Coleman, formally of The Platters. But all that success hasn't made Landau forget his roots. He was born in the Mountain State of West Virginia and continues to live there rather than move to entertainment industry hubs like Los Angeles or New York. “West Virginia will always be my home,” says Landau, “and home and family are the most important thing in the world to me. I can always fly out to LA or New York for work, but being here helps keep me humble and grounded. I'm just very fortunate to be living my dream.”Recently, Landau and award winning co-author Rick Robinson have written America's Got Talent Winner Landau Eugene Murphy Jr.: From Washing Cars to Hollywood Star, a book chronicling Landau's All-American success story. He's also completed an album full of holiday favorites, Christmas Made For Two. His touring schedule stays booked with shows all over the country including numerous CD and book signing appearances. He and the incredibly talented “Landau Eugene Murphy Jr. Big Band” are currently beginning his Classic Christmas Crooners Tour with a full slate of concerts at home and abroad. Once you start investing further and start rising the tide, so to speak, you'll need help. And that's where complexity comes in and where our value proposition really makes a difference. Brian: Yeah, you have, I mean obviously when you go from a local to a larger market, you have differentiation. You've gotta deal with, you've got all sorts of, you know, the attribution problems, like we discussed the attention mechanics. And I think it really makes a ton of sense to start to get help at the very least in that context, minimally prior to that, you're suggesting that the kinds of services you would provide at a national or large regional level would be best delivered by a local distributor.03:35 - Rick: So on the attraction side, it's, you know, doing great work for the clients. We already have nurturing and creating opportunity for those clients. So they stay with us, we can retain the business. And when they move to other agencies or brands, they're very likely to use this. So that's a very nurture, create mindset.Brian: Referral side. Yeah.Rick: And that's key. That's really the core and the foundation. And then on the promotion side, we're very active on LinkedIn with thought leadership, with expressions of work we do, examples of work we do calling out where we've been recognized for award-winning work and things like that. And then we have a new business team that's very aggressive with an email marketing formula and a lot of cold and slightly cold, barely warm outreach15:55 -  Rick: I think in both cases it'll give you a good sense of the lay of the land. If you're a smaller local advertiser, it just wants to buy one billboard at a time, you know, you can work with your local billboard companies, right? And we have the best success. Once you start investing further and start rising the tide, so to speak, you'll need help. And that's where complexity comes in and where our value proposition really makes a difference.Brian: Yeah, you have, I mean obviously when you go from a local to a larger market, you have differentiation. You've gotta deal with.02:49 - Rick: You make sure you get the production organized and you get it up on, whether it's the printed panel or the screen.Brian: So you're in the middle of that doing the strategic sort of maneuvering and the project planning. Is that what I'm hearing?Rick: Yeah. Our clients come to us for really two things for expertise. 'cause as you noted, it's a very fragmented, diverse supply side and bandwidth, the energy time to organize all of it and make it happen.06:32 - And what you try to do along the way is create value. When you reach out to these folks in a more or less cold manner, you want to make sure that what you're bringing them is of interest and you've done some homework and you're providing a reward for their attention. And so that gives you a chance to engage. And then once you do, you can transform that relationship. It can, it can become a consultative relationship as opposed to a transactional moment.  Anderson Cooper, AGT Winner, The View, CNN, Fox and Friends, The Wendy Williams Show, The Talk,Happy Thanksgiving!!!He's Conquered Covid-19, Got His GED & Has Been Busy with LIVEl Concerts & Ceremonies in this Age of Social Distancing in Fall/Winter. I Talk with Landau about his Thoughts' on His Career, Adapting to the NEW Normal in Entertainment Events. What is He Grateful For. I'm just very fortunate to be living my dream.” Recently, Landau and award winning co-author Rick Robinson have written America's Got Talent Winner Landau Eugene Murphy Jr.: From Washing Cars to Hollywood Star, a book chronicling Landau's All-American success story.
